24hr concierge is a big help. Free luggage storage is amazing too. Also free in room private laundry (shower room doubles as a dryer for clothes). Mini -kitchenette was a bonus but we didn’t use - got a second sink out of it which was helpful with 4 people

The hotel and the room were clean and room size was spacious. The staff were friendly. The hotel decor was cute. Areas of improvement are that the beds were a little bit hard and not as comfortable. The kitchen lacked a frying pan, so it was difficult to cook food with only having pots available. There were only 2 glass drinking cups and 3 large plates for a room accommodating 4 people. So that was inconvenient.

Easy access from Kyoto Station and also to all the nearby attractions. Very walkable to food and shopping. If you need, there is self-service luggage storage. Very great place to stay and the suite is spacious as well!

True Japanese local experience

Hotel is located on a quieter somewhat residential neighborhood with little shops tucked here and there. We travelled with 2 adults and 2 teenagers.

Plus:
Felt like you got a local experience.
Hotel was clean and modern. Good space with washer and detergent provided (you need to hang clothes in bathroom and dry them in there via the fan dryer - they provide hangers for the clothes), large closet to store your stuff. No drawer space.
Kitchen area with fridge, microwave, hot water boiler, utensils, stove.

AC worked well. Water pressure great.

Keypad entry. They received our luggages when we shipped them from Tokyo.

Walking distance to Nishiki Market and tons of places to eat/shop.

Downsides:
Closest subway station is about 4-6 blocks buses are closer. Not terrible but we went in the summer so it was hot.

Beds were extremely hard and firm. All 4 of us found them hard to sleep on.

The hotel isn’t super secure as you can just walk in and take the elevator up to any floor. The neighborhood feels safe but being paranoid that was something I noticed.

Other:
They can’t ship your luggage from this hotel but there is a Yamato transport place 2 blocks away that you can ship your luggages from.

Staff is friendly and they had small amenities downstairs (comb, cotton, razor.)

The hotel is very well located, close to all of Kyoto’s attractions (whether you get to them via taxi or public transportation), convenience stores, a drug store and even a Kimono rental place. The hotel is clean and the staff is friendly (some of them speak some English some of them none). My family stayed in a room with two double beds and a sofabed, kitchenette and even a washing machine. The room was spacious enough for the five of us, although we had to eat breakfast on our beds, as there was no space for the dining table.
What my family found it terrible with this place were the beds. They were sooooo hard. We had a terrible first night. The staff provided additional duvets for the other four nights. They helped, but not enough for any of us to have a decent night.

Horrible cleanliness and uncomfortable beds

Place was easy to find and close to many amanities. The cleaning was terrible, place was very dusty that we cleaned it outselves the 1st day of arrival. The sofa bed was beyond discusting (check photo). We notified the clerk but nothing was done about it.

Bed mattresses seemed very used that we felt the spring poking us.

I would not recommend this hotel based on our experience. Book elsewhere!

This was a great apartment for a family for 4 nights. Loved the location easy 10-15 min walk to shopping area and close to a train station. Loved that it had cooking facilities, a washing machine and the bathroom wet area became a dryer to dry clothes overnight, which worked better than a dryer. Would definitely recommend staying here.

I liked the property because it is blended with surrounding residential homes and businesses. What I didn’t like was when checking in no one was in the front desk. My family and other families arrived before us had to wait at least 15-20 minutes before someone showed up at the desk.

Excellent apartment for 4. Good size kitchen and washing machine provided. Very good aircon. Only real issue was the ease of drying washing, one drying frame was provided but no way of hanging out on the balcony so had to rely on the ‘drying room’ option which must have used a ton of electricity every time, and also didn’t dry perfectly leaving some clothes smelly and in need of re-washing. Beds comfy, plenty of crockery and cutlery and a good size fridge. Good location within easy reach of main shopping areas and temples etc.

We stayed at the twin suite and it was spacious for Japan standards. It was hard to find a place in Kyoto with your own kitchen and laundry. The location was a bit far from the main tourist attractions but is usually just a short cab ride away.

We had a very nice stay at this hotel.
The rooms were comfy. from the pictures, the rooms looked big, but the deluxe twin room were actually quite small. There were communication issues at the front desk. Everything in the room were in Japanese, so we had to use the house rules booklet to use the AC, TV and appliances. I wish they had channels in english as all channels were in Japanese.

The kitchen, utensils, bathroom were really nice. One can wash and dry the clothes during night.

The best part is is that hotel is nearby to everything you woukd need, groceries, sightseeing, shopping areas etc.

Overall , for the price, the hotel is excellent!!

Not too many residences in this hotel, so the environment is quiet. But quite a bit of walking to get there from the train station. It is possible to get within 5 min walk from the hotel via bus, but the bus is probably not an option if there are luggages.

We stayed in two rooms for 6 nights, the rooms are clean and quite large compare to other Japanese hotels. It’s walking distance to the most popular shopping place in Kyoto (15 minutes walk).
I would certainly recommend this hotel to others!

Spacious one-bedroom apartment for three people

This hotel was a bit hard to find since it's under \"Hausa\" in Google Maps but once you find it (in a tiny street with many other residential buildings) it's very nice. You can store your luggages in there before check-in without anyone at the desk. There are English instructions with key locks to keep your items there and stack of umbrellas to borrow. They offer many maps and complimentary tea to you as well. It's a 20 minute walk from the JR station and towards the shrines (so be prepared to pull your luggage quite a distance) in the area. However, check-in was very easy (they send you an email the day before with instructions on how to check in; very simple). My room was located within the building and I got to it through their elevator. Room was spacious and clean. I appreciate the toliet being separate from the shower area. There is a washing machine with simple instructions on their book (left on the table). I wouldn't recommend washing a heavy load in their washer. You must hang and dry your clothes in the shower (there will be a venting option to blow hot air down on it). With it on over 2 hours - my sweaters, jeans and pants didn't try. Thinner fabrics were fine. Overnight would've helped but you have to keep you eye on it and keep removing as much items as possible to let it vent out. Didn't use the TV or kitchen. It was a nice and comfortable stay. It looks like a one bedroom apartment but spacious compared to other Japanese hotel rooms.

Enjoyed our 5 night stay. The management attended to our late check in as our flight coming in was delayed. The dialogue between the hotel managenent was great. Whenever I had a question, I received an email answer quite fast. The room was decent size with closet big enough to hold our four luggages. The kitchen space was good. It had two burners so we were able to cook some warm meals. there was also a refrigerator and microwave. The hotel is about 20 minute walk from Kyoto Station. I would recommend this hotel.
