It was safe and clean and in a cool neighborhood. I had issues with my room and they moved me to another room since they could not fix the issues with my original room. The staff was responsive. The bed was very comfortable. There are several things that would make the room better for minimal cost - a mirror over the bathroom sink (near the outlet) so you can dry your hair would be good, for example.

My room had no heat. The temperature was 39 degrees. The front desk had no attendant. When I called the business number of the guest house, she told me she was out of town. She told me to take a room on the third floor, which was very difficult, as I have a gait disorder. There is no elevator.

I was visiting an old friend who lives in the neighborhood and he brought me a space heater for the next two nights of my 3-night stay. There was a problem finding an unused electrical outlet in my room. I did not feel safe

Shops were close . No laundry . The hair dyer was not working. The hot water ran out after one shower. No soap or shower gel or shampoo and the assortment in the shared bathroom had no shampoo and several grimy bottles of conditioner that were unusable. No heating in the room and it was a very cold night, leaving the room at 55 degrees. The sink was put together with duct tape and the bedding was torn. The extra Blanket had clumps of boogers on it. We left after one night of a two night stay . And we had the luxury room without sharing the bathroom with other guests in the standard rooms .

I was delighted to discover that the entire building is going through a renovation. My room was newly re-done, clean, and good. I'd say staying here is about expectations though. This is an affordable place to stay in a nice area that is close to the metro, restaurants, etc. I didn't see any staff after I checked in, but Etie helped me get settled by getting an ironing board and iron during check-in. Lost Sock is a great coffee house located on the far side of the metro. I didn't know we had laundry machines in the building. I didn't need that though. Again, if you want an affordable, clean, safe place to stay that's close to DC, this is for you. If you want all the amenities of a full hotel, you'll pay double to be in DC.

When I arrived, there was a notice on the door that the electricity had been shut off due to nonpayment. I called the Eden Park Guest House number, and the manager was not apologetic and instead told to me check on the power myself. I cannot speak for the conditions of the room as I decided not to stay at an accommodation without electricity.

Well located but disappointing

It’s well located for access to the metro, about 1/2 mile walk to a red line station. Several restaurants are nearby as well as a CVS and a hardware store.

Every thing seemed clean until we walked barefoot in the room and checked the bottom of our feet. The floors were only broom clean. Our feet were filthy. The mattress was noisy and spongey even with a 4 inch foam pad.

We stayed a total of seven nights. A vacated room was cleaned after the first night but no one showed up to clean or to refresh the meager supplies during the rest of our stay. The food that was available was a loaf of bread, a sleeve of ritz crackers, goldfish crackers, peanut butter, fruit spread and some snack bars. Several varieties of tea bags, along with keurig coffee pods (no decaf) and cocoa powder were also available. The trash receptacles were never emptied during our stay. It is an old house and I guess some sticky doors are not surprising. The description mentioned that laundry was a feature, but we saw no sign of it.

Overall we were very disappointed in our stay. We paid $200 per night for what seemed like the best of the 9 rooms. Ours had a private bath, but some did not.

The biggest concern was the condition of the third floor shared restroom. Two recommendations: An installed toilet paper roll and a secure water distributor on the tub. It isn’t an ideal tub for persons over 5’ tall, but one can sit and scrub satisfactorily as long as they have average flexibility. Also, an upgrade of tile on the walls and floor of the shared restroom would be ideal.

Staff is all but absentee. I only saw on person two times over my four night stay. Self Check-out.
House is not well maintained. Lots of cracks in the plaster walls and amateur repairs to unpainted wood baseboards and moldings. Lots of caulk. Room was cold as ice when I arrived. It took hours to warm up. No heat in bathroom or common dining room. Decor is all out of date and of low quality. Provisions including bath supplies are all random, full size, store bought bottles. Dining room features a toaster, but there is nothing available to toast...
Driveway and parking area was solid ice and never addressed during my stay - unsafe!

This is not your typical B&B. No host on site. The check in person was pleasant but came and went. The house was really cold. Our bedroom had separate heat so it was warm, except for the cold air coming under the door.
The bath was very small and had a very loud fan. Everything could use a coat of paint, but was clean.
The location was ideal for visiting family so it was worth the negatives.

Loved the area and the outside of the building, convenient walk to the Metro. The room itself was small with cheap/broken furniture and accessories. The bed and shower were horrible, we travel a lot and these two aspects were about the worst we have ever encountered. Never once saw a worker, very impersonable for a BnB. There were a lot of things around the room and bathroom that were in disrepair, definitely got the feeling that the only thing they care about is the bottom line. We are not picky and are willing to overlook a lot, even chalking it up to being quaint and/or quirky, but this place was just not a good experience at all! Would never go back or recommend to others!

I would like to give this property a 4.5 star if that were an option. The location was perfect for me, the house was older, but generally in good shape and clean. The major issue was check in. The reservation simply said to contact the property manager for check in information, but the only contact info given was a phone number that went to a voice mail that did not identify the number as associated with Eden Park. This caused some confusion. Once I did get in contact with the manager, she was extremely helpful and everything went smoothly after that point.

Internet, and a large sign out front of the property, say that Eden Park is a B&B. Not so. No breakfast, no coffee, no juice. No tumbler for water. The code for wifi, posted at the front desk, is wrong--I had to read the back of the router to get the right one. I never saw or heard a staff person after I checked in, and I stayed 3 nights. The facility's paint job is amateurish and the room was tiny. No place to open a suitcase except on the bed or the one chair. Choose what to block with it: access to sink, door to room, or room's only drawer. Sink was tiny and in a corner--couldn't stand in the middle and raise arms (to dry hair) without elbow hitting the wall. Seemed clean. Shower was nice and newly tiled. Only a short walk to Metro.

Nobody is around to ask questions.
It is old...the faucet in the sink needs to be tightened down. It took a very long time to get warm water.
I was the only one in the building, so I had no one to compete with to make my coffee. Very clean establishment with nice wooden floors and staircase.

There is no-one at the property and calling the number, you get a machine. The heat is not turned on in the lobby and it is only turned on in the room when you get there. The building could be very charming but is in need of repair and renovation. For instance, the bathroom walls are cracked and some are speckled, but not painted. There were missing shower curtain hangers as well as they were mix and matched. In the middle of the night we were awakened by another guest shouting for over 30 minutes. contacting the guest house got no response. When we heard a child whimpering we called the police. It was very scary.

The property was in a great location for my activities in both DC and Silver Springs. I felt safe and secure at the location and rested well at night. There were several eateries in walk distance and parking was free and easy at the front door. The room was small and a little run down and cheaply furnished. The bed groaned when we sat on it or rolled over. The wardrobe was a white fiberboard utility cabinet like i got from Lowes. In summary if you're looking for economy with solid basics, this property will do you fine.

The guest house is in a good location close to the Metro station and a quick ride into Downtown DC. Many good restaurants are located nearby in Takoma Park which is a cute area. The property itself is tidy but appears to need a deep clean and is very outdated. Staff were friendly but not present.

The room was smaller than expected, it was stifling hot when I arrived because the staff wasn’t there and no one had thought to turn in the air, no one was there to ask about how to do so, so for the first hour I was afraid I would have to leave and find other accommodations. The jet tub, which was why I wanted that room, was old, secreted and the water had a piss color to it. There was an old pizza in the mini fridge and the tv was not viewable comfortably from the bed, or the desk. The mattress wasn’t firm enough to sleep through the night. There was no breakfast in the bed and breakfast, they offered cereal bars and coffee pods, but no creamer and no sugar to be found. However, the location was ideal, within walking distance of everything I was there for. I feel like my weekend was a success in spite of the Eden House not because of it.

This is actually not a bed & breakfast since no meals are served. Since it is just lodging with no amenities it would have been nice to have a decent mattress and pillows. What I had was old, worn, and not firm or comfortable. The porch and room pictures are quite misleading. I guess it's true you do get what you pay for.

Great location but some issues

We booked due to the location being near transit and free parking. The neighbourhood was nice.

There was no one on the property we ever saw for check in and check out. The room was mostly fine. The bed was pretty hard but there was AC, a microwave, a bar fridge and a bathroom. The bathroom had almost no soap left and there was ants all over the bathtub and shower. We had to keep washing them away to use the shower. The fire alarm also repeatedly went off and no one came to help. The fire fighters were upset and said it happened often. We had no idea if it was safe to continue to stay there or what and never got any answers.

Other guests took all of the breakfast bars that were left and none were replenished in the morning. This place would have been great if there was no ants or fire alarm and enough soap or replenishing of supplies. There could be some maintenance done to the building and rooms as it’s dated. It’s a pretty substantial price not expecting some of these things.

The location and convenience to the metro is really a plus though.

Extremely quiet B&B in an adorable neighborhood/ less than 10 min walk to Red line.
What a find! Reasonably priced clean place to stay minutes from DC. The B&B was very quiet, the front desk staff/ management was very efficient: they checked us in, made sure beverage/coffee area was stocked, then we barely saw them. We had a clean, decent sized room with its own bathroom (some share bathrooms) and mini-fridge which was perfect for our needs. The surrounding neighborhood on route to the Metro, was vibrant. A ton of unique restaurants and shops lined the street. Would definitely stay here again!

It was a decent place to stay, right in town, within walking distance to many restaurants. It is an older home and the pictures of the place are old, it does not look as fresh in person. It needs some maintenance our bathroom door handle was coming loose, and the door stuck and the whole place could use some paint. It is very clean and very quiet. Due to covid there was no breakfast at this bed and breakfast but there was coffee available. If I were to ever go back to that area, I would consider staying here again.

Some indication of when staff is on hand for check in, either on their Facebook page or on the travel websites where you can book a room with them, would be helpful. Otherwise pleased with my stay.

When I arrived to Eden House I had been instructed to look for an envelope with my name, since it was quite late at night. The instructions were very clear on how to enter the building and which room was to be mine. However, the room key did not unlock the assigned room! After several phone calls to different numbers, I finally got a hold of someone who directed me to the spare set of keys.
In general, the place is very clean and definitely has a \"homey\" feel to it. A true B&B it is NOT, the bed was extremely uncomfortable and breakfast was some bread, cereal and coffee set on a table to self serve. During the 3 night stay I NEVER saw a person working there. The neighborhood is very safe, I walked to the Metro every day.

We’ve stayed at eden park guest house twice, mainly because we like Takoma Park location and restaurants, and its relative proximity to family — their neighborhood has no hotels.
3rd floor shared bathroom “shower” is a nice old footed tub, with shower head on hand-hose. tub is right under the gable ceiling, with shower curtain hung from cup hooks on ceiling, so it’s difficult to turn toward the wall if you’re tall and have a big belly.
We used the 2nd floor shared bathroom after that 1st night. Much easier.
Both bathrooms, like the entire house, were very clean.
Safari room was comfortable and pleasant also very clean.
We stay here mainly because we like Takoma Park.
Our previous visit we stayed in Trezilla on 2nd floor with private bath, and were very happy with it, too.

They call themselves a Bed & Breakfast but the breakfast is a box of cereal and grocery bagels. I call that a basic continental breakfast. Misleading. No room service, you make your own bed and use the same towels for the length of your stay. Never saw a staff person in the 5 days we were there. The sheets were clean, Thank God. The location of the house is great, walking distance to cafes & restaurants. Nothing very special here, just a Bed in on old house.

After reading some of the reviews, I was a little apprehensive about our stay, but we found the Guest House to be very charming, nicely set up, well cared for, and we enjoyed our stay.
The only problem we encountered was that we had very tiny ants visit us (we did eat in the room). We suggest boric acid mixed with mint jelly on wax paper placed under the dresser. Takes care of the problem in about 24 hours. Repeat as necessary.
We really enjoyed our stay in this charming guest house. We only ate breakfast the first morning and it was just fine. No hot foods, but great as a continental-style breakfast.

I stayed at your establishment on the 7th and 8th of July 2019. I made the reservations through Expedia.com for the 7th through the 9th. I was told you had double book the room I was staying in and I would have to relocate as I moved in to my room. The desk lady said her manager was supposed to call or email me about the issue. I got no notification from the manager. Shared with desk lady I would check out Tuesday morning at that point and made it clear that was the plan. Tuesday morning came and I told her I was ready to check out she said ok and vanished. I had to call her on the phone to come out of her room so I could sign out and get a receipt for the bill. She informed me she wasn’t able to check me out properly and that the manager had to do that. I asked if she could email me the receipt and she asked for my email address. I wrote it down and gave it to her. When I got home on 9th of July I had a voice mail from Eden Park saying they could not get my email address to work. On the 10th of July I called Eden House and talked to the same desk lady, I apologized for them not being able to read the email address I printed for them and was prepared to share it again. However, now they want snail mail request for a receipt. A receipt to complete a business transaction is standard; if you don’t have staff that can complete the task then you need better staff.

For a cheap place to stay, the cleanliness was as expected, not great, but to be expected. Mattress was terrible -- one bed so soft you felt the springs, the other as hard as a rock. Breakfast was disappointing. Nothing would have been better than the basic white bread that was available (with toaster, peanut butter, jam, and butter). The first morning there were bagels, but after that the same two loaves of bread came out, cold from the fridge. The tea was all decaf.

This was a nice place to stay with an excellent location in the heart of Takoma Park. Less than 10 minutes walk to the metro and access to all of DC. Price was good for the room which was basic but nice. My only issue is that the shared bathroom was not cleaned by staff during my multi-day stay. I would expect a shared bathroom to be cleaned every single day as a basic level of service.

The place I booked was a family run bed and breakfast place as opposed to a hotel. When I arrived there, the place was locked up; no one answered the door or answered the phone number posted outside the hotel on its sign, and it took a couple of hours to get things straightened out. It turns out that the property owner was detained, but this person should have had a backup, and Orbitz should have a separate set of instructions for people who stay at places such as these-- customers need to make phone contact with proprietors and confirm time of arrival, since these places are not run like hotels, which are staffed pretty much 24/7.
