The room itself is big and beautiful. Location awesome restaurants taxi beach everything is close. Conditioner was working in both rooms The property itself needs some maintenance. For example elevator is not working, but the customer service is excellent. We had our phone and locker not working so we had to move to different room and no problem, we got even better room for the money we paid. I think it’s fair. I’ll get this hotel on my next visit for sure and I hope elevator will work

Avoid This Hotel – Misleading and Run Down

This property was nothing like the photos or glowing reviews suggest — honestly, I suspect many of those reviews are fake. We booked four nights but left after just one because the conditions were so bad.

The entire hotel is in disrepair: broken outdoor lights, an elevator that looked abandoned, peeling laminate floors, shelving falling off the walls, and lobby/lounge chairs full of holes. Our room had black mold in the shower, a broken safe (which they actually charge daily to use), and a queen bed with only a single-sized blanket. The so-called “sea view” overlooked a sewage treatment facility and piles of junk.

The “beach club” was worse — dirty with cigarette butts everywhere, blasting loud rap music, and a rental agent ready to overcharge for access.

On the positive side, the manager and staff were kind, but he admitted he couldn’t issue a refund. Hotels.com wasn’t much help either.

I realize standards vary across cultures, but this property is a disappointment by any measure. I would strongly advise avoiding it.

First, the great, the service was amazing. I can't find the card of the two gentlemen that went above and beyond, but anything we wanted they took care of. Second, the location was great. Right on top of the beach, great view, waking distance from excellent restaurants and a grocery store in the main floor. The breakfast was incredible and with the price.

We were seriously jetlagged coming from the U.S. Unfortunately, our rooms kept having electrical issues, so they upgraded us, then switched us a few times. It took a day to fix it, but finally, we could run the AC without the power shutting off.

The rooms are HUGE. Some are quieter than others, but I didn't have issues sleeping due to noise. In one room, with two beds, we were either freezing in one bed or hot in the other depending on if the mini split blew in you or not. The beds were hard and they didn't really have blankets. They were more like a tiny heavy sheet.

The view from the room was wonderful.

The beach had free umbrellas. The hotel does not provide beach chairs or towels. We chose to pay for the private beach club downstairs (with the loud music.) BEWARE The Beach Club attendant will try to rip you off.

It’s what you would expect, rooms are enormous for the price and view is incredible, I stayed there for 2 nights, I was visiting Ephesus and its convenient location was nice. Hotel employees little too friendly tho, they were talking non stop and you would wanna escape eventually but overall nice stay. Hotel rooms are not the cleanest but it’s not like it’s dirty just feels like a home. But I would expect tidy cleaning from a hotel usually but for the price it’s aight

Spacious suite with comfortable beds. The hotel is really run down. Only one shower worked. Towels were old and not enough for a family of four. I asked for more towels and the receptionist refused to give us more! The rooms were dirty and had to wear shoes as the floors were not adequately clean. The hotel common areas were absolutely filthy.
The staff were far from friendly or helpful. For the amount of money we paid we paid, this was a total rip off. Stay clear from this hotel.

Hidden paradise

Hotel location is just perfect for a quiet stay right on the beach! We had a Deniz standard room, but nothing was standard - the room was just huge, well furnished, climate controlled, comfortable bed, a spacious walk in shower and a huge balcony offering an unforgettable view of the sunsets! Hotel manager Mr. Sabri went far and beyond to situate us in a room and make us feel home during our stay. The lobby and walkways are all welcome you with flowering pots, so you feel walking through some paradise. There a few dining options and a fresh bakery shop on ground and around. The Ladies Beach was not crowded, safe for small children, good for experienced swimmers and even offered options for some water sports activities. I would definitely recommend this hotel for travelers who enjoy quiet nights on the water.

We had a plumbing issue in our bathroom. They, unfortunately, tried to pass it off as fixed and it happened again and it was a complete waste of time. I also work remotely and the internet was not reliable at all. They tried to blame this on the number of guests at the hotel, which is an unacceptable reason in my opinion in 2022.

I had stayed here before, twice and it was better, then (1 year ago and 2 years ago). It seems that they did not have enough staff to maintain the grounds properly. It is a very nice location and the rooms are quite nice and large. The bathrooms could use an update.
If the management increases the staff and improves the conditions, it could be nice again. - Currently would not recommend it, unfortunately.

Couple holiday 1st time in area

First time to Kusadasi area, our room was huge and in an ok condition but you get what you pay for. Even though you have a kettle in your room there was not tea/coffee or sugar. We took our own tea bags anyway. Room cleaned every other day.
Did have a small problem with a dog that was kept at the hotel heard it once barking at 3:30am and early morning around 6 and 7 I did complain about it and sort of rectified. As the property didn't have a pool we asked the Hotel next door think it was called the AYMA if we could have access to there pool, it cost us 100 lira each which was good. All in all a lovely stay.

I booked a connection suite for my guests. A family of four with two grown up children. Instead they gave them a large triple room and refused to change their room. When we asked an extra room they asked extra money for that and asked a higher fee than their online internet fees. So I had to book it through expedia. The hotel was in bad condition without any or very little maintenance. There were old beds around. My clients said there was a bad sewage smell. The beach was crowded. The hotel is in a commercial center where there are other businesses. Elevator bultons did not work.

The hotel is in a great location and view of adjacent Ladies Beach. However, the hotel is pretty run down and in fact the front of the hotel nearest the beach looks like it was literally hit by a bomb and falling apart. Our room was ok with a great view but again was pretty run down and in need of a little TLC.

A Little Underwhelming

+ Lots of parking, large apartment, great location close to beach, bars and restaurants and staff were helpful.
- Terrible internet service, kitchen had virtually no dinnerware, cups glasses, cutlery etc, tv’s didn’t work although I just gave up and didn’t even bother contacting reception to fix the problem. Murphy beds are not Murphy beds they are old and uncomfortable fold up beds. The whole exterior needs a good clean and update, it’s old and tired.

Nice and spacious apt but hot water was an issue

It is nice and quite spacious apartment and sea facing but i am surprised that two stove was not working and when we feedback to hotel receptionist, he told me that it is like that only. If they know then why r they not repairing? . There was no hot water coming in the apartment even during winter, hotel staff came and spent 1 hour but still no hot waiter coming. We requested to shift us into another apartment but they told us they do not have similar apartment. At the end they opened us another room for us to take shower. The apartment is equipped with kitchen but utensils provided less for us to use. Anyway it was just for one night stay but hotel management look into it.

What we didnot like is the hotel policy of not making the beds, changing the sheets and/or cleaning the room&bathroom for 2 days. We were staying for only two days anyway, so we didnot have any service at all. Otherwise it is OK.

This property has the best location, right at the beginning of Ladies Beach, however, it the property is dirty everywhere. Corridors are dark, dirty or smelly one or the other. Lighting is poor everywhere. Our room upon arrival was not properly cleaned and stenched of cigarette smoke, even though it said non smoking. The bathroom was dirty and floor had sand stains everywhere. I immediately requested a room change. In the new room, the floors were clean but the shower had black mold stains on the grout, the toilet bowl stained with idk what. The towels didnt feel fresh and clean. They clean every other day. I had hot water sometimes and this was a hit or miss. Kusadasi is beautiful, but this hotel may have ruined my impression of a great old town.

Perfectly located right near Ladies Beach (2mins walk). Hotel is perfect for family with young kids, especially if staying in a suite that has a living room and a joining bedroom. Staff are friendly and so accommodating. Town less than 10mins bus ride, with bus stop literally across the road. Surprisingly the bus service was excellent and so frequent and stop wherever you want. Highly recommend.

Booking-in was handled by a disinterested lady. Underground parking is shoddy and not secure but served its purpose. Room was huge, clean, but impersonal. However, we were only looking for a place to sleep so it was as expected. Very reasonably priced and we got what we paid for. Would stay there again but in a room with a sea-view.

Convenient parking downstairs from the hotel. The room was huge, very modern, clean and comfortable. The neighborhood is not upscale, but we had a beautiful sunset walk and the local restaurants are excellent and very reasonable priced.

Perfectly located beautiful property

This is the best and latest property located at the ladies beach. The location of the hotel is so good with a grocery store right there in the hotel and a bus stop, right in front of the hotel, the best way to get to the city centre.
The ambience of the hotel gives a feel of a resort (though without a pool and a beach very close to it). Friendly and helpful staff to make it all the more pleasant.
Would love to go to Kusadasi again and stay in the same hotel.

The cleaning staff were always polite and friendly but the office staff walked around like they were royalty. Not so much as a good morning or friendly smile when they passed. Nice Hotel at Ladies Beach

The room was large and well appointed, however the construction quality was not quite up to North American standards, with a gap between the doors and door frames, a leaky toilet and an unpredictable shower. The rooms are not cleaned daily, although I believe you can pay for the service. The balcony was large and the view of the sea was beautiful. We were there a week before the season really started and the weather was cooler than normal so walking around the area was not high on the list. Most of the businesses and restaurants were closed but the 2 places we did eat at were good. The front desk staff were friendly and helpful. If you are wanting to stay at Ladies Beach then this is a great place, but if you are staying here as a base to going to see Ephesus and the other sights in the area, we would recommend staying in Selcuk.

Büyüklüğe sahip. Gerçekten geniş bir
Oda. İki klima var ancak oldukça soğuk bir geceye denk geldiğimiz için yetmediler. Otelin bulunduğu bina bir mini alışveriş yeri gibi ama çok bakımsız. Merdivenler pis, alt kattaki otopark korku filmi gibi. Kış olması sebebi ile hem boş hem karanlık, hem de bakımsız. Penceren görünen inşaat atıkları, yıkıntılar vs var. Çok güzel olabilecek bir yer aslında. Bir köşesinde iki tane birden restoran/meyhane var. Diğer köşesi Migros. Yazın daha hareketlidir ve dilerim daha bakımlıdır. Oda da sıcak su problemi de var gene kış nedeniyle sanırım yeterli ısı yoktu. Tekrar gelmeyeceğim bir otel ama biraz özenirlerse detaylara ve özellikle çevre temizliğine çok daha iyi olabilir.

Slitet hotell med bra läge. Dock ingen egen strand, trots att hotellet ligger på stranden. Tomma outhyrda ytor och slitna väggar, lampor saknas och hissen fungerar inte. Dock kompenseras det till viss del av trevlig och hjälpsam personal och ok frukost, om du har betalat extra för det.

Tek sorun dışarıya açılan kapılar kapatılırken ve açılırken çok ses yapıyordu. Yan oda kapıyı hareket ettirdiğinde sesi duyuyorduk ve temizlik 2 günde 1 idi. Her gün olması lazım. Hizmete göre pahalıydı otel.

De kamer die wij hadden was heel ruim voor een mooie prijs. De service die ze verlenen is heel goed, ze helpen je overal mee en zijn heel vriendelijk. De locatie is ook echt top want het zit op 5 a 10 min lopen van het strand.

Das schlimmste Hotel plus Personal, das ich jemals betreten habe.
Wir haben eine der Suiten Online gebucht. Als wir ankamen baten wir vor Check-In darum, das Zimmer sehen zu dürfen. Die Suit war in einem schrecklichen Zustand. Um nur einige der Punkt zu nennen, das Zimmer war verunreinigt, der Toilettendeckel war lose und wackelte an der Toilette herum, die Badezimmer hatten Schimmel und sonstige Unreinheiten.
Wir haben uns auch ein anderes Zimmer (in dem bereits Bekannte eingecheckt hatten) angesehen. Dieses war ebenfalls verschmutzt, schimmelig und den hohen Preis einfach nicht Wert.
Wir haben die Rezeption um eine Rückerstattung gebeten, welche diese Vehement ablehnten. Sie boten uns für eine Nacht ein anderes Zimmer an, welches nicht der von uns bezahlten Preisklasse entsprach, was wir ablehnten. Wir sahen nicht ein, einzuchecken ohne ein dem Preis gerechten Zimmer.
Das Personal war unverschämt, unhöflich und frech. Nach der Bitte um ein Gespräch mit dem Management wurde uns gesagt, dass dieses nicht erreichbar sei. Nach mehrerem nachfragen änderte sich dies nicht. (Was machen die denn, im Falle eines Notfalls!?)
Der Parkplatz war für jeden Zugänglich. Außerdem sollten wir einfach ein fremdes Auto zuparken, ohne Rücksicht darauf zu nehmen.
Der Service war ebenfalls eine 0/10. Wie wir bei unseren Bekannten live mit erleben durften, werden bitten nach neuen Handtüchern oder Toilettenpapier, etc. wenn überhaupt erst nach mehreren nachfragen oder erst nach Stunden erfüllt.

Otel iyi konumda. Kadınlar plajına ve diğer hizmet unsurlarına yakın. Kendi plajı yok halk plajı var. Elinizi attığınız her şey ya kırık ya da bozuk (kapı kolu, klima, saç kurutma makinesi, asansör arızalı, balkon kapısı...) Klimaya ayarı yok, hep aynı çalışıyor kapattığınızda ise 5 dk içinde oda ısınıyor çünkü balkon kapıları ve camlar o kadar eski ki ısı yalıtımı yok. Temizlik konusunda içimiz rahat idi ancak çok da güven vermedi açıkçası. Buzrolabında bir önceki misafirden kalan açık ve yenmiş ürün vardı.

deniz manzaralı odada kaldık oda geniş ve güzeldi fakat odada ki klimanın suyu akıyordu ve altına havlu koymuşlardı bazen de yüzümüze damladı aile için uygun bir otel olduğunu düşünüyorum kahvaltı için yetersiz demişlerdi ama biz beğendik

Nous sommes restées 3 nuits et nous avons adoré la chambre : très grande, calme, très propre, excellente literie !
L'accueil à la réception était de bonne qualité
Par contre, le petit déjeuner était était médiocre et minimal
Le personnel ne parle pas un mot d'anglais, donc on ne peut pas communiquer, on ne peut rien demander, ils vous regardent en vous faisant des signes alors que vous voulez une serviette de bain ou du beurre... Très compliqué pour communiquer même sur des choses très simples, c'est dommage
Point négatif : le wifi n'est pas de bonne qualité
Je recommande quand même pour la super chambre !

Schönes Zimmer, aber Baulärm und laute Musik dazu

Das Hotel ist wunderschön gelegen, direkt am Ladies Beach. Das Zimmer war riesig, mehr eine 2 Zimmerwohnung. Nachteil das Hotel wird renoviert und wir hatten ein Zimmer über der Baustelle und dem Beachclub, der mit sehr lauter Techno Musik den Lärm von der Baustelle zu übertönen versuchte. Die Musik in unserem Zimmer war so laut wie an einer Technoparty! Dementsprechend war nicht an Siesta zu denken. Auf die Bitte, ob die Musik leiser gedreht werden könne, hiess es, der Beachclub, sei unabhängig vom Hotel. Am Empfang traf man nicht auf Verständnis, dass man vom Baulärm und Musik gestört wurde. Ein Mitarbeiter sagte uns sogar, dass dies ein Ferienort sei, wo bis 2 Uhr früh laute Musik gespielt werden darf und dass wir halt in ein 5 Sterne Hotel hätten wählen sollen! Liebes Hotel wir hatten schon 0 Sterne Hotels mit mehr Komfort und respektvollen Umgang! Wir waren froh, nur eine Nacht gebucht zu haben.
