Loved the property and their hospitality. Air con was heating the room too much and was not able to cool the room which they attributed to the “winter season” - so it did get stuffy in the room, but opening the windows helped a great deal. Very friendly staff. Overall a good experience!

The views and scenery were excellent, the hotel was beautiful and the staff were very friendly and helpful. The parking is a bit of an issue as you cannot park near the hotel and it is a 20min walk to the hotel. Breakfast in the morning is good but they don’t have enough seating area for all the guests so at times you needed to wait to be seated which is wasn’t too long. Air con in the room did not work and the room service didn’t make up the room very well. On the whole it’s a lovely place with nice views and restaurants Dardin was our favourite. It’s worth a visit

Overall a great experience. Most staff are welcoming however there are a few who were rude. The housekeeping service was disappointing as they just changed the towels and didnt even empty the trash or provide more toilet paper.

We had a wonderful 4 night experience at the hotel. The facility itself and the view are gorgeous- I attached the view from our room, even the lesser view from our daughter’s room was quaint and if you stretched your neck you could see the sea.
Service was friendly and helpful. The water flow from our shower head was weak and was fixed the same day when we mentioned it. Breakfast has a large selection of fresh and delicious food, the bread is scrumptious.
I would however recommend against dining at the hotel restaurant other than breakfast. I’d rather not elaborate as I do like the hotel.
Two other problems that prevent me from giving a five star rating-
there was an occasional sewage smell at the hotel beach and pool area which was overwhelming. The lifeguard said it was indeed sewage and after asking if the sea water was safe he said that it shouldn’t enter your mouth. Suffice it to say we did not try to swim there.
The other issue was the lack of signage indicating the parking area for the hotel, which is outside of Perast ( only residents can enter with private cars). We drove around for a while asking locals who directed us to the place.
Overall we had a wonderful time at this lovely town at the best hotel in it.

We came here as a family, hoping to enjoy the beautiful view. However, the service was horrible. Our waiter continued to roll his eyes at us while we were ordering. At 11:15 pm, I asked for a juice, and was told the kitchen is closed. This applied to my second request for a Coke Zero. The first word that any employee of the hotel uttered to me was, “that’s impossible”. I asked for our luggage to be put in storage, and they forgot to bring it. They also stored our luggage in their office and physically stood in my way of going in there. The result of that was that I asked for a very valuable artifact to be put in one the duffel bags, and instead they just left it out. This resulted in some very valuable things being left in the office, as well as a very valuable item being left on the street without a bag. Additionally, the hotel staff ripped an expensive duffel bag and took zero responsibility. A huge pity for such a nice location to have such awful service.

Was a lovely hotel with exceptional views from the premium sea view room ... however must say that resteraunts in perast are limited and you certainly need a car to explore further. Due to the isolated location food and drinks are expensive a 2 course meal with a couple bottles of wine will set you back 150eurs minimum. But views and staff were excellent

It was really rude and inappropriate how we were treated by the reception at the time of check out .
We returned the room key and took a boat trip organized by the hotel, upon our return we asked for our luggage to be brought to lobby from luggage room . It was denied with an inappropriate response “” you need to pay your extras first””
We were soaking wet and shocked by this response. Not to mention to suggest an area to change our bathing suits we were treated disrespectful.

Search no farther for the perfect hotel in Kotor Bay. The location, in Perast Montenegro, feels private and luxurious. staff makes you feel special. Avoid the cruise ship, thrones in the town of couture and instead stay in this waterside village. Each morning, you will take breakfast bayside, and we booked tours which picked us up right at the hotel dock. I travel all over the world and give this my highest recommendation.

Although remote, we found the easiest way to explore the rest of Montenegro was by speedboat which pulls up directly outside the hotel.
The pool & sunbeds area was fabulous too.
Only improvements would be the service around the pool and outside on the terrace at night. Just not enough staff and those that were there seemed a bit clueless unfortunately which let it down.
Everything else about it was amazing though & would definitely recommend.

Lovely hotel. Very comfortable, largel room tastefully decorated with good amenities (Bvgari). Gorgeous spa area with hamam and gym. Great location right in the middle of Perast on the sea. If the road is open ( closed during high season) do not drive in as it is extremely tight two way traffic. Staff will get you and your bags from the parking area some distance away

I decided to book a garden view and just avoid the outside area with the smell.When I got to the hotel,I was surprised they had upgraded me to the Seaview room which was more expensive and I had not asked for it.That made me wonder!I got to my room and smelled sewage and garbage smell inside my room,Not outside.
By next day I complained and all the management did was to spray my room with air freshner.I complained the next day since the strong smell kept me up whole through out the night.The management never got back to me and when I involved the expedia,They refused to give any compensations.They have charged me premium amount for a motel 6 room class.They also had weddings every day through out my stay and we were not allowed to use their beautiful court yard so the wedding guests could enjoy it.The music was so load at nights because of the weddings.Looking back I realized why they upgraded me so they could give the non smelling rooms to the wedding guests!( It was not a favor to me).I finally had to involve Amex to resolve this issue.

This is THE place to stay in Perast, excellent hotel and facilities with calm atmosphere. Spacious well equipped rooms and friendly service. The only constructive criticism I would give is the lack of communication when it comes to the service. Asking three or four times for simple things to be done seemed misplaced for a 5 star hotel. This aside, fully recommend for a relaxing location with amazing beautiful surroundings.

Oh what can I say apart from go go go to this hotel! Absolutely beautiful hotel run by smazing management and staff. From the monent you arrive by buggy pick up you are treated like royalty! Loved everything, there is something v magical about this hotel and Perast. We will definitely return.

Whilst the Grand Heritage hotel in Perast is beautiful architecturally, situated in a perfect location in a very pretty town, with the exceptionally friendly and professional staff, a major issue exists with its sanitation system. So much so, it completely spoilt our holiday! A constant strong stench of raw sewage hovered over every waterside hotel, restaurant, bar, terrace and beach. There was no warning of this issue anywhere, so when we initially arrived we swam in the sea directly in front of our hotel and a couple of days later, all of my family ended up bed ridden with sickness and diarrhea for a few days. It completely ruined our holiday. We paid a considerable price for this 5* hotel, I would strongly advise people to consider this problem prior to booking. We spoke to a lot of guests during our stay and the same topic kept arising. Considering this area has been listed as a World Heritage destination, the sewage is damaging and dangerous to both humans and wildlife alike. This hazard needs to be addressed ASAP and funding needs to be implemented by both hotels and Government bodies. It’s an huge environmental health hazard. Saying that, the hotel inside was spotless and our the cleaning staff were amazing. Food was mediocre, not a true reflection of a 5* hotel. As a family we have travelled extensively and have stayed in some amazing locations and resorts, in our view this place could be ‘amazing’ if the sewerage issue could be addressed!

However, several issues marred our stay. The service, especially poolside, was a significant letdown. With an inadequate number of chairs, guests often had to compete for seating. Worse, the poolside service was painfully slow, with wait times for drinks and food stretching up to two hours. While some staff were wonderful and went the extra mile such as Andjela and Sjardan, many seemed inexperienced, detracting from the overall experience.
The hotel felt overcrowded, making it difficult for staff to meet the high demand. This is a management issue that should be addressed, especially given the premium prices charged. Additionally, the air conditioning in the room was disruptive, with a condenser pump turning on every 45 seconds, which could have been placed outside the room to avoid the additional noise.
Lastly, and out of the hotel's control, a foul smell from the bay at times added to the discomfort. While the hotel’s location and facilities are outstanding, the service and operational flaws prevent me from rating it 5 stars. Overall, I'd give the Heritage Grand Hotel a small 4 stars, and would highly recommend visiting them outside the peak season to avoid these issues.

The hotel was in a beautiful location and historical aspects were well preserved. The room was spacious and clean. There was an issue with service at breakfast and evening meal. There was a lack of staff generally and service took a long time. For example, it was difficult to order coffee or anything from the a la carte breakfast menu, and we waited over a hour for food in the evening and a further ten minutes for cutlery, which we eventually sourced ourselves as our food was nearly cold. Some staff were not particularly helpful in the restaurants and the occasional staff member did not have a positive customer focused attitude. All staff in other areas of the hotel were excellent. We also had some difficulties with people reserving sun beds with towels and not appearing until midday, the hotel really need to enforce a policy on this. We loved Perast and will definitely return. We would stay at this hotel again, however would hope that some of these issues will be resolved.

The building is beautiful and the hotel is wonderfully clean. We stayed in a family room with two teenage children and the duplex gave plenty of space for 4.
Some staff are excellent, in particular the waiters in the piazza who are also very helpful and friendly.
Cooked breakfast needs to be improved and a bit of variety in the buffet would be good too.
Riva restaurant is excellent and would highly recommend. The food is fabulous and the service is really good. We would definitely return.

A grand historical property perfectly located in central Perast. On the seafront and walkable to everywhere in Perast within a few minutes. Clean, spacious and elegant.we had a few niggles, no hairdryer, TV remote control not working, and the staff seemed artificially polite rather than genuinely friendly. Except for Nicola the Security Man who went out of his well to help us out on departure.

The hotel amenities are superior. Hotel is clean. Totally impressive. I love the red carpet( yes, they will give you the red carpet treatment). Highly recommend. It’s a very nice hotel but not really a 5*. For example there was no turn-down service, restaurant service was generally friendly but quite amateurish at times. Many of the wines listed weren’t actually in stock, etc.
Also whilst the views from the restaurant by the waterside are spectacular, the sewage smells are rank. Not the hotel’s fault but nevertheless took the edge off the experience.

Beautiful location, very nice heritage buildings and very friendly hotel manager and reception desk, very comfortable rooms, except central heating issue because you can not much change the room temperature, I have complained about this, they changed my room(with a one with nice view and gave me an oil radiator?), some minor issues like no hair dryer and no housekeeping(if you consider them minor) of course they took action and solved the problems(Thanks to Marco the super Hotel manager, and Elena at the reception),besides these I have enjoyed my stay very much, also the nice open buffet breakfast and the beach in front of the hotel(There was an awkward smell in the water and suppose not much clean, but what can you do?)
Finally be aware that there is no parking in front or close to hotel, you should contact them for parking and they transport you to hotel with cuddies, not practical if you want to drive during your stay.

Perast is beautiful. It's tiny and there isn't much to do there apart from a few restaurants and a couple of small shops selling basic food items and a souvenir shop, but if all you want to do us relax amongst some breathtaking scenery then it's the right place for you. We stayed in a sea view room and its definitely worth paying the extra if you can, I can't imagine getting bored of the view. The staff were, without exception, fantastic, and the breakfasts were plentiful and delicious. The evening meal we had there was good, however they didn't change the menu in the week that we stayed and as I'm vegetarian, there were limited options, which meant that we ate elsewhere rather than eating at the restaurant multiple times.

The hotel is located in the Perast which is protected area by unesco , you’ll park your car outside side the hotel if you do have your own car, then a baggie from the hotel will come and pick you up . Then you enter to the hotel , the building itself is great very old building, the most beautiful reception in Whole Montenegro. The indoor pool is very good , just a small minus they doesn’t have Jacuzzi , and one more small minus that when the weather is windy you can’t sleep , but the hotel can’t do anything about it it is not their fault I am just writing that so you know that these things exist . One more thing the uniform of the staff is very beautiful the view of the breakfast is the best in Europe they could invest more in the breakfast but overall it was perfect
