We had a wonderful stay at Balay ni Manuel ken Maria. The place has a true probinsya vibe—peaceful, quiet, and perfect for relaxing with family. The rooms are very spacious, and everything felt comfortable and welcoming. They also served a delicious breakfast, which was a great start to our day. Definitely a family-friendly place we’d love to visit again.

Responsive, generous staff. A lot of charm in a well-kept newer building only a few minutes walk from main plaza. Good cooked breakfast. You are in the provinces, so just don't expect an elevator, high speed internet, tv, or boiling hot water. More important, spacious
rooms are nicely cooled with split a/c unit. I would stay again.

The internet was not working. The water flow on the toilet bowl is slow. Going to the 4th for breakfast was hard for my age but the breakfast was excellent and also the staff.

Had a wonderful vacation at this Air B& B. Staff were friendly & helpful. Breakfast was great. Room service was every 4 x days. No TV but we had laptop so we were able to connect to Netflix.
Will defiantly stay here again.

This 4-story ornately gated mansion speaks of elegance that showcases Hispanic and American influence on affluent Filipino residential architecture. It provides parking, which is essential in an area right in the middle of a vibrant town full of cars, motorcycles, and tricycles. It has a welcoming, proficient, engaging staff that enthusiastically provides assistance and information. Manang Carol in the kitchen cooks a superb \"daing na bangus\" and other Filipino food for breakfast. The rooms are immaculate and provide comfortable beds. There is no elevator, and since all the guest rooms are on the upper floors, this is not an ideal property for those requiring wheelchairs and those with limited mobility. The WIFI signal is good enough for social media purposes but not robust enough to do online office work or post blogs that require high-volume data transmission. Those with electronic gadgets like laptops that require a grounder should bring with them an appropriate adaptor to connect to the property's electrical outlets.

I recently stayed at Balay ni Manuel Ken Maria and had a mixed experience. The hotel is a family-managed business, and I genuinely appreciated the personal touch and warmth in the service. The staff were friendly and accommodating, which made our stay more comfortable. The breakfast offered five local dishes with a choice of coffee or juice, though it could benefit from a wider selection.

That said, there were a few areas where improvements could be made. The front door lock was a bit loose and difficult to secure, and the door rubbed against the floor. The sink and shower drainage in our suite were slower than expected, which made bathroom use less convenient. We also noticed some signs of timber borer droppings on the bench and floor, which raised concerns about cleanliness. Additionally, the cupboard in the room was empty, and there was a noticeable smell of insect repellent. The sink taps seemed a bit loose, indicating that some maintenance could be needed. The rooms are cleaned every three days, and towels are replaced during these cleaning sessions. The hotel provides two bottles of filtered water for the duration of your stay, regardless of whether it's one or seven nights. Finally, the absence of a television and fridge made the accommodation better suited for short stays rather than longer ones.

While the friendly atmosphere and attentive service were definite highlights, addressing these maintenance and cleanliness concerns would greatly enhance the overall guest

I liked the property as soon as I walked in. It is well kept and has a peaceful vibe to it. I liked spending an hour or so on the property balcony on the 3rd floor as the view was nice and just watching the world go by.

I liked that there was no TV, so that you can just proper relax and read a book. To be fair, tv is a distraction and since there's free WiFi at the place I could watch few videos on my phone so TV was not needed for me.

I liked the room balcony at the back. You can wash your own clothes there if you want and hang them out although I used the laundry service provided by the hotel which was reasonably cheap still so it's fine. I also put the table and chair out and eating on the balcony and it was nice.
I like drinking green tea at night time so the kettle came handy.
Bathroom was very nice, the shower is great with water heater provided too, water pressure also good. The staff is welcoming and very accommodating. They helped me couple of times to make a good deal with the tricycle driver so that I didn't have to pay too much which was very helpful.
The area is okay, easy ride to get to Manna & CSI Mall depending on traffic, also market is close drugstore. There're tourist places to go to so if you don't fancy trycicle there are a Jeepney station and bus station close as well. Daytime gets busy because of the schools and whatnot just like in any other country so you have to aim for a good timing to get to places to avoid big traffic. Overall I had a grea time

Staff were attentive! Breakfast was sumptuous! Room and linen were clean. The thermostat didn’t seem to be functioning as the room remained cold even as we tried to change the thermostat setting. For seniors like us, too many stairs to navigate to get to the 4th floor for breakfast. Nice choices for plated breakfast.

Lack of amenities inside the room. Like there should be extra hand towels, extra tissues, toothpaste too small. The room is barelooking, not good ambiance. No slippers to use. Unable to adjust aircon. There should be sachets coffee and sugar.
Unsafe to stay as able to access window and can see guest inside the room from outside. The curtain is too thin to cover, feels like no privacy at all.

Great Value for Money

Given the price point and what's around the area, I'd say this was the best option we could have gone with while visiting family. It's conveniently located within San Fernando, it's newer, and the staff are kind. The beds are new and clean, AC is strong. I didn't love the bathroom facility as the shower drainage is a bit uneven so it stays wet in there a while and the wifi could be stronger in the room but works well on the rooftop lounge which is only open from 7-9:30. It would be great if they could keep the top open longer as I work online and it would be a great place to work all day. The food and coffee are excellent and the staff are kind and accommodating.

I returned at 5 am and the gate to the property was closed and I kept knocking and pressing the doorbell and no one came . They also collect 1000 pesos for deposit which was not stipulated by Expedia, I paid the full amount when I booked online. Overall the property was quite clean.

Ideal for a one-night stopover between two long drives.

For breakfast (included), a full cup of coffee (instead of half a cup... twice) would be appreciated. But the staff for the breakfast is very kind!

The place basically looks just like the pictures. The staff was friendly and check-in was easy. The place is a little off the beaten path, but was easy enough to find. I walked here from the Bus Stop only using google maps to guide me. I liked the place and would stay here again.

Pros:
-Close to the center of town. Easy walking
-Room was clean
-Room was quiet
-Water Heater in the shower worked
-24hr security at the front gate
-Breakfast in the morning on the roof.
-Close to the Jeepney hub
-Many trikes in the area. finding a ride is not a problem.
-Many food places not too far away. (10-15 min walk)
-When I was here, there was a night market & food court in town that was fun to walk around. Cheap local street food.

Cons:
-Room lock was having issues and would not lock properly. It was workable, but I was happy there was security on the gate.
-There is a kitchen counter and sink, but nothing to cook on and no plates/silverware etc. If you are looking for a place with a full kitchen, you might want to consider a different place.

The staffs are very friendly! The whole place will give you a very “home” ambience in the heart of San Fernando LU. Near to the center of the city. The view on the most top floor while having your breakfast is the best!!
