Good location, kind staff, though mostly virtual in my experience. While the area is quiet, the property itself is quite small and a struggle to fit two medium sized suitcases. For the price and location a small size was expected, but this was just a tad too small for us. There was really no loud noise ever which was great. But at one point our front door key to the property didn’t work and for anyone out late at night who doesn’t think to buzz the door this can be stressful. When we buzzed they did immediately answer though, as I believe someone is virtually at the desk 24/7 (?). On our last morning as we were packing someone did also open our bedroom door to find us there and I’m still not sure if it was an employee, owner, etc. They were very apologetic but it was still not preferable. The highlights were the very kind girl who worked the front desk and the AC blasting strong.

If you have luggage, it's a challenge as there are 2 canal stair bridges to walk over. But it's on a quiet walkway. They have lights over their doorway so that's helpful in finding the location. There are no windows floor level. It's your typical Italian apartment building so we entered by initiating a speaker phone contact. If no one is present, you are addressed by someone using remote computer access who gives instructions. Hopefully, this information will be helpful because we were intimidated by the process. We wish we had known beforehand. We also didn't know city tax was required in addition to the reservation. This is required everywhere so have enough currency.

The room was clean and well maintained. The bed was comfortable. The the bathroom was adequate. The shower was extremely small and hard to use for a man of my size.Although a little difficult to find initially it wasn't really the fault of the property. I relied on my Google Maps and with the signals bouncing off the tall buildings and narrow streets we got turned around several times. Other street names can also appear differently on Google Maps. The location was pretty good once found there was plenty of dining and other amenities within the vicinity and it didn't really take too long to walk to anywhere else in Venice.

We arrived, but had to wait beyond check-in time for room to be ready. This was not a big deal, but we did have a tour scheduled after check-in so this added to some pressure. Access to the property was fairly easy and it was no problem to leave out bags after check-out and pick them up later. My daughter has a dairy allergy so we ended up getting a vegan (yes, vegan cheese!) pizza at Pizzeria L'Angelo, which is literally around the corner - this was surprisingly the best pizza we had in Italy. Also, another curve ball, but we wanted something different since we had already eaten so much pasta - Ristorante Chinese FU 福满楼 which is around the corner was absolutely fantastic. There is plenty of shopping and almost anything in the San Marco area is walkable. There was not much concern re: air conditioning while we were there as it was cold overnight. Unfortunately our room looked out onto a canal and square, but there was construction occurring around the statue area (kind of ugly), and it ended up being quite noisy during periods of the night (including a group of people drunkenly singing; we laughed about it the next day).

It is close to Rialto, probably 5 min walk, but very very inconvenient if you have luggage with you. Overall I didn’t like my experience, though it was 1 night.

The lack of a proper name for the hotel made it very difficult to locate, as various water taxi operators never heard of it, and refused to believe that it did not have a proper name.

When I had booked the San Marco, I was excited I had seen online pictures of only the front of the property with canal views. This was misleading and we never saw the front of this building at all during our stay.
We could only access the room from a small alley in the back.
I wanted to stay out later by myself, but I didn’t dare because once it got dark, I would have been all alone in the alley so I was very disappointed.
$200 for one night was excessive for this property.
The patio was very very small and looked out to the inside part of the building where there was noise and absolutely no type of view at all. Very run down!
Having said that, the staff that I did talk to, she was very helpful in directing me to the Water bus stand so I could buy tickets for the next morning to the airport.
She was very nice and gave me directions to restaurants, etc. as well.
I would not stay there again.

The property was exceptional for charm. The virtual check-in was slightly disorienting but actually worked out fine. I would use the Sant Angelo dock to and from for water taxis as opposed to the dock near the Rialto bridge. Way calmer and the same number of small bridges (2) to navigate. Great coffee machine with a second option in the lobby with cookies. Very nice amenity. Only small knock is the size of the shower. Pretty small for a 6’5” guy like me. Would definitely stay there again

Friendly staff, walkable to water taxi stop, and to main piazza , my only complains about this place are that as soon as I entered room, AC was leaking water next to bed, reported it immediately to employee and said that someone should come soon to look at it and fix it…nobody ever came in! We slept all night with the water leak next to us in bed and putting towels on the floor to hold water, it was a lot! I left the next morning and did self check out since nobody was working at that time, so I never heard back from them. I would definitely look for better lodging option next time, do not recommend this place

This place was a really cute place to stay. The location was perfect. Walkable to all major sights. They asked for info pre check in which seemed confusing, but it was a very smooth process and easy to find as they had detailed instructions. staff were always happy to help with questions. VERY clean! Everything you need. My only gripe was one side of the double bed was not comfortable, you can feel the springs in it, but maybe if you get a different room you will not have this issue.

Place was good until I sent my kid to take a shower after a long day. Well, not because he didn't want to but because of no heated water. I little frustration, after a long and busy day not able to take a proper shower. We asked the front desk and the answer was was, \"yeah!!! I'm sorry ma'am we had problems with the water heater during the afternoon, I reset it, it's not working the manager was contacted, ma'am\" Well, no notice or warning was given to us upon arrival, I think this is not nice. No resolution of options given.

40.17 San Marco was a gem of a hotel. Clean and it was decorated so appropriately for Venice! We liked it. Our room had plenty of space, the beds were comfortable, and the bathroom was well set up. Really charming and a welcome stay! It was also an easy walk to restaurants, the Doge Palace, St Marks Square, Rialto Bridge and such.

Check in was a bit different, as we were greeted by someone over video. While it all worked out easily, it was a bit odd. Regardless, we really enjoyed our stay at the San Marco Guesthouse!!

The only thing that kept this from being a 5 was the size of the room. It was a double bed, and a bathroom. That’s about it. There was a coffee maker and kettle and some snacks inside, but we just used the kettle. It was clean and comfortable. Air conditioning was good once I figure it out. Apparently we had a small room because we got the economy one. I guess economy in Venice is $275 a night + taxes, fees and tourist tax. Still a very good / great location

Wow, wonderful property and room! We booked a canal view room that was so spacious and had 2 large windows overlooking a canal. At certain times, the gondolas went by in the canal, one after another like a beautiful ride at Disney World! It was such a beautiful red house and in a perfect location overlooking Campo Manin. Central to everything. We really enjoyed staying here so much! It was only one flight of stairs up, so not too bad. There was a lady at the desk at check in to give us the keys, other than that, there was a computer monitor at the desk with a person to great us whenever we returned to the room.
Beautiful property! We absolutely loved it and enjoyed our time here. The water in the shower was nice and hot.
One suggestion, though, tighten up the toilet seat because it seemed to slip back and forth. Other than that, it was really a treat to have such a gorgeous canal view room.

Cant fault anything, was able to check in at 11.00am, room had all amenities we needed, bed was huge and comfortable with extra pillows provided. Excellent tea and coffee making facilities, great hair dryer and shower plus toiletries provided. The window looked out onto a brick wall/passageway which wasn't a problem, there were so many wonderful sights to see in Venice and we barely spent any time in the room. We were also able to leave our luggage prior to our flight with no problems.

This was a wonderful place to stay in Venice. Only 5 minutes and maybe 2 bridges away from the Rialto Bridge, and only about 10 minutes from St. Mark's - could not have been a better location. Generally a very quiet area, although the Manin square is Right There! Many options for dining and shopping, and you can get a gondola right at the square. Vaporetto only about 2 blocks away. Excellent accommodations, very clean, and great staff.

Our stay was pretty quick. We spent two nights here at the beginning of a three week trip. The room is MUCH smaller than it looks in the photos. There was barely room for two suit cases and ourselves. We booked a water taxi for the end of our trip to take us to the airport who sent the pick-up information to the hotel directly. The hotel claimed they never received any information. Turned out it went to the hotel's \"spam\" email folder. We missed our water taxi and had to spend an extra 33 euro to get the public water bus and almost missed our flight. (literally running in the airport) Other than this massive oversight which caused us much stress, the hotel was fine. It was clean but had a very small room. I would probably stay there again if I was in the same financial situation.

This place was so cute and very conveniently located right near the grand canal, bus stop, restaurants, and St. Mark’s Basilica. It was very easy to find, close enough to walk to everything, and had everything we needed. The bed was pretty uncomfortable, and the room is small, but was fine for us for 2 nights. Check-in was confusing and weird, as there is nobody there when you arrive. We got there in the pouring rain and rang and rang the doorbell but nobody came, so we had to wait for a guest to walk out so we could come inside. Once inside, the keys are just sitting on the desk in an envelope with your name on them, and there is nobody there. The following day there was a “receptionist” on Zoom at a computer on the front desk, which was odd. There are also different signs and notices everywhere on the front desk, which provided information on paying the city tax and checking out, which felt pretty confusing. Overall it was a nice stay and very good location, but the receptionist situation, and process for checking in and out, was not the best experience.
