A BASEMENT ROOM WITH TINY WINDOWS AND ALMOST NO NATURAL LIGHT. The full length curtains deliberately conceal tiny windows right up by the ceiling. Two windows are effectively blocked off and 3rd obscured by large weeds on the outside. It felt like being buried alive. See photos. An apartment with separately let bedrooms and shared kitchen. Furnishings and bedding very basic. No hot water during a 2 night stay. The advert on Expedia is significantly misleading, with photos ensuring the absence of usable windows concealed. I have asked for a partial refund, but not received a reply. We were given a token discount because of the hot water problem. We did not meet the person who manages the building, but she communicated well.

This place did exactly what we needed it to do. We mainly used it as a place to sleep after long days of exploring, and it worked well for that purpose.

The apartment was quite clean, but keep in mind that it is a basement unit, so it can feel a bit dark. The ventilation also isn’t the best, so if you’re visiting during the warmer months, be prepared for some heat and humidity, although there is a fan provided.

Muna and her daughter were incredibly responsive, friendly, and helpful throughout our stay. They made the check-in process very easy and were always quick to answer any questions.

The location was another highlight. It’s about a 15-minute walk to the Colosseum, which was fantastic, and there’s a train station only about 7 minutes away. While it’s not right in the heart of the city, it’s easy to get anywhere you’d want to go with a train ride of around 20 minutes.

Overall, I would recommend this place, especially if you’re looking for a clean, affordable base for exploring Rome.

Unfortunately this stay was awful. When I got the information about this place, there’s not any information about the kitchen to be shared. I thought because of the pictures and the pricing, it was all the apartment! That was one of the issues! Then after a long day of walking, I came back at midnight to find my sister bed was broken! The worst part is that they knew and the still didn’t change the bed before we arrived on that day! I contacted the lady at midnight because they wasn’t another bed for my sister to sleep and they say they will change it in the morning and they did! If they knew this bed was in this condition why not change it before all this happened. I have the worst night that night! After they changed the bed they left a bottle of wine and chips for us! Unfortunately you can’t make up for a really bad night of sleep where 3 people had to sleep in the same bed because of this! Sorry I can’t recommend this place, when they have false advertising and bad furniture!

Unfortunately, there was mold in the bathroom that we started to get sick from it and didn’t even want to shower in it. The window that was above the bed would not close and mosquitos would come in. We let staff know and they did get us a little plug in fly killer but it wasn’t enough. We found it dusty. This could be just our room which there are 3 in this place. We got the third one. Neighborhood was ok, but still a walk to get places.

I did not stay there. I checked in and checked out within 15 minutes. It was false advertisement. 1/The room was in basement (which was not disclosed), with no A/C, fan was broken, no air circulation. 2/ the only opened window was in the bathroom and it opened right to the street above so you would not be able to shower or use toilet because any pedestrian would see you!!! If you shut the window there would be no air circulation! 3/ The name is B&B but no breakfast will be provided, according to the check-in person who never showed up to check us in.

This was our 9th visit to Rome and usually stay in a couple of places on Via Arcione near Trevi Fountain but they were not available.Domus Roman’s is advertised as B&B. It is NOT a B&B.It is 3 small rooms in a basement with a tiny kitchenette for the 3 rooms. There were 3 coffee pods and some sugar. Old food in the refrigerator. The bathroom had mold in the shower, bathroom door was rotten at the floor with a big hole.
TV didn’t work and no A/C. Hot!! Would recommend looking elsewhere as there are many places a lot nicer for the same money!

My kids and I were in Roma for 4 days. We stayed at the appart and were welcomed very friendly by Kartica. Very well located.

I got to say that water was not often very warm or hot and we were three to take a shower so not convenient.
Also, it is a small room with a toilet. Kitchen and entrance are shared with 2 other rooms.

Overall, we enjoyed our stay, safe area and clean.

We recently had a magical stay at Domus Romana Airbnb, and I can't recommend it enough! We arranged airport transfer, which made our late arrival seamless and stress-free. Muna was incredibly friendly and helpful during our journey from the airport, providing us with valuable tips and answering all our questions.
The apartment itself is located in the basement of a beautiful historic building. Accessed via a stunning marble staircase, it features bright, comfortable, and clean rooms, along with a small kitchen area that was perfect for enjoying our morning coffee.
The neighborhood is fantastic, brimming with delightful restaurants, bakeries, and even a local market for all your needs. Our favorite spot was Marco G, which we visited twice during our stay—it's just around the corner and offers incredible food.
The location is superb, too! It’s only a 15-minute walk to the Colosseum, and the Metro A line is just a block away, making it easy to reach any sights in the city. There’s also a bus line nearby, with a taxi stand conveniently located across the street.
Overall, Domus Romana has all the ingredients for an unforgettable visit to Rome. We highly recommend this place to anyone looking to explore the city!

Muna was absolutely an amazing host. Muna knew the best places to eat, the easiest way to get to the Colosseum and also picked me up from the airport which made my life so much easier we also got to sit and have coffee together! Thank you for your hospitality.

Manu was very helpful with directions and information. The room was very small. One chair and no table even in the kitchen area, the window was very high up on the wall and the screen had a hole in it so if the bugs were out you had to close the only window in the room. Great location.

The property was advertised as a B&B but when we arrived and questioned the breakfast arrangements we were told that there was none. No kitchen facilities except for kettle, fridge and microwave available for use. There was also no dining or table with chairs for seating. Anything that was provided was shared by 3 flats.

Excellent attention from the host, Muna.
The apartament Is very well located (1 km from the Coliseum) and near the bus stop a and metro station. It Is easy to get around Rome from there.
Simple, clean, quite and well located.
We booked the room for 2 people for 3 days in August. It is small and doesn't have air conditioning but it had 2 fans, so we were fine.
We only used the room to sleep, take showers and go out again, since there is so much to see in that wonderful city :D

this is a good option if you need a short stay in rome that's close to public transit and other POI's, there is no AC so if you're sensitive to hot weather i wouldn't recommend it. the bed was comfortable and clean. for the price its fair, but if you want something for longer periods i wouldn't recommend it.

Lovely property, perfect location, and wonderful owner who speaks English fluently. Muna was very friendly and helpful during our stay. 18-minute walk to the Colosseum, a 7-minute walk to the Basilica di San Giovanni, and a 4-minute walk to a supermarket, some restaurants, cafes, and souvenir shops. The room is comfortable and clean. The shared kitchen with a microwave, fridge-freezer, and coffee and tea-making facilities is definitely handy. Muna was so helpful. She was very quick to respond and helped us as needed.

The place is very close to the metro.

We ate at a wonderful just up the street called Le virtù in tavola. Loved being so close to such a gem.

Having a refrigerator was nice.

Appreciated the fans since no air conditioning.

Cons:
I took the pillowcases when we left and the pillows were really gross, dirty and horrible shape.

The shower was very small, if you are a larger person, it might be impossible to shower.

The water pressure in the shower was basically a trickle of water.

Space is in the basement, so there are no windows.

No Air Conditioning.

It was good given the price. If you have heavy luggage please note there are a couple of stairs and no elevator. It does get hot and the building is not equipped with AC. Overall it was a nice stay. Muna was very courteous, picked us up from the airport and also made great recommendations.

Muna was amazing. She was very welcoming and informative about local attractions. She made sure we were taken care of and ordered our taxi to make sure we got to the train terminal.
There were 6 of us in two rooms and we were comfortable. One bathroom is a little small but the other was full size.
The location was convenient. We walked from the train terminal to the b&b and there were nearby attractions. Bus stops to the main attractions were just a short walk away.

Excellent location 2 blocks away is the Metro, Atobuses, there are shops and restaurants nearby, the Coliseum is a 15 minute walk away
The manager was very kind, we asked her to go to the airport for us and she agreed very kindly for an extra cost, the room was very clean, the only bad thing is that it is small and the bathroom is also very small. Thank you for the Bottle of Wine you gave us, it kept us quiet after a long day of walking around Rome.

L'hébergement est très agréable, propreté impeccable. Appartement de 3 chambres avec salle de bain et toilettes privatifs et cuisine commune. Muna, qui nous accueille est adorable et hyper réactive en cas de besoin. L'emplacement, proche du Colisée, est plutôt calme. Il y a 3 restaurants à moins de 3 minutes, parfait pour le soir, après une longue journée de marche. Ils sont tous très bons et le personnel très sympa.
Je recommande vivement.

Wir sind mit einem kleinen Baby gereist. Es handelt sich um ein Zimmer in einer alten Kellerwohnung im Souterrain.

Leider war die Wohnung sehr laut, vor allem wen andere Mieter sich bewegt haben. Daher ist unser Baby nie zur Ruhe gekommen.
Außerdem hat sich meine Frau sehr unsicher gefühlt, die Tür schien in einem schlechten Zustand zu sein.

Wir sind direkt nach einer Stunde etwa wieder ausgecheckt.
Es wurden keine Anstalten gemacht, uns entgegen zu kommen.

La estancia en Roma fue muy cómoda, Muna fue una excelente anfitriona, desde el check in. La habitación se ve como las fotos de muestra, está muy limpia tiene muchas conexiones para cargar cerca de la cama mi parte favorita es el baño privado y que está bien conectada a una cuadra está el metro y la parada de autobús, la zona puede no verse muy agradable pero fue segura y nunca pasamos alguna mala situación, cerca hay varias tiendas de compras de recuerdos, comida, y un mini market “Pam” que tiene hasta fruta, todo excelente.

Agradeço a Muna, pelo excelente atendimento, atenção e cuidado! O quarto é de acordo a descrição e a cozinha compartilhada, um plus, aquele café expresso. O único ponto ruim foi o cheiro ruim do banheiro que acabou ficando no quarto também, por vários dias ( muito tempo fechado) O aquecedor ficou vários dias sem funcionar, e estamos no inverno muito frio, além do chuveiro também, que não esquentava. Tirando esses pequenos detalhes, tem tudo pra ser excelente

Die Gastgeberin war sehr bemüht, freundlich u. war stets via whats app zu erreichen.

Wir waren 2 Nächte, leider gab es am ersten Morgen kein warmes Wasser in der Dusche. Die Tür zum Badezimmer hängt und schleif mit, das Fenster im Schlafzimmer lässt sich nicht schließen, ist kaputt. So hört man in Zimmer Nr. 2 den nahen Straßenlärm doppelt so gut. Wenn die Heizung ausfällt und das Fenster nicht zu schließen ist, ist es entsprechend kalt im Raum.

Es war durchaus ok, die herausragenden Bewertungen kann ich nicht nachvollziehen, aber für zwei Nächte ist es in Ordnung.

Atende as expectativas e faz jus ao preço.
Muna teve muito carinho e atenção, a cozinha sempre tem chá, café e biscoitos para os hóspedes.
Localização excelente perto de todos os transportes públicos.
Fomos em 3 pessoas, é um pouco pequeno, no alto verão deve ser bem quente, tínhamos ventiladores que atendiam, mas fomos no começo do outono.

No tiene aire acondicionado, y uno de los ventiladores no funcionaba. No habia agua caliente en uno de los baños , habia un olor a caño. La regadera no servia bien y poca ventilación.

Boa estadia, muito tranquila

Fiquei na hospedagem uma semana e foi muito tranquila. O ambiente calmo, localizaçao boa (metro próximo), limpeza excelente. O único ponto que sugeria melhoria seria ser mais flexível noa horários de check-in, como nosso vôo chegou de madrugada tivemos que pagar uma taxa extra pois não tinha forma de fazer self check-in, coisa que já vimos muito em outras hospedagens. Aah outro ponto é que não tem ar condicionado e Roma no verao é mto quente.

Muito bom!!!

Alugamos um quarto não é um hotel, porém foi muito bom, fica no subsolo como era verão não influenciou, talvez no inverno seja mais úmido, porque janela é bem pequena. O quarto é confortável cama boa, chuveiro, dois ventilador que deixou tudo mais fresco. Secador de cabelo, ferro de passar, toalhas. A Muna nos recebeu antes do horário do check in e foi super atenciosa. Sobre deslocamento o metrô fica muito perto. Mas a dica é usar o patinete, tudo pertinho, a cidade é perfeita para conhecer assim. Restaurante próximos são muito bons.

この種のホテルとしてはまずまずです。

テレビの使用法のガイドがなく1日目は見れなかった。
二つ目の端末を使い、２日目はyou-tubeが使えました。
ホテルの場所が分かりにくいです。親切な人の助けられてホテルにたどり着けました。
冷蔵庫や湯沸かし器は共用でした。

DO NOT BOOK THIS PLACE – OUR WORST EXPERIENCE

It was by far the most stressful experience I’ve had while traveling with my family. We arrived in Rome with the wrong instructions on how to “self check-in”, and when we got to the place, we simply couldn’t get in or reach the owner.

In the end, we had to spend a lot more money on a nearby hotel just to avoid sleeping on the street. The place itself is also very run-down, basically a basement in an old building.

Even though we didn’t stay a single night of our two-day reservation, the host refused to issue any refund. I’m currently trying to get it sorted as I write this review.
