Price is very reasonable for what you get and the facilities are more than adequate,
Having the Dining Inn restaurant included is also excellent and the breakfast in with the price makes it even better value.
The main reason I will return here is the convenient location.

Overall the hotel was good. Some of the rooms were quite dated but had modern up to date elements like showers/ bathrooms etc. staff were friendly and helpful and cleanliness was good. Food was lovely in the restaurant and breakfast was plentiful. Would recommend this hotel

Staff couldnt have done more for you. The food in the indian restaurant was some of the best ive had, breakfast as you would expect. Room was clean an had everything you needed. Its obvious they have been updating and still redecorating the accommodation areas. Only stayed for 2 nights but slept well. Some areas are tired but its an old bulding and to be expected. Cant comment on local area as we were attending a wedding near by, but there were 3 supermarkets within a couple of mins walk and the centre was only 15 mins ish walk. Ive paid more an stayed in alot worse. Overall a good experience

Bed comfy, room poor quality, no wardrobe, 1970s decor kitchen roll stuck to bathroom wall. Cooked breakfast awful. Very low quality sausages, bacon cooked until it was impossible to cut, black pudding good but very poor overall. Staff ignore you in the bar for ages. This place needs a total overhaul both staff and decoration. Avoid.

The staff was great and the room was clean. The breakfast was fairly good. The parking wasn't good at all. The hotel is on a very busy street and only has a few spaces in front of it. We had to park across the street, which had 4-5 lanes. That was very inconvenient.

I would say the hotel is a 2 star at best, needs a lot of work done to improve the aesthetics.
Bathrooms very nice, rooms dated and need TLC.
Indian restaurant very good, food excellent, staff very friendly.
First night television not working properly even though brand new, not resolved so no television to watch.
Breakfast pre ordered also good.

The younger employee was working rather hard at the front desk for the restaurant and the hotel. The bed was ROUGH. There was a napkin plugging a hole in the wall above the shower. The service was good, but the place really needs a good update. The area around is great, so it worked for a place to sleep.

The shower in our room did not work, we got a very sorry but no offer of reimbursement for inconvenience. Really not good enough. Also room was extremely tired, hole in wall with tissue stuck in! Had a long wait for breakfast which was pre ordered the night before.

A nice, quiet hotel. Convenient for the railway station. Room was spotless. Meals in the evening were extremely generous in their portions. The best thing of all was the staff who were absolutely wonderful.

I’d definitely stay here again the next time I’m in Perth.

Poor service and lack of accessibility

We arrived and the booking was not what suitable as we had asked for an accessible room- no one contacted us back to say this would be an issue on our booking, no access into building for wheelchair users and it would be 19 steps to the bedrooms with no lift or means of accessibility for disabled people. We asked for a refund and were instructed to use the hotels app. But as it was check in day this was not possible. We then had to leave and find alternative accommodation for the night.

Very friendly, polite staff at hotel. Clean room and comfy bed. Pillows a little too hard and toilet seat needed mending. However, room more than big enough for my needs and quiet if you need a good nights sleep. Very handy for train station which is only 5 minute walk away in one direction and all of the shops etc nearby are in the opposite direction.

Good choices for breakast and highly recommend the Shimla for a great curry. Plenty of hangers but only had coat hooks for hanging items. Easy walking distance for Perth city centre and walks beside the Tay.

Thought the restaurant attached to the hotel was excellent enjoyed the food so much we ate there 2 of the 3 nights we stayed at hotel, Only thing that I was slightly disappointed with was the cooked part of the breakfast black pudding and sausage where unfortunately not to my personal taste but they had a wide selection of cereal and fruit

We arrived just after 12 noon, were told they had been fully booked last night and could not get into our room yet. On asking to use the toilet he had to unlock the bar area (in guest book it states bar open from 10am).
Ours was twin room it was clean and the bathroom looked newly refurbished. There was a kettle with coffee tea and milk, there were no biscuits and I had to place the kettle on the floor where the socket was.
The breakfast was not a good set up - had to get your own coffees /tea from a machine make your own toast, It was busy at breakfast however there were noticeably tables not cleared and what appeared to be one family member eating breakfast at a table that would seat four, there were no bowls for the cereal, had to ask twice for these, choices had been made the night before my poached eggs were very over cooked and hard, They say this is family run but one guy appeared to be doing everything- reception, serving food, clearing tables while other family members appeared to be floating about.
Overall it was an okay stay.

We requested a quiet room by email being aware of the main road outside the hotel. We were in a room above the entrance and a set of traffic lights outside our room. We requested a quieter room which we got straight away but the downside of the stay was the breakfast. The quality of the food and service was really poor so much so that we skipped breakfast on our departure.

An unusual stay at The Grampian which also daylights as an Indian restaurant and if your lucky you will smell it in your room. Room was boiling hot, tucked away at the back of a corridor which was quiet apart from the air con unit buzzing you to sleep. Friendly staff and good location.

Staff was friendly, stairs going up the room was winding, and needs cleaning. Strong smell from the kitchen. We got king exec room, furnitures need update, chair has stain. There is a 3-step down to the bathroom, a fall hazard in the middle of night. Not sure if the room has air conditioning, I asked the staff, there is communication challenges. The room temperature was 24 Celcius, which was uncomfortabl all night, and staff could not help. Bathroom was remodeled, sink facet was motion sensitive which making brushing teeth a challenge, also hot water was not hooked up yet for the sink. Hotel has an Indian cuisine restaurant, we ordered mixed grill (huge portion, we did not know that was enough for 2) and chicken byryani, both delicious. Samosa was ok. They recommended us to order Poppadoms and Pickle tray, i would not recommend ordering them unless you had them before and like them. Free breakfast was disappointing. I would recommend porridge and toast to be safe.

Pool was nice bedroom ok could do better with booking in time had to wait three quarters of hour for my room which was supposed to be 3:pm did not get in to room to 3:45 no apology just didn’t care. Breakfast not very appetising not that good dirty workmen coming in using coffee machines so a bit of put off never got told about dinner in the hotel or about the swimming pools so all and all they need a little bit more care with information when booking in new Guest.

Have heard nlt so good things about this hotel in the past but this is the first time I have stayed. It has new owners and well I must say they are turning it around. The price was very competitive and this included breakfast which was very good. The room was a little dated but was very clean, the bathroom is brand new and very clean and modern. The staff were very friendly. We didnt eat apart from breakfast so cant comment on the resteraunt other than the breakfast.

We would stay again, also the free parking is very good.

Arrived 1 hour before check-in thinking we could have lunch before going to check out town. Everything in darkness, no-one around to welcome us. Looks like hotel has been taken over by the Indian/nepalese restaurant attached to it.
Cant fault the decor, everything new in room. Unfortunately door to bathroom squeaks terribly, no hot water. Sensor on hand basin for water so very awkward to use. No plug near kettle. No wardrobe only 3 hangers on hooks onto wall above sofa.
Bar closes between 9-10pm at night. No banter or chat from staff at all.
