This is a 2-star hotel at best, falsely advertised as 4-star. The room was untouched since the 1980s—old, worn-out, and depressing. At first, I chalked it up to bad luck, but when I realised the air conditioning didn’t work properly and the room was unbearably hot, it became impossible to stay. I left.

For €300 a night, this is unacceptable. The mattress was the cheapest possible, the sofa discoloured, and while the room was reasonably clean, the overall standard was far below expectations. I feel sorry for the staff—it’s not their fault—but out of self-respect, I couldn’t stay. This hotel might be acceptable at €80, but not at premium rates. It needs a full renovation and honest advertising.

I am writing to complain formally about aspects of our stay at San Biagio Relais which drastically impacted our trip and do not represent the facilities and services expect of a 4* hotel. The hotel looked significantly different to the photographs, was run down throughout and unkempt, and though we were disappointed by this first impression, we were prepared to make the most of our stay until the following issues occurred:

1. No hot water- throughout our stay we had no hot water. It was tepid occasionally and only ever for a few minutes before going cold again. We informed the reception team who said that an engineer would be attending the following day and that we could not use the facilities for the entire afternoon whilst works were undertaken. We understood this despite the inconvenience as we hoped the issue would be fixed. After this period of no access to our bathroom, we tried the water to find it was still cold. When reporting this to the reception staff in the evening we were met with a ‘there’s not much more we can do’ reply, a lacklustre response to the loss of services at the hotel.

2. Poor customer service- as demonstrated by the above minimising response to issues with the facilities at our room, the customer service was poor throughout our stay. The staff were reluctant to offer advice, tourist information, help with issues at the hotel or general assistance every time we asked politely for something. The women at the fro t desk were not helpful, I didn’t stay because I couldn’t park my motorcycle.

The receptionist was so kind and friendly. The problem is that the description of the property and the rooms do not match reality. The rooms are tired and not well appointed and we even had a junior suite. No view, very hot and AC not working even after we called the front desk. There was large patches of black mold all along the tub and shower which caused me NOT to want to use it.
Definitely not a four star.

Very well placed in the town historic center, quiet street and interesting building. It lacks some attention to detail in room as well as common areas. Wifi and air conditioning didn't work, minibar and telephone were functioning just time to time. The air conditioning was terrible in the hotel. they kept saying it was fine. It was over 84 in our room. Could not sleep in August. The staff keep telling us it was fine. The safe in our room did not work. The next day they moved our room, also bad air conditioning and offered us a bottle of wine.. Meanwhile we did not sleep at a at all.

This beautiful hotel locates in the center of the town, you can walk 3 mins to the sea and many restaurants. Some of the amenties are old but understandable. Staff are so nice and warm hearted. Definitely wonderful staying.

Great location in a real hidden gem of a town. Lovely staff and great breakfast. My only complaint here is that the AC didnt work.... oh and there isnt a stand up shower. You have to squat in the tub and use the handheld wand. lolz
Reception will give you a sea-wall parking pass if you ask.

We had a mixed experience about San Biagio Relais. After our first night in the hotel, we woke up with bed bugs bites around our body. We requested to change our room for the second night, but they were unable to do it. The hotel changed our sheets and cleaned our clothes. This was a significant inconvenience on our holidays. We spent most of the first morning dealing with the staff and preparing the laundry, and we left the hotel very late on the second day because our clothes were not ready. We also risked taking bed bugs to our home as we had to stay an extra night in the infected room.
At the end of the stay, we claimed for a refund, and the hotel only provided a 10% discount. Not the type of service to expect from a four stars hotel.

On the other side, the hotel is very well located in the centre of Orbetello, close to the old town with great restaurants. Our room was cute with neo-classical furniture and air conditioning. The quality breakfast service was outstanding, especially the parma ham and the croissants filled with marmalade. The staff was very attentive and helpful.

Love / Hate relationship

I loved so much about this Hotel. The renovation of this beautiful old building is very fine and well thought through. The rooms are also lovely. The staff were most helpful and friendly, the breakfast was great.

I had a couple of issues though...no Airconditioning and my room was quite hot overnight, A cold shower, and seemed a little expensive for what and where it is.

Good option in the area

Clear, hard dichotomy btw property and service here. On one hand, a gorgeously restored and immaculately preserved renaissance palace. Lovely rooms, clean, real relais style. On the other hand the staff, although incredibly friendly and polite, has little clue about its own town: unable to recommend or book restaurants, provide advice re: parking logistics in the area, beaches etc. Low point is undoubtedly the restaurant of the hotel.

Tasteful decor in charming small town

Lovely room, sad view, shower and bath water but a trickle (virtually no cold water to mix). Despite request, no change.

Charming waiter at breakfast, but one had to look for him, and always order the same thing again. Friendly, but needs schooling.

Nice Way Stop Couple Hours North of Rome

We landed in Rome at 9 so we needed a stop, part way up the Toscany coast. This hotel was in the right geographic spot, and we arrived about 11 p.m. While the desk clerk at nights English was poor, we got everything we needed. Parking was easy, the Wifi was fine in the restaurant and the breakfast was good. Very nice room. I would definitely stop here again.

Good hotel but perhaps best to go off season

Elegant building and very friendly, helpful staff in a pleasant town in relatively undiscovered (by non-Italians) and beautiful south Tuscany coastal region. One major drawback is parking - everything in town is walking distance but car is essential to explore the area and head to the beach. Hotel car park is tiny and although sizeable municipal car parks are a stone's throw away and incredibly cheap (1 euro/day), in August the town is heaving and finding a spot is a nightmare.

I muri presentavano evidenti segni di umidità e scrostature, specialmente in prossimità dell’unità di condizionamento e dei muri perimetrali

Il bidet era praticamente inutilizzabile per via della posizione infelice e delle distanze rispetto ai muri e agli altri sanitari.

La finestra non garantiva isolamento acustico e non chiudeva in modo ermetico, rendendo il riposo impossibile a causa del rumore proveniente dalla strada, con musica e schiamazzi fino alle 4 del mattino.

Struttura molto complessa per riuscire a tenerla in ordine. Complesso interessante dal punto di vista architettonico ma molto dispersivo con zona abbandonate all'incuria (piante seccate per mancanza di acqua, intonaci scrostati dall'umidità di risalita, pitture ai muri parziali e con tonalità diverse, pavimentazioni esterne da stuccare, ecc.). La camera che ci hanno messo a disposizione è decente, ma le condizioni del bagno non sono accettabili, sia per il prezzo giornaliero pattuito sia per la classificazione dell'Hotel. Bagno cieco (privo di finestra diretta verso l'esterno e privo pure dell'aspiratore per il ricambio d'aria, che è obbligatorio per legge. La doccia è dentro la vasca da bagno con antico saliscendi con regolazione inibita, il cui getto va soprattutto fuori dal bordo vasca. Di tutto il soggiorno, direi che si salva solo l'organizzazione delle colazioni mattutine. Eccellenti le torte e i croissant di produzione propria ed il servizio al tavolo.

Unica pecca non prende il telefono e nemmeno il loro wi fi in camera a causa penso delle mura molto spesse. Osserviamo che la wi fi soprattutto nelle camere ( noi stavamo al primo piano ) non funziona e anche nella lobby funziona male.
Il bagno molto piccolo e' antiquato e non ben isolato lato doccia, per cui l' acqua fuoriusciva sul pavimento del bagno.
Buona la colazione . Mancavano però avena cereali ecc che in un quattro stelle non possono mancare ( a onor del vero c ' erano scatolette di cereali kellogs: ma non e' la stessa cosa).
Ha un potenziale maggiore di quello che sta offrendo .

Struttura molto bella e ben curata, personale generalmente molto disponibile e cortese, soprattuto in reception.
La posizione è ottima, sia per rimanere in paese che per muoversi nei dintorni, il parcheggio è a due passi (enorme, ma affollatissimo in questo periodo [agosto]) e la strada in corrispondenza dell'ingresso ha alcuni posti per consetire lo scarico e il carico dei bagagli.
Abbiamo prenotato una suite e all'arrivo ci è stata assegnata gratuitamente una suite deluxe molto più grande del previsto, aggironamento molto gradito.
Qualche problema con il funzionamento del sistema di condizionamento, che non siamo riusciti a far funzionare a piacimento (funzionava, ma impossibile regolarlo, problema condiviso con alcuni altri ospiti), ma per essere onesti non abbiamo chiesto spiegazioni al personale del hotel, nostro errore.
La campana della chiesa vicina suona alle 7.30 e sembra che sia dentro la camera, un po' fastidiosa ma tocca purtroppo sopportarla e non dipende dalal gestione..
L'unica pecca, visto il tipo di struttura e il costo del soggiorno, è la mancanza di una zona relax/SPA.
Colazione, per scelta e servizio, nella norma. Ben comprendendo che in periodo di allerta COVID-19 tutt'altra che rientrata per una struttura sia un servizio abbastanza impegnativo.

Situato nel centro storico di Orbetello questo Hotel con una ristrutturazione delle camere e piccoli accorgimenti potrebbe essere molto carino. Appena entri e vedi che metà delle piante sono secche già capisci l’attenzione alla manutenzione. Avevo soggiornato un paio di anni fa in questo albergo e le cose erano decisamente migliori. La camera la 121 si presenta con una porta di ingresso difettosa. Camera age, bagno piccolo e mal manutenuto. Materasso e cuscini non in linea con un 4 stelle. Colazione dai prodotti mediocri, buffet privo di indicazioni, non esiste una frutta offerta tagliata e pulita ma solo un cesto di frutta discutibile. Un plus la possibilità di parcheggiare in laguna con il permesso dato dalla struttura. Prima di avere la forma, il personale saluta ed è gentile, occorre la sostanza.

Pulizia tutto sommato buona, personale cordiale ma in alcuni casi poco reattivo. Presa di corrente del bagno non funzionante, presa corrente da una sila parte del letto matrimoniale.
Aperitivo con spumante evaporato e servizio lentissimo (non per colpa della cameriera che da sola doveva servire molti clienti in quel momento. Dovrebbero lavorare un po' di più per meritarsi pienamente le 4 stelle...visto che il prezzo poi è da 4L.

Attenzione alle indicazioni dell'applicazione Hote

Salve, per iniziare vorrei fare presente che cliccando sulla destinazione dell'albergo tramite l'applicazione di Hotels il navigatore ti indica la posizione nell'area pedonale controllata da telecamere con divieto di accesso perciò fare attenzione e andate nella via a sinistra e cioè a Via Dante Alighieri, 50. Fate attenzione a non seguire le indicazioni date dell'albergo dato che le da con superficialità e non in modo professionale. Se passate comunque nei varchi attivi provate a telefonare al numero che è scritto sulle tabelle del comune di Orbitello e spiegare l'errore. Forse a me così facendo non dovrebbero farmi la multa. Speriamo.

Hotel inserito in una location particolare ed affascinante. La nostra camera (una junior suite) con soppalco era veramente spaziosa e pulita. Se devo trovare un difetto devo trovarlo nel bagno in quanto dotato di vasca anziché doccia, ma questo è un parere personale. La colazione è ottima ed abbondate. Personale gentilissimo e disponibile .

L'hotel è nel centro storico quindi posizionato bene, sarebbe molto carino ma purtroppo lasciato un po' andare... i letti, a mio parere scomodi, i bagni vecchi con pressione dell'acqua quasi a zero. Avrebbe bisogno di diversi lavori di manutenzione e rinnovo... peccato. Il servizio non è male.

Albergo molto bello nel centro storico di Orbetello. Il personale davvero molto gentile, prifessionale e disponibile. Una piccola pecca secondo noi è che in un albergo di questo livello non divrebbe mancare il calzascarpe in camera e la presa per il phon in bagno. Purtroppo se sentivano bene i rumori nelle altre camere. Peccato perchè è un gran bell’hotel!

Fabulous Hotel!

When I walked into the hotel lobby I was immediately greeted with: Welcome! You must be Susan Hellewell.
That was a wonderful start. We were escorted to our room by hotel clerk who gave us the historical background of the 14C building. For me the room was breathtaking-immaculate, high ceilings 14', beautiful veneer and marble furnishings, wooden shutters that opened to reveal calming view of an old church wall. The bathroom with full bathtube was fantastic in brown marble and elegant art work.
King size bed was great!
There was also an elegant room with sofas and artworks at the end of the hall.
This was the best hotel I have ever stayed at for elegance and ambience.
