The room was very spacious, however, there was a few ants. The breakfast was OK, however, the croissant could be better and it would be nice to have some warm eggs. Overall, I think that the experience of Locanda Di san martino was very enjoyable and was definitely worth it.

Rooms all smelled. First one that we were in was unbearable, moldy. Therme was very nice. Something was leaking in the bathroom and flooding the floor. You seemingly had control of the thermostat, but I had it set at 15c, and the room was at 21c all night, which in a room that you can’t open windows felt pretty claustrophobic. Bed wasn’t very comfortable and the pillows were horrendous. Staff was nice enough. Breakfast was mediocre by Italian hotel standards.

The stay at hotel itself was very nice. The only issue is the access to the hotel. It should have been made clear in the reservation (not find print at end) that you could not access the site if you did not have a special resident permission. As a result we got a big fine which really frustrated us and made our stay unpleasant.

Gorgeous cave rooms, built vertically from bottom of the stassi to the top level. Eve to ator is available, but you'll still have steps & possibly a bit of a walk to your room. No one to help with luggage when we checked in & out. Reception could have been more helpful in orienting us upon arrival vis a vis parking & the shuttle service the hotel provides. If you drive, ask about parking & the shuttle in advance. Hotel should be more helpful with individual travellers.

My stay at Locando di San Martino was great. The place was perfectly located in the middle of Matera with beautiful views through the window and outdoor sitting areas.

They offer a free shuttle to and from the parking structure if you have a car, as you cannot park or drive near the hotel because of ZTL areas. This was so convenient and organized. You make a reservation with the parking structure online, and they answer you pretty quickly. Once you arrive, you just call the hotel and they'll pick you up within 10 mins as it's pretty close.

Would absolutely stay here again!

Great location. Large unique, comfortable room. Nice shower. One great benefit was pick up & return to parking structure - a major problem at many historic areas of Italian cities. Only criticism is that breakfast quality was uneven. One day pastries were dry next fine. Coffee was far below general quality of the house and below quality of coffee at other comparable hotels.

Everything was lovely. The rooms are very dark so brighter lighting especially around the sink area would be helpful. The air conditioning never reached the temperature selected therefore the room was warmer than we would've liked. the staff are very helpful and friendly. The location is great, away from the busier side of the old city but easy to access if you wanted to.

Unforgettable setting but heat hard to ignore.

We stayed in Junior Suite #84, located in the dependance, a separate building from the main hotel. The room was incredibly unique — the bathroom was built right into the cave, and the overall aesthetic was both historic and beautiful. Best of all, the private terrace offered absolutely stunning views of Matera.

A true highlight of our stay was the underground thermal spa in the main hotel — a magical, almost otherworldly experience not to be missed.

That said, we did encounter a significant issue with the air conditioning. The room temperature could not be set below 77°F (25°C), and despite our complaints, we were told that was just how the system worked. Unfortunately, this made the room uncomfortably warm at night, and we didn’t sleep well for two nights. We requested a fan, but it never arrived. While we appreciated that the hotel comped our spa charges, the lack of resolution around the AC was disappointing.

All in all, the setting and design are unforgettable, but in the summer heat, the climate control may be a deal-breaker for some guests.

Staff were bright and cheerful. Big shout out to Val who went above and beyond in tying my dates together.
The spa is a real treat at the end of a day discovering the many levels of Matera. The staff there too are excellent. Thank you Jenny for the wonderful massage!
This place is uniquely positioned on the quiet side of the Sassi. Almost all of the rooms have a balcony or terrace with dramatic views. It’s ancient history and you’re cocooned within it. Unique.

Extremely beautiful view and unique place however they charged us for using the swimming pools which is unusual and they didn’t tell us about this when we wanted to go in, during check out we found out that we had to pay. Expedia also doesn’t mention that the pool is 18+ and my twelve year old daughter was really looking forward to it and was later distressed when we were told that it was only for adults.

Incredible and beautiful caves restored and renovated into an amazing and unique accomodation experience. Unfortunately, the man at the front desk was so unpleasant and cranky it marred the overall experience. He treated us so unkindly - he was abrupt and unhelpful. The room was beautiful, the pools in the caves were a wonderful experience and the breakfast was nice as were the wait staff. Note that it is a difficult walk from the station/ bus stop with heavy suitcases you must carry up and down many stairs.

The hotel itself is really lovely, room was excellent with a great view.

However, check in was awful, with only the absolute basics communicated (room number and breakfast time). No information provided around the spa, location, recommendations etc.

Also, it gets an instant 2 star deduction for advertising the spa heavily but charging €25 per person - this should be free to hotel guests.

It was also noisy, with next door (I think perhaps the hotel making a new room as it was in between our annex and the hotel itself) starting drilling/cutting at 7am.

Beautiful hotel with amazing pool

Beautiful hotel unfortunately our room was quite noisy. There was building work above the room until about 8 pm and in the morning because our room was underneath the road we could hear suitcases being pulled and cars from 5:45 am. We were in room two suggest you avoid that room.
We did however enjoy our stay buffet breakfast in the morning was great large of selection food We paid extra for the thermal rooms and the underground cave swimming pool which was fabulous. Highly recommend the experience. It cost €25 each for 90 minutes.
Hotel is in a great location right inside Sissi the old city.
Highly recommend going into Matera 😀 a fantastic experience and would recommend staying overnight and not just going for the day

Fantastic location in the middle of the Sassi!! Cannot beat the views from the various suites! Taxis are also able to drive right up to the hotel, which made for a very convenient pick up and drop off. And the breakfast! WOW! One of the best we have had in Europe in terms the wide variety of local selection and service.
The room was quite large and cozy for a cave. It was a little damp/stuffy, plus the floor had small ants all over the place, but can't really complain about that given you are staying in a cave. As this is also a spa, I was expecting a little better amenities in terms of body wash, hair wash, etc. They do provide slippers though which was amazing on the stone floors. We only stayed one night, so did not get a chance to check out the spa but would have loved to. Would highly recommend staying here!

Absolutely stunning, hidden gem, amazing spa

Stunning little hidden gem in the middle of the Matera sassi, the spa is among the best spas I have ever been to with a large warm 30 degree cave pool with multiple small pools and jacuzzi jets. There is also another pool with slightly cooler water and jacuzzi beds and then two different temperature saunas, steam room and relaxation beds. There was also drinking water and different healthy teas to choose from in the spa. The hotel rooms are all styled as small 'suites' set into the Matera terraces. Our room was at the top of our terrace which was fantastic as we were right next to a gate to access the street level without needing to go through the hotel. Breakfast was delicious, focaccia, meats, cheeses, cakes, pastries, fruit, juice, cappuccino etc. We didn't use the bar as there were so many bars and lovely restaurants nearby but the bar looked nice. Rooms are beautifully furnished and styled with antique furniture. Some toiletries were provided in the room. Despite being in the old Matera region and very historic feel to the rooms, the shower was very powerful and perfect temperature which is great if you like a strong shower. Matera is the most beautiful place I have ever been to and this hotel was certainly a gorgeous little gem. The staff were lovely and helpful and had good English. Will definitley be returning as soon as possible.

The property is nice, but not the service.
The hotel promised to assist us with our luggage from the parking, but they didn't answer the phone for a long time. It was difficult to drag our havy bags by ourselves when we came with children.

There was no apology, just \"O we have three lines here.\"..Really?

Parking owner knew about this hotel and knew they wouldn't answer, just empty promises.

If you want to stay with people who care, you should go to another hotel.

The property is absolutely wonderful. Rooms are big enough for a 2 night stay. Wasn't a fan of shower over the bath as bath was quite high. Buffet breakfast had plenty to offer but no cooked eggs/bacon ie scrambled or fried. Location is great as walking distance to just about everything. Enjoyed the Thermae....something different! We visited for our 40th Ruby Anniversary.

Our “Cave” room (#7) was huge, well well appointed in the local style. The temperate in the room remained pleasant whatever the temperate outside. The bed seemed like 2 x double in size. The jacuzzi bath was relaxing and the water super soft. The outside seating was a little bumpy ( as is most of the Sassi) but gave us a panoramic view of 1/2 the town.

Staff were all very friendly and helpful and unusually most seemed to enjoy each others company which always makes a stay more relaxed.

The food on offer was all local, fresh and unbelievably delicious. Some of the breads looked unappealing to UK taste but all were great.

Being English we would have liked a kettle in the room for all day tea and coffee as the bar was downstairs and not open 100% of the time.

We had a great time at this property. Came in with two adults and two young kids and the room we got was spacious with a private balcony. We got a reservation at the spa which was the best spa experience we have ever had - not to be missed. The staff was very friendly - gave us bottles of water, provided us with a fan since the room was hot despite the AC, and the shuttle to the parking was very convenient too. The location of the hotel is amazing as well. Would highly recommend this hotel and would love to come back when we visit Matera again.

Right in the heart of the Sassi old town in Matera, the former church of San Martino.

An amazing setting in a beautiful historic building set into the rocks.

Unfortunately we didn't get a chance to use the Roman thermal baths, which means we will need to come back!

We stayed in room 8, La Chiesa. A wonderful room, the back of which is cut into the rock, the rest finished in what looks like the same stone.

Very classy and stylish room with whirlpool bath (unfortunately the jets weren't working for us) right in the room, with shower and toilet built in to the back.

Very comfortable bed.

Breakfast room was fabulous! Looks like it might have been the refectory, again built in to the rocks and finished with the same stone.

Breakfast was continental and extensive. Delicious!

Our stay was very reasonably priced too 🤗

A great location to explore Matera, but be prepared to walk up and down steep stairways.

We only had one night here but will come back for more.

The room was clean enough but you’re staying in a cave so it’s not 100% pristine but more than acceptable. The bed wasn’t that comfortable but we slept well after all the walking around the city. The bathroom had a separate shower and bath unit with water jets which was great.

The included continental breakfast was lovely offering a mixture of options and the staff were helpful and polite.

There are a number of restaurants and shops nearby and you’re in the heart of the sassy but cars can still drive right up to the entrance steps.

The spa is brilliant. Swimming and hydro pools as well as steam and sauna rooms are available. Definitely worth a visit especially to escape the heat in the afternoon. Even the locals confirmed that this is the best spa in Matera.

Fantastic stay with a great view

Fantastic hotel located in the Sassy of Matera. It’s definitely worth booking a room with a balcony/city view as the view is fantastic.

This ‘cave hotel ‘ in the middle of the most picturesque manmade place in the world ( no, really) is an experience within the experience. The thermal spa is a 30 euro additional fee, but the staff overall are very accommodating and the Sassi never finishes it’s hypnotic charm.

What a fantastic experience. Picked up from Damasco car park, as recommended by hotel, very quickly. Room was amazing like living in a cave with door to table and chairs on a terrace with wonderful view of the ‘Sassi’. Recommend booking the Therme pool as this was something else and a luxury after a hot day sight seeing. Underground pool is a sight to behold. Breakfast was lovely with music being played firstly on piano then secondly on a harp. All staff very friendly and attentive. We feel very privileged to have stayed at this hotel. Matera is beautiful.
