This is a period building, it has its restrictions what can be changed to the building, as it quite poss a listed building. Low beams in the Bar etc. Very authentic. Food brilliant. Bar atmosphere great. Hosts ideal company. Unfortunately the carpet up the stairs & the rooms really need some TLC. The rooms also need some £ spent on them to look a bit more comfortable. That said the rooms & Hotel were clean etc. Just a mention this place loves dogs.

It's what makes Devon so welcoming

Could not wish for more. Lovely village, perfect old world setting and just a few miles from the main road. An historic pub that matches it's promise in every way. Very friendly staff and welcoming locals. Nice choices at breakfast too.

Have stayed before while meeting up with family. Quirky rooms (nothing level) - to be expected in a property of this age - but very comfortable. Extremely hospitable and accommodating host - breakfasts - some of the best we've had. Parking fine if you're fit and well - might be more difficult if mobility impaired - also steep stairs to bedrooms.
Would definitely stay again.

The property is very old and picturesque so you have to accept the steep stairs and creaky floors. Having said that it was clean and well presented and the staff were most hospitable.
Lack of parking didn't cause us too much of a problem as there is a public car park nearby and free parking opposite between 6pm and 9am.

From the minute we arrived we were made to feel welcome. Our room was lovely and warm and there was a room kettle and generous supply of tea and coffee etc.
Breakfast was delicious and on the day we left and had to get away early Nicky kindly made us bacon sandwiches to take with us.

The Exeter inn is a lovely old pub. Stayed for 2 nights for a wedding nearby. Nightmare to get a taxi anywhere but the brilliant landlady Nicky stepped in to save the day and volunteered to give us a lift back late at night and again in the morning to pick our car up! Above and beyond!
Room comfy and breakfast lovely. Had a few drinks and evening meal and very satisfied, can definitely recommend , mainly due to the landlady and the service and help offered!

Stayed at this lovely quirky old inn on our way to ferry port. The room was spotlessly clean and the beds very comfy. We ate evening meal in the pub downstairs service was friendly and food delicious. All in all a lovely place to stay .

Very 'atmospheric' as you would expect from a traditional pub in a building that has to be 200+ years old. Very pleasant staff and service. No car parking so you have to use the public long stay 200 yds away - fortunately a nice morning when leaving! No early breakfast but milk, juice, bread, etc made available for self service which was very much appreciated.

The twin beds and matrices in our room need replacing urgently and the door to the bathroom needs fixing as it it cannot be shut. In general the place looks a bit tired and could do with some internal decoration/painting etc.

History and character with a warm welcome.

We stayed here for a week and really couldn't have chosen a better place to stay. An historical inn in a village full of history and a warm friendly atmosphere. There are only 4 letting rooms and the inn is the owners home. This is reflected in the feeling of home from home and the warmth of the welcome. All the furnishings and ornamentation are in keeping with the age and nature of the building. The inn itself is dog friendly and serves lovely pub food. The breakfasts are excellent. Vegetarians and vegans are catered for. If you are looking for pristine decor and formal service such as you get in a large impersonal hotel, then this may not be for you, but for a truly relaxing break in a setting full of character that represents very good value in the South Hams, then The Exeter Inn would be very hard to beat

This is a 14th century inn, what they didn't say was that was the last time it was decorated. The bed was just one turn from collapsing. The cereal (in boxes) out of date and tasted fusty and were soggy. The full English breakfast was the only good thing that I can say about it.....Sorry to say I wouldn't recommend this hotel to anyone. It is the first time I have ever given such a negative report

The standard of the room was very poor. The windows either didn't open or paint was peeling off inside. It was all a bit shabby in general and not what was expected. The choice of breakfast for cooked was good but not for continental breakfast alas.

We had a lovely weekend stay at the Exeter Inn in August. A proper pub, 14th Century Inn, a mix of locals & tourists, with a lively atmosphere, as busy as could be expected under Cover care conditions. The owners & staff were great, nothing was any trouble.

The pub & rooms were clean & hygienic, and Covid hygiene arrangements have been put in place effectively

Would recommend the Exeter Inn to anyone looking for a short break in South Hams......we will certainly be back

The Exeter inn is really one of the best I’ve stayed in this part of England..3 very enjoyable relaxing days..Very friendly landlady..Top notch full english breakfast...the scrambled eggs on toast was my favourite..I had to stay 2 more days but unfortunately they were booked out.. So I booked into another inn a few miles up the road...it was more expensive than the Exeter inn but no where near as good..Go ahead book your stay you won’t be disappointed.

It was an interesting property, very old. Staff were very pleasant and helpful. Our room, the bathroom and bedding all clean although the beds were on a bit of a slope, but only to be expected with such an old property. My friend had a terrible shower experience with the electric shower going hot and cold all the time. I had showered earlier and it was fine. The stairs would be quite challenging if you have mobility issues; the stairwell needed a good clean, dusty and lots of cobwebs. Breakfast was good. Due to being in town it was very noisy with people shouting outside, even after closing time.

The Exeter is a very cosy retreat with lovely , welcoming staff. Delicious breakfast. This very old pub was just perfect for my visit to Modbury and you step outside into Modbury's street of appealing independent shops. There is also a lovely garden at the back of the pub.

We stayed in the family room 2 adults two teenagers and it was very comfortable and plenty of space. The pictures don’t do it justice. Lovely high quality bed linen and fluffy towels and very clean. The beds are really comfortable and have very good mattresses. Breakfast really good and lots of it served in a lovely room. The hosts are really welcoming and friendly and work very hard. It is obvious they love what they do.

Great staff worn out room

The hotel is well situated, the owners and staff were brilliant. The breakfast was awesome.
The room needs badly looking at. Its a low ceiling, I am 6'2\" my wife 5 '10\" .
It has tiny windows one you cannot open, the other was metal and not very big.
It was boiling and quite uncomfortable. One night was enough. It was extremely hot though. The door had to be really slammed to shut it from the outside and the bathroom door lock was poor, not an issue for us but others might not like it. The shower had hook on the wall, you had to hold it. There was a shower curtain or screen. Like the shower hook you could see where it was attached, but it was not there If it had not been so hot
It might not have been so bad. The rest of the hotel was fine. Its only a case of snagging the problems. We would stay again though, as I said the owners and staff were fantastic, very welcoming as was the bar area and dining room. Drinks are very sensibly priced, especially when you consider its close proximity to Salcombe. Its difficult I guess to get issues repaired as its a listed building.

While place needed a good lick of paint at the least, stairs and hallway to rooms grubby, mouldy stains on ceilings in rooms. Woman that made breakfast was friendly, but rest of staff really couldn’t be bothered, felt like they didn’t really care if you were there or not. Breakfast was ok.
My room was comfortable enough, bit noisy as over garden and very old windows that didn’t close properly. No shower, as it had been taken off wall and shower screen removed, so just hand held over bath. Water went from extremely hot to very cold and couldn’t be controlled. My friend staying in another room did mention this at breakfast as she scolded her head when washing her hair, but they didn’t seem bothered. Her ensuite was up some steep stairs from bedroom, but tricky at night.
They didn’t have any beers on tap one evening and wouldn’t make coffee as didn’t want to put coffee machine on. The garden was nice.

The owners of the Exeter Inn are really friendly and the breakfasts are great. I do think the rooms could now do with a bit of a makeover and something needs to be done to combat the smell of dogs in the hallway. The beds in the twin room are a bit creeky too and could do with being renewed.
