Staff were very helpful and attentive, there was always someone manning the desk. The triple room was a good size for our party (3 adult, 2 kids).

The breakfast was great and started early (6:30) which was perfect for us wanting to get out before the tour crowds.

The location was perfect, just 2 minute walk from JR station Umekoji-Kyotonishi to get a quick ride to Kyoto station, or go the opposite direction for Arashiyama.
With a family Mart and Starbucks just outside its hard to find a better option for less that $120 a night.

If I had to plan this vacation over I would base our entire Kansai leg out of this hotel and do day trips everywhere else.

Great property. Very convenient located next to Umekoji Kyotonishi station. Has a Starbucks and Family Mart next to the hotel. Close access to a park and play ground which is relevant for family with young kids.
Breakfast spread was quite elaborate with an option to get omelettes too (most of the hotels only serve scrambled eggs).

We loved everything about this beautiful hotel including: excellent location steps away from train station, Lawson market next door, big rooms for Japanese standard, impeccable cleanliness of our room and the hotel in general, separate shower/bathtub area from the toilet which is convenient for us since we were 3 in the room, super comfortable beds with down comforter, and oh my gosh the BREAKFAST was incredible and so varied - western and Asian choices galore including many traditional foods and also some to be adventurous with. I would stay here again in a heartbeat

Horrible allergies at this hotel. Air is dense and made me sick. Definitely moisture problems but may also have mold or something. I left 2 nights early and checked in at a different hotel I couldn’t stand it anymore. My eyes and face were red and swollen.

Wonderful location right near a park and Kyoto Aquarium and a family mart right below. Our favorite hotel out of the major cities so far! Had a Starbucks right outside and was right outside of the train station. Staff were very nice and spoke great English when we needed it.

Only thing we could think of as a negative was the location was far from big touristy spots like Gion or Nishiki market, but bus transportation is close by.

The rooms were clean and impeccible. The staff helpful and friendly. The onsen (public bath) clean and relaxing. The pajamas on the made beds every day were a nice touch. Coffee/tea in room refreshed daily, also replenished toiletries as well.There could be more washing machines for the amount of people who wanted to use the laundry, but if you go early you can find an open washer. Overall a very pleasant hotel.

Couldn’t have asked for a better place to stay in kyoto. Quiet, fresh and clean, very comfortable, super convenient (across from bus and train station) and lovely surroundings (didn’t feel like a concrete jungle). Starbucks and convenience store right beside us. Of all the places we visited in Kyoto during our tours we continually agreed that this hotel made for the best home base. Breakfast buffet was wonderful!

Thought it was a easy assembly area, but it tran only run every 15-30 minutes to Kyoto station. Kyoto bus is always packed with people, get around take long time. But there is a family mart right at the hotel, very convenient for quick snack. Also Starbucks less than a minute walk. Recommend for leisure traveler.

A very nice hotel. More space than others we have stayed in. Great showers. Breakfast was okay, very crowded because of tour use. The onset was okay. Only a soaking area, no cold plunge or sauna. Not as many products as others (lotion, face cream etc.) just basic. Good location for sight seeing and restaurants. The Botaniq restaurant was excellent for breakfast, lunch and snack. I wouldn’t go back for dinner though. Near a beautiful park and the Umekogi station.

Loved this hotel. Bed was comfortable. Room was a good size, was soundproof and had a blackout blind. Slept brilliantly every night. Heating was good during the cold weather. The private baths were a bonus which I made good use of to ease my aching feet each night. Great that you can check how crowded it is from your room, who knew midnight was a popular time! Handy to have the family mart connected to hotel and aa starbucks next door. Note, it is a bit far out if you like any nightlife but the buses are very easy to get to other areas of the city.

Rooms were kept in the best shape with all the modern conveniences you could ask for. Showers had great water pressure! Morning breakfast was wonderful with good variety of both Japanese and Western tastes. Staff were very professional and helpful. They helped when we didn't speak the best of Japanese when we stumbled over our pronunciation. There was a good mix of travelers passing through from all over. The train museum is just steps from the hotel, there's a Family Mart on the first floor and JR Train station also just steps away. It was 1 stop from Kyoto station so there is no reason to stay anywhere else with such a convenient location.

Decent location 1 minute walk from the Umekoji train station which is one stop to Kyoto, trains about every 15 minutes. In the immediate area is the Kyoto Railway museum which we found excellent, there is also a nice park, Kyoto aquarium and a Starbucks. Some OK dining options in the area. The hotel is quiet except for some train noise (not intrusive), clean and functional room, great firm beds, strong hot water and ubiquitous Japanese multifunction toilet seat, attached family mart downstairs. The staff were very polite and attentive.
Buffet breakfast was a letdown mainly due to nearly the same offering every day (perhaps one different dish and soup alternated each day). It was also crowded, arriving after 7:30 meant a 15 minute wait. There was a guy making omelettes but wouldn't vary the offering e.g. adding cheese. After the 3rd day I couldn't face it again. If they fix the breakfast buffet this becomes a five star review

Nice hotel with good service and comfortable rooms. It's a bit out of the way from the major Kyoto sites - we had to take taxis or Ubers almost everywhere. Staff could be better at English - very minimal understanding of the language from most front desk staff (although this problem is common throughout Japan in the service sector). Starbucks and Family Mart (similar to 7-11) right next door.

We absolutely loved this hotel. The room size, cleanliness, and amenities were all exceptional. What truly stood out, however, was the outstanding customer service and warmth of the staff.
One of the receptionists made a memorable effort to communicate with us in one of our native languages—a gesture that felt incredibly welcoming and personal. Moments like these transform a good stay into an unforgettable one.
While we didn't have breakfast at the property, there's a convenient coffee shop Sizuya-Shichijo nearby offering delicious options for around 800 yen, which worked perfectly for us.
I highly recommend this hotel for anyone seeking quality accommodations paired with genuinely thoughtful service.

Probably the best hotel we’ve ever stayed at in Japan. The room we got was bigger than the ones we got at Shinjuku and Osaka. Bathroom is massive as well and gave us enough room space for two people with two luggage’s. The place has a public bath available and we were informed that guests with tattoos were allowed to use it which was fantastic. Family mart is right downstairs and is able to be accessed by the hotel side so you don’t have to walk out. New amenities and room was cleaned every day. Also, very close to the station. The aquarium as well is nearby which can be a fun day activity for people. Personally, it did feel kind of far from everything in Kyoto but if guests are too tired to go anywhere else after exploring Kyoto, the Family Mart has many options available for food. Very satisfied with our stay and will book with this chain again in the future.

This hotel was the nicest hotel I stayed in during my trip in Japan.

The location was great as it was a very short walk to the park, Kyoto aquarium and train museum. It was also right beside the station which is just one stop away from Kyoto station. There is also a combini within the hotel so I never needed to leave the hotel to get something from a combini.

The rooms were great as the room and bathroom were more spacious and very clean. The public bath was also very nice and not very crowded during my stay.

The staff were very helpful and welcoming which was nice. I ordered a luggage transfer from this hotel and the staff handled my luggage and paperwork for me which was great.

I did not try any dining options so I have no comments on that.

The hotel provided everything I would want and need in a hotel. Great rooms, price, amenities, location and service.

I have no complaints with my stay here and would recommend this hotel for anyone visiting the area.
