The room is clean, but the bed that extends from the couch is terrible. The bathroom is not possible to be locked, and the toilet flushes so gently that it barely manages to flush a piece of toilet paper. We were afraid to use it?

The location is very nice in close vicinity of metro.

This stay was in a very great location close to everything you need to see, by walking or by taking public transportation. It is a fairly old location so it seems as if it’s not overly clean. There was a bit of a mold smell in the room as well. Overall good stay.

I really liked Roma Resort Colosseum. They set us up with after hours check-in because we arrived after their office closed for the day. It was an easy process.

There are several very good restaurants and grocery stores within a 3 minute walk. The Metro entrance is right outside the buildings front door and the tram stop is right across the street. The bus stop is also very close. The connivence was very nice.

The apartment was great. It had two bathrooms, which was great for the four of us. We didn't use the kitchen, but it had everything you would need if you wanted to cook while you were there. It was very clean and they came in daily to tidy up and give new towels.

he staff was also very helpful and the office in the building was open everyday but Sunday. We asked them several things while we were there, and we always very helpful and polite.

I have nothing negative to say about the property or the staff. I would warn anyone staying here not to use the Laundromat down the street. He tried to triple charge us, and we had to get our credit card company involved. But he is not connected to Roma.

There were 4 of us from Canada staying at Roma Resort for the first time from Sept 13-18 2025. Initially, we were worried by the damp / musty smell in the reception area but the room was nothing like that. It was clean, cool (air conditioning in the room) and the room was cleaned well when needed. 2 shared the bed and 2 shared the pullout couch - not a bad pull-out mattress. The staff were friendly and responded to any of our inquiries in a timely manner. Would recommend staying here! Very central and accessible too attractions.

The Roma resort was in a really good location, 15mins walk to the colosseum and straight outside the front of the property was the metro. The room was very spacious and the lady on reception was really helpful ordering an early morning taxi for our departure.

However the property also has some negatives. The location is very noisy from road traffic until the early hours. The bed was extremely hard and uncomfortable. The room despite having a no smoking sign inside had clearly been smoked inside as had a stale smoke smell. This has lingered and clothes in cases still smell now we are home. It also has a damp smell in the property.
The overall room needed TLC, the bathroom had mouldy seals, peeling away door frames, cupboards without doors and generally in poor condition. The dining table chairs were filthy and I wouldn’t have wanted to eat in here, I took two dishes out to put crisps in for my kids and both were chipped.

I wouldn’t choose to stay here again despite the positive parts.

Did not even stay here. Misrepresentation of hotel in the photos on Expedia. It’s a fake hotel with shady customer service that demanded passport, credit card and other information before check in. Graffiti on exterior of building, operates like a hostel. Refused to refund my money! DO NOY STAY HERE - you will be frightened.

For the price, it was unbeatable! The room was spacious with extra beds, perfect for our young adult kids. Great location near the metro with plenty of food and grocery options. The AC did go out last night in main bedroom and wasn’t fixed during our stay—manageable for us, but could be uncomfortable in hotter months. We did not feel uncomfortable with our surroundings, but there is a lot of graffiti in Rome so be aware.

We stayed at this location for 6 nights, and aside from the beds being brutal (which they all are in Italy), the rooms were spacious with two separate rooms, both with their own washrooms. The elevator is small and only fits a couple of people or one person with their luggage. My issue was with communication and the noise. The communication was very poor. The reception is only open from 9am - 4pm, so if there are any issues outside of that time, you are kind of on your own. As for the noise, HOLY MOLY! the hotel is located right in the middle of a main intersection, with a metro, main bus route and main tram route, so from 7am - 11pm you hear everything. Also, the amount of sirens from Ambulances and Police officers is CRAZY! there's seriously a siren going off every 30 mins for 12 + hours ( I may be exaggerating, but it seemed that way). But the location was amazing, so I would stay there again, I would just bring some earplugs or noise-cancelling headphones.

Great option for families!!

The unit was huge! And it’s something difficult to find in Europe. It had three bathrooms!! Kitchen was almost fully equipped. Hot water at all times. Shower-heads holders needed some maintenance as none had grip to stay at place and ended up moving down during shower. Building entrance can be “spooky” as it is graffitied and main entrance door is not well maintained. It is located JUST as you exit a metro station which couldn’t be better when traveling with lots of luggage. A few steps before the elevator once you are inside the building. Walking distance to Collosseum/Forum AND Santa Maria Maggiore where Pope Francis was recently buried.

We arrived late in the day, only to find the power was out. The hallways were pitch black and our room had no electricity. There was no one working reception.
I had to text with someone about the predicament, and she was completely useless.
The security keypad to the front door was not functional, due to power outage, so any random person could have entered the building.
Absolutely awful experience for my first night ever in Rome.
Requesting a refund ASAP, Expedia, and you should remove this dump from your site immediately

Our family's stay at this hotel was very special. To begin with, I would say that the lady who served us was very kind and professional, always willing to resolve any concerns. The rooms are very spacious, the bathrooms are clean and spacious, and the kitchen has everything you need. The area is fantastic; everything is close by, and there's a train station next to the hotel. Another wonderful thing is that the Coliseum and other attractions are a 15- to 20-minute walk away. Across the street from the hotel, there's a small Chinese restaurant with excellent food and affordable prices. I will definitely stay at this hotel again with my family.

I was worried after reading other reviews. Gave the place the benefit of the doubt.
We travelled with 3 kids and was worried about safety. It did feel safe enough though. The location was good.
Otherwise rhe property was terrible. It stunk, the toilets emitted foul smells continuously. The bathrooms were mouldy ans stale. The floors were dirty. The curtains didn't cover the windows. The few dishes provided needed washing first, and there wasn't even a tea towel for drying. The furniture was old and falling apart. There is no hot water to the kitchen sink, and one night we had no hot water to the showers.
One positive, Fresh towels each day.
I wouldnt stay again. It put a damper on our Rome adventure.

Nice big rooms with a lot of place! The beds are confortable but not the pillows, that we found too big. There's a fridge and cookware. Nicely situated in front of the Manzoni metro station. We really enjoyed the Feelsgood osteria food nearby, we went twice! It would be nice to have shades that close properly in the windows. There's an elevator.

I would not recommend this hotel to anyone. Firstly, there is no blackouts on the windows as announced in the hotel.com. I ended up waking at 6am as the room was completely bright. Secondly, the bed is not confortable. It is too hard.

Also, I received an email 2 days before the check-in explaining that the front desk works till 4pm, so I had to send my documents and my card number by email as arrived after 4pm. Note that, this information was not showing during the booking. I was advised that I could not leave my luggages in the hotel after 4pm as there was no one there. So, they left the luggages in front the reception door where anyone could have taken it. Very disappointing experience.

Staff was very friendly at this property but the condition was not great. The place was generally clean, but pretty old and run down. We rented 3 rooms, and there were missing soap dispsensers for the shower, missing blankets for the room (where they also ran out of spare ones too), broken faucets, pretty worn sofa pullouts, just to name a few issues. I wasn't expecting much, but you're definitely getting the bare minimum. It's fine for a quick overnight stay, but I don't plan on renting this place again if I come back.

Great location with a metro stop in front!

This is a no frills hotel, with a great location next to a metro stop. It is walking distance from Roma Termini, about 20 minutes with luggage. The room is made up daily with fresh towels, the shower was small, though, and hard to get a good seal on the doors - which made for a wet floor. Our room didn’t have a dresser, so for our 2-night, 3-day stay, we opened our luggage on the floor to use as a dresser. We were given daily coupons for the Snack Bar across the street, which made a lovely coffee and fresh filled croissants. We were also given an apple, which was a great snack between meals! Location was perfect, room was just for sleeping and taking a refreshing shower. The snack bar for breakfast was more than adequate for take away since our goal was to see as much of the city as possible!

Building from the outside looks quite dodgy - graffiti all over the door and not the best area 😬 room was comfy and spacious, nice beds and pillows. However things like the bathroom was pretty manky (dirty grouting etc) and sink tap was loose, plus lots of ants in the kitchen area 😬
Easy to get in and out though and not a bad location for the price but I wouldn’t wander about at night!

We rented 2 rooms for 4 nights. The hotel is located near one an exit of Manzoni Metro Station. It is walking distance to some of the tourist sites. There is a Carrefour supermarket, delicatessen and other shops nearby. I can recommend the Machete barber!
The entrance door is difficult to find. It is covered in graffiti and has a panel falling off.
The desk staff were abrupt, almost rude and very unhelpful. E.g. there were a number of issues with our rooms and the staff would not take action but referred us their back office.
The rooms are spacious. The air conditioning coped with the hot weather.
There were several maintenance items: bed lamp falling out of the fitting (safety?), tap above the “kitchen” sink was loose, a chair was broken etc. Most annoying the curtain in the bedroom had come off its railing and could not be closed, letting in light all night. This was a 3 min job with a ladder – but was not fixed during our stay.
There was a smell in the room which we put down to the bidet. We ran water down this for a few minutes each day and it seemed to fix the problem.
We contacted the back office, who were apologetic and said they would contact the maintenance group – but unfortunately nothing was fixed during our stay.
The “kitchen” is vey basic. A single portable hotplate and a fry pan and pot. The cutlery and crockery were dirty with the remains of previous meals on them. The cleaning pad was disgustingly old and dirty.

The accommodation was at least disappointing
Dirty floor, dishes couldn't be used because they were full of grease, no microwave... in conclusion the kitchen was useless.
There was mold in the shower and the water ran more on the walls than on you.
The toilets were dirty, the bedroom door wouldn't close, the furniture was old with scratchers, scratch walls...
If you are a smoker, you don't have any designated smoking area. No

Rhe location is excelent right next to a metro stop and close to atractions and restaurants. The apartments are large and very confortable. However, The building needs upgrades, better maintenance and cleaning. You can find dark dirty borders in the showers and its fixtures and doors, and also some walls are stained or dirty. They need paint. Our rooms smelled of cigars. Some furniture like the Bathroom vanity seems to be missing parts or its doors. The building main door is a small old wood door with graphity. The whole building entrance seemed creepy until we got used to it but the first impression was not good. We were expecting to see someone in the reception but it was always closed when we passed by in different moments of the day, in the 3 days we spent there, and nobody was there although they always communicated with us through whatsapp texts. Overall the stay was good and confortable in general, and the location was great.

The property was left unlocked the day we arrived and also on another day after house cleaning finished up with our unit. The door was slightly open and anyone with access to the hotel would have easily been able to enter our unit with all of our valuable and belongings. The place wasn’t that clean when we checked in, so we had to do a bit of cleaning ourselves. The garbage was full and had not been taken out once we arrived. The sofa bed has no support in several places so if you sit or lie down on it, it would sink. The pictures on Expedia looks much better than it does in person and definitely I would look elsewhere if I were to come to Rome again. I would not stay here again for the price we paid.

The best part of this property is its location. There was a Metro station right by the building. We liked having access to a kitchenette and two rooms. The property was a little on the shabby side. They would do well to update the sinks with faucets that don’t spew water all over the place. The floors weren’t clean. For three nights, you can put up with the weaknesses, but would not be a good choice as a long-term rental. The above photo isn’t accurate.

Having 2 keys makes it challenging when you have a family and half the lights turn off. So if adults want to leave older children in the evening, you can’t turn on half the lights. Location was 10 feet from a Metro entrance and 12 minutes from the Colosseum, that was perfect.

The location was a 15 min walk to the coliseum. Right out the door was the metro if you like to walk it’s perfect the door to the hotel is covered in graffiti and the sign is small room was huge

Because the metro was right outside the window it could be a little noise

Very bad experience

First night - It was worst hotel experience I ever stayed at. Room condition was bad, gave us dungeon type of room, AC wasn't working during high 20s temperature all night, and we couldn't open the bed side window because they were next to subway exit. Streets feel very dangerous at night. Bathroom shower and TV wasnt working. Only one staff there couldn't help with anything because she can't reach the management and she gets work after 4pm.

Next day we got moved to much different room with same service we have paid for.
It was on upper floors with good view and all the necessary amenities (shower, ac and TV was working)

Parking option wasn't what they say, overall - I definitely don't recommend this hotel to anyone and our family need to get refund on our 1st night of stay.

It was a convenient stay near the colosseum. The room we had was spacious. The rooms could be cleaner. The description says “full kitchen”. That’s misleading because it was not a full kitchen. There was no microwave so beware of that if you are planning to stay here for a longer period of time or are travelling with small children. It was difficult to warm up our baby’s food.

Very Close to metro and transportation, walking distant to the Colosseum and the Termini train station. Many stores amd place to eat around.
kitchennette was small but usable. The only issue is that the AC was very weak, and the beds not the best. We didn't sleep very well.
Is ok for couple of days in Rome.

Dated but okay if on a budget.

The location was easy to get to from the Termini station but the building was not well marked and not very attractive from the outside (dirty, worn down, graffiti). The inside was fine but also a bit run down with some paint peeling and mold in the shower. It was all a bit dated but overall fine. Nothing special but the price was right.

The resort is in a convenient location that is close enough to several sites in Rome such as the colosseum. It is also close to local transits that allow you to travel from one section of town to another. Staff were friendly and helpful. I’d stay here again.

Good deal for the price!

The location is walking distance to the colosseum and has a great sushi I place across the street. It’s new decorated which was suprising but was a little musty. The lobby is small and the help was just ok. We did get to check in early. Good deal for the price
