The property is in a quiet location not far from town. Down side is dated furniture and outlook. Requires uplift and cleaning, Perhaps was a 4 start years back wouldn't rate it as such now may be 2. Adequate and friendly staff, though sometimes language barrier.

The place has great potential. A few things can be improved to make it better. The breakfast is basic, there is less things to eat each day. The food at restaurants is overcharged based on what you can find at nearby and better restaurants.
Room are comfortable but amenities in room is lacking.. eg: there was only 2 hangers. Sanitary equipment is very old and outdated in bathrooms etc. The few improvements can give the place a better reputation and attract more customers.

Disappointing non-stay

Was brought to the hotel and asked to pay for the transport which they did not say how much before the transport.

Then they told us they are full and sent us to another hotel which I paid for that hotel and asked for them to make sure hotels.com does not charge me. Did not do that for me.

Poor management and support.

The balcony was so nice to have. The outdoor music was quite loud while I was in my room. The dining was so nice open to the outdoors. The service was more than perfect!

I think this property has recently changed ownership or management since we last stayed there in 2017. It’s poorly run, terrible
Management. The pictures on this site are misleading are not what the place looks like. Their rooms were nasty, mold in the showers, poor drainage, unvaccumed rooms. It was just a terrible experience.

good bones, good staff, bathroom updates suggested

This hotel is tucked away in a quiet residential area. It was ideal for adjusting to the time change. It does require taxis to head to any points of interest. The food was good, and the staff was very kind and helpful. Our room needed updating (particularly the bathroom) but was very spacious and we had a beautiful view of the Rwandan hills.

Some amazing photoshop done on the photos... place is falling apart, from shower heads to doorknobs... few staying here so while the staff were friendly, they hover around and watch your every move, impossible to relax. Does not match the price, 40 bucks maximum, even in Kigali. I left early. Beware the reviews, take a glance and you’ll see some patterns that arise suspicions of how genuine they are.

Dated and overpriced.

This hotel is so overrated. It's old and dumpy, although the beds were clean and comfortable and the staff were extremely friendly. In general though, the rooms are old and smell musty. There's no working elevator so you have to take mazes of stairs to the rooms. My first room had a leak in the ceiling which led to dripping all night. The shower was also spraying into the room. There are like 5-6 restaurants and bars in the place, but almost all empty except for 1-2 people. It may have been glorious back in the day, but now it's dated and overpriced.

Pleasant hotel with friendly staff and good facilities. Has a variety of pretty nice restaurants and a pleasant garden. The double bed in the suite was the biggest I have ever seen. Carpet in the hallways could need a revamp here and there, but over all this place is in pretty good shape.

There was a sewage problem and the whole hotel stank,when we said we wanted to more out the hotel refuse to give us a refund, they upgraded us to a better room, but the whole hotel stank.

On business for one week

My first impression from outside was \"the neighbourhood\". It is set in a residential area. There was some kind of small party going on at the drop-off point with a number of men gathered round, The staff member came over and greeted me, immediately shuffled off with my bags. The staff from that point until my departure were nothing but 4 star quality. They really tried to make everything perfect. My room was eclectic, but clean. The bed was comfortable even after a week. The only problem was at night, there was not any hot water.. In the morning, the hot water did finally appear after running for several minutes, not really sure how far the heater was from my room. I had the breakfast buffet each morning, it was nice. Always fresh fruit, breads, even supper left overs, and made to order omletes, enough variety for all tastes. I was able to have a few dinners there, I found them quite nice. Again you could see the effort put forth. The wi-fi was hit and miss, but anywhere in Africa has the same problem. Swimming pool is nice and inviting, well kept. The temps for me were too cold, but some of the northern guests enjoyed a dip. Overall, the location of where in the world the Manor is situated, this was not an unpleasant experience by far. I look forward to staying with them again, (make sure to have the African Chai Tea, it's lovely!)

Needs maintenance

Property is tired - elevator never worked the 4 days we were there. Shower was just a trickle, bathroom lighting poor, no bench space in bathroom. Very loud disco music in lobby when we checked in. Could be a nice property but needs maintenance.

Once the construction is finished probably the place to stay. Friendly Reception with Nadia to be commended for her relentless efforts to make my stay a success. Three different restaurants from which you can order without moving to other venues is a first.

Not a business hotel.

The best things about this hotel are the quiet neighbourhood and the staff are excellent. The downside is related to the fact that there is almost always music coming from the poolside area and restaurants, including a bar and live band. The nicer rooms all face this area so I slept with earplugs the whole time. Also, I chose the hotel because there was a well equipped gym but it was under renovation, so I don't feel that I got what I paid for.

A lovely time.

My husband and I enjoyed our stay at the Manor. It is not often I get to visit Rwanda but I enjoy it throughly ever time I go. The breakfast omlette is delicious as well as the coffee. We also enjoyed the Chinese food at Silk very much, we also asked the chef to make some traditional Rwandan food and that too was super yum. The staff is sweet and caring, a real compliment to the culture. To write one complaint I wish that the hotel would of been closer to the heart of town (but just a 20min ride w traffic). But the peaceful environment and landscape made up for the distance. I suggest the Manor.

Good hotel with comfy beds and a huge bath-tub. While breakfast, included in the room rate, is mediocre the 3 restaurants on the premises are excellent. The girls at the front desk were helpful and the staff in general was good. A little expensive. Only issue was the location - it is not close to downtown and it is expensive to get into town. Getting back is cheaper as you are not hostage to the hotel cab. Good wifi and limited channels.

Pleasantly surprised

This is a good hotel. I had read bad reviews and was a little bit afraid of what I was going to find. However, I was pleasantly surprised. The room was very clean and in good condition (except for a hole in the bed cover) and the staff was very nice. The food was not so good, though. The breakfast food was tasteless and cold. I would come back to this hotel if I ever came back to Kigali ...however, I would eat breakfast somewhere else!

William and Selma at the front desk, Bernard at breakfast service among numerous others provided outstanding service with a great attitude! My company had an impromptu gathering with little notice and the hotel was most accommodating. The views are spectacular and the food is great!

Not bad, but not worth the price.

For a hotel that costs over $200USD per night, you would expect things to be perfect. The room was clean but the bed was firm to the point of feeling like a box spring. The AC did work so that was good. However, the inter-net did not work, my TV remote did not work nor did my scale in my room. There are also some build quality issues with the hotel as well as I took a shower and the door leaked resulting in water over a good part of the bathroom floor and 2 inches of standing water in the shower. At the other end of the shower in the highest part is where the drain was, completely dry. I must say that I was impressed with the hotel gym. One of the best I have seen anywhere. Overall, not a bad experience but certainly not what you pay for.

Great stay

Situated on a hill that overlooks Kigali (i.e. Kigali is 20 minutes away), The Manor is a newish small hotel with a pleasing poolside terrace and three restaurants. The Indian restaurant was phenomenal! The room is big, the beds comfortable and the bathroom has a shower and bathtub. Overall great stay.

To be fair, the hotel has a beautiful view over Kigali and I didn't stay anywhere else in Kigali so I can't compare. The outdoor spaces by the pool and the Indian restaurant are very nice. The Indian restaurant food was also very good. The waiter took time to recommend a dish that I really liked. The staff (other than one desk attendant) went out of their way to say \"Hello\" and provide good service. It had a gym which was better than average.

However - I had to walk through the Chinese restaurant to get to my room which looked directly into the alley where the staff takes their breaks. It smelled like I was sleeping in the Chinese restaurant kitchen. The bathroom had mold growing over the ceiling. When not smelling like a Chinese kitchen, the room smelled like the inside of an old shoe. The carpeting in the hallway squished (?!).

I would recommend this hotel for visitors to Kigali. It is well priced, clean, neat and the service was very good all-round. Slightly tricky to find, but a good taxi-driver should know where it is. Great choice of restaurants from Italian to Indian.

A wonderful experience

Our daughter is in the Peace Corps in Rwanda and we spent three days at the Manor Hotel as a getaway for her and a chance to visit with her. The hotel exceeded our expectations. The staff was courteous and helpful. The meals at the hotel restaurants were delicious and servings were large. The room was large and clean with a personal remote for the air conditioner in our room. The bed was huge -- and extremely comfortable.

Not ready for Prime Time

The unfortunate thing about this hotel is that the people who own it do not really know how to run it.

We booked three rooms of the same class. The three rooms were dramatically different in quality of view and size and orientation. They were up three flights of stairs from the hotel entrance, through the back of a restaurant (food was not bad though), following the directions to the \"rest rooms\" and the elevator did not work. The phones in the room would ring but could not be answered. The bathrooms were large and elegantly appointed, but did not work consistently. One morning the shower produced only very, very hot water ... forever. The previous day - no hot water for ten minutes or so. The next night the toilet would not stop running and the airconditioner when running sounded like a jet airplane engine. The lighting was rather dramatic but inadequate because of a burned out bulb, which the front desk indicated that they could not replace. Room service was a real frustration and the front desk did not know at check out that Expedia had already prepaid the three rooms we booked. After much discussion, the matter was resolved..... Check out itself took half an hour.

It is a real shame that this hotel is as we found it. The area is beautiful. The building is quite handsome. The people were more than nice ... just nothing worked as it should have. We hope that things improve, but until then we will stay elsewhere in Kigali. We wish them the best.
