Decent location for walking the City, Metro and eateries. We had stayed in this hotel in 2018 just after it was refurbished and the amenities were good. It felt as though nothing has been done to preserve this standard as the hotel looked tired. Our room had many issues. The foremost was the smell from the drains in a very narrow and poorly laid out bathroom. The sink was obviously a recent and poorly fitted replacement and the shower was tiny. There is no bar or restaurant and the baggage store has a camera but it is an open room with general access, they could put a lock on the door to secure it. Checkout was 1030 which is earlier than most, we asked if we could stay until 1200 and were asked for 100 Euros for the 2 rooms; we declined. There are many other small independent hotels in Rome, better than this one, look around. Not recommended.

Arrived at the hotel to be told we didn't have a room as they had discovered damage. Appreciated that they had found us a room at an alternative hotel nearby however this was not of the standard we had expected and was cheaper than the rate we paid and we had not received any communication of the issue. I am just glad we went early to drop our bags off and didn't arrive later in the evening unaware of the issue.

I chose this based on our requirements, it was important to us to have a kitchen (as it’s shown in photos).

This property and its rooms don’t have a kitchen. What makes matters worse is there is a communal kitchen onsite and you aren’t allowed to use it - they’ve put signs up all over it saying “DONT TOUCH!” … why???

We raised our concerns with reception. Guy on the front desk really didn’t care and showed no concern that their photos advertised were incorrect. This has cost me $$$ not having access to a kitchen by having to eat out for every meal.

Some other photos for this property are also incorrect. The rooms don’t offer character as shown. No exposed beams, angled ceilings. It’s just a very small room, the photos on the website make it seem much bigger.. it isn’t, it’s really small with nowhere to put your luggage.

Contacted Expedia and the property would not compensate at all. Expedia has given us a small credit for the inconvenience.

Very disappointing when you pay upfront and you dont get what you paid for

Other issues… the heater didn’t work (in January, when you need it most), damaged furniture in room. Bed uncomfortable and there’s noise from the bar/restaurant underneath that will keep you awake at night.

Location is good, but that’s about the only good thing.

Suggest you book elsewhere !

We had a great stay. Don't let the \"1 star\" rating discourage you from booking this hotel which is charming, clean and very convenient to notable landmarks. We weren't familiar with the area when we booked the hotel, and found it to be less \"touristy\" with restaurants that locals frequented. We felt very comfortable walking around the area, even after dinner at night.
Our \"standard double room\" was more spacious than other hotels we've previously stayed in. The hotel is easily walkable to Termini station. The room was quiet (no noise from other guests), the hot water was plentiful; the air conditioning was quiet/chilly and the mattress/pillows were comfortable.
Mohammad at reception provided us with valuable tips on the area, was proficient, helpful and congenial. (Thank you Mohammad - it was great meeting you and you added great value to our stay.) When we return to Rome in two years, we plan to stay at this hotel again.

If your plan is to use this hotel for touring Rome - and Rome as a base for nearby places, hotel is excellent.

5 mins to the main railway station, 5 mins to three Metro lines, places to eat, drink and two supermarkets.

In my opinion, this may not be the right place for a family with very young children. The hotel can be quiet \"busy\" both last thing at night and first thing (from 0600) in the morning. The area surrounding is also busy with tourists, people in restaurants and people passing by.

But, I would 100% stay again. Great place, clean and the AC worked perfectly. A brilliant place to see Rome and the local area from!

The staff are great! We loved the area. It’s the perfect spot close to restaurants, churches and shopping. The hotel is located in a small street with cobblestone. Simply beautiful.
The cleaning lady is very thorough!

The downfall are the tiny elevators, one luggage at a time. The stairs are very large and wide.

The hotel has the cutest seating areas on both levels.
The only issue we had was the air conditioning. The front desk controls it upon your request.

We really enjoyed our stay and hope to return again.

We stayed at this location due to the close proximity of the train station.
We arrived a little early, but the front desk agent was able to accommodate us and only had to wait about 30-40mins for a room.
The building is old of course, but has been renovated.
At first it seemed unbearable with the room temp, but we called and the front desk quickly changed our temp from the min of 25C to a min of 15C.
Staff didn’t provide much information, but they were nice when we had questions.

Special mention to Mohammed who went out of his way to help out with recommendations and hidden gems in the city. Hotel is close to restaurants and the main train station to get you anywhere you want. The room that we stayed in was very small and did not feel like a Superior Double Room. We had booked 3 nights but checked out after only 1 night. The air conditioner was so noisy that we could not sleep if the air was running. If we turned the air conditioner off, then the room became so hot that we could not sleep. After we turned off the light at night we heard a rodent in the room nibbling on something. The mattress had severe pilling, which could be felt through the bottom sheet when in bed. My wife woke in the morning after the first night with a bite of some kind on her cheek. The shower was so small, that we found it difficult to squeeze in with the doors open as far as they could be opened. After the first night we asked reception if they had another room and they said they were fully booked. This left us with no option other than to book into another hotel on short notice. When we returned home, I wrote a detailed complaint email to the hotel asking for a refund for the 2 unused nights accommodation, but the hotel manager did not even have the courtesy to reply.

The location is very central to a lot of restaurants. It is in walking distance to the colosseum and Roman forum. Note however the roads leading to the hotel are often crowded and might be a downhill/uphill journey so practically it is not easy to walk with large suitcases.

As for the hotel itself , some front desk staff are a little more helpful than others. One the first day of check in our WiFi didn’t work but the problem was fixed and the bathroom had no toilet paper but once we called the front desk that was resolved.

I had a standard room , if you are just looking for a place to sleep as opposed to lounging all day in the room for comfort then the room is fine for that purpose.

The showers are EXTREMELY small . I am 5ft 2inch at 140lbs and could barely find room to turn in the shower or close the shower door. So if you are a person of a larger body size this might not be the room for you ( not sure if a higher room categories have larger showers)

There’s nothing we didn’t like about this hotel except the bathroom was a little tight. We’ve noticed that in most of our hotels over the last few weeks but what was really frustrating is that there’s no shelf or holder in the shower to put soap or shampoo or anything. So you have to put it on the floor or keep opening the doors to reach something. Sounds minor but we stayed there for 4 nights so it was a little frustrating with such a small space. Otherwise this hotel was great.

It is super close to Santa Maria Maggiore and only two-3 blocks from catching a bus to visit the colosseum. There’s also a grocery store close by. The staff was super friendly and helpful. The hotel is in a brilliant location, very near to plenty of restaurants, the main train station, the subway, and in walking distance of every sight we visited. The lift was very small and wouldn't be suitable for anyone with large bags or a disability, and the stairs can be quite awkward. The room was nice, however the bathroom was quite cramped and poorly ventilated (no working extractor). We only had a few small bags, though if you had several large suitcases, you would have struggled opening them all with the limited floorspace. We also only had a skylight window, so no view of anything around us. The hotel staff were friendly and we always had clean towels and sheets when we needed. I would definitely recommend this hotel if you want a convenient location for a short stay.

It was fine. Nice that it was close to the train station, however the air conditioning wouldn’t work, the front desk was super unhelpful and just said they could see that it was on, on their system.
There was also an alarm pad and fire alarm that was blinking all night. Saying “help” I asked the front desk about this too and they just shrugged it off.
So we covered it with tape and a cloth, and tried to ignore the one on the ceiling.
Very dirty out front, piles of dog poop on the road and front steps, entrance was in an alley or skinny street, did not feel the safest.
So all in all, fine for one night, but we will not be staying there again.

The room was not like the pictures on the WotIf website.
The shower was so small that I could hardly fit through the door. The air conditioning was extremely noisy, so loud that I found it hard to sleep. If we turned the air-condition off at night to reduce the noise, the room became so hot that it was difficult to sleep. After we turned the light out at night we heard a mouse or a rat nibbling away a something in the room. The room was small, and not really any space for a second large suitcase.

Hotel location was quiet and close to the supermarket and cafes. The hotel offers free luggage storage which is nice. However, it is basically an unattended room easily accessible to anyone. I felt slightly uneasy as a maintenance worker walked by as we dropped things off, as there is no physical staff there. I question the thoroughness of the cleaning staff as we found a hat from the previous guest in our closet space. There were a few old stains in the walls and our sheets were pilling. Also, we had to call reception twice to get our air conditioning turned on. To top it off, the button to our toilet got stuck a few times which we would have to remove the actual panel to reset! Overall I would definitely not stay here again; thankfully we were only here for a couple of nights and were out most of the day.

Honestly it was one of the most amazing hotels I have ever stayed in in Europe. Relais Santa Maria was in the perfect location in Monti, surrounded by small Italian restraunts. It was a 10 minute walk to colosseum and overall just a 10/10. They had a daily cleaning and 24/7 reception. I would definitely stay in this hotel again if I’m back in Rome !

This is a great spot for a quick trip to Rome. A 10 minute walk to the train station, 5/10 minute walk to the metro. There are bus stops close as well, which makes getting around very easy. A good selection of restaurants as well.

The hotel staff are friendly and helpful, the room itself was small, but enough space for the time you actually spend in the room. Bathroom is tight, so I don’t recommend if you are a larger person.

Overall, I would stay here again for a few nights in Rome.

Hotel was along a quiet street, conveniently located near the train station. There were some cute bars located around the corner from the hotel.

We found the smell within the hotel a little overwhelming (use of air fresheners, etc) and the shower to be quite small.

As a note we found the location was a little out of the way of the key sights in Rome. We were often walking 30/40 minutes to key attractions with not a lot of strong transit options.

On the second day of our trip, we entered our room to find a random maintenance worker (not hotel staff), in our room (bathroom with door open) working on the shower. We did not ask for any maintenance work to be done, and were never notified by anyone at the hotel that this would be taken place. When we went to inquire at the front desk as to why there was someone in our room, the women at the front desk said “oh, my colleague didn’t tell you?” And then processed to say that they don’t know when their maintenance guy comes and when he does they get him to do work in varies rooms, an unacceptable response in my opinion. We were also then told we could not use our shower for the remainder of the day, which we had come back to our room specifically to do. There were multiple ways they could have notified us of this (phone, email, note, etc.). I also had an engagement ring in my room, and stuff had been moved around in the room and bathroom. When I asked the women at the front desk how this can be rectified, I was told to send an email to the manager, which I did immediately but have yet to receive a response (it has been 4 days now). Completely unacceptable.

The room itself was very small (2 people max). The area around the hotel is nice and it is centrally located, however I cannot get over the fact that a random person was allowed in our room without being notified at all. Would not recommend this property, as there are numerous others in the same area.

Staff were really lovely and helpful.
Unfortunately shortly after we arrived we found we didn't have any running water working in the room.
We reported this and they managed it get it fixed in a few hours. However the rest of the stay the bathroom didn't have a particularly nice smell to it.
They did apologise for the inconvenience and it seemed we were the ones who pointed out a wider issue.

The room was a little small but nice! The hotel it's self has lovely character and is in a great location. Really easy to get to from the train station.

It's really ideal if your not going to be spending much time in your hotel. Which we didn't, we were exploring!

We had a great stay during our recent trip to Rome! The location was perfect, just steps away from the train station and a short walk to the Colosseum, which made getting around incredibly easy.

From the moment we checked in, the staff went above and beyond. Mohammed and Ellie were incredibly generous, professional, and welcoming. They made us feel at ease throughout our entire stay and truly added a personal touch that we really appreciated.

We were just two people using the hotel mainly to sleep and freshen up, and for that purpose, it was more than enough. The room was clean and functional which is just what we needed.

The only minor downside was the green emergency light in the room, which stays on for safety reasons and can’t be turned off. While we completely understand the need for it, it could be a bit bothersome if you’re someone who prefers complete darkness while sleeping. That said, I used a sleep mask and had no issues at all.

All in all, a great experience and we’d definitely stay here again. Huge thanks to Mohammed and Ellie for making our visit even more memorable!

We had a lovely stay here! The location is great and the room is clean, quiet and comfortable. For the price especially, it is a nice spot to stay in Rome.

Very good front desk. Very comfortable bed. Small room with stool to sit on but no chair for comfort. Room was terribly HOT when we got there. The room key must be inserted to turn on the air conditioning. We left again and came back again in the evening. It was extremely hot inside again. Asked for a an extra key card so I could keep the air conditioner on. There were no extra keys available so they offered us to keep the key card inside the room to keep it cool and they had to open our room each time we came back. Key cards can't be that expensive so it's unusual to not have enough. Anyway, had the air on as low as it could but the room became somewhat cool enough to sleep but not very cold. No matter what we did, water from shower went on the ground outside. The drain wasn't connected so my foot made contact with something below it. Location is good. Walkable to everything including the train station. Bottom line: if my rooms air conditioner wasn't an issue and could remain on without a key card, I might give this 5 stars. Air is 1 star, bed and staff were a 5, so I gave it an average of 3.

Convenient. Clean. Gibes impression of being one hotel but actually different businesses on each floor and we were on different floor to our kids room - had to check in twice on different floors. Good as an apartment but not really a hotel

I liked the property. Location was good for restaurants and bars but it’s a fair walk to tourist attractions - outside of the colosseum and forum.

Aside from this we enjoyed our stay.

We had a wonderful stay with my two daughters the room was just right for the three of us. The staff were extremely helpful in answering our questions and offering recommendations. The hotel’s location was ideal, within walking distance of many of the places we wanted to visit.
