I stayed there for four days and three nights but the cleaning lady did not come in at all to clean my room,other than that the thunderst staff is very helpful and I feel satisfy but only the room is not being clean

It’s a very nice hotel in an excellent location. I really enjoyed the area & visiting the local temple. Net flixs was offered on the Expedia wed site for this room but when I inquired about it I was told it was not included. That’s false advertising. & it should be changed because it is not being truthful. I don’t think I would stay again because of that. I feel I was lied to & management did nothing to resolve the problem. You lost my business.

Highly recommend! We stayed in the private 4 bedroom suite which was the most unique hotel room I have ever stayed in and super cute and the perfect size for our group. The hotel was so great and had all the necessary amenities. It is in walking distance to the train station and a 30-45 min taxi drive to both airports, so it was very convenient to get around everywhere we needed to go. There are a lot of good food stands and markets nearby, and ICON SIAM is close as well, so it is a very good location. The front desk was staffed 24/7 and super friendly helpful. My friend left her phone in the grab taxi, and we did not speak Thai, but the guy at the front desk helped us to contact them to get it back. It is not the fanciest / most “upscale” hotel, but it is a really cool atmosphere in a great location and perfect for adventurous travelers looking to experience the city in a less busy area than Sukhumvit or Thonglor and super affordable. Booking/ checkin/ checkout processes were all super easy, and I would definitely return on my next trip to Bangkok :)

Great and nice people and the laundry on the upper floor is a nice plus and very convenient. Close to BTS station. But wasn't thrilled with 8:30 am coffee. And they only give you one pillow. I had a single bed room.

All in all. Its good for its price. Good for young people to stay cause most room you have to climb to the bed. And ladder is slippery. So be carful when to get on or off bed. The staff is friendly.

Certainly Stylish in a Good Neighborhood

Wonderful experience at Jasaen Stylish Boutique. My room was cozy but good, decorated in a fun and funky mix of old style guesthouse and retro industrial. My room had a comfortable mattress and bedding, plenty of light, and good amenities like water kettle and small fridge. There was plenty of hot water in the bathroom and good water pressure too. I liked the manual style elevator doors, wooden floors in common areas, and general welcome vibe of the property. There is a worthwhile coffee shop in the lobby with good coffee (including oat mile and other options). Two convenience stores are right nearby. The hotel is in a more traditional Thai style neighborhood, and only a short walk to the Saphan Taksin BTS, riverboats, and a solid food court near the Robinson Mall. I got great value for my money and would be happy to stay again. Cheers.

Quirky and a little kitch in the best way. Easy walking distance to the ferry to get further into the city while being a little bit quieter for a good nights sleep.

The staff are friendly and helpful.

Hotel with interesting design, but lack hospitality and customer services. No greeting upon checking in. No offer to help with luggage. Through out my 2-day stay, every time I walked past the reception there was no \"hello\", no \"good morning\", etc. When checking out, no farewell, no thank you, and again no offer to call a taxi, no offer to help with luggage. Hospitality and customer services simply did not exist.

This is a good place to stay at in Bangkok. The rooms are nicely designed and there's a laundry area upstairs - the set of airline seats that have been placed here for guests amused me. The staff are incredibly helpful and went out of their way to help me make an international call.

The cafe at the front does a brilliant breakfast and at a discount for hotel guests. Close to the Saphan Taksin BTS station, I'd recommend it.

Maybe it’s just me, but I don’t see what other people see in this property. The staff are decent. Theyre not great and theyre not bad. Theyre just “blah.” None of them speak English (obviously not a dealbreaker, but some people may want to know that). On the first day, there was no hot water. I ran the water for about 10 minutes. After I called down to the front desk the girl came up. when the water reached room temperature she said thats as hot as it will get. Eventually, there was hot water. My guess is they turned the water heater on after I complained. The 2nd night I went to get dinner and I had to rush back to my room for a conf call in America. I got to the hotel at 10PM and my card wouldn’t work so I couldnt enter the building. I knocked on the door and window as hard as I could without breaking it.. for 20 minutes. That is 20 min without exaggeration. I understand people exaggerate when they leave reviews when they are upset. Im not upset, it literally was 20 min of knocking. I had an American Sim card and I couldn’t call the no. on the window. Thankfully, a Thai dude heard me pounding on the window and called them for me. When the lady came out I asked if she heard me knocking - I didnt get an answer because no English. There are two very small trash cans in the room. Once I filled them up, I set them outside my door. The trash remained there for the entirety of my stay. Other guests did the same.

Again, the place is just whatever. My guess: rating manipulation.

A nice little hotel with a friendly staff. The interior designer made some interesting and unique choices which were very enjoyable. I had emailed the hotel that I’d be arriving after 11:30 pm. Within an hour the manager assured me the staff would be available. When I arrived at 12:30am, the staff greeted me warmly and made me feel at home. Bravo!!!

Very beautiful boutique hotel. Great and very friendly staff! The only downside was no warm water for showers. I love that the hotel is green and environmentally friendly - they use solar but there should still be hot water regardless. I live in California where most have solar and hot water is no issue. Other than that... it is a wonderful hotel.

We really liked this place. It’s affordable, decoration is unique and the staff is super nice, not to mention the front desk is open 24 hours.
Room was spotless and the food in the cafeteria downstairs was delicious, there’s not a lot to do around there but is walking distance from train station and water taxi as well.

Stayed 4 nights. Great street food in the area and despite being in a busy neighbourhood the hotel was very peaceful once you came through the front door. Stairs have an uneven rise so need to be careful when going up and down the stairs. More lighting on the stairs and hallways would help prevent potential accidents.
Close to the river and many of the major cultural sites.

It was an amazing stay! If I could, I would award it with an 11 stars instead of a 10...!

Location: It was about an 8 to 10 minutes walk from Saphan Taksin BTS and there were lots of eateries/street hawkers (different during the day and night) on the stretch leading to the hotel. With a 7-11 just opposite the hotel, one will never go hungry even if it is in the middle of the night.

This boutique hotel is like a museum with lots of artefacts peppered across the three levels, corridors and stair well. The dining area is housed like a capsule with low back seats. I love the retro lift. With a fusion of technology to this vintage lift, one had to pull open the gated grills and scan the hotel card to activate the lift.

The service from the staff were impeccable; warm, friendly, helpful and sincere. I was attended to by Ms Mew and Ms Nui on separate occasions and they showed me what true service really was. I wanted to have a haircut but was unable to converse with the hairdresser. Ms Nui ran by with me to the hairdresser and helped me with the translations.

There are 10 types of room with a total of 32 rooms. I had stayed in two types during my recent stay. I shall target to try all 10 types of rooms in my future trips to Bangkok.

We loved our stay here! Clean rooms, breakfast was good, and staff was helpful. There were some loud noises that sounded like they were coming from a motor, but other than that our stay was very good! Definitely worth what you pay for it (and maybe a little more!). Location was good as well, though a little hard to find the first day.

Funky room was spacious for solo - big double bed. Short walk from main road into the soi n bright cos next to 7-11. Uniqueness stylish design- 10 mins to bts. Near to bus stop if you know how to take local bus. Walk a distance to popular fish porridge n chicken rice shop. Good for short stay near central pier if you want to use the boat to get around. Same breakfast daily- tv no Thai channels?

The staff spoke English and was very helpful to us. They helped us get to one of our travel tour when our tour guide would not pick us in our hotel because this hotel was not a central located hotel. Our room was the loft whereby the one of the bunk bed was larger than the twin bunk bed. There is a lift to get to our room and a continental breakfast was provided each day of our stay. We got a chance to do our laundry in their washing machine and dryer. There is a refrigerator in our room and they gave us bottle water to drink.

We have an early flight, and need to checkout early around 5am, they even so nice to prepare breakfast for us at that hour, thank you so much for the staff and help on guide for this trip. Very friendly receptionist, Nui who provided 2 different maps of the area and local restaurant.
Interior design was world-class. From classic golf clubs on wall, to Thai artifacts in glass shelf on each floor, to the room itself. A very eerie replication of an Alcatraz cell, save for the modern private shower and comfortable bed.

I asked to change room for (315) because of the VERY small size.
Also, there was a strong urine smell comg from the sink.
I was offered a larger room (310the jail theme) but at double the price. I accepted but feel that I should have been given a discount.
The reat was excellent and I would recommend this hotel highly

Black & white - stay ka!

Really funky boutique hotel conveniently near Saphan Taksin BTS . A 10-15 minute walk to Robinsons and numerous food carts, or cheap little cafes. Black and white room interesting concept - toilet/shower shared with 1 other room, they try to keep females and males paired separately. Spotlessly clean. I was originally in a white room but then got moved to a black room, which was a bit dark inside.

Very lovely neighbourhood to stay in. Walking distance to BTS. Lots of street food right outside.

The deco is great. Very unique and vibrant. Just gives u very good vibes.
Aircon is cold and working really well ( I had a lot of bad experience staying in hotels in Thailand with really bad air conditioning)

Service is really good. Especially the young male staff at the cafe. When I remarked that it was hot in the lounge area, they actually brought a small fan over. Not everyone will bother.

I rarely leave comments coz I am too lazy to do it. But I feel like they deserve credits for running this place so well.

The surrounding neighbourhood is also beautiful, with a plethora of great food within walking distance and such friendly locals to brighten things up. I'm already considering booking another trip to Bangkok and I won't considering staying anywhere else but The House of Phraya Jasaen.

Had a great stay at House of Phraya Jasaen. All of the staff were incredibly friendly & helpful - from setting us up at the beginning, helping us with our SIM card (they sell tourist SIMs there and will set it up for you), to making sure we were all set to go when we left to the airport. They also allow you to come back and use their upstairs shower facilities (clean & spacious) after you've checked out before heading to the airport in the evening. The room itself (we stayed in the loft room) was compact but super fun & comfortable.

Wonderful and creative boutique hotel

The owner and his staff are lovely helpful people. The hotel is creatively designed and in a good area.
The walls are a little thin, if you are a light sleeper it might be helpful to try and get a room away from the elevator. Also, we found the halls a little dark but honestly, it was such a wonderful experience, these things didn’t matter to us very much. We will definitely go back and I absolutely recommend it there. Thank you for the great service!

Don't ask for anything & you'll be fine.

I'm going to keep this short. A hotel can be a lot of things, but when the service is bad, the client will suffer. From the minute I walked into this hotel, I was treated with indifference. I had to beg the front desk associate to look at my dirty sheets and change them. I received a fake apology for this later. The rooms are LOUD -- I specifically asked for a quiet room and couldn't sleep. They look like prison cells.There is NO VIEW. I would never ever stay here again or recommend it. I would tell people to stay as far away as possible from this hotel .

GREAT STAY - WILL COME BACK AGAIN!

The folks at The House of Phraya Jasaen are superb. There was an initial issue with my room, and it was quickly resolved beyond my expectations. The staff is friendly and cordial. The Wi-Fi was spotty the first couple of days (I stayed there for 8 nights) but it worked afterwards. The hotel is clean, on the newer side, and decorated eclectically. If you're looking for a GENUINE Bangkok experience, I would greatly recommend you to stay there. There are street food vendors right outside of the hotel door and in the blocks adjacent to it, a Buddhist temple really close by, and the BTS (metro), docks, and Rosinson Mall are a 5 to 7 minute walk away. The area is safe to walk at night time, and tends to be quiet between 11 pm and 6 am. However, if you have a room facing the street and you're a light sleeper, it's quite possible that the street noise that starts around 7 am (there are a school and a college across the hotel) will wake you up. Also, be mindful that you're in Bangkok, so you will find the streets to be dirty and smelly. Don't forget about that. I took a tour, and one guy I met there actually changed hotels at my suggestion, and he also really liked The House of Phraya Jasaen.

This place is excellent from location to customer service.walking distance to bts station and in a location I would consider real bangkok,with friendly street vendors right outside the front door, tasty eats for everyone! The bachelor room was 100 square feet of clean heaven,let's not forget about the staff which were friendly and helpful.I would like to give Noi a special thank you for making me feel welcome from the moment I arrived. There is also a great massage studio on the 4th floor that was very good. Thank you to everyone.I will return!!!

Small, cosy and with a lot of charm,

The House of Phraya Jasaen is like a hidden gem. I have stayed there several times during the last year. The rooms are all different and with their own theme and charm. I am amazed how nice they all are in their special way. Somtheing common with them all are that they are clean, the bed is soft and comfy and the shower is great with good preasure. The staff is very very friendly and I will definitaly be back.
It's a perfect choice when you look for a comfy stay off the bussy Sukkumvhit road. BTS Sky train and river boat are in short walking distance. Highly recommended.

Stayed here for 5 nights. Very easy to get around BK from here. Good transport links with the Sky train and Ferry port only 5-10 minute walk.

The hotel was lovely and staff friendly. The communal areas of the hotel are not air conditioned so it was always a shock leaving the room.... the room doors also don't self shut, this caught us a few times.

I was really happy to stay in this place. Especially the staff was so friendly and helpful. I recommend it to everyone who is looking for a comfortable stay, nice people... and it's well located not far away from the centre. I have no negative things to say about.

Amazing guest house. Clean, quiet, comfortable!

Nice guest house with friendly staff and clean rooms. The beds and pillow are very comfortable. Spotless toilet and shower. Very good location right next to the Sky Train and the Central Pier. Great street food, restaurants, shopping in this area. Very secure building, additional lockers in room for valuables. I would stay here again.

Great place to stay!

I like the way all the rooms here are decorated with different themes. The rooms are very good value for money and you receive excellent service from the front desk staff. The front desk girl arranged a ride to the train station for me and it only cost 58 baht. They also helped carry my bags which I didn't expect. It is easy walking distance to the river boats. I highly recommend this place!

Great hotel with outstanding customer service!

This hotel was an absolute pleasure to stay at, and the staff really made all the difference. The hotel is located within walking distance from the Saphan Taksin skytrain station and also Sathorn Pier, so it is easy to get anywhere in Bangkok. The rooms are themed and have a nice artistic element to them. We stayed for two nights, and then took a two-week trip to northern Thailand. During that time, the hotel was willing to keep our extra bags so we didn't have to travel with them. We returned two weeks later and stayed another five nights at Phraya Jasaen. The staff was always so accommodating, from keeping the bags, to helping us with getting an Uber, and basically anything we needed. One other nice aspect is that the hotel has a 'locker room' complete with two showers, on the fourth floor. We arrived in the early morning before check-in time after coming on an early train, and the hotel said we could shower and get changed in that room. It isn't a small room either!

Love this hotel

It was nice to stay here. value for money. I stayed in private room including bathroom. Room was small but it was big enough for me. and room condition was good and clean. Hotel location was fantastic. next to hotel there's seven eleven. and few minutes walk, you can get to the train station. The best thing is service. Hotel staff was really kind and willing to help me. Because of them, I was happy to stay in this hotel. Thank you all.

Full of design hotel with 5star services

It was my 1st visit to bangkok with staying with Phraya Jansaen, with carrying an infant actually wasn't easy but they're place was really comfortable and quiet... needless to say the cleanliness I would rate 5 star and the staff would very helpful to show you how to go to asiatique with free boat ride..Plus the hotel also give you a 10mins free massage and end up all of us take a full body massage with only 3++baht for 1hour !! We definitely would come to stay again for the next visit and highly recommend to our friends..

Ps: The Cab wouldn't know how to get the hotel, you need to install an apps of a maps and show them the way.

Good location and clean

Good functional hotel. Great location 5 minutes from Saphan Taksin station and near Lebua sky bar, Rivercity shopping centre, an arts and antique shopping centre and independent galleries. The room is a bit small but there is so much to do in Bangkok that you only need it to sleep anyway.Nice staff!

Clean but strangely no hand soap...

Well, it's an ok place. It tries to be a design hotel, inspired by Berlin is my guess. It has strange cases of empty plastic bottles hanging from the ceiling. Not really my taste.
Bed is ok comfortable. Shower and toilet are in the room, as 2 stalls. So they are open above meaning that someone else in the room can hear and smell everything. That was a little weird.
Even stranger is the fact that they don't provide you with hand soap. I asked at reception and they said they don't give out hand soap, at all. So we ended up using the shower gel to wash hands.
Rooms are a little small but it was ok for our 2 night stay.
Upon checking in you get a free 15 minute foot or shoulder massage. Nice touch.

Great stay in Bangkok at a reasonable price. Fruit vendor right outside the door for a morning snack. The Location is close to BTS. Decor is modern and trendy. LOVE IT!
Free complimentary showers room for use if you have a late flight. Staff always helpful and give you good directions

Very difficult for aged gusts

Sfaffs are very good and polite . Location is ok . There are accees to MTS and to pier with walking distance . Room is horrible . You have to climp to upper deck to get to the bed . Very much inconvinience .

We stayed here from 27-29 August 2016. Good sized, clean room. Received complimentary 10 mins massage which was a good surprise. Friendly and helpful staff made the stay even more pleasant.
