+ Nice area with lots of restaurants within walking distance and nice beach.
- We payed for sea view but got given a room where the view was blocked by a part of the building so couldn't really see the sea. Toothbrushes, toothpaste, shampoo, conditioner and body lotion weren't provided. Complimentary water bottles weren't provided. Have to pay for sunbeds on the beach each day. Door for the steam room was broken so all the steam would escape. The coffee machines for breakfast made very watery coffees. Bed was also very lumpy and uncomfortable.

The property is very beautiful and the location is perfect.

The snack bar near the beach is a nice touch for people to enjoy a drink near the beach with live music and watch the sunset.

It is pretty quiet and peaceful for a resort. Very family-oriented.

Free breakfast.

There are plenty of good restaurants around the property that are fairly cheap but amazing.

CONS:
Lacking in good service from the snack bar near the pool. Everytime we order, it takes atleast 30 minutes to come and the servers do not pay attention enough to get the orders correct.

All the amenties close too early like the pool, gym and spa.

Themed buffet is too pricey.

Second time here. Much busier than last visit. Reception very friendly and helpful. Breakfast very nice with plenty of offerings. Had buffet dinner on last night for €60 for 2 people with 1 drink each. We ordered a bottle of wine and asked how much extra we had to pay and the head waiter said he wouldn’t charge us any extra which I thought was a really nice touch and very customer focussed. Bravo
If I had anything negative to say it would be the amount of people reserving sunbeds and leaving the for hours. The hotel should maybe have some policy to remove them after a certain time as we hat to sit on the grass around the pool

The beach and grounds of the hotel are amazing. The hotel is good but needs some tlc as the rooms are in a tired state. The view from our seaview room was lovely. It was during a holiday so there were a lot of families and small children around. Breakfast was good but not great and always very busy.

We will be back!

We had a great stay and will definitely come back with friends. The resort offers a very good breakfast included in the price and the area is very nice to explore, enjoy the beach, go golfing, walk to the local towns and relax. I wish we booked for at least one more night to see more, but we have a reason to come back!

The staff were nothing but wonderful. Lovely and helpful people! However the hotel itself needed a revamp. The room we stayed in looked a little run down. Not worth the price we paid for in my opinion. Air conditioning was not working. Had some water dripping from the ceiling into our cupboard. One of my bags got soaked as I did not recognise until later one. Apart from this the staff were fantastic, friendly and welcoming too

A fabulous base!

Would recommend staying on a b&b basis if you are mobile. There are lots of fabulous restaurants a 10-15 minute walk away (or a 5 minute taxi ride). This hotel is a great base for lovely walks along the boardwalk. Staff are great, breakfast is ample and certainly covers everything. Rooms are comfortable and clean. I would stay here again.

Had a lovely 4 night stay in the Dom Joao recently. Have been before but standards are still excellent. Lots more choice for breakfast than when I last visited (quite a few years ago) and dining hall and outside are clean and well kept. Gym is well equipped and spacious, pool is lovely and room was great with a nice view of the pool and sea from the balcony. Garden area is lovely. Great location by the beach and walking distance to Alvor.

We enjoyed our stay, hotel is perfectly located - very close to s beautiful beach and walk that takes you within 15 min to the city; hotel offers good facilities, pools, gym, mini golf and has a fairly good breakfast for dinner offering. For couples with kids it's also ok, as larger rooms with garden are in the offer, one mines is- no playground on premises.

The staff were super; friendly and helpful! We had a minor maintenance issue in the room which they took care of immediately and effectively. The breakfast buffet was great, and the outdoor seating plentiful COVID precautions were taken and we felt very safe. The room is comfortable, although the shower would benefit from a small storage shelf and a grab bar for safety, as the shower floor surface is quite slippery. The bed was comfortable, but would have preferred a queen or king instead of 2 twins pushed together. The patio was spectacular! great view! Also, easy walking distance to many restaurants, pubs and beaches.

This hotel is in a beautiful setting and the inside is just as good. The only criticism I have, is that the corridors leading to the bedrooms really need to be redecorated! Orange carpet, dark wood, and a bad smell isn't going to leave a good impression. It's a shame because the rooms and the common areas in the hotel are great! Spotlessly clean. And the staff are outstanding! Would absolutely go back, even with the bedroom corridors as they are.

I love this place, the area, the beach, the pool, its location.... we come here once a year. We don't need to look for any other hotel if Alvor is where we want to relax for a week, and it usually is... I scrawl through the lists on Expedia and always always come back to this hotel. We usually get a taxi transfer from Faro airport about 45 mins. The hotel is spacious and clean, never looks tired. Room is clean and comfortable, bathroom always good size. Hotel grounds are luscious green, pool is clean and big size, lots of sun loungers, guests usually scatter around the green grounds, under the trees, or around the pool so never feels crowded. Step through the secure back gate and you are on the beautiful vast beach, great for a looooong walk after breakfast. Love the beach sidewalks too.
10 minute walk to the harbour for lots and lots of fabulous restaurants, authentic, fresh seafood, simply grilled, and reasonable prices, lovely view at sunset... You cannot beat this area for dining. Nice stroll back to the hotel, feels very very safe, no problems at all.
Taxi to Portimao is 10 euros. Great place to walk around and again the beach and restaurants are great.
Highly recommend the hotel and the area.

I spent a lovely 3 nights in Dom João with my mom. The hotel is a 10 min walk into town and steps from the beach with gorgeous gardens and pools. Our room with nice with a sea view. Overall the hotel is lovely but definitely in need of a revamp. Decor needs to be updated and the reception, dining and bar areas are in need of a facelift. But still, we had a great stay and if some money was put into the hotel we’d definitely be back

The access to a pristine and Long Beach sets this place a part from other locations on the coast and the grounds are beautiful. However, the rooms are on the small side and the beds aren’t very comfortable. The breakfast buffet has a lot to offer but is just ok. All they serve at dinner is a buffet to, no aka carts, which is disappointing when you don’t like buffers and you get in late in the evening. The rooms and building are a bit dated as well.

Nice break in Alvor

My wife and I spent 6 nights in the DJII Pestana hotel and had a lovely time. The hotel is located on the beach front - exit gate, cross boardwalk, and you are on the beach. The facilities are fine - it is not what I would call luxurious, but it is clean and has everything you need. The pool is salt water and cold, but also clean - we did not venture into the indoor spa. The room we booked was the entry level room and it was small, with a very small balcony overlooking the garden. Everything worked as expected and we had no issues. We did book a double and it turned out to be a twin - which wasn't great.
Breakfast is a buffet style with fresh fruit, cold and hot buffets, and you can have fresh omelettes and pancakes made while you wait.

The location is a nice walk into Alvor center, either via the boardwalk or the road - there is a supermarket 100 yards from the hotel too. Alvor has plenty of nice restaurants with reasonable prices - there are bars that serve standard beer for 90c, and others that serve craft beer for over 5 euros a pint, so choose wisely.

Nice place for a couple or for golfers, but not so sure my teenage boys would have had enough to entertain them.

Front desk staff were very helpful and courteous. Room and bathroom were clean. We were only there for one night and so the shower in the bathroom was adequate. There was a \"rain\" shower but it didn't rain very hard. There was also a shower attached to the bath but between us we could figure out how it could be turned on. However, this didn't spoil our stay here, the hotel was conveniently located to Alvor village and we took a taxi for 5 euros to the restaurants.
They had entertainment in the lounge/bar on Saturday night. Excellent breakfast in the morning with everything imaginable. Would recommend and will definitely stay here again.

We chose to upgrade the room and had a sea view from the top floor. The views were amazing and the small balcony had the sun from midday. The rooms are on the small size but adequate, the safe and hair dryer is a good addition. Buffet breakfast has a good selection also eggs,pancakes and omelettes can be freshly cooked. Table tennis table on site is useful.

I had a very restful 3 nights at the Dom Joao 11 hotel in a lovely sea view room. The sand excavation on the beach did not really spoil the view. Breakfast was plentiful and only let down by the poor quality fruit juices on offer. Surprising when the oranges are so plentiful in The Algarve. I was a bit concerned about the lack of parking spaces as I had to park on the main road. The cost of the stay was excellent value and I would definitely make a return trip.

This hotel is in a great location and offers excellent service. Pool area is nice and spacious and the gym isn’t sufficiently equipped to get you by while on holiday (if you’re into that).

I would say this hotel is more so for the 40+ Age group. We are in our late 20s and were in a serious minority.

Overall, great if you are 40+! However, If you are a younger couple I would suggest you stay at Pestana South Beach Hotel just 5minute walk away which is modern and caters for a younger crowd e.g 35 or younger

Hotel is not newest one, but very clean and comfortable.
The value is location - just few hundred meters from the one of the best beaches and world wide well-known scenery places.
If you have an option - take a sea view room on the 4th floor, even it's way more expensive. Gorgeous sunsets and morning views - absolutely amazing and worth that money.
Food (we had breakfast) is good and quite enough to not feeling hungry till late lunch or early dinner, so we usually had 2 meals a day. If you don't want to spend money on the launch in restaurant 10 min walk to \"intermarche\" supermarket and get a freshly grilled chicken. Local restaurants are known for fish and at least one time you should try it.

First contact with hotel via email with instant response. Very happy with the hotel in almost every detail. Upon arrival which was very late in the evening we were helped in with our luggage and very efficient booking in. The room was a cheaper one overlooked the car park and other high rise properties but not unpleasant. Some of the other room's had lovely views. The room was in need of a make over but being the end of season I would expect that would be carried out soon! Our only major concern was no tea/coffee making facilities. The restaurant had a very good range of choice for breakfast quite adequate for most people although it was the same option every day. Unfortunately the staff cooking the omelettes on our last day were not very experienced. As for the dinners and evening meals we did not try being b&b only. The indoor pool had no changing room, strange! Other facilities seemed adequate. Overall it wasn't a bad experience staying at this hotel.

Excellent hotel located just in front of the beach.
It has all facilities you can ask for, such as outdoor and indoor swimming pools, spa, etc...
The golf shop within the hotel was very helpful, they found us a nice course golf only 5 minutes away from the hotel.
The hotel itself is just 15mins walk away from the village centre where all the bars and restaurants are. Check out for the 0.90 Euro pint of beer in the pub along the way.

Great location but needs some TLC

Just stayed in this hotel with my family, and we really enjoyed our stay. The hotel is in a great location right next to the spacious golden beach, with a large swimming pool a small children's pool. The town of Alvor is a 10 minute walk away, with its beautiful marina and narrow streets with bars and restaurants.

The hotel is showing its age and really needs a complete refurbishment. Day after day, workers could be seen replacing outdoor tiles one by one. The swimming pool looks tired too, not helped by the sea water used in it. The rooms were kept very clean but some cheerful cleaners, but the rooms themselves were also lookoing a liittle tired in places, our room had a big window between the bathroom and the rest of the room, which could only be covered by blind. The spa appeared room be one of the better parts of the hotel. The restaurant looked OK but the food could have been better.

The odd member of staff were helpful but the majority didn't seem to care, especially when my son hurts himself on some slippery tiles.

Would I go there again? Only if it was bought up to date and the staff were friendly. Pestana have recently built a new hotel a short walk along the beach (Pestana South Beach), this looks a lot better and I would go there next time.

Great location for both beach and the nearby town.

Great location. Despite strong efforts to maintain standards, hotel is starting to look a bit 'tired'.

My wife and I have stayed at the Dom Joao II hotel for the past 16 years -with the exception of once when it was being refurbished - that says it all I guess

Good location, close to beach and town

We stayed 3 night at this hotel, and were very happy with everything. Even though the common areas are a bit dated, the rooms are nice and the beds are very comfortable. The breakfast is very good and includes everything. The staff is very friendly and accommodating.
The location is excellent. Right on the beach and a nice walk on the boardwalk in to Alvor.
We will definitely stay here again if we are looking for a hotel in the area.
