I reserved two queen bed rooms for Aug 3,4,& 5 of 2025. During that entire time the pool was not working and under repair.
I feel a partial refund is due too me for loss of this recreational activity during my stay . I paid $1711.72 for these two rooms and feel that my visit was severly limited by not being able to use the pool or the pool area.

You can’t beat the beauty of the Maine coast. The hotel was a fun, family place but very overpriced.
For $450 /night plus a high resort fee, we got a tiny room, a minuscule bathroom with a shower/tup that did not drain effectively, and a super soft mattress.
However, the pool, kayaks, bikes , very kind staff, and the super beautiful view made it worth it!

The property and rooms were wonderful and the resort would have gotten an excellent rating from us, except for the food; the kitchen was understaffed we ended up having to order our dinner food to go and it still took an hour, and then there was breakfast, had better breakfasts at a roadside motel, need to look up what a \"frittata\" actually is and it could have been tolerable but it was not included in the expensive room and cost for 4 of us over a $100 for a lousy buffet.

Showed signs of age. Worn handrails, weeds, paint missing, rust on exposed pipes. Missing bags/corn hole items. Open wifi, so insecure. Maids closet open all night. No hot water in entire main building. No notice or explanation. I looked for a tech. Found a fuel oil truck pulling in and starting to pump in oil. Since not heating season, likely ran out of fuel for hot water. Asked desk to have manager contact me and emailed also. No reply. No opportunity to shower before checkout. Also saw a guest allow his dog in the hot tub by the pool. Classy.

To be honest we stayed in the light house and some other guests were partying above us until after 1:00 AM and my wife and I got very little sleep! I did contact the front desk and they stopped down to tell them to stop at around 11:00 but never returned and they never stopped they only got louder! Felt threatened by the group outside our room door! Worst night ever!

Bad experience. After realizing we’d been attacked by bedbugs, not mosquitoes, we contacted the hotel to inform them. They never got back to us. Expedia then contacted them and the hotel refused to refund us. The pool was in a lovely location but unclean with a thick greasy film covering the surface of the water. The quality of the room was very poor, it seemed like carpet was laid over a rocky dirt floor, very uneven and unsafe for anyone with balance issues. Breakfast was quite expensive and the food unappetizing. The only positive thing was very friendly wonderful staff.

My husband and I threw caution to the wind to take a little vacation from our home in Texas. Neither of us had ever been to Maine and wanted a break from the heat. He booked the plane tickets. I was in charge of accommodations. I, sight unseen, researched things to do and places to stay. The Sebasco Harbor Resort popped up within my price range and with enough stars to make me feel confident in my choice. I expected an older location which had probably seen it's better days, but was still clean and comfortable. What we got when we arrived was so much more! This place is fantastic! Secluded and quiet. Charming-the main lodge-OMG! Beautiful room. Every detail thought of down to the mini fridge, comfortable bedding and complimentary soaps and shampoos. The sitting rooms at both ends of the main floor made this place even more charming. All kinds of relaxing, beautiful seating-- everything from wicker chaise lounges to old fashioned rocking chairs-- all with a view of the grounds and water. I could have hung out in one of these rooms the entire weekend. The incredible staff made it feel like home away from home. I real throw back to the summer vacations we have all seen in movies and read about in the northeastern United States. The next time I am looking for rest and relaxation and find myself in this part of the United States, you can bet I will be staying here!

Great little resort w/ fun stuff to do, bikes, golf, canoes, paddle boats, tennis etc. The old school game room including candlestick bowling lanes was a highlight. Restaurant and Pub had good food and drinks. Friendly and helpful staff. Light House ocean view room was awesome. Tastefully updated decor and comfortable bedding. Only downside was a very weak \"included breakfast\". Coffee wasn't great, and only cold options and pastries. Unfortunately, I feel you would need to go off resort to get a proper breakfast.... I would definitely stay here again for a few days in spring/summer time.

Stayed in the Main Lodge. Building is dated. Entry door to the room stuck. Bath door didn't close completely. View from deck not as expected. Room in dire need of renovation. Common areas of building looked good. Parking an issue. Had to drive a golf path to the building, unload and then park away from the Main Lodge. Not convenient at all. On the plus side, Staff couldn't have been nicer

But the front desk had some organizational problems: key card for room did not work and the view was not the same as advertised on Expedia / Sebasco website. I was moved to another room -- with the view that I had paid for -- on the 2nd day, but the room was not ready for over an hour after I was told it would be. Staff were nice but unorganized.

Our accommodations in the lighthouse were better than expected, it had a cabin feel without the cabin look. The views were spectacular. I would definitely come here again..

Our annual moms’ trip was a complete delight in this gem of a place in Phippsburg. From riding a bike to sitting by the pool to having a delicious meal by the water, we had a great time.

The resort grounds were beautiful. The room was a decent size but smelled strongly of dogs (even the bedding), even though dogs were not allowed. We were guessing a previous guest might have had a support animal. There was no carpeting, though, so we thought the smell should have been easy to remove. There was NO free breakfast despite the description. The restaurant (again, not free) and swimming area were not near the building where we slept but down one of the roads in the resort. The fire alarm went off for no reason, and checkout was early (10:30). The front desk staff was very friendly but WAY overworked, running all over the resort handling things. Parking was in a lot away from the building.

Nice old school coastal resort. Could use some updating and fine tuning like wooden doors that should close, flower beds out of control, tell people to bring back bicycles that are littered everywhere, etc. Gotta say that the bacon for breakfast was the best I have ever had at a hotel.

A remote, classic New England seaside resort. Relax the day away on the wrap around screened in room, lounge on a wicker chaise or rock on a rocking chair, before or after 9-hole golf. Enjoy trips to nearby villages: Bath, Brunswick, or Freeport (22-48 mins drive away) or a day trip to Portland (1 hrs drive). Visit nearby oyster farms for tours and shucking classes. Ride a bike to eat well nearby at Anna’s Water Edge (very good), enjoy the whole lobster while taking in the incredible view, especially at sunset. Ride to Popham Beach for a long stroll and lobster dinner at Spinney’s, don’t miss the strawberry rhubarb pie ala mode. Evenings enjoy candlestick bowling, board games or a late dip in the outdoor swimming pool. Days end early (dinner by 6:30 or 7:00) and begin early, morning sunrise comes streaming in early in the height of the summer season. Overall: Good for extended family vacations

It was really disappointing that the only night we were there was Tuesday and everything was closed. All of the on-site facilities like for eating and drinking we’re closed. Also, the close by restaurants were closed and we had to go to bath for dinner. Also, if you stay in the main lodge, there is no elevator to get you to another floor so you have to carry your luggage of the stairs.

I loved everything about this resort and will stay again. My only issue - part of the decision to book had to do with the pool which I was not aware was going to be closed when we arrived. Something the clerk told us had to do with a legal issue. They reopened it 2 days after we left. Had I known that ahead of time I would have opted to save money this time until the pool reopened. I wish I had been notified. However, the resort was excellent, the room was the cleanest hotel room I have been in, the grounds beautiful, and had the best game room I have ever seen. The restaurant had great food. The breakfast was so-so but thats not why we were there. But please, keep the pool open!

This is a nice property in a x DC Venice part of the Maine coast. It has a long going on for it in terms of amenities and easy access to water activities and golf. But he property needs a serious update as it is dated. The staff was very helpful and cheerful and amply made up for any shortcomings.

We have come to Sebasco for years and I love it there. This time earlier in the season it felt slightly different. Pool was not open and we had not been informed it would not be. Families literally fled Monday from this place. Checked out early to find somewhere else to stay. I really wanted to love it here, but this was a failure after failure after failure and I was not the only one. Not what was advertised. Not what was priced. This is a beautiful, underutilized property with a day staff that is completely unsupported by management and absolutely no discretion, attention, communication, or direction. Lackluster management. Unavailable. The pool was closed. The kayaks were unavailable. The restaurant had limited hours. This was priced and marketed as a luxury resort, but really, a KOA would be better. Save your money. Or try Bailey Island. Or just wait until they hire a real managerial staff and figure out what they're doing. The previous owner is rolling in his grave. This place will be lucky to see 2024. Also, OSHA violations left and right. Unsafe. Didn't even know there was an active fire alarm and fire response team on their own property (directly in sight of the office). I could go on, but they've already received a five page letter, so just trust me - skip Sebasco, you'll thank yourselves later. This place is an accident waiting to happen and the property management is not local. It's a foreign limited liability company with figureheads that aren't even real people and no one on staff even knows who to talk to. If their own employees can't figure out who they are, how far do you think you'll get?

Stayed for two nights with my husband at the main lodge. Property looked outdated and worn. Our bedroom was clean but the door to the bathroom didn’t close, the drain of the tub was clogged with a lot of long hair which I discovered when trying to figure out why the water wasn’t draining and we didn’t have any warm water in our bathroom on the first morning. This issue was fixed when we returned to the hotel in the evening.

Opened the door and thought this is pretty. Looks like a hotel room, but ok. Then we walked into the bathroom. Eek. After a closer look at the room itself there are several things that could be easily fixed, cleaned, or set up to make this place more appealing. The clock was in the drawer. The microwave was flashing press clock. The phone is not plugged in. There is some dust, dirt, mold, and mildew. Cabinets have been painted over with cheap white paint that allows the wood knots to bleed through making it look dirty. The bed is very comfortable as were the pillows and the chairs. Light doesn't work over table. Shower looks gross. We wore sandals in it. Tv picture had diagonal lines through it. Great view out the windows facing the water, but remember the fog comes in around 6pm. Resort has lots of things to do at it, but we didn't have any time to try them.

A step back in time but with modern conviences! Our room was lively woth a large bathroom. Room had a coffee maker, refrig and microwave. Pool area and deck are newly renovated. We had dinner and drinks at the restaurant and the views and food were great. Front desk was helpful and the grounds are lovely to walk. The best was the recreational center. We had a lovely time at this beautiful location. The old school games room with duck pin bowling was charming. The staff, new to the job, were friendly and anxious to please. The rooms and grounds were fabulous, as was the view. The pool was not open and the kayaks were not available, which was disappointing. It rained a good bit, so we couldn’t have used them anyway. The golf course looked well maintained with a gorgeous backdrop. A great place for a multi-generational family trip or a couples get away.

Breakfast was a high price for what you would get for free in a chain hotel. Nothing special about it. I just wish a few select hotels would begin to break away from the plastic wrapped butter sauce etc.

We only stayed one night, but could easily spend several! There are a lot of free activities included, like canoes, bowling, corn hole, games and bikes all on site. Also a golf course is available. Lots of little cabins and then the main house with a huge screened in porch and lots of sitting areas. Think Dirty Dancing resort. Right on water. Only downer was the breakfast buffet. $22 each for what you get for free at any budget hotel.

The resort was great, there were a couple things they could improve on one being a place to get rid of dirty towels since there is no maid service. The bathroom mirror was so high I could only see my forehead. Our fire alarm went off about 4 times and not once did I see a staff member as we were evacuating. I thought that was strange. Overall it’s a really neat place we missed most of the activities due to the season end. I would definitely go back.
