Really great location with great views from our room. Check in really simple and then left to our own devices which is great.
Perfect for us but bear in mind that although very close to town the property is elevated so there are hills and steps to negotiate to access the property.
Otherwise almost perfect for us and if we visited Dubrovnik again we would happily revisit Rooms Raic

The host was incredibly sweet and welcoming, and the property itself was spotless with an amazing view truly a peaceful and scenic spot to unwind. I really enjoyed my stay here!

A few things to keep in mind: the property is on an incline and requires taking stairs to get around, so it may be challenging for those with mobility issues. While you can take an Uber from the airport or bus station, relying on one every time can be a bit impractical depending on your plans. Also, the Wi-Fi in the room wasn’t very strong, so it might not be the best choice for remote work.

That said, it’s a lovely place overall and great for a relaxing getaway. I’d definitely recommend it for travelers looking for a scenic and peaceful stay!

A Clean, Comfortable Stay with Stunning Views – I’ll Be Back!
I had a wonderful stay at Room Raic in Dubrovnik! The place was spotlessly clean—truly one of the cleanest accommodations I’ve ever stayed in. The patio offered breathtaking views of the Old Town, which made every morning and evening feel magical.

The small convenience store called Studenac nearby was super helpful for picking up essentials, and the shared kitchen really saved us a lot of time and money—we could easily prepare our own meals, which was a huge plus.

The lady who owns the place might look a bit serious at first, but she’s actually very kind and accommodating. I really appreciated her help during our stay.

The only challenge was the steep stairs down to the beaches and Old Town—they can be a bit tough, especially on the way back up. But you can take the side roads instead, which are much easier on the legs.

Overall, I absolutely loved my stay and would definitely come back. Highly recommend for anyone looking for comfort, convenience, and stunning views.

Our stay at Rooms Raic was lovely. The host was very accommodating too. My favourite part was the view from our roof top window. Just to bear in mind, it’s extremely up vertical hills and stairs to and from the beach/own town, Just to be aware of if you don’t like walking or regarding physical ability. We love walking, so although it was tough, we enjoyed it.

First off, Anna, the keeper of Rooms Raic was extremely pleasant to work with anything we needed she helped with. The view from the balcony rooms were incredible and I highly recommend booking one of those rooms because you cannot beat the view of the sea and the city of Dubrovnik. It really isn’t a long walk into the city however, there are many many many stairs that you can take to make it shorter or you can take the roads. I’m 60 with knee problems and I did well until the last day when I needed to use Uber back-and-forth to the room. The place itself is lovely. There is a shared kitchen with a microwave and fridge, etc. so that was nice that we could store our wine and such in the refrigerator without any problems. If I ever go back to Dubrovnik, I will definitely be booking a Balcony room Again with Annika.

The room was cleaned and had a see view as showed in the description, this room had a window in the roof which gave us a nice view of old town. The host was always available for us and made our check in easy!
There is also a shared balcony with the city view in the common area. To get to the place from old city is a bit of a walk but we love walking and the view is beautiful and worth it. We loved it !

This was one of the nicest places we staying Croatia. The room and shared kitchen is excellently equipped and finished. The view of the old city and sea was spectacular. The host is very nice and hospitable. We would highly recommend it. The only caution is you need to be ready to climb stairs to get from sea level (i.e., the old town) to Room Raic's location - but that is why the view is so great. You are up high looking toward the sea.

This apartment is situated in a great area near the sea, and the old town walls, a very brief walk to restaurants, ( bit of a climb back up after) groceries and a bakery as well as the cable car. Best of all is the amazing views from the common area and balcony. perfect for a stay of 8 couples, we each had our own room and bathroom with a shared kitchen and balcony. Would highly recommend for your stay in Dubrovnik

The room was nice and very clean. We were in an attic room, which we could look through the sunroof (it opened so you could stand through it). Amazing view! The hostess was nice.

We were able to park just outside. To get to Old Town, It was ~250 steps down a couple staircases. When exiting Old Town, there are taxis right outside, so we took the 15 euro taxi instead of climbing 250 steps.

Fantastic place to stay in Dubrovnik

Fantastic place to stay in Dubrovnik. The view from property is absolutely amazing. Rooms are very clean and comfortable, try to get room with view if possible, but if not their is a common balcony to view town. The hostess is very friendly and helpful, welcome drink appreciated!
It is located about 10 mins walk from Old Town, but that amazing view comes with stairs! If you’re able, it is fine, but if you have mobility issues, you will need a ride to the Old Town.
Recommend as place to stay in Dubrovnik, very good value for money, clean and unbeatable view.

There are a few steps - well a lot - up to the property so you need to be fit to go up and down these a couple of times a day. That said Dubrovnik is full of steps and hills, so it is something you have to accept. The view from Rooms Raic is amazing - from the room and communal balcony. The rooms great value for money. There is a bar and mini-supermarket at the bottom of the steps too and the property is only a 10 minute walk from the Old Town.

e stayed for only one night but it was very clean and comfortable. A great view of the city. It was a very short walk downhill to the old town. Be prepared for the walk back up the hill to get home! The host got up to give us a ride to to the ferry at 6:15 am for a small fee which was very convenient.

Spectacular Views of Old Town

Great room, newly updated bathroom. Views from the shared balcony are unbelievable - perfect place to watch the sunset or for an afternoon drink. Location is pretty good - easy to get into the Old Town but it is a significant trek to get back up the hill. LOTS of stairs and hills to get back up, would recommend finding a good bus route or opting for cabs to return.

The studio rooms are definitely studios–with low slanted roofs and limited space. Just something to keep in mind when booking. The views are unbeatable though and makes Rooms Raic worth it. Beds aren't the most comfortable, hot water limited, and towels are super stiff -- but the shared kitchen and balcony are really nice.

What a great spot. Lots of stairs around all of Dubrovnik, it is a little ways up the hill so be prepared to walk if you don’t have a car. The host was wonderful and I enjoyed the room very much. Comfortable bed, great staff and always clean. There was help with transport and accommodations for my schedules. Would love to come back and stay again!

The best view and the kindest hosts

Our hosts greeted us very warmly and with a chilled glass of vermouth. Our room was fine (some of the furniture was a bit dated), air-conditioned, and opened on a shared balcony with a breathtaking view of Dubrovnik. The communal kitchen was very well equiped, and we had dinner twice on the balcony while watching the sun go down over the old town. The owners were very friendly and always asked if we needed anything. I would definitely recommend this place for a short stay in Dubrovnik. Parking is tight on the road but not impossible.

We were checked in by the very friendly owner Anka. After showing us our room (and the amazing view) she brought us a welcome drink. The room was very clean and comfortable. The old town is a short walk down the stairs (quite a few stairs)...but nothing unmanageable. There are a number of good restaurants nearby which serve great food and are much more competitively priced than those within the old town walls. When visiting Dubrovnik again, Rooms Raič would be my first choice.

Amazing views...Amazing hotel!!!

This place is awesome. We were in Dubrovnik for a wedding and stayed for 4 days. The lovely owner was very accommodating as we arrived late but she quickly showed us our room. The room and communal kitchen are exceptionally clean and well looked after. There is a small supermarket down the steps (3 mins away) and the beach is probably 5-10 mins down the steps. The walk back up is a bit harder going but great to burn off the beautiful food Dubrovnik has to offer! The views at this hotel are absolutely outstanding.

Great View!

Upon arrival, the owner quickly and courteously greeted and checked us in. The VIEW!!! Even though we had an upstairs attic unit and we had to open the window to see the view, it was still the best part of the stay. The room was clean and spacious. It was within walking distance to the Old Town. Quite a pleasant walk actually. Beautiful! The only problem was that the hot shower literally lasts 1.5 minutes. It could be a bit unpleasant not being able to take a long hot shower after a long day. But overall it was excellent!

The best view in Dubrovnik! We had a balcony off our room overlooking the sea and the old town. Our room was clean and really nice. There were sweets and a welcome drink when we got there. They do not have card payment facilities, however there are many ATMs nearby so this was not an issue.

This facility was very clean and had a breathtaking view of the city below. The only issue we had was our reservation was for a king bed and we ended up with a double bed. My husband and I do not fit well in a double so we did not sleep as well as we would have in a larger bed.
But other than that the facility was great. It is quite a long walk to the main part of town and to restaurants and shopping. The walk is down hill so it was fine but you need a cab to bring you home. Cabs were easy to find and very inexpensive. Free parking was a plus! It would have been nice to have a microwave in the room since breakfast is not provided and there is no where close to get something.
I would stay here again but ask for one of the rooms on the lower floors with the larger bed!!

Amazing views and a beautiful apartment

Me and my girlfriend (young adults) had a great stay here. We landed to have the airport transfer waiting to pick us up which is always a nice relief. He took us to Rooms Raic where we were greeted by the owner as soon as we stepped outside of the car which was lovely to have such a welcome. We were then helped with our bags and shown to our room (and given free complimentary sweets and a drink). The room was tidy, the a/c was perfect for a couple of soft Brits not used to such a heat. The cleaner was great, we always came back to a clean room (even had our clothes that we'd just left on the floor folded up nicely and put onto the bed) and we had no problems with the room at all our entire stay of 6 days. And lastly, the view from our room was breathtaking. Like I say, we were there for 6 days but the view was something we could never tire of. It's like looking at a picture everyday and even on our last day we still couldn't believe how beautiful it was. The only slight issue with such a great view is that getting down to the main streets, beach etc. takes a lot of stairs. Not a problem when going down but when the ubers are about 20 kuna, it's worth it to avoid the stairs.

Nice Dubrovnik guest house!

Rooms Raic made for a great holiday stay. We hiked up and down the hills to the guest house twice each day of our stay, doing different routes each time, and we loved the aerobic exercise! We stayed in the Lavanda room which gave us nice privacy with our own small kitchen and great view of the old city from our skylight window. We had \"happy hour\" one evening out on the lower floor balcony which was very pleasant. We also utilized the public beach a the bottom of the stairs leading to the guest house. It was maybe 10 minutes to walk down to it. Anka, the owner, is very nice, and she even has a website in place with suggested ideas and activities to do in the area. This is a wonderful and reasonably priced guest house for Dubrovnik.

Shady, Insisted on cash at check out

The owner surprised us at check out with handwritten receipts and a cash only policy. We protested and called the booking service who confirmed they should accept cards but we were forced to pay cash as she insisted there was no way to process our cards. Rooms were very nice although the hike from old town is long and up several flights of steep stairs. Cash policies should be mentioned in advance and caused a lot of unnecessary stress. Very unhappy to leave an otherwise fabulous vacation with a bad taste in our mouths.

Skip the Cable Car, stay here for Dubrovnik views

Despite the long walk up (recommend a cab if you've got luggage!), the view was beautiful and the place itself is well kept and clean. Would've been great to get the suggestion to take an Uber (instead of expensive cab), which we thankfully thought of.

The staff were really lovely- friendly and very helpful. Keen to answer any questions, sort out transportation and generally make you feel welcome.

The locarion was also good. It's about 15-20 min walk to the old Town and a 5 min walk to a local supermarket.

Also, the view from the balcony was stunning (see pic).

Know exactly what you are paying for B4 booking

This listing is misleading. You don't actually get a balcony with that great view if you get either upstairs room. If you get one of those rooms, you get a rather pitiful sky lite that opens up and you have to stand up to see any view whatsoever. 14 days in Croatia and this was the most disappointing place we stayed at...just wish I knew we wouldn't have that view and I would have booked elsewhere in that area (tons of locations nearby). We weren't allowed downstairs onto the blacony either as it appears that some people were. Just know exactly what you are getting so that you will not be disappointed.

Great apartment, very clean, fantastic view. The downsides are: 1) The hot shower literally lasts 3 minutes or less. That made what would have been a perfect stay much less pleasant. 2) Located up a steep hill. Be prepared with your walking shoes if you do not have a car. 3) It would have been very nice if there was an option to pay for Breakfast to be eaten in the small dining room or brought to your room. This is not a B&B. It's just a B.
