We love staying there, however 2 years running we’ve had to have the fridge replaced (no door to freezer), also only several TV channels have English language. A smart TV would be a huge improvement for those that subscribe. We have seriously had to rethink whether we will continue to book only due to lack of these upgrades.

We went here from a recommendation and I'm pleased we did. The villas were so nicely presented and very spacious. Air con was superb and the whole site was spotless and so well kept. Gardens and trees and flowers were stunning. The staff are what make the place, so pleasent and helpful and nothing felt an issue, super friendly. Most of the villas are outdoor living so you see a lot of wildlife! I loved this personally.

I lover staying here. They let me have an early check in when i booked last minute. Breakfast was awesome every morning. Lots of variety and fresh coffee. My villa was perfect for what i wanted. The pool was nice and clean. Everything was very close by. About 15 minute walk to the beach. I would absolutely stay here again in the future. The staff is super frIendly, the property is very well kept up. Loved it here for 4 days!

We had a fantastic stay in one of the Grand Pool Villa's. We loved that Villa Seminyak was set a bit back from the main strip in Seminyak - it meant that it was a bit quieter and less hectic. The staff were always so friendly and helpful as well. The villa itself is well kept despite showing it's age a little, and the massive private pool and outdoor area was so great! The Lagoon Massage Spa is wonderful - the staff are all so attentive and the treatments were amazing. If we were to fault anything, I'd say that the buffet breakfast is a little underwhelming for the price, but it was definately edible. We'll definitely be back for another stay.

This place is amazing. Our villa with pool was beautiful and relaxing. They accomodated our early arrival since there’s a room ready. Breakfast included was great! Hot and cold were served buffet style. There’s a cafe called Three Coins across the street and their food is also great. Carla spa is about 5 mins walk since we like our massages done late before bed. Overall everything was phenomenal and I would stay here again.

We loved our stay. Staff were friendly and very helpful. The Lagoon spa services were so nice too. We would definitely stay again! We were there for a family holiday and stayed in a Royal Villa. It was easy with big bottles of water provided, daily turn down service, room service was good, and staff were ready to help at a moments notice with any request. A note for young families - we Hired a pool fence from a local company due to having a toddler and 8 year old. I didn’t realise when I booked the villas are completely indoor/outdoor living so the kitchen and living area is open air. I’m grateful I had the pool fence or we would have been
Confined to a room with our 18mo. I also found it hard to manage the (understandably) tiled floor as it became incredibly slippery after the kids went in the pool or when rain came through the open wall. Depending on age of kids I’d probably consider that highly in your decision making. Having said that, it was also such a lovely part of the Villa stay, because the rooms were air conditioned for comfort overnight but you could really feel like you were in Bali in the living areas. It was much easier to supervise the kids in the pool too as the adults sat in the living area, toddy ran around on the grass, and big kids could all be in the pool whenever they liked. I spent a lot of time at friends villas - executive suites. Very similar set up. Just a gorgeous stay and we would definitely return.

I have been trying to stay at this location since I found it on a picture years ago.

Once you are in the estate, it is very quiet and peaceful. You are walking distance from the beach, shops, local cuisine, massage spas, restaurants, and mini marts. Don't want to walk, they have a shuttle that can drop you off almost anywhere.

The staff was incredibly nice and polite. My bag was very heavy, but they were determined to carry it haha. They all remembered my name and greeted me every time I was out of my room.

The free breakfast was definitely a highlight, and a lot of good options. They mixed it up everyday as well. Didn't get to try the room service, but seemed to have a good variety as well.

The highlight for me was the POOL!. It was so amazing to just open a door in your room and jump straight into the pool. The pool has a ledge to sit on right outside of your room. Yet once you get into it, it was a good depth for swimming.

Room was spacious and could definitely accommodate two people. Bathroom was spacious. Shower had good pressure, and good temp control.

Some cons to mention. I stayed in Lagoon villa and overall happy with my stay but the rooms need a little TLC. The doors for the pool felt a little flimsy, and unsure if they were actually closed/locked. I didn't feel unsafe. Some parts of the trim looked patched, but not finished. Minor issue. The bed also was a bit hard for my taste. Possible mattress investment would be good.

Villa Seminyak Estates - review

Had a fantastic stay here, the rooms are very comfortable and spacious, they’re cleaned every day to a high standard as well as 2 large bottles of complimentary water - also sprayed every evening to prevent mosquitos. The buffet breakfast is also good, lots of choice and different selection everyday, a good mix of Indonesian & Western food so you can try a bit of everything. They also allowed me to take a tray of food away one of the days. We ate some evening meals at the restaurant also, all meals were nice but nothing outstanding. The service from all staff is impeccable, everyone who works there were really welcoming, friendly and super helpful. Also the security team are really kind too.

Great location central behind the Main Street of Seminiyak, but still you feel it’s not noisy nor busy.
Breakfast super nice many fresh options for all family members, however the restaurant was too hot - more air conditioning would not be a bad thing.
The pool in the villa was too hot water was not cooled down to match the hot weather.
However villa was beautiful, staff was nice and welcoming always smiling ready to lend you and hand or just make your stay fantastic

Stayed in the Royal Villa which met all expectations. Very private, felt secluded which is what we as a family of 5 were after.

The property itself needs a little updating, but very spacious, comforting and ample space for all.

There is a large buffet breakfast, plenty of variety to choose from, although the coffee is ordinary. The location is convenient, especially if you duck out the back, taking the laneways to Bintang supermarket.

This property was extremely pleasant and accomodating to stay while visiting Seminyak. The grounds were well maintained by workers. The staff ALWAYS said hello or good morning (with a smile) whenever I would come in contact. I had an issue with a sticky lock and it was resolved within minutes. It was a beautiful and clean layout. The breakfast buffet was perfect and you definitately dont want to miss out on that. It was completely safe, even walking from Seminyak beach at night back to the room. It was very quiet, very private and peaceful and I will definitely be coming back to this property. Also I was able to get a massage at the Lagoon Spa and they were so nice and accomodating and reasonably priced. Also there are drivers for hire via the front desk which was awesome (there IS ALWAYS AVAILABILITY) so last minute driver needs, no problem. I cant say enough good things about this place. I wish i could give 10 stars!

The staff were friendly and polite. We did ask to have the refrigerator checked as the fridge section was not working at all. It took two requests and two days to repair. Also requested the pool filter and jets be turned on as we were going to be in the pool but that was ignored so we didn't ask again. Not a big deal really. The pool and villa are well set out and big but the whole place needs a revamp. The towels are clean but very old and tired. I expect big white fluffy towels with a 4 star establishment. The bed is very firm and the option of a mattress topper would be great.

Cheap food, easy to get to the seminyak centre.
Room was very hot to sleep in, even with the air conditioning on. Would not recommend staying if you are scared of lizards, we had at least one in the room each night.

Lack of professional training!

The stays was good but the honesty and professional at checkout was poor. Please do check your bill and changers.

The hygiene of food was poor, the food was not covered, fly sat by it / on it.

The hotel car was extremely not worth what we are paying! We could rent an outside company car for much cheaper price. We go for the hotel cos of security and safety. But was extremely dissapointed with the service!

The staff are all pleasant and friendly. The room was great but i got the one with the kitchen/ pantry outside. It was ok but whenever i ordered room srv and put the plates outside, there were no one came to clear it overnight. Maybe can put 2 phones in the room (near the bed and downstairs near the tv) would be nice as it is very troublesome to climb up the stairs just to use the phone. Other than that it was a great villa. ☺️

I’ve been to many hotels and this one wasn’t one of the best.although the hotel concept of a Infinity pool was amazing.The room design was nice but it was outdated and there’s no outlet near the bed to plug your phone at night we had to go up and down the stairs to do so.I was expecting more from this hotel according to the reviews.ive stayed in ubud and the island around Bali their service was top notch.On our last day we wanted to rent a scooter but the place was closed,my boyfriend and I asked the staff if they knew any other place all they said keep walking around you might find one, no effort was put into helping us.They did, however, let us check in an hour and half early which was nice but the checkout process took too long (about 15-20 mns) because someone didn’t count our room purchase from the minibar right. The breakfast buffet was good they have many food to choose from and fresh ready order made eggs and pancakes. Overall if you going to this hotel for the pool and the breakfast and it’s proximity to the main road and shops it’s a great choice for you but everything else was average.

Me and my wife had a lovely time at the villa Seminyak. The staff made it a very pleasant stay. They were very accommodating, pleasant, attentive and very polite. The lagoon villa is lovely as you can swim straight into the pool from the doorstep of your room. However we got moved to the one bedroom private pool suite on the last night due the maintenance at the lagoon. I’m glad they moved us as that suite is also very beautiful. We like Seminyak and as this was a quick unplanned holiday thought we would like somewhere with a private pool and attractive gardens and dining options. This was certainly ticking the boxes. The gardens and high walled private villas were kept beautifully clean and tidy. Near the reception and dining area is the large swimming pool, like a river, that meandered around Bali huts. The staff were all very helpful and not intrusive. Breakfast was included and we dinned there a couple of times at night. We also had room service a few times as we didn’t want to go out. The food was good and plentiful. Positionally it is near shops bars and arty shops. It was mostly quiet and well lit and we would definitely go there again. The only thing I would mention is I originally booked for a garden room (thinking they all had pools) and it had a thatched roof and my husband immediatly started to sneeze so we upgraded to a larger villa with a pool.

The check in wasn’t smooth even though we were the only ones to be checked in. We had booked 2 villas and one of the villas didn’t had AC working which they couldn’t fix for 5 hours . We were provide another room after that .
The manager did take feedback next morning and offered to move us to newer bigger room but didn’t had the twin bed that we requested for.

Breakfast spread is boring and repetitive. The resort is 15 mins walk from main road and not very convenient.

I would not recommend the resort as it’s not worth money at all .

Stunning little villas in a slightly quieter area of Seminyak. Well worth doing the villa experience. Its exactly as it looks in the photo. We stayed in a garden villa and had a shared pool which was excellent and quiet however i would pay a little more ad get a private pool next time!

All staff were fantastic from the security to the reception to the cleaners.

Watch out for ChuChing the cat - she is lovely and always desperate for attention!

The 2 bedroom villa is very big and spacious.
The pool is very big but very deep so not very safe for kids.
It is a little run down with the attic very dirty and there was a cat that went up to the attic and stayed there. The place needs to be better maintained to have a greater stay.

The villas are very spacious witch is very nice, but need maintenance: the doors are not closing and all the little creepy crawllies are all over you when you sleep, even there is a mosquito replant plugged. You will see in the pictures that the door is locked but there is a big gap. The toilet wouldn't flush properly, we had to fill the basin with the kettle each time we go to toilet. When we arrived at the reception they made a bug fuss because we didn't print the confirmation email from expedia- who is asking for the printed paper anymore? Will not stay there again even the property is nice some of the people they just kill the experience .

Stayed in Royal villa. Beautiful layout, but be ware when Travelling with smaller kids, that the Two bedrooms are open to the garden, so kids could walk out without you noticing. Pool was awesome, but could use some maintenance.

Only issue we had were noisy neighbours playing loud music after midnight (the noise did carry) but the hotel itself was wonderful - we would definitely stay again.

Firstly, we'll be back!! This villa was outstanding, with some of the loveliest and attentive staff for a large complex that I have seen.

We stayed at one of the Grand Deluxe Villas which was fantastic; personal pool with sun chairs and a large private area to cook and do our own thing. I've read in some online posts of people complaining of slippery tiles and cleanliness, this was certainly not the case in our villa. It may be a bit outdated but everything worked, was clean and after all it's Bali and you can't expect everything to be immaculate.

I didn't see the inside of the smaller poolside villas, but they looked nice from the outside - however if you have the ability to stay in a private villa it would be well worth the extra few hundred dollars for a week long stay. The smaller villas at the communal pool are quite close together and doesn't seem as though you would have much space.

The food at the restaurant was delicious the two nights we ate in, and the lagoon spa was divine.

We even had a nice surprise on the last night we stayed when it was my partner's birthday and the staff surprised us with a cake at the villa - such a lovely and thoughtful thing to do!

It is easy walking distance to a number of busy tourist hot spots with good restaurants, and central to most things.

Clean and Close To Restaurants etc

The location was good and very easy walking distance to restaurants, minimarts etc
The accommodation is a bit dated but rooms, pool, grounds and surrounds are kept very clean. Extremely prompt with any maintenance requirements. Staff extremely friendly and helpful and great service all round.
The down side?? If you have any mobility issues, you have to climb stairs to get to the restaurant for your breakfast every day.

Good location/ mix feelings about premises itself

The presidential villa was good for the pooland a nice area,however the floors are slippery. 2of my friends slipped.. One hurt her knee and the other hurt her hesd. We borrowed pool towels to make a pathway so we didnt fall as we got out of the pool to go the kitchen area.We got a lotnof grief about not printing out itinerary for the hotel booking. I provided the confirmation number which was not sufficient.
We had to get someone from australia log in and take a pic of the confirmation.

The bathroom - the bathtub didnt drain water out. It wasquite disgusting.

Good location in Seminyak

Right near Bintang supermarket, we had a lagoon villa which opened up to the divine pool. Grounds and staff are fantastic. Only downside was the slippery floor of room when Yu came out of pool. Would not recommend for the elderly or the drunks. There are a few stairs to climb to get to your bed which Yu need your wits for. Otherwise is was great been able to drop straight into the pool.

We loved it, staff are wonderful, the lagoon villas are an experience that we have never had before and can't wait to do again . I shared my photos on facebook and rather wish I hadn't, all my friends want to book there now and we are planning to return in June.

Sleepless in Seminyak

Overall our stay was decent. The staff was friendly, accommodating, and efficient. With that said, our villa was a hot mess as I like to say. The room stayed cold two nights out of the 6 we were there. We ran the AC all day and night. I don't know about you, but I can't sleep when it's hot in the room. The bed sheets felt like rough paper and made it extra uncomfortable. Would I stay at this location again, most likely not.

Beautiful but uncomfortable

The room temperature is really hot. The air conditioning is not strong enough to cool the room down since there is no ceiling (only a tatched roof). This also made the room really noisy with the sounds coming from outside. Due to this we were not able to sleep for more than a couple of hrs for both the nights we were there

Return visit, and will be back again.

I love this place so much. It's a rambling, large property with towering palms and beautiful gardens. The staff are genuinely friendly and warm - and possibly the estate's greatest asset. It has the facilities and appropriate accommodation for all travelers: people who want to be left alone, couples who want to be left alone, groups of friends, and families - large and small. My ideal holiday is quiet time by the private pool, and that is what I was able to do without interruption or disturbance. The Lagoon Spa is on the Estate grounds, has a wide array of services, luxurious facilities and gorgeous, friendly staff. The post-treatment ginger tea is a definite highlight!
I will definitely be back for a third visit.

Quiet location set back from Jalandhar Legian.

Had a garden villa room 302. Great high ceilings, outdoor area with basic kitchen facilities. Shared pool with 4 other villas plus able to use larger lagoon pool. Easy walk onto Jalandhar Legian and access to lots of bars and restaurants. 15 minute walk to the beach.

Handy location, fantastic, friendly staff

Great place to stay, nice pool and the staff are very helpful and friendly. Epic buffet breakfast, which we took advantage of every morning. Walking distance to Double Six beach which is busy but nice.

Bed wasn't great as it was 2 singles pushed together. Room was tidy and the two heat pumps worked well. definitely in need of renovating but for the price I'm not complaining. Shower pressure was also below average.

Overall a great place to stay but if you're a bit fussy, some of the issues above could make for a less enjoyable stay. The friendly staff and other pros made up for this though so I highly recommend it and would definitely stay again.

Amazing. Relaxing. Tranquil.

A friend recommended this place to us after his stay, and wow!! We will not be staying anywhere else when we return to Seminyak. This place was everything we needed. Relaxing pool side villas. Affordable! Staff were extremely friendly and attentive. They always had a smile and greeting. One of the gentlement at concierge even gave us a great deal on a driver for the day to Ubud and back. Very close to shopping and eateries, but far enough away to still feel like you're in a tropical getaway. Quiet and tranquil - a true place of relaxation. Happy to have stayed there, and very sad to fly home!

Beautiful Villas and great staff

We had a great 4 nights in the one bed villa with doors opening on to the pool. Location is very central, backing on to busy Legian Road near Bintang Supermarket.
A fair trip to the beach but they have a buggy service three times a day.

If you can afford to pay that little bit extra

if you can afford to pay that little bit extra this villa is magnificent in every way . Putu (she is the oversee of everything ) She will make you feel as if you are the only person staying at the hotel . Adi in the restaurant and Sudawartha one of the cleaners are always happy and go out of their way to help in any way . Breakfast is amazing compared to other hotels . Pool is very clean I love this hotel and would stay their every time I go to Bali if it was a little more affordable . But you definitely pay for what you. get .

Hot and muggy with a/c not functioning to capacity

First we got a room with no windows with heat and a not so clean swimming pool in back of it. A/C not cooling (2 A/C) bed in the loft. Mosquitos buzzing.
Then replacement of higher room asking for more money, upon refusal agreeing to comp. then not honoring that rate upon extension ( due to inconvenience of moving) request.

Great Hotel, good value

The villas are really nice with a beautiful pool and a lot of privacy. The spa there is very nice too. The food is not good except if you order the private barbecue or the romantic candlelight dinner at your own villa. The bed mattress was not comfortable and need to be upgraded. This is the only downside.
Overall is was a very nice stay and you have plenty for your money.

Nice spacious villa would stay again

Very nice resort, easy to get around, helpful staff, villa with a spa was very nice and spacious. Iu problem was the outdoor kitchenette, which meant if you want tea or coffee you are in mosquito territory. You must also use the mosquito bet surrounding the bed or you will get bitten.

The Staff were the part of our stay (Ratna- at reception) was just extremely helpful & way too kind, she went above & beyond.
In terms of the condition of the hotel, it was nice but I felt that it may have lacked a bit of maintenance & it was a lot older than expected.

Meeting friends for a birthday party so was a lovely quiet place to stay, the bedroom was on a mezanine floor which was very nice but the phone was up there too so when it rang it sometimes cut of before you could get to it,
