I thought I was making a reservation at The Colony Hotel, which is an ocean view hotel, but when I arrived, there was a large dumpster blocking the entrance. I called the hotel and was told it’s under renovation an I would be staying at another location across the street. Not ocean view. Had to drive to a nearby store to check into this other hotel. My room was acceptable but bathroom door would not lock properly. Very Disappointing!

Although the main building and many of the amenities (e.g., restaurant) were closed for renovations, the new Coveside building was great! The rooms are well appointed and spacious. It's so great to be able to bring my pup along. Beautiful walking trails, and the Coveside market had all the necessities and a nice coffee bar.

Room was very clean. It was off season so we were not in the main hotel. We were put in the Coveside. No view of the ocean at all.
No instructions for the coffee pot, Nespresso, ended up with water all over the counter.
Vague instruction for the TV, couldn't get live sports games.

We came to visit my son. It's March so it's pretty dead and the main building is closed so we were in the Coveside. The room was nice, very clean and well maintained. The difficulty is of you l have an issue there was only someone on sight during the day. On the other hand, we got a really good deal. Staffing is the only reason I downgraded to 4 stars.

The room was very nice and the market was beautiful and clean. We did book a room with a bathtub and was not assigned to a room with a bathtub. Also we had just bought champagne glasses the day before after doing a wine tasting and upon coming back to the room after being out all day, one of them was gone and there was no note or anything explaining if it had been broken after the housekeepers had come… very disappointed in the last of accountability there, especially since the glasses were nice and brand new to us.

Overall good stay and great to bring my dog. That worked out all.

Minus a star for cleanliness. Needs a boost, sorry. The toilet paper folded doesn't really help when I have to wipe the toilet seat clean right next to it. Also random hair in the unit, not terrible but overall cleaning staff needs a boost/reminder because that was a bit disappointing.

The pillows are pretty flat and the toilet paper is like back in school lol

The marketplace is convenient nice addition

Cons: no air-conditioning in main building but the breeze and ocean is nice!
The Colony stopped including breakfast with the room rate. Would preferred if they just added it in and I had to be worrying about paying. The buffet was very good.
Breakfast and lunch are served downstairs in the marine room, which is fine but the dinner menu is limited! . They stopped serving in the main dining room quite a few years ago. It’s too bad. It’s a beautiful venue..
Biggest travesty from me was the main house was very traditional and remnants of the past nicely decorated. But the last few years they have been redecorating rooms, which to me has become very un suitable since the room we stayed in the last time was done in primary colors like a kindergarten class the furniture was all mismatched, and even though they included a refrigerator, it made noise all night long and there was too much furniture in a small room and I actually had to put chairs in the closet to be able to move around..
Needless to say it was very disappointing. We have gone to The Colony for many years and just don’t understand what they were thinking..
We are considering of going somewhere else this coming year!
Sadly, for us, we miss all the familiar faces that made us feel warm and fuzzy! But your location life goes on!

The building was new and the room was extremely clean. Check in/out staff was very friendly. This hotel was also in a very good area that you can walk around and go to shops, seafood markets, restaurants, etc. there are a few walking paths in the back near the river, very nice views, and dog friendly!

Always love staying at the Colony Hotel. This was our first time staying in the winter in the relatively new rooms, across from the main building. Our room was very clean and the staff personable. It was nice to have a large screen tv. The close proximity to Dock Square where many of the Prelude activities were taking place was great too! We just missed the great food we always enjoy, as the restaurant is closed for the winter.

Booking from the uk quite a while ago, we didn't relise the main hotel was closed , this was supposed to be the perfect end to our trip around new England, instead although the room was nice , the WiFi was awful, not staying on for more than 5 minutes at a time.
There was no-one around to complain to
Not only was everything closed in the hotel, we weren't even allowed to have a look around or spend any time outside admiring the views
All in all very disappointed with our stay, even trying to checkout the people in the Market didn't know how

Room was larger than most hotel rooms with a large bathroom also. The main hotel was closed for the season so we stayed across the street in a smaller section. Very lovely decor and very quiet. Being off season no restaurants at the hotel were open. But we enjoyed our stay here and would definitely stay here again!

Overall it was an ok stay. Some things that fell short was staff/help, no one to go to if you needed something because the main house was closed. Our room had no bodywash/gel left (wasnt refilled by cleaning staff i guess) so we couldnt even shower properly and no one to ask for more.
Also a lot of lack of communication, for example getting emails about the breakfast/restaurant on site -only to find out they are all closed for the season. Also no information on where to check out/how, and if you happened to check in after 5pm -there would be no one there to check you in.
In addition, the coveside market was the only food option for the hotel, which was highly disappointing; we got there at 9:30am and they were already out of breakfast sandwiches and basically all the pastries -despite no one even being there. We went during october so it was much more quiet, yet they already had run out of food. Only thing left was basically prepackaged snacks/foods, which i ended up getting an egg salad sandwich which was just really not good at all.

Beware when booking!!!!!

If you are booking on the off season you will not be put in the hotel you are viewing. They put off season guest in their new building, which is nice, but you’re not paying for the hotel you see.

The hotel says its hotels.com fault and hotels.com says it’s the hotel’s fault.

More charming hotels than their new one to choose from and not worth the money.

We loooooved the Colony Hotel! We were there in late October, so the main part of the hotel was closed, but the wing on the other side of the parking lot was brand newly remodeled and perfectly convenient, super clean and cute! Very easy parking, very very convenient location, we could walk straight out to the path along the ocean and could either walk or a very short drive to town. We absolutely loved it so much that we came back two nights later!

We were surprised we were not in the building pictured online but rather in a new building. The staff we did meet were friendly. Wish housekeeping would restock daily on items like coffee, styrofoam cups etc. The property was very clean and comfortable. The views from the main building were spectacular! Easy access to the beach!

The colony hotel was in a convenient location and had beach access where we walked right down and enjoyed the sunset with our dogs. Our room was dirtier than I expected, even for a pet friendly room. The carpet was stained in multiple areas likely pet stains. I understand we booked a pet room because we had our 2 dogs but it was just dirtier than I expected. The WiFi was also terrible, even without WiFi we hardly get any cell service. We couldn’t watch tv because the network was so bad it kept cutting in and out.

Upon arrival our check-in experience was sub-par. Person working the desk was extremely slow and unfriendly, no welcome or hotel info provided, not even WiFi access info. Room had not been properly cleaned or vacuumed as evidenced by stepping on a contact lens and finding a dirty tissue beside my bed. No internet access the entire duration of our stay, 3 days. That meant no tv as it needed internet access. These items were reported to the front desk each day of our stay and were never fixed. We were never offered an apology or explanation. I had to call the front desk the 2nd day to request refill pods for the coffee service and clean towels. I asked that the GM be notified of these issues and received no follow-up. This could be a lovely property but no one seems to care about hospitality or the customer experience. I was incredibly disappointed as I had been very excited to stay here. There are nicer hotels in the area, don’t waste your money here.

While the location and the grounds of the Colony are impressive, the room we stayed in and the service were quite unimpressive. The very old, stained carpet in the room (as well as in the elevator), the squeaky floors, and the lack of even a bottle of water in the room (not to speak about a coffee/tea machine) gave us a bleak, unwelcome feeling.

Regarding service: by noontime on the second day, our room was not yet made. We alerted the front desk, and they promised it would get done later in the afternoon. We returned to the room close to 5 pm, and the room was still not cleaned. When we asked the front desk about it, they told us that the cleaning team had already left for the day. Only after we insisted did we find the room rearranged on our return at 8 pm.

And all this for a room of over $500 a night.

Highly disappointing—will not return and will not recommend the Colony Hotel.

Didn’t know we were staying in a place that had no AC and no TVs in the rooms. The property looked a little ran down. Weddings on site took away from the experience and was noisy up to 12 am in the morning. For the $600 a night cost I would never stay here again

The Colony Hotel is in an enviable position on Ocean Drive and on entering the hotel we were struck by the imposing reception area and beautiful sea view from there. Our room was beautifully decorated and we appreciated the fact that we had free parking and that we could walk into town. However, we felt that the hotel is totally reliant on the beautiful building and location for business and does not appear to be particularly concerned with customer experience. The sheet on our bed was torn and despite mentioning to housekeeping was not changed. After much discussion we were offered a free breakfast which we accepted. The bath had a constant drip and the bath was stained as a result and we found hair in the bath that was clearly neither of ours for the duration of our stay. We also felt that the lack of tea/coffee making facilities was poor. To add insult to injury, when we checked out they attempted to charge us for 2 evening meals that had been incorrectly assigned to our room and which took an inordinate amount of time to sort out. We had thought that staying at The Colony would be the highlight of our trip but were left feeling totally underwhelmed. We will not be recommending The Colony to our friends.

The Colony Hotel was so beautiful, and the seacoast location could have not been any prettier. We truly enjoyed this relaxing hotel. We walked to the church and on Ocean Avenue to see the gorgeous homes & Walker's Point. The lobby had ice cold water available after our walk. The breakfast was delicious. I enjoyed the beach & pool.

Beautiful •grand” hotel from the outside. Great views (again, from the outside). Rooms are outdated and need a REFRESH. No balconies or even big windows to allow for the enjoyment of the views. Another thing, if you don’t like dogs, this isn’t the place for you. Seemed like everyone had a dog at this hotel! Ok with us but just thought I’d put it out there.

The Colony is a largely historic property with a superb view and outdoor pool about a mile (walkable) from
Downtown Kennebunkport. Our room was not ready on time the day of check in, and we received mixed messages from staff about when it would be ready. Ultimately, we dealt with a staff member who was not helpful at all, some might say rude, following a day of travel and long wait. Fortunately, the gentleman at the pool and pool restaurant staff was lovely while we continued to wait and wait. We could not get a table for breakfast the first morning, which was frustrating. Our room was much smaller than advertised and did not have AC, which was not ideal in August. Overall, our experience at The Colony was mixed. The outdoor pool area overlooking the water was by far the best feature, but otherwise the hotel was a disappointment, especially for the price.

I absolutely loved my stay in Kennebunkport & the Colony. The Colony is a very historic hotel in an absolutely unsurpassed location... truly like walking back in time. While some aspects of the property could use some updating, I give the experience a total 10 and highly recommend it to people that appreciate the historical significance of the experience and the stunning oceanside location. Can't wait to go back!
