Centrally located in Road Town whether you're a visitor or a local needing to overnight in Tortola, I would strongly recommend. You can easily walk to the banks, restaurants and easy to get a taxi. Within walking distance to the ferry dock to Virgin Gorda and St. Thomas. For breakfast there are several options. One of my favorites is the Breakfast Sammy.

Our room was large, clean and quite comfortable. We were located in a sea view king size bed room during our stay, which came with a microwave, fridge and coffee maker. The room was on the third floor and the sea view was relatively nice, but was marred by the unkempt looking trail one saw once you stepped out onto the balcony and looked below.

Eating at the restaurant is quite expensive because an 18% gratuity is added to everything and an additional tip is appreciated. The staff in the dining room are professional and very pleasant which helps to takes the sting out of the pricing. Had cause to deal with the general manager while we were there and she dealt with and resolved the issue very effectively and efficiently.

What amazing staff!! We booked an ocean view king room and were happily impressed with its cleanliness and size. It was well appointed and spacious, with a massive balcony that gave us a full view of the beautiful sea. We had booked two nights prior to a seven day sail and had originally booked a different property for when we returned after sailing. We were so happy with the excellent service, amenities and proximity of this establishment that we canceled that hotel, and rebooked at Maria’s by the Sea. The front desk staff were amazing - attentive, personable and so helpful. The restaurant offered wonderful and delicious choices for every time of day or night and had fantastic and attentive staff. Even the housekeeping staff that we countered in the hallway were very friendly and helpful. The pool is lovely and very clean, bar staff is great and it was easy to get transportation to and from wherever we were going. I definitely recommend this exceptional property! Staff is 10/10!

We went to Tortola for a catamaran trip. We decided to stay a few days ahead of time in town to see some of the island. Maria's by the sea was great. We had time to walk around by the shops and go to the government house museum. The location was perfect. We sampled several restaurants as well as the restaurant at the hotel. We really did enjoy the restaurant at the hotel and a lot of people have not mentioned it but we thought the food and service were quite good. We also enjoyed the sushi restaurant across the street as the outdoor dining was very nice.

*No hot water. Ugh.
*Fire alarm went off right after we fell asleep. When fire dept finally arrived, we could return to our rooms shortly after. But then we couldnt get back to sleep before early flight.
*Check in time is 3pm. Nobody was able to check in early, so we all suffered in the heat for hours. 3pm everyone got checked in. We thought hotel was full and was the reason for not letting us in our rooms early. No, the fire alarm revealed just how few guests were there that evening.
*AC in room was great. Beds and pillows comfy. Large rooms. Large balcony w chairs.

My wife booked our room in July for our stay on Dec 5, 2025 and booked a premium king ocean view and we prepaid. We got to the hotel and checked in and went to our room and was shocked to have 2 double beds? My wife called the front desk for an explanation and the lady said that a king room was not guaranteed? And all king rooms were booked. I went to talk to them and it appeared from the discussion which I could not understand was they made a mistake a gave someone else our room. They tried to offer us a different room with a king but not a premium room. I asked them how many king rooms were booked after July and why our room was not reserved with the prepayment but not much of an answer other than put some blame on Expedia and offered me a drink at the bar.

I have two major complaints. First, the we booked a room with a king sized bed. When we arrived, they put us in a room with two full size beds. When I pointed this out, they said that the booking was \"conditioned on availability.\" They said there was a room available with a king size bed but it had the ocean view so we'd have to pay extra for it. So they upcharged is. Also, we had essentially no hot water in our room. Even after 15 minutes, the water in the shower was only luke-warm

The first receptionist I encounter was rude, disrespectful, and not helpful. I explained to her my flight arrived very early due to changes from the airline. I did arrive roughly 4 hours early (11am). I asked if it was possible for an early check in and was informed immediately no rooms were ready. Understandable, as I acknowledge I was early. I asked how early I could check in. I was informed check in is at 3pm. I was willing to pay extra and expected to wait considering how early I was. I agreed and I asked if they could keep my bags for me, which she agreed. I’m thankful for that. I came back and asked about a room at 2:17pm. Yes, I purposely took note of the time. I was immediately greeted with a harsh look at the clock then a No. I asked if she was only going off the time or did she actually look. I walked away and she stated a room was ready. I understand if this is policy but to be greeted with that type of attitude for what you charge is uncalled for. This was my first time there and I won’t be back. I’ll stay at the Villa Clay. Outdated but I definitely get treated better. Not to mention having to have my room key reset every day was annoying. Yes, I made sure the card was in a pocket by itself. This was definitely your system doing this. The cable in the room was horrible.

No better location if you are taking ferries to other islands. The staff was very professional and efficient. The entire property was very clean and maintained.
The only thing lacking on this property is noise control. We tried to take an afternoon nap, when the marching band drum core started rehearsing. I laughed it off as part of the very colorful island culture. Also, I did not want to swim in the pool as the sea birds think it's their pool. Although i could see that someone was trying to keep it clean.
I'll stay there again without a doubt.

The rooms are spacious and clean. The restaurant cuisine is delightful. The location is convenient with a beautiful swimming pool and bayside view.

However, we had reserved two deluxe ocean-view rooms with two beds each. We were given two rooms facing the parking lot with one king bed each. (Granted, one of the rooms was a lovely, large two-room suite.) When we checked in, the room switch was not explained to us, but when we went back to rectify the mistake, we were told that they had a new reservation system that had miss-recorded our reservation, made six months earlier, and that they were fully booked with no other real options available.

They bought us a drink at the bar to make up for it, but it didn't seem quite right. However, everything else was lovely and we were only staying for one night before we got on our chartered sailboat. It was a nice jumping off point for the BVI.

It is an easy walk to the large cruise ship terminal...

Loved our large lanai with ocean view and watching the ferries and sailboats come and go. Spacious room that we had to plug in refrigerator and microwave. There was a drumming group next-door that went a bit late. It was kind of fun at first. During the day it was a driving school. Also music with a big base beat until 2:30 am on Friday night. Loved the botanical gardens within walking distance. Convenient to restaurants close by. Great ocean views from hotel outdoor dining room. Food was okay.
