The only reason I booked this room for my husband was because he had an extremely long day and all he wanted was to relax in the hot tub. When he went to the hotel he was told the hot tub was out of order. It was disappointing.

Room was very clean and nice. Beds are firm and are a bit high so if you're short..its a bit hard to get on the bed. Do wish the beds were queen size instead of full size. Only real negative was that you can hear every step of the occupants upstairs if you are staying on a the 1st floor. Staff are very friendly and helpful. Breakfast was good. Overall..we did enjoy our stay.

The room was clean and comfortable. Check in staff was very friendly. I have no real complaints about the hotel itself. However management should be aware that the girl who I think was supposed to be working in the morning spent the whole time sitting in the breakfast area next to her cleaning supplies and staring at her phone. Multiple people came into the breakfast room and she didn’t greet or interact with anyone during the 25 minutes that we were eating. Not very professional…

The staff during check in/out was amazing. Room was outdated but that’s ok this was a last minute overnight quick trip. In the morning when exiting the shower I grabbed my towel and a huge roach fell into the tub! Had to shake out my overnight bag and wash everything as soon as I got home.

I have stayed here several times in the past 5 years, and have always given excellent ratings. Unfortunately, this time, there was a very large cockroach on the wall and I was bitten by something while in bed. I'm sorry to see this happen, however, I cannot in good conscience give a better rating. I showed the insect to the front desk and recommended they get that room treated. They sent me a request for rating, but there was nothing there when clicked on. I would have replied privately, however, they must have realized the problem and the links did not work. Again, sorry to have had that experience.

We stayed one night after a wedding next door. Check in was easy and quick. After the wedding we were moving the wedding items (flowers, tables, glassware, linens etc.) from the mansion into the bride and grooms room. The process didn’t take very long but I’m sure we were somewhat noisy. An hour later around 12:30AM we (myself, my husband and 2 other couples who were guests at the motel) met outside to walk over to Dennys. At the same time our neighbors car alarm started going off. Right away she came out to fix it. Before she made it back to her room the night clerk came around the corner screaming at me that we need to be quiet he’s getting calls from everyone on this side of the motel (most were wedding guests) I told him he can be a little nicer and it was (pointed to our neighbor) her alarm going off which she quickly fixed. He got more angry and said security was going to be called “this isn’t going to be a threaten staff situation” I told him I don’t know what he’s talking about nobody is threatening him we were leaving to go eat and the alarm was an accident. I did ask his name because I would of like to have it for my review but he refused to give it and again said I was threatening him and would get security. Had he been a little more polite and maybe asked what was going on I would have given a higher star rating but his approach and behavior was rude, unprofessional and not necessary. If the owner has security cameras this was Saturday the 21st around 12:35AM.

Kitchen is being remodeled and has been for a long time, so breakfast is a bag with a bittle of water, muffin, granola bar and an orange. Disappointing when a hotel is chosen based on breakfast being available.
The room was very clean but the exterior was disgusting. The stairs leading up to the 2nd floor literally smelled like urine. Would never stay here again.

I booked this location because of the hot tube off the web. Thats the only reason. I also called to comfirm if they had one and working. Reply YES. I booked. When l got there l asked again hot working. Reply yes. Got settled changed see photos below. Have full of dirty water ice cold electrical plate for hot tub partially removed. All staff had to do is walk 70 feet to verify. My best guess this has been out of operation for a week minimum. Tried to communicate with Ashley the manager thats fallen on deaf ears ghosting.

The property is in a good location for my needs. The check in was easy, but I did not get what I picked out on Expedia. There was no full breakfast. The breakfast consisted of a bottled water, muffin and granola bar. The pool was unsafe to swim in, because of the yellow then green appearance.

I stayed here because it was close to the courthouse. I was able to walk to the courthouse in 5-8 minutes. The entire hotel was very clean and quiet for the most part. Room was very clean and comfortable with tons of room. Check in and out was extremely painless. I would definitely stay again.

I wasn’t planning on staying at this hotel because we had booked something closer to the area we were visiting but that hotel was horrible so we quickly booked this hotel last minute. Checked in right before midnight. I was pleased with the overall experience. The room was clean, well-maintained. The bed was comfortable, and the atmosphere throughout the property felt safe and welcoming.

The staff was courteous and efficient, and check-in/check-out were seamless.

The only minor drawback was that breakfast service ended a bit early for a weekend - 9:30am. Extending breakfast hours to 10am would better accommodate guests who get in late or prefer a slower start to their morning.

Overall, a great stay, and I would gladly return or recommend this hotel to others.

On the plus side the location was ideal for us as we were visiting a family member at a nearby hospital. The room was clean. For a budget motel room it was OK.

My issues were the lack of electrical outlets. I need to use a CPAP machine and the only outlet was behind the bedside table. Since both sockets were used by the lamp and clock I had to unplug the clock in order to use my machine. Not a huge problem but other hotels I have stayed at solve this problem by having bedside lamps with built in outlets.
Another issue was the bathroom fan. It came on automatically with the light and was jet engine loud.
he biggest issue and the reason I will not be staying here again was a large cockroach in the room.

The hotel was very clean, inside and out. There’s a good amount of parking. The one cleaning staff I did meet was very friendly! My only issue it seems like the front staff can be a little rude. There was no welcome and when I asked questions it seemed like I was annoying her. That’s the only comment I have.

this is a pretty nice hotel, great location downtown Modesto, very comfortable rooms with nice beds, Wi-Fi and cable TV. The rooms were pretty clean, and it look like everything was in working order. Only saw one little cockroach, but everything seemed to be very clean for the room. Great location right downtown, with restaurants, bars, and entertainment, all within walking distance!
Very friendly staff, quick check-in, make sure I didn't didn't need anything before I left, I would stay here again if I was in Modesto. Lots of parking.

Neighboring room had young adults tossing a football around the parking lot..with loud music. After talking to them, they settled down. Room was clean enough..Wiped everything down..white glove test-OK. The carpets were filthy. The chair and ottoman were filthy. Tear in the chair fabric, but I had no intention to sit there. The toilet did not flush. I opened the tank and adjusted the ball flap to get tank to fill with water. Breakfast was very good. Good variety of items. Mattress very soft.

I’ve stayed at this property many many times because of its proximity to downtown Modesto and all the restaurants and fun activities. They also have a nice pool. During the day it’s very walkable everywhere however at night there is a homeless problem around. That being said, the property itself is very clean and the staff is excellent. Breakfast is excellent as well and parking is free

We have stayed here frequently over the years, and this was the first time that we cut our stay short because of cleanliness. The worst part was the huge roach we found in the room crawling on the TV table. The excuse that “roaches are rampant everywhere” is not a good excuse. The mattresses were also very uncomfortable. Overall, very tired and drab.

I stay at this property quite frequently when I visit friends and Modesto. The rooms lobby and breakfast area are nicely renovated. The staff is great. There’s a nice simple pool outside for some relief on hot days. Having said all that, The area at night AND daytime has become blighted with homeless people walking around and sleeping on the property commin areas hallways and steps. I had to notify the office twice during this trip that I could not access my room as I was feeling unsafe until they cleared the way.

I was disappointed after using this facility for 5 years to see that they no longer have security and the amount of BIG COCKROACHES . I don't know if I will use this facility again. It has always been a preferred and affordable place to stay when visiting family in the area. When I showed one of the BIG roaches to a staff member it was dismissed as normal and that they just crawl in from the outside. Also, when plugging in my CPAP I found that the electrical outlet/ receptacle didn't have a cover. Neither did the empty receptacle box have a cover.

As a Modesto native, I wanted to make sure I stayed somewhere safe and comfortable when visiting my family. This motel actually did exceed my expectations. :) The receptionist was very friendly and efficient, the room was clean and quiet, and the area of town is safe. I was pleasantly surprised that the continental breakfast included much more than I originally expected! It had yogurt, sausage, eggs, a waffle station, plenty of fruit, cereal and milk, juice, coffee, muffins and bread... it was much more complete than I expected! I will definitely be staying here again the next time I need a room in the area!
