Avoid at all cost!

The location of this hotel is excellent and impossible to fault. It is central, with a lovely position on the river, making it ideal for exploring the area. The included breakfast was also a positive, with a good variety of options to suit different tastes.

Unfortunately, the negatives far outweighed the positives. There was almost no protection from outside noise, and the street noise was constant, especially early in the morning when the street cleaners started. The bed was extremely uncomfortable and clearly not fit for purpose. Every movement caused the frame to creak loudly, which was hardly surprising given it appeared to be made from plywood. As a result, we had an awful night’s sleep and decided to check out after just one night and stay somewhere else.

There was also no proper hot water. We only discovered this the following morning when we turned on the shower, and the water was barely lukewarm. The bathroom itself was in very poor condition, with missing tiles, obvious poor-quality repairs, and a bathtub that looked discoloured and unclean.

The staff were pleasant on arrival, but much less helpful when we raised these issues at check-out. They suggested we should have reported them sooner, but the problems only became apparent late at night and the following morning. Whilst I understand this is an old hotel that has a nice charm, the basic standards of comfort and cleanliness were not met!

The room was adequate. As described and advertised in pictures. Furniture is dated and some of the bathroom tiling looks old, however this was as pictured and expected. All in all a nice character room.

The staff were very helpful and helped with booking us taxis late at night.

Overall happy to give 5 star rating.

Hotel is beautiful but in a creepy \"overlook hotel\" kind of vibe. Makes for great artistic pictures. Went exploring around the hotel and found there was a family living in one of the floors. And a few suspicious people walking around coming out of doors marked \"do not enter\" A bit noisy as its on a busy street. Says they had parking but they didnt have any. But I enjoyed my stay!

We knew this property was older, that was the appeal. It takes you back to another time. We loved our room with a balcony, and the lovely rooftop terrace isn’t to be missed for taking a nightcap up with you. There weren’t a lot of amenities, we were prepared with our own shampoo etc. we faced the street which seemed to be a gathering place for young people at night, so a set of earplugs is a must and you won’t be bothered. Great location, we would stay here again.

The hotel is really wonderful, with a very interesting history worth reading about.
I was a little bothered by some bouse at night, but that's really about being in a town with a healthy nightlife. It's worth a small inconvenience for staying in the hotel! Pisa is a little hip, with some alternative lifestyle apparent. There are some super restaurants nearby. I liked Lou Lee's...the pasta was fantastic. For anyone going to stay there, I can promise you a unique stay at the hotel...beautiful, and quite charming.

Great option in Pisa

Old classic hotel by the river, great location with easy walk to the Dome and Tower and just 13 min walk from the train station. The hotel is old style but in very good shape, I got a room with river view and it was well worth it. Loved Pisa, underrated stop in la Toscana. Staff makes a great aperitif and there is a very nice terrace to enjoy a sit down. Would stay again.

We arrived at the hotel very late, to a friend of Welcome and the offer of room service for some drinks, as the hotel didn’t have a bar

The staff kindly helped us to get our bags to our room which is very spacious and clean, although a little bit tired in decoration.

However the excellent location of the hotel in the historic centre overlooking the river more than made up for the decor.

A pleasant buffet breakfast was included in the price.

All of the staff were extremely helpful & friendly.

Charming hotel with wonderful staff

The oldest hotel in Italy, you won't find the sterile decor of most hotels but it's charming and clean with lots of interesting things to look at. The air conditioning is a bit noisy but was very appreciated.
The views over the river are very beautiful, the Palazzo Blu is just across the river and there are some great gelateria and restaurants nearby. Leaning Tower is about 15min walk.
What stood out to us at this hotel was the staff. They were all very welcoming, friendly and happy to give us advice on where to park our car, dinner recommendations etc.

Staff were friendly the room was poor furniture nearly fell apart when you touch it . You could either have the a/c on or the tv as there’s no sockets for both but this didn’t matter too much as neither worked so you had to keep windows open which meant you got eaten by mosquitoes there was an ally at the side of the room which on a nightly basis was used as a toilet by the 100 or so people that sit on the wall by the river also sat watching multiple drug deals in the same ally and at 03.30 every morning the bottle bins from the restaurants got emptied and at 06.00 am the ally was pressure washed and due to some event going on on day 3 workers were very loudly slamming pieces of metal for some stage they were building until 03.00 in the morning left a day early when the guy at reception asked why we told him he couldn’t care less

Stayed 1 night pre flight. Location great however the historic charm of this place in no way outweighs the lack of basic facilities in room 305. The weather was very hot - aircon out of 1970s broken, dusty and obviously non functional, no idea why it was still left in situ gathering cobwebs. Windows do not open. It was stifling and unbearable. Bath stained with years of use, not dirty so much as worn. Shower curtain ancient worn and just clinging on.
The hotel common areas are really interesting and the shabby chic look can be appreciated there but please make the rooms useable! Worst nights sleep ever.

The hotel claims to be the oldest in Italy and although that has it's charm the facilities do show their age.
The wi-fi was very good as was the location, being close to the shops, bars & restaurants and only a 15min walk from the station and to the tower.
The staff are excellent and always helpful.

The hotel is ok, although is old and the room are not 100% clean. I stayed 1 night and it was the worst, if you want to have a sleepless night then this is for you. Starting around 9pm-3am lots of people were partying outside of the hotel making it a nightmare for others. Terrible experience!

Condition of the room was rather dirty. The bathroom wasn't cleaned properly. Windows aren't soundproof. Found a silverfish under the spare toilet roll. Spiders/cobwebs in room. Key to door is also very old and took a bit of getting used to. Other than that, location was great, roof terrace was awesome and staff were friendly.

Lovely old hotel really lovely place to stay the only issue we had was the noise and lack of cold water in the shower - breakfast was great - bathrooms were very old but as was the hotel so all in keeping. Staff were really friendly and great location. Independent Car Parking was down the road - dodgy looking blokes hanging around cars presumably for money - we didn’t pay them anything and no harm was done to the car - parking is free from 8pm to 8am and pay on easy park app. You can pull up outside hotel to load and unload car. We stayed for two days. Beautiful view of river.

Step back in time in this friendly hotel.

Fantastic location, close to main points of interest. Tower maybe 15mins and restaurants, churches, shops all close by. Try the Bombolini in Piazza Garibaldi ;). Hotel was very friendly and an interesting/ characterful environment. Staff were all great and breakfast was good. We had a river view room which had plenty of space and a lovely outlook.

The history of the building is rather neat. The problem is how dirty the room was. There was a rotten, decomposing apple in the corner of my room and my bed sheets were dirty and had dirt in the sheets. It felt as if the room was not cleaned before hand. The breakfast was pretty below average as your options are very limited for a hotel breakfast. Majority filled with pastries that were stale and crackers. The view from the smoking section that overlooks the river was gorgeous but other then that, it was a pretty poor experience.

Convenient hotel location and helpful staff

The hotel location is great for going around in town. It is within about 15 minutes from all attractions and the train station. The hotel staff were friendly and helpful during check-in and check-out. Our room was facing the river and it offered a great view in the morning and evening. A variety of food (bread, cold-cut, juice, fruits, etc.) were served at the breakfast. Included in the breakfast were special coffee which were ordered separately from the staff. The bathroom was kind of old style and was equipped with basic toiletries. A curtain was used in the shower stall of our room although I heard that some rooms have a glass enclosure. Overall, it was a great stay for us in the hotel that is a full of history.

Eclectic and eccentric, harking back to a different time and a different world. Walk into the entrance hall and you step back in time and you are in esteemed company as the list of famous guests is a Who’s Who are those on the European tour.
The rooms throughout the hotel ooze history. However, don’t expect all of today’s modern hotel luxuries, staying here is much more than staying in one of those chain hotels which could be anywhere in the world.
Here you are clearly in Italy and Pisa is all around as the hotel is centrally located overlooking the river. A short walk from the railway station and the station easily connects to the airport via the Pisamover.
Breakfast is buffet style and more than adequate, the roof terrace is a good space to sit, chat and relax with a drink. However, do explore the whole of the hotel, it is full of interesting exhibits, pictures and pianos!
Staff are so helpful and friendly and the room rates are more than reasonable. For a few euros more a night upgrade to a superior room and enjoy more space, more items of a by gone age and often an enhanced view.
This was my second stay and I will be more than happy to return!

We booked the classic room, with a special request to be on lowest floor possible (elevators can be spotty in historic properties). Staff, who were great, accommodated the request and gave us a room thay exceded my expectations. Decorated in 1930s, the room was filled with antiques. Bed was comfortable. Bath had a hand held shower. Stayed two nigjts. The first night revelers made it hard to sleep, but second night the noise was not too bad. Breakfast was very good and nice to hear cool jazz while sitting in a charming salon.

If you like new shiny boring holiday inn style hotels... Don't stay here.
However if you like the idea of staying in a beautiful unique hotel, which is almost like staying in a moment in time. Stay here.
Maybe everything isn't perfect.. but that's the joy of this timeless hotel.
It's not expensive, go for it !!

The hotel is gorgeous! However we guess that in an attempt to keep it as close to its original design, the owners haven’t done any upgrades to it. Some things need more attention like cracked paint, mold in the bathroom, better bed frames. With that said, the staff is amazing! You can’t beat the location; 15 minutes walking to the Leaning Tower of Pisa! 10 minutes to Porte Pietra, and tons of dining options around. It faces the beautiful river and bridge so you get to see gorgeous sunsets. and if you are going to spend little time in the room, then maybe the se things won’t bother the traveler too much.

I stayed at this hotel in September 2024 for one night. It's conveniently located about 15 minutes from both the train station and the Leaning Tower of Pisa, right by the river. The hotel has a vintage vibe with old furniture, an old piano, and an old radio in the hall. Our bathroom was well-equipped with plenty of space for toiletries, which was a nice change from other hotels on our trip. The staff was very friendly and accommodating, separating the beds for me and my child. Breakfast was great. While I would have preferred more modern furniture and curtains instead of shutters, overall, it was a pleasant stay.

We had a questionable room. The antique bed springs sagged like 75 yrs old. The shower door was half missing. Bathroom is old style. Screen on bathroom window torn badly. Poor lighting options. TV 12 in. No garbage bin...etc. However the hotel structure, bones, history, antiques are a good as any museum. Location I like right on river. We had view of tower. Many many rooms looked quite desireable as we cruised the historical hotel. But ours was not very good. Price is ok though. Survivable for one night. Pretty good breakfast in great room. Hotel needs some money I think.

We loved our stay at The Royal Victoria Hotel in Pisa. It was our first night in Italy before travelling to different cities and it was definitely one to remember. The staff were very helpful as we arrived early, however they showed us to a bathroom so we could get changed into fresh clothes and held our luggage for us until check-in. The room was unique we loved the interior - the hotel itself is like a museum! There is also a secret terrace where we were served cocktails by a very friendly waiter. The breakfast was my favourite it Italy! Lots of choice and again, very friendly staff there to help you. 10/10 stay 😊

The Royal Victoria hotel is an amazing hotel. I have stayed here many times and enjoy ever visit. Great location and friendly staff make your stay all the more enjoyable.

Unique hotel with a river view

I love old classics hotels & this 1 fits the bill perfectly. The place is very well maintained, clean & friendly desk person. It has history for sure & is not you average hotel, all the floors are unique & have lots of antiques. My room was very good, although the bed could have been a little firmer. The bathroom was fun with a great tub. The breakfast was very good but get there early as things tend to run out. I would stay here again. The hotel is very well located overlooking the river.

A lovely old style hotel

A wonderful hotel with excellent service in a convenient part of Pisa. Super fast check-in and check-out, with always-friendly front desk service.
Breakfast needs an upgrade.

This property was a good pit stop on Pisa. It was perfect for a quick stay whilst passing through and visiting the leaning tower. The hotel was a bit dated and the air conditioning not great. The bathroom wasn’t the best and could do with better ventilation.

Staff were polite and breakfast was standard.

Great little hotel

Great stay in a great hotel. Only thing that was missing was air con in the room. I could see a unit but no remote. To be fair I didn't call down to room service to ask for one which is on me but overall I think 4 stars is a fair review of everything all in all. Would stay again.

After the initial reaction to the endearing period pieces of and in the property, the cracks in the facade became all too apparent. Dodgy electrics, one of our rooms had air conditioning that didn't work unless you wiggled the plug, and then it wasn't good. It could be beautiful but needs money spent on it to bring it up to scratch. The position is so covenient for walking to all the sights, transport stations and restaurants. Local youths used the area outside the hotel by the river to party most nights and we were kept awake until the early hours. A lot of refurbishment needs to be done to bring this beautiful hotel back to it's former glory.

The oldest hotel in Pisa which was really lovely to be in, the history and the decor was breath-taking. Breatfast wasn't wow, a little disappointed we requested well in advance a twin bed and we were given a double bed, which is awkward when you're travelling with a friend, but for 1 night we made do.
