Beautiful gated hotel right on the beach. It has beach access but there is a big ol mound of soft sand you have to climb to get there, I imagine it could cause trouble for elderly or handycap. Other than that the property is amazing.

The resort is conveniently located close to anything you might need that you didn’t bring with you. It’s a very clean, secure and safe facility which I appreciate as a senior traveling alone. The property is somewhat private as no other buildings or homes are within eyesight. We were able to take family photos on the property as the ambiance was perfect for beach/vacation photos. I love having a full kitchen in my room and private boardwalk access to the beach was fabulous. All staff members were extremely friendly and helpful. My daughter lives on the island and I visit from Boerne often and stay in hotels for privacy when I’m visiting multiple nights. I would enjoy staying at Lively Beach more frequently however, the price point would need to be lower to enable frequent stays.

This resort needs major repairs . It’s only 6 years old but deterioration is quite obvious . Pictures online are not a true depiction of what you see in a studio room . The only thing worthy is the pool .
You do not have access to the beach as the dunes are so high you cannot crossover unless you are a very young adult . Once again resort not explaining or disclosing any information regarding accessibility to the beach

A list of my pros and cons regarding my weekend stay at Lively Beach. Overall, not worth the $700+ that I paid for 2 days staying in their most basic room.

Cons:
Ac doesn't work well
No real blinds so it's very bright after 6am
Floors/bathroom not clean
No food on site

Sand dune made going to/from the beach MISERABLE
Check out time is very early

Our recent stay began with some initial challenges. There was a delay in room availability, which we understand was due to staffing limitations.

My family and I inquired several times about the status of our room. We were initially informed that there wasn't a specific time for our room to be ready. I continued to check throughout the day to see if we could temporarily move to a different room or utilize a clubhouse, if available, to avoid further travel. We spent some time at the beach, but after a long day of travel, we were eager to settle in.

I maintained regular communication with Ashley, who kindly offered us access to the amenities and was consistently courteous throughout the entire process. I had hoped that another room or a clubhouse might become available, but unfortunately, none were.

We understand that such situations can occur, and despite our children being quite tired, we made the best of it. A significant factor that improved our experience was Ashley's thoughtful gesture of arranging a complimentary cart for us to use at the beach the following day.

I also had the pleasure of speaking with Omar, who assisted us with our cart, and he was equally pleasant and helpful.

We hope to stay again soon!

Clean room, full kitchen and supplies, very close to pool, the pier walk out was super nice! Really enjoyed the pop up market that was there 6/13, office staff was sweet to my little. The only dislike that was not against the property was the consideration of some of the guest playing provocative, extremely loud music at the pool where my family was playing and bringing their little yappy, not friendly dog without a leash who would snap at children.
There was music played by the property that was suitable for everyone but overshadowed by the other music.

This is definitely the nicest place to stay on North Beach, but I took 1 star away for a few reasons. The room’s dehumidifier was SUPER loud, like it will wake you up. And the sliding glass door windows don’t have darkening curtains, so even at night it’s a bright in there. The shades roll down over the door which is so odd, so you have to roll the whole thing up just to go to the patio (rather than simply sliding a curtain over a couple feet to slip out). It sounds small but it’s enough to wake up a sleeping partner with the noise and light and just not a thoughtful user experience. I was able to check in early which was nice, but their standard check in is 4 pm which is pretty late compared to other hotels and their checkout is 10am, an hour earlier than most. Overall spacious and nice, the boardwalk to the beach is cool and the pool looked nice as well! Really appreciated their dog friendly policies!

Lively Beach used to be one of my favorite resorts in Texas but my last stay was a disappointment. The check-in/check-out is a so clunky. At 4pm, I was still waiting for a code to get into the property and the office didn’t answer. I was out by 10am check out time but didn’t receive any information about checking out electronically until 9pm that night. The resort is showing a lot of wear and tear. I’m sad about it because it’s a really beautiful place.

The staff was okay, but it felt uncomfortable at times as they would stop what they were doing and just stare when you walked into the main office. I would definitely recommend renting a car because there aren’t any nearby restaurants or a bar, so getting food requires driving or using delivery services.
The property itself was pretty disappointing. The floors in the room did not feel clean, which made the stay less enjoyable. While the A/C worked well, the overall condition of the property was not great. The outside appearance looks very run-down, almost like an abandoned apartment complex.
The check-in process is very minimal and done through a text message with a code and room number, which might not appeal to everyone. It felt more like a self-service setup where you’re expected to handle things like taking out your own trash and going to the main office for extra supplies like towels or trash bags.
Overall, it didn’t feel like a relaxing vacation experience and lacked the comfort and convenience I was expecting.

Spent spring break here with my family and we loved every moment. We rented the deluxe room, it was spacious and comfortable for all four of us, even when the sofa bed was pulled out we still had room to move around in the kitchen/dinning area. The 2nd bathroom was an absolute plus. Our kids enjoyed being able to sit on the private balcony to have lunch and snacks or just relax. The beach which is literally minutes away whether you take the boardwalk or diver around had the prettiest, softest white sand and the breeze was incredible. Lively Beach Resorts was a great place to stay and is within 15mins of major stores to grab whatever you might need for your stay. We will definitely be staying again.

This property is a hidden gem. It's such a nice, quiet property with active management arranging little parties and activities to improve the guest experience.

In terms of the beach, you've got a nice boardwalk direct to the white-ish sand. The 2-3 story high sand dunes obscure a direct beach view from your room but also block the intense wind.

Pool is great with bathrooms.

Room was well appointed with extra beach towels and plenty of soap, etc.

Checkin was totally self-service and painless.

If you're a fisherman, you're within walking distance to a fantastic spot at the North Packery Channel Jetty or really anywhere in the area along the long channel. We saw people pulling large sheepshead out at will, and I'm sure all sport fish can be had there. We saw plenty of baby sea turtles from the jetty as well.

This is a fun, quaint little property that treated us very well and deserves more foot traffic than it seems to be currently getting. The units are also very well designed. Great windows, light, layout, etc.

The receptionist was extremely rude, which made us feel that we had made a mistake booking this place as soon as we arrived. We were also required to wait four hours to check in.

The hotel offered a scavenger hunt game for the kids. My daughter spent a significant amount of time completing all the tasks so she could receive the prize. However, when she went to claim it, the receptionist was again very rude and did not even seem to care whether the tasks had been completed or not. At the very least, it would have been nice if the staff had shown a little interest or encouragement, especially in front of a child.
There’s something missing here in this place!
Have an open mind if you decide to go.

For the price, I expected an iron and ironing board to be available in the room instead of having to request one. I had to call the front desk to ask if they even had one, then walk up to retrieve it myself. On top of that, I was asked to return the ironing board before checking out, which felt inconvenient.

The mattress felt very cheap and was uncomfortable. There were chips of paint throughout the room, and the door window was severely dirty and honestly an eyesore. When I went to use one of the towels that were placed on the bench, it looked like there was a piece of s* on it, which was extremely disgusting. Because I was on a time crunch, I left it there and checked out. I’m honestly glad I didn’t end up booking two nights.

Access to the beach was also frustrating. There is a large, steep hill of sand directly in front of the stairs, making it very difficult for some people to get through. These are all issues that could easily be fixed, but overall the experience was disappointing

We booked 4 different rooms with a large party and one room wasn’t cleaned before arrival, the other room did not have a functional AC the first day of our stay and we didn’t get a new room until 11 pm. Additionally, the heated pool, fire pit, and poolside lights were not working with no notification to us prior to arrival which was our primary reason for booking this in December. We also did not receive any sort of compensation for this or credit toward a future stay. I have been to this resort before and had a wonderful experience in the past but was really disappointed that after I brought a large group and spent a lot of money this was not the same experience.

But I give a rating of 2 stars because fire pit was not working.. pool closed early one day then the next day pool was Open but water was really cold asked about the pool being heated staff said heater could not be turned on because it wasn't cold enough and weather had to be a certain degrees for 3 days straight for them to turn on heater😞 so unfortunately my husband and I were not able to enjoy pool.. Also they were supposed to have entertainment that was cancelled

This is our second stay... and the first was alot better. The place is neat, well kept, clean and full of amenities. HOWEVER, the window shades block out about half of the outside lights and headlights, etc. It's extremely hard for me personally to sleep in a room that's simply dim and not dark. There's no way to put up a blanket or anything to improve upon what is already there. Ownership should consider a MUCH THICKER window treatment and then this place would be perfect for our needs. Thanks for you consideration.
