There was a hole inside of the bathroom door way large enough for rodents to squeeze through. I had to stuff it with tissue to prevent any possible rodent entry. The property at $200 per night was well above the quality of this place. It was at a $50 level. The staff was pleasant.

Comfortable bed and air conditioning worked very well. Bathroom needs some attention as the baseboards are crumbling. The shower curtain is too long for the bath/shower combo and the shower curtain is not waterproof so there was water all over the floor after showering that we had to mop up with our bath towels. Nice continental breakfast offerings. You can beat the motel location since you are just a few steps from the beach.

We truly enjoyed our stay at Edgewater Inn & Suites. One thing to keep in mind is that not all rooms look exactly like the photos online—ours wasn’t quite as updated or “wow” as expected.

That said, the overall experience was still very good. The location is hard to beat—right by the beach, close to the pier, and the views are beautiful. The hot tub and pool were both clean and fully functioning, which we really appreciated.

Even though the room wasn’t as modern as pictured, it was very clean and comfortable. The location and amenities definitely outweighed that for us. We plan to come back and bring the kiddos!

I booked this room as a treat for a dear friend visiting from out of town, drawn in by the \"exceptional\" reviews and the great location. Unfortunately, the stay left us asking: exceptional for whom?

The location truly is a highlight — but that's where the positives end. For the rate paid, we expected a comfortable, well-maintained room. What we got felt closer to a budget motel experience.

The ventilation was noticeably poor, resulting in an unpleasant odor and condensation collecting on the windows. The water pressure was also disappointing — barely adequate for a basic shower.

If you have modest expectations, you may not be bothered. But if you're booking this as a special occasion stay or expecting the quality the price point implies, look elsewhere. I wish someone had told me that before I booked.

Elevator not working apparently for weeks. Our stay was in the third floor and it was difficult to carry luggage up the stairs. Anyone that would have mobility issues or difficulty carrying heave suitcases should avoid or at least make sure they stay in the first floor. Otherwise, the hotel has a great location. No real breakfast offer just snacks.

This hotel has a great location but it is in need of restoration. Con’s the rooms are run down. One of the closet mirror doors was missing, the air conditioning was a window style the was installed under the bathroom room sink crooked with failing trim, rusted pipes in the bathroom, the trim boards in the bathroom were rotted, the wireless was very slow you saw a spinning wheel more the the program, I just used my wireless it was faster.
Pros the hotel was not filthy it was run down, the bed was comfortable, the window wall is slanted so you can see the ocean, you have ocean access from the hotel, the location is very good. It has great potential but it’s just run down.

The view was great and the room was clean. Didn’t like the noise from others. Was on 2nd floor and kids kept running around screaming! Then they were staying next to us 😵‍💫. Went on until 11pm. When we got up, they had put clothes and a blanket over the railings. They had beach chairs in the walkway with crap everywhere! Ruined our stay. Couldn’t keep our window open to listen to the ocean because they were so loud!

You need to set your expectations! It gets 5 stars for the location and friendly staff. It’s as clean as a 40 year old hotel can be. It’s probably time for an overhaul.
You can walk to the beach in 2 min. You can walk to get cinnamon rolls in 2 min. I loved that I could take my pups with me on vacation.

Old and rundown. Our room was on the second floor next to the stairway. The elevators were out so we heard guests all night long lugging luggage up each stair. The walls are thin. The building is rundown. There’s really nothing attractive about the property. The staff was nice.

The staff was nice and the location is great. Although the bed was comfy it only had a very thin sheet and blanket and no extra pillow. There wasn't any extra towels in the room and the coffee machine was broken in the lobby. The people above us were really loud too. But you have direct beach access and you're walking distance from everything so that's good.

Staff were very friendly and Robert was very helpful, but we should have stayed for 3 nights and checked out after 1. Poor maintenance of an old tired property. Mould on the sealant around Bath tap in shower looked dirty, tiles cracked in bathroom next to the bath - with tile grout missing, rust on the 1 cupboard door where there should have been 2 doors. We tolerated it for 1 night but that was our limit, I cannot believe all the 10/10 reviews I have seen for this property based on what I saw! Be warned!

Hot tub was not remotely hot enough and jets didn't work. Staff was very friendly, kind, helpful. Location was literally at the top of beach stairs by volleyball courts, north of Pismo Beach pier. Great!

The room was not available/ready till 5.45pm and they did not even apologize for the delay. Kept saying check-in is after 4pm. Came across as extremely rude. The room was clean but the cleaners used was very concentrated and smelled very strong so if you have a strong sense of smell you cannot tolerate it. The location is great, breakfast was good. They were good with providing extra pool towels.

The room contained all my basic requirements for a positive experience: good lighting, adequate garbage containers, a digital read-out clock, set to the correct time, a box of tissues, and a towel rack in the bathroom! Other amenities: mini fridge and microwave, very helpful, as well as a working tv with channel guide, thank you! Not so great was the full-size bed rather than the queen-size bed I paid for!

We stayed one night on our way home at the Edgewater Inn and Suites. The location was amazing - just steps off the water and a short walk downtown. The bed was comfortable and the room worked out fine, just a little outdated. I would recommend staying on the top floor though. Sound traveled and it was very noisy above. The balcony was nice and a had a partial view of the ocean. We chose the Inn based on location to the ocean. The jacuzzi was fun, but the pool was closed for repairs or an issue while we were there and elevator not functioning. Not deal breakers, but with what you pay the amenities would have been nice. Note: probably due to Spring Break but the room was not ready at 4pm and a few others were in the lobby waiting as well. Check in was almost an hour past what they advertised. We asked for a late check out which they accommodated but wish they would have offered it up front. Overall, our stay was nice and would probably stay here again.

The staff was nice but we when we checked in, they’re instructions to get to our room was to go back out in the street, turn right, go past the laundry mat and then pull in. We thought it was a little strange because the rooms looked like they were right there. I will say the room was clean but very small, the furniture is very dated and everything is one color. It kind of looks like a hospital. Inside the room was kind of ok but walking out the front door was a little sketchy. Seems like people pulling up to the laundry late at night. Also, a guy hanging around that looked like he was living in his car. We only spent one night here so we just got through it but I wouldn’t stay here again. But I will say, it was close to the beach and the pier so we were able to walk around the next morning.

The gentleman who checked us in was very quiet, it made the check in process a bit difficult, but he was courteous, not too friendly. The check out was great, nicer staff and smooth process. The breakfast offered is not special, just bagels, cream cheese, pastries, coffee, tea and hot chocolate. Also, oranges and bananas, which was sufficient to get us started for the day. The room was clean, but the elevator was a bit old. In general, I’d definitely recommend this place for a short visit to Pismo Beach as everything was in walking distance from it.

The room was clean. However, it was outdated. The toilet was so low it was like sitting on the floor to go to bathroom. The shower was terrible no water pressure and the shower head was so low i literally had to bend in half to rinse my hair and face. My kids slept on the couch fold out and were woken up by screaming and fighting from the people next to use who thought it was ok to stand in front of our window to do it. We never used the pool because it was packed the entire time. The beach was a short walk down some very step stairs. Downtown was close enough to walk to. This hotel is not handicap or wheelchair friendly. The hallways are extremely narrow and the elevator is in a tiny hallway located between the office and hotel rooms. There were no handicapped spots by my room (207) and no elevator access close by.

The best thing about this hotel is the location. Right next to the staircase down to the beach and a 5 minute walk to downtown. The room could use some updating but still clean. There isn’t a breakfast per se, only some bagged pastries, bananas, and juices/coffee. The pool/spa area was busy all day and night. There were a number of times I wanted to go sit in the hot tub, but there were consistently 4-6 kids in the spa at all hours so don’t think you’re going to have a nice relaxing soak. That’s probably because it was sold out that week. Overall a nice play to stay, reasonably priced, and location x3.

Went for family trip for mom’s birthday. The rooms were kind of run down. If you walk barefoot your kids feet will be black. The outlets couldn’t hold anything plugged in. It would fall out. Tub/shower had horrible water pressure. And faucet looked like it was gonna fall off the wall. Front desk was friendly (most of them). It has an amazing location and great stair access to the beach. Just needs some minor updates to some of the rooms. My sister stayed as well. Her room was across from pool but on their last night they lost power and had to get ready in the dark. Bathroom light wouldn’t turn on. By the mirror or the actual bathroom.

Location was unbeatable. Room clean and fresh. We happened to be there at Spring Break so there were many families with children. All had a great time in the pool. Lots of people at the hotel but didn't seem crowded. Just active. Pillows were the most comfortable of any hotel ever. Coffee and rolls in the morning was nice. Staff was kind and helpful. Facility was well thought out and had processes in place to deal with all the people without anyone feeling ignored. Part of that was to have sufficient staff on site. It is right above the beach so it takes about 30 seconds to get to the steps to the beach then another 15 seconds to get down them and there you are on the beach with about 6-8 beach volleyball courts to your right and the Pacific ocean in front of you. Pismo beach is a great beach. This hotel gives you total access quickly. We had a great time.

We stayed here with our two kids in the one bedroom suite downstairs. The place was very spacious and clean but old. It had a very strong smell of cleaner and there’s no AC in the bedroom. The small kitchen has a toaster, utensils, plates, bowls, dish soap, and paper towels. The mini fridge is great but no freezer section. It’s a great location!!!! Loved that we could walk to the shops/restaurants and the beach access right next to the property. You can watch the sunset from the pool/hot tub area. The pool is heated and was great for night swimming!!!
