An ‘AVOID AT ALL COSTS’ accommodation. Except if you get the ‘ok’ room. We booked a one bedroom and were given keys to Villa 10. We checked in quickly as we had things to do. Saw a few things like old lounge cover and discoloured kitchen doors (outside so weathered) and a large puddle in the bathroom but figured that was form cleaning. So went on about our day.
Returned later and saw what the room was really like and it was too late in the evening to leave, I couldn’t get out fast enough. The puddle in the bathroom was actually leaking from the toilet and was now 5 times the size and stunk. My main issue was bedding. There were stains and marks and looked like ‘sexual stains’ on the sheets and the pillows weren’t even flat or pillows, one was a stuffed bag of rags or something. I then noticed.. the kitchen was actually falling apart with doors coming off and grim everywhere. The pool was filthy and falling apart with chunks in the wall missing. Holes in the bedroom walls and bed head. I checked the room listing and realised we had no dining area, slippers, hairdryer, premium bedding and the photos did not represent the room as we received it. In the end the hotel upgraded us to a 2 bedroom which had a dining area and hairdryer and was more like the pictures. Said Hotels.com won’t update their photos? The second room was better and I noticed most ok to good reviews were for 2 bedroom apartments which are better maintained.
Be very wary when booking here. Staff-great

Pictures on line did not reflect reality of the room. Cupboards falling apart, built in bedside hanging off wall. Staff were pleasant. Booked 5 nights but left after 1 night. Hate writing negative reviews, but would hate to see others caught out. Offered a credit for the room, but truly can’t see ourselves going back.

We mostly enjoyed our stay at Jas Boutique Villas while the property could do with some maintenance and repairs we understand why these may have not been carried out due to the Bali still recovering from the pandemic. The staff all seemed to be nice and helpful and the villas are located in a quiet but walkable area plenty of dining options, convenience stores and not far from Bin Tang supermarket. The only thing that left a sour taste for us was a handmade leather wallet I purchased went missing prior to our check out my husband and I both thought the other had packed It and it wasn't until we got home that we realised it was missing (we checked the room prior to departure to make sure we hadn't left anything) once discovered I contacted the property to ask if it had been found after our departure they got back to me quite quickly to say it hadn't been and we did another search of luggage to make sure it's definitely not here so I contacted them again expressing my concerns about it being taken out of the villa prior to check out and got absolutely no reply which I have found quite frustrating.

This is an unfortunate review to write for a stay that was highly anticipated and planned for many months.
We had a five night stay and had booked months ahead going by the staged photos and review some of which are negative also but willing to give it a go.
Upon arrival which was after nine pm in torrential rain.
We were asked by staff to view the Villa before committing to the booking which I thought was a bit weird.
Looking at the Villa at night appeared to be aesthetically pleasing so we went back out into the rain to reception with only one umbrella offered to four of us as we were advised all others had been used by guests - no big deal but that was first red flag.
In the morning upon closer inspection, the bathroom was in dire need for an upgrade with crack in tiles and paint over paint in some areas which had bubbles and would peel eventually, the door stopper on sliding door to bathroom was just sitting on the floor, towel rack very loose and about to fall off the wall, one lamp shade in the bedroom was about to also fall off. Sheets were a grey coloured white with stains, the furniture is like a laminate and chipped in many places. Kitchen area had a small lounge but no table so the bed would suffice as a table. Limited crockery and cutlery, hot water had been turned off in the kitchen making washing up difficult. The pool and surroundings had seen better days, the pool needed a good clean, overall not a place I would recommend.

Great Villa to stay at which is only a short walk back to the busy area. If your after a quiet location with its own private pool, then this is the place to stay. Our villa had some minor wear and tear but overall, we loved it. Service from the staff was great. We would certainly recommend staying here.

We stayed at Jas Botique last month and absolutely loved it. It’s close to the main road in Seminyak and easily located. The villa looked like the photo which was a plus and the pillows were amazing. The included breakfast each morning was very nice and rooms were topped up with complimentary water each day. The only issue we had was construction next door where the workers could actually look down into our private pool area but this was no fault to the villas as it wasn’t their construction works. We would definitely stay again.

Staff fantastic, breakfasts were lovely. Pool was nice and private. Bedding and all linen needs throwing out. Unhygienic. We felt dirty the whole time we were there.
Air conditioning felt damp, we cut out stay short and booked Nusa Dua - Sadara. Absolutely Fantastic.

The property is dated and needs some minor touch ups to make it shine again. But it is tucked away in a lovely spot. The first villa we were in want like the pictures and the bed was no good for me so staff quickly apologised and put us in a room with a new bed.
It was great from this moment on.
Fantastic private pool with a water feature.
Big bath and shower.
Kitchen outside of the villa if you want to cook, simple pots/pans and utensils are all there.
Staff are lovely and very helpful.
There’s a free local shuttle if it’s not on a day trip!

Property needed some updating a bit of TLC. Bed sheets and towels definitely need replacing as they have lost their colour and look shabby. But The Villas are good value for money, free drinking water daily and cheap beer in mini bar. Good selection of TV channels. Great central location in Seminyak and staff very friendly and helpful. Great Spa at Sister site. 😁

Clean and beautiful villa close to the beach

The one bedroom private pool villa is very serene and very clean. It is perfect for a couple or a single person. The place is safe and only a 15 min walk to the beach and 5 min walk to all the shops and restaurants. The hotel staff are very friendly and supportive at all times. I received a great service and also the one day tour to Ubud organised by the hotel was well worth it. I am definately coming back for another stay at these villas.

Loved our 2 bedroom villa in Seminyak. Quiet with enough amenities to get by on. Close to all the shopping and eating you could want. The private pool was great after walking all day - refreshing and relaxing. Took the option of airport transfers which was a great help. No need for confusion on arrival as we arrived so early in the morning.

Lovely villa with all the amenities you could require. Including cooking area. Very clean and spacious.
Really close, simple walk to the beach.
Due to the layout it was possible to hear others in neighbouring villas, but this did not disturb our stay.
Use ubers to get about whilst there we would recommend.

The bathroom had stains on the wall that were there for the entire 11 nights. The outside of the toilet bowl was filthy and not cleaned during our stay.
The location is in a bit of an unusual location about 200 metres off the Main Street. T he Oxford hotel- about a 3 minute walk serve excellent Warren meals and have a 2 for 1 happy hour from 5-7 pm every night. Head down the alley and turn left at the communication tower and it is about 200 metres on the left.
Staff were OK - could not get a late checkout as they claimed they were fully booked but I suspected otherwise. breakfast OK but not a lot of variety.
Check your fridge daily as they tried to charge us for 3 bottles of water that we did not use.

Lovely boutuque villa, beautiful pool to ourselves which was amaxing! Room was clean and room service and housekeeping was great! The staff came by daily to spray the rooms also for mosquitos which was great! Got breakfast to our room daily and was able to relax in the villa. Its down a laneay which was quiet but didnt fancy walking it alone by night even though it was safe as was a bit back from the main street. Highly recommend this place and had a very enjoyable stay. Very close to the shops and some bars!

These villas have stunning potential- only a few small things letting them down. We got upgraded to the 2 bed villa. Pool was amazing- both bedrooms had doors that dropped into it. Internet was great! The staff were super helpful and nice. Breakfast was great for Bali. We had a great rate and the upgrade made it amazing value. Plumbing was pretty blocked everywhere in the bathroom.

Good location, amazing staff

The staff at jas Boutique are excellent and go above and beyond expectations.
My only problem is that the photos you look at when booking confuse you into thinking the biggest and best villas are standard.
We were upgraded when we voiced our disappointment due to this.
We were very appreciative of of the upgrade but somewhat disappointed that our room was not able to keep the mosquitoes out due to their being gaps on all the doors, this made it impossible to sleep without being covered in mosquito repellent.

All in all if the villas were freshened up a little and and the rooms made mosquitoe proof I would give an excellent rating.
Oh and if they categorised the online photos to reflect the different type of villas available.

Lovely private villas, fantastic friendly staff

We had a wonderful time during our stay with Jas Boutique Villas. The staff were very friendly and couldn't do enough for us.
Our private villa was perfect for our one year old, although the pool is not fenced so we were on high alert at all times (thankfully our little girl managed to stay dry for our whole stay :-))
We were able to have our complimentary breakfast in our villa instead of in the restaurant, this made life and other guest's lives so much easier with our little one.
The villas are an easy (once you learn how to negotiate the traffic!) 15 minute walk from Double 6 (Seminyak/Legian) Beach.
We would definitely stay at Jas Boutique Villas again and highly recommend them to others.

Value for money in good location

I have stayed here 3 times now. The villa is located nice and close to Jl Seminyak near the Bintang Suoermarket, cafes, restaurants etc. It is located in a laneway and is nice and quiet. The staff are great and quick to fix any issue that may arise. Easy check in and out. The villa itself are clean and have their own private plunge pools.

Wonderful stay

My stay in Jas Botique was my first stay in my honeymoon trip to Bali and my wife's experience and mine there has been magnificent.
We arrived early in the morning, long before check in time, and the receptionst offered us an upgrade to a 2 bedroom Villa. The Villa was very comfortable and private, quite clean and had the facilities that you will need including a kitchenate.
The staff was very helpful, and the lady at reception helped us a lot to plan our tours and went out of her way to make our stay comfortable. The security staff also gave us their support by going with us to a money changer shop in town who had cheated us. Their support was helpful to get our money back.
The hotel offers motor bike rental service which we enjoyed.
I would highly recommend staying at this hotel and whenever I return to Bali I will certainly come back to this hotel.

We stayed here for 12 nights on our honeymoon. We enjoyed our stay and would return. The staff are very friendly and helpful. Reception can arrange tours with their own drivers and airport pick-up/drop-off for a minimal amount. Its easy to get about on foot although the roads are extremely busy and that was off peak season (that's the case throughout the island). There are some lovely restaurants and bars close by.

A bit rundown, reasonable location, friendly staff

We arrived with a 1 room booking and found the area very small with very little room outside for eating or relaxing (the reason you get a private villa, right?). We asked to have a look at other rooms and requested an upgrade to the 2 bedroom for more outdoor area. We were charged an extra 500,000IR/ night, bit of a rip off, but cheaper than forking out for another place.
The first night we lost power in the villa, we were told the power was out in all of seminyak, yet there seemed to be a lot of lights on everywhere else.... so not sold on that excuse.
The key also got stuck in the lock (just an old cheap lock). It couldn't be resolved that night but they did replace the lock in the morning. We could lock the gate still so it wasn't the end of the world, just a bit annoying.
There wasn't a dvd player in the room (as advertised), so we had to ask for that. It was sorted out in about half an hour so not a major issue, just a bit annoying.
Some of the food in the included breakfast wad a little questionable, so we ate out the rest of our stay.
Got to say the staff were really attentive and friendly, but the management of the hotel is just very reactive rather than proactive.
It's within walking distance of double 6 beach (about 10 minutes) and some decent restaurant options, so we were pretty happy with the location.
We hired a bike from the hotel, it served us well and we had heaps of fun!
All in all it did the job, but I think far better places are out there for comparable $

Affordable Villa With A Downside

The location of the Villa is quite convenient which is near Jalan Legian for shopping/food and a walking distance to Legian Beach. Anywhere else, if you got the legs to walk, walk away. If not, there is always Blue Bird taxi to flag down (Make sure they charge by meter, if not you'll get ripped off). There is a shuttle service provided by the Villa to some of the predetermined locations.

The Villa itself is kinda outdated when it was first launched. Which means it wasn't really well maintained and fresh supplies of sheets/mattress have not being replenish.

Kitchen was placed outside, separated from the room which kinda troublesome when you wanna grab a cold drink from the fridge.

The villa comes with a very small pool, more like a Jacuzzi sized pool. Great to soak, but not to swim.

WiFi is included, the connection is good. TV comes with cable.

Staff there are friendly and helpful but other than that, it's a place that I will not stay again.

Few things for them to improve on:

1. New sheets please. Sheets are no longer white, got a few stains.
2. Replace the mattress. It is too springy.
3. Get the aircon checked out. I set it to 16 degrees Celsius but the room is still warm.
4. Please include mopping the outer area of the Villa during housekeeping.
5. Since the kitchen is separated from the room, it would make much sense to have the mini fridge in the room.

1. I moved out the Villa 30 mins after I checked in.
2. The room was dirty and the water in swimming pool was dirty as well, you couldn't see the bottom of swimming pool.
3. Way too many mosquitos.
4. The didn't give me a call to let me know they found my dress which I left in the hotel.

We arrived in the evening about 10 pm where we were greeted by very friendly staff who registered us.
You are handed a basic phone which is yours to use as though it was a room a phone however, they advise you to take it with you when you leave the Villa and in an emergency the hotel number is pre coded so you can call the hotel to help.
The staff are fantastic, friendly and helpful the rooms are comfortable and clean, the two rooms were connected via your private pool. There is a small open air kitchen with a mini bar and get this, the mini bar prices are similar to out on the street.
There is no main bar but this Villa is very family friendly.

Good location however.................

The condition of the room was disappointing. the covers on the cabana mattress were stained and uninviting to use, as were the seats of the two lounge chairs.
Linen while no doubt clean was grey and stained. The housekeeping staff did their best and for that we are grateful I feel the owners of the Jas Hotel group need to invest some Rhp and rejuvenate the villas.

Excellent cozy stay right in the heart of Seminyak

We visited Jas Boutique Villas in December 2016... I was a bit weary at first as I had read a bit of negative reviews on online sites... But I decided to go ahead with the reservation...
Trust me, everything right from the ease of reservation, to the service, to the friendliness of the staff, to the location, to the comfort of the room was top notch... The staff was prompt in solving my queries, and also in lending a helping hand... The room per se is comfortable for 2 people with a nice small private plunge pool and a cozy bedroom...
The location is quite close to the main Street in Seminyak... Easy to walk around the streets... On the other side, the required level of privacy is also there...
All in all, I really enjoyed my stay at Jas Boutique Villas.. Will definitely come back to stay here...

Cozy and quiet villa

Surprisingly quiet as it is really close to the main thoroughfare, full of shops and restaurants. Fifteen minutes walk from the beach. Our son really enjoyed the private pool (and not just the one). In short, a perfect place for everyone. Highly recommended.

Quite comfort

Our room was being upgraded from 1-bedroom suite to 2 bedroom villa. Good and bad about it, since we plan 1 bedroom suite (3 ppl staying) for more bonding. But when upgrade to 2 bedroom villa, 1 of the 3 have to stay alone in the other room...
Property is quite old, but still well maintain. Path from reception area to villa was kind of dark. Putting on more lighting will be better. Surrounding area is quite deserted and the nearest shop is about 10 mins walking.

Great villa, close to main street, friendly staff

First timer to Bali and really enjoyed a group stay in a magical little villa with private pool and close to the main street. Highly recommend this place if visiting Seminyak. It's affordable and great for couples or groups. The staff are very friendly and helpful, there's spa and beauty facilities if you need to wind down and reasonable breakfasts on offer. You won't be disappointed.

Nice villas walking distance to double six beach

I loved staying at the jas boutique villa. The location is excellent! It's 2 min walking distance to shops and 8 min to double six beach.
I stayed at Villa 11, it was very nice and clean. I visited bali 4 times and found this place very similar to 5 star villas except that it didn't cost me an arm and a leg. I loved the shower the water flowing is pleasant not like other villas where i had problems with.
The cooling system in the room was pleasant.
The breakfast was good and serviced in the room.
The staff were very polite and helpful.
I disagree with negative feed back about the jas boutique villas and I would definitely go back on my next trip to bali.

Very disappointed . Not what was actually advertised. Private pool was ok. The lobby was far from welcoming on our arrival. No towels in room. A 1 star at best. Breakfast average. Needs upgrade. We actually checked out after 1 night despite having prepaid for 7. Wasn't a good start to our honeymoon.

Villa was very good , well maintained, clean waters in d private pool, nice view, good service except we were not happy with d AC, it took very long time to get d room cool. Rest it was awesome staying there. Cabs were available as and when required for d tours.

We had a lovely four days staying at Jas boutique villas. The villa was very well appointed and was very impressive. We had a two bedroom villa with a private pool. The pool was lovely, however the access to the pool was a bit of a problem. Both sets of steps to the pool were quite awkward to negotiate. the step rises were different sizes and the second step was quite significantly large , making it a bit difficult to get in and out for some .
The outdoor kitchen was ok, very basic equipment and the cupboards and drawers were in need of some attention.
Needed to add a clothes airer.
The bathrooms and bedrooms were superb. Bedding was lovely and clean. Loved the extra long pillows and the beds were really comfortable.
Aircons were really quite , which was good because you really needed to have them on all night.

Staff were very friendly and helpful.
We loved our stay and would most probably stay again.

Perfect quiet couples getaway

Loved this place. My boyfriends first time to Bali so was perfect location away from hustle and bustle and was nice and quiet but only a 2 minute walk down the the street and all your amenities. The villa had a lovely clean plunge style pool with a generous sized day bed. Also had a self contained kitchen area, utensils and fridge. We enjoyed breakfast served in our villa every morning the banana pancakes were my favourite. The Villa was clean and comfortable and had a nice feel to it with mainly outdoor living and bathroom. The bedroom was kept cool with icy air conditioning. We both loved the accommodation and staff were very friendly and so quick to help with anything we required. Would definitely stay again.

Jas boutique villa first stay

Overall experience was great but there is an issue with the lizards living on the roof. Every day there will be lizard faeces on the bed which is not a pleasant sight when you return to the villa. They also make loud noises during the day and night which is not very comfortable to be in the room.

The 2 bedroom villa was lovely because it has 2 ensuites 2 tvs and quiet the plunge pool was good but peeling paint on the wall and no where to sit in the sun if all 4 people were sunbaking we bought a lilo the staff are excellent a mobile provided to order breakfast in your villa included in the rate

Great location, easy walk to beach, lovely staff

This Is a perfect place to stay for couples and families of up to four. It's accessible to the Main Street of Seminyak but quiet during the day and night. The staff were helpful, the rooms were clean and the pool was refreshing. We will definitely return.
