Nice place overall - clean and well kept. Owners are nice and friendly. The bad part is the sleep situation. For the room we had, there was a very bright security light from the neighbouring property up the hill, and the light shone onto the thin curtains of our room, and when the tree branches moved inbetween it created quite a light show in our room. There was a 2nd security light in the garden right behind which would come on intermittently, it was very bright and lit up the whole room, this happened throughout the night, maybe because of wind. Then the owners also have a dog, which barks very loudly and a bit too often. The dog was quiet at night though, except when the owners went out one night and he barked for 90 minutes solid. So those are the bad bits, we came away feeling a little sleep deprived. But I expect some of the other rooms don't face these issues. The location is good, and breakfast was nice.

Russel & Nicky are very friendly people.
The location is fantastic, next to the river and everything is in walking distance.
We walked an amazing walkingroute, the views over the moors and the ocean are breathtaking.

Russel and Nicky made us feel very welcome and at home , the breakfast are amazing and worth a revisit alone !
The room was clean and tidy , the en-suite was spacious and the views from our windows over the river were great . We had bedroom
3 and the river runs directly outside and the sounds and views of the river are very relaxing . We would highly recommend to anyone wanting a lovely quiet peaceful break with lovely walks right on your doorstep.. we will be back for sure

Our stay at Lorna Doone House was was absolutely delightful. Our friendly hosts, Russell & Nicky Perry made us very welcome and comfortable. Breakfasts were excellent with an excellent choice from the menu! The guest house is very well located in a delightful spot beside the East Lyn river just a few minutes' walk from the centre of Lynmouth. We we would recommend it highly to others

A pleasant stay in North Devon

We had a very enjoyable stay. The room was good sized and clean. The breakfast was very good although we would have preferred more choice outside the cooked breakfast options. Our hosts wee welcoming and polite. It would have been useful to have more details on th eweb-site about the evening meal offer, eg timings,cost and sample menu.

Overall a nice place

Overall it was a pleasant stay. The only issues we had were: not happy about leaving our car keys in our room in case the car had to be moved. Due to not enough adequate parking spaces. We hired the room to expect it to be private, we opted for no freshen up due to our privacy and yet they still came into our room to leave the breakfast menu.
Breakfast was incorrect even though we opted for choices. We’re told to leave the black pudding on the side if we didn’t like it. As caterers the customer is always right. To have the waitress/wife serving food bare footed was inappropriate too.

Exceptionally clean property, free parking on site is a godsend, and location was 10/10.
2 things I would note would be: the breakfast is at 8:30am so we found we lost valuable sunlight waiting for breakfast to start instead of beginning our hikes at first light, so we didn't bother on the second day. Would be nice to have an early breakfast option (for example a pre-prepared sandwich or access to cereal, fruit and milk) for those of us who like an early start. Having said that the breakfast was good on the morning we had it, and they did cater to us with dairy free milk and veggie sausages.
Secondly, you can really hear the river during the night. For me this was actually a positive, as I like a bit of white noise, but I imagine for some people it may not be as relaxing. I'm sure you could ask for a room at the back though.
We would definitely stay here again if in the area, but make other breakfast arrangements.

We have stayed here a few times now and it’s always great. The owners are so friendly and helpful and nothing is too much trouble. Breakfast was good and the rooms are clean. Great location for exploring Exmoor. We bought our 2 dogs and they are very dog friendly which we loved as that’s hard to find. Very reasonable rates too.

Great B&B, friendly owners, good breakfast, clean, good shower, really nice view and sound of the river. Given the age of the building and nice original features, whilst not uber-luxury, Lorna Doone House is very good value for money. Useful that they have parking although we chose not to use it (you can buy 4 and 7 day passes for North Devon car parks).

Best in the area by far

I absolutely loved it. The Bedroom with the en suit was faultless. It was very large & spotless. I parked my car on the drive with another 5 cars & if anyone needed to get out you can just leave your keys in the room & Russel “the b&b owner” will shift it for you. Both Nicky & Russel were very helpful & friendly. The location was absolutely dreamy. I loved seeing the river as soon as I wake up & could hear it while falling asleep. So relaxing. My family stayed in 2 other B&B’s and they were nowhere near as nice as ours at Lorna Doone House. Plus most places don’t have parking & you have to pay and keep moving the car. It was great that I had nothing to worry about. I’d definitely stay here again & nowhere else if I return to the area. I’m so grateful. Thank you both for making our experience so lovely.

unhappy about last day breakfast time being moved, after having agreed 9am by e mail.. they breakfast sheet had rearranged time . but surly some persnel contact could have been made. very disappointed.
we felt we were treated as naughty children by the landlady who totally ignored us during service.

We were really impressed with our stay at Lorna Doone House. It is in a perfect, quiet position with a river view & you fall asleep with the soothing sound of the water. Room was lovely, a good size, warm, clean and comfortable. Great to have parking too. Breakfast was really good, Russell & Nicky made sure everyone had what they wanted & they were great hosts, warm & friendly but not intrusive. Our dog was made very welcome too. We will definitely return.
