The balcony off the primary bedroom overlooked the parking area but there s beautiful grounds with flowers & trees
The back balcony had a good sized table with 4 chairs & overlooked a meadow area with a view of the ocean

The Cliffs is a great condo style resort in Princeville. The condo has all the amenities that you need to cook your own meals. Was great to have a washer and dryer. No on site restaurants, but they have a breakfast/coffee truck and a food truck each night for dinner.

The property itself is beautiful and everything went smoothly at first. However, there were significant issues that impacted our overall experience. We saw multiple roaches in the unit, which was concerning from the start. On our last evening, the unit flooded due to an adjacent rooms problem. We had maintenance in and out for several hours, disrupting our evening. While the issue was eventually addressed, there was no meaningful compensation for the time we were impacted, no move to another unit or urgency to find us another stay. The response felt impersonal and lacking in care, and the only compensation offered was removal of the resort fees, which did not feel proportionate to the disruption. It was disappointing given how much we enjoyed the stay up until that point but the customer service was lacking. Because of these issues, we would not choose to stay here again or recommend this stay.

We were looking forward to our stay here and sadly we were very disappointed. The room was filthy and linens, chairs were actually falling apart. The main bathroom counter, shower and toilet were dirty. The counter was the worst with dirt and used toilet paper on it. The toilet had hair all over. The bed linen was actually so old it was fraying. It amazes me that this could happen at a hotel with this many stars. The 2 beach chairs that were offered were broken and when we went to ask for replacements, the chairs offered were also used and falling apart. I tried 3 times to get the front desk manager or the hotel manager but I never received any response. I did speak to the head house keeper and she was surprised by it all. Honestly, how could anybody think that this was okay?

I’ll start with the good. We loved the property, location, the accommodations, check in, bottle of wine and coffee provided.
Unfortunately we had 2 separate incidents that were subpar. First we had some questions that we asked the front desk where we wanted to know if it was possible to take a shower after the check out time (10 am) and the answer was no but you can pay for an additional 1/2 day (for a hefty fee-the room rate for the whole night wasn’t much more) and the front desk wasn’t very nice about it. Then on the day we checked out we had an excursion so we picked up the room and took our bags just in case we were running beyond the 10 am check out. We did not check out at the front desk prior to the excursion. When the excursion ended, we had time so headed back to get a quick shower at 9:10 am and found the cleaning people already in the room stripping the bed. We entered the open door and had to tell the cleaning people that we have this room until 10 and need to shower so they left. I’m so disappointed in the whole experience. Minus these 2 incidences this could have been a 5 star review.

View is great from the cliff and the area of Prineville is absolutely lovely. Spacious unit but desperately needs a remodel. Service is next to zero. No front desk when we arrived in the evening. There is an outsourced concierge who gave poor advice and lead to a last minute cancellation. All in all, great area but don’t stay here.

Those two things didn’t affect our stay, had it been any hotter it would have. We were on the ground floor and didn’t feel comfortable leaving the sliding doors cracked for extra airflow.

Weeklong holiday in paradise

We had an excellent stay for 6 days in a ground floor 1 bedroom unit. The unit was well equipped for a couple and perhaps 2 others (in a fold out couch). The Princeville area is suburb for those who like to walk and in short driving distance to a supermarket (for supplies) and shopping in Hanalei. There was ample parking in front of our unit and laundry in the unit. My only criticism is that there is housekeeping only 1 day per week and that only includes changing towels.

I booked this property for the sole purpose of having easy access to the shuttle to the Kalalau trailhead and it was perfect in this regard.

My unit was spacious and well appointed, but not particularly attractive. There were signs of wear and tear throughout. The dining table was wobbly, and everything seemed to be in need of a refresh or refurbishment.

None of the promised Expedia VIP amenities (complimentary bottle of wine and $100 dining credit) materialized. I wouldn't care if I hadn't paid hundreds of dollars for one night, but at the going rates, any deviation from the promised product is unacceptable.

Somehow, the property also had two reservations under my name, and didn't fix the issue despite two emails from my part.

We had a quick, but nice 1-night stay at the Cliffs. Everything about our stay was easy and enjoyable - check-in, parking, room/cleanliness. We especially loved the pool and hot tub area. If we stayed longer we definitely would have gotten on the tennis or pickleball courts. Recommend for a couple or family. There’s no quick, walkable beach access - so definitely need a car.

Loved the chicken's and birds on the grounds. Got help with me luggage.
The pull-out couch in the living room was hard to sleep on. Very lumpy.

Positives: Grounds and condo are beautiful. Pool is original and well kept. Has its own nature path. Was immaculately clean upon check in. Great amenities with tennis courts etc. With free rental of equipment.

Negatives: Did cost an extra 25 dollars to park and condo fees. Parking should be minimal fee. 10 dollars max. Based on location /isolation of units, there should not be a problem with visitors parking there.

The Expedia app said we would get a free bottle of wine per stay, and food. The hotel reception had no idea what we were talking about, which was very disappointing to find out that it was not true. Our room was a garden view, but we only had a view of the tennis court fence. The room was big, clean and nice, but overall we were disappointed. There is only 2 hot tubs so it was crowded most of the time.

We booked a one night stay because we had to kill time before our red eye flight and wanted to shower before our flight.The unit was dirty, especially the bathrooms. I was glad we weren’t spending the night. The check in process was a complete joke. I had already paid through Expedia but had to basically fill everything out again at the check in desk which took 45 minutes. The entire time they were trying to sell me on a time share. They had extra charges for everything, Wi-Fi, parking, extra parking spot etc. the last straw was when the front desk called right before we were checking out and was trying to get our credit card number again after we had already given them it a check in and paid for it the night before with Expedia. The Wi-Fi that we paid for and was extra didn’t even work .The front desk couldn’t even give me the Wi-Fi password because an individual owns the unit we were in and they didn’t know what it was.The only redeeming part of this place was the view of the ocean when you walked to their look out. I would never stay there again.

Condo was exactly as described. Beautiful ocean view, breakfast on the lanai everyday. We did some cooking and all utensils were top of the line even the Instapot, having an ice maker in the freezer was a plus. The grilling area was clean and close by. Two pools and hot tubs was nice. There is not as much to do in this area but it was so comfortable. The complex is quiet and felt very safe. I plan to return next year. We were able to see whales off the shore of complex. There were also a few farmers markets close by.

Stayed here for part of our honeymoon. Tried to cancel the reservation as soon as we walked in and saw the room but we couldn’t get our money back. The Cliffs does not look like the photos shown on here. Staff in lobby is rude. Rooms are hot with no A/C. Visitors need to go to the lobby to swap their own towels. We checked out after 1/3 nights even though we “weren’t allowed any money back”. Do yourself a favor and stay elsewhere.

Stayed with two kids (4 and 7). The rooms are spacious, with a functional kitchen. The rooms could use a bit of an update, but that's not uncommon with older resorts in Kauai. We ended up moving resorts after a couple nights for two reasons: we didn't have an ocean view (and neither does the pool) and the lack of air conditioning was uncomfortable at night. We didn't feel comfortable leaving doors and windows open at night with the kids, and roosters tend to start going nuts at 5am. Also, the pool is 4 feet deep and doesn't have a shallower section so it was hard for our beginner swimmers since they couldn't touch at all. Princeville is beautiful and quiet but you'll be cooking for every meal.

Good time but…

5 nights in Poipu and 5 nights there in Princeville at the Cliffs. We had a nice time at this place, but it was really hard to sleep at night for a couple of reasons… The pillows were awful, just clumps of cotton and left our necks sore each morning. It was so hot and humid in the rooms and with no ac you are especially feeling it at night. They have two fans but they don’t really do much but blow the warm air. Totally awesome waking up throughout the night drenched. Then because you have to keep the slider doors/windows open, you are waking up starting at 3am to roosters non-stop crowing right outside your bedroom. The funny things are everywhere, but we heard them much more here and probably because we had AC and closed doors in Poipu.

Being able to use the bikes were great though and used those twice to get to a couple of beaches close by. Great to have a mini cooler and two beach chairs. We liked the pool area and enjoyed that. Our room was at a back building (so keep in mind not all rooms are on the cliff like it appears) and we had a nice tropical garden view. Room would benefit from an update. There is one area where they had Adirondack chairs you could sit and enjoy the ocean view on the cliff and watch sunset. It was nice having laundry available in the room too (but they only provide soap for two loads and then you need to purchase).

Overall, if they had better pillows and even a small window unit for the bedroom it would make all the difference.

We didn't realize this place didn’t have air until we arrived. We were very hot during our stay and for the amount we paid we would’ve went somewhere else that had air if we had known. When I was texted by a person at the hotel telling me welcome and asking how they could make our stay better I replied with asking if they had an extra fan. They then told me I would have to ask someone tomorrow instead of just checking for me when asking. So not the best experience. The place was pretty clean though!

Parking was tough. The pool and jacuzzi were so heavily chlorinated it burned the eyes. I was charged 3 times for my stay and it maxed my card. I had an embarrassing moment using my card at a restaurant when it was declined due to the multiple charges.

Don't Waste your Money or Time Here

Everytime I stay at one of these tourist traps I ask myself why. This is great for old folks or people with many kids. Lots of kids and lots of people in their 100s. No air conditioning and no view. Used room and old smell. Bathroom dingy and too small even for a waste basket. Nothing close by you are like at an old folks home.

This was our first trip to HI as a couple. We definitely fell in love with Kauai! And Princeville was a great call for being quiet and low-key. The Cliffs provided nice accommodations for our week long stay. The overall condition of the room was fine, but it could have been cleaner (dishes, headboard, etc). The soap dispenser in the dishwasher didn't seem to work properly, but the kitchen was well stocked for cooking. The beach chairs and cooler was a sweet bonus, but they should be cleaned for new guests. And while the parking lot was full, it was never a problem finding a spot near our unit. Property staff was friendly and accessible. And thank you, Hotels.com, for checking in with us to make sure we got our VIP gift. As a matter of fact, we got a few additional things along with the bottle of wine! So all things considered, we would definitely stay at The Cliffs again.
