There was mold in our bath tub and on the wall in the bathroom. The hair dryer didn't work. The refrigerator didn't work. The pool is empty. Almost every other time we went to use our key they wouldn't work and we had to go back to the front desk. The people next door were Extremely Loud all night and even though we complained they never did anything about it. There is still trash in the room from whoever stayed there before

Place is full of vehicles with broken windows loaded with bags of clothes and trash, the property windows are broken and a few missing windows, you can see theres people living there coming in and out of the windows.. I would Never recomend this place, make you feel so insecure..

The property is very run-down and shabby-looking, with homeless people living outside on the property grounds. A lot of yelling from what appeared to be long-term residents? Padlock on the outside of some rooms, and I had an ant trail a lot of sticky stuff on the floor of the room and a cockroach in the fridge that was not plugged in. The trashcan in the main room had dirty Q-tips. There were some strange scratching noises from inside the wall?
Usually, I am pretty lax about conditions, but I felt scared staying here.

University square hotel was okay. There were a couple of things I didn't like. First the shower in my room didn't get hot. It was only slightly warmer than cold. Second, check out is at 10 a.m. I asked for a late check out, 12, and was told that it would be an additional $20.

Room was basic but the bed was comfortable. The fridge ended up freezing my leftover food that I was saving. The remote did not have any batteries in it. The handle in the bathtub/shower was incredibly hard to turn on and off. The elevator was broken and the key cards were hard to use, especially the one on the outside door. For the price and location, it was fine for what I needed it for.

I had to sleep with the lights on, because I had to kill a few roaches. The bed & sheets were dirty & stained. They obviously don't wash any of the bedding. Also found a bug crawling in the bed.. I've stayed at bad places before, but this shot up to #2..maybe even #1. I actually had the misfortune of staying at 4 other crappy places, but THIS place is the absolute worst in Fresno. The ONLY perk is that there's a lot of places within walking distance. Especially Spaghetti Factory. That was a treat.

The people were kind and I appreciate it, unfortunately that’s the only thing that would good about this place. There were bugs everywhere, wherever you looked you’d see a bug of some kind. It was extremely dirty, it was not cleaned and our sheets were stained. There where so many roaches. Whenever I opened the bathroom door there were five I would kill on the counter and baby ones that lined the shower curtain. This happened multiple times a day. There were ants that were also everywhere in the bathroom and crawling all up and down the shower curtain along with tiny baby cockroaches. I had to plug up the drains with towels to stop the roaches from coming in. Which only worked a little bit. It stinks like a porta potty all throughout the hotel. Sleeping in the bed made my whole body and head itch like crazy the whole time I was there. The microwave had no plate in it and it was hard to heat up our food. The AC didn’t really work. Another thing is I was reading the reviews to see if I was the only one experiencing this and I’ve seen multiple responses to people’s valid upset and talking about their bad experiences at the hotel where the owner is very mean to them and says things like “I wish you had left at check out” “well put you on a do not rent to list because of your review” instead of talking accountability and responsibility and fixing the issues. That’s so rude and unprofessional and I hate seeing that. It just needs to be properly maintained and cleaned and it’s not.

Entire building has a moldy smell. Roaches throughout the room. Had a bed, working A.C., T.V., toilet and shower. Only 75$. I actually have stayed in worse places. The couple next door had a VERY fun time at around 430 am. Ask anyone else who was there that night.

The guests next door started to have a party at 3:30am in the morning. They played loud music and woke me up. They smoked marijuana, and the strong smell came into my room.

It was alright. There was just the issue with the room keys several times, they don’t work in the doors to the building or for my room and I had to get the front desk to make us new keys several times, I was very careful not to demagnetize them, other than that, I can’t complain, he fixed the issue quickly and we enjoyed our stay.

The room smelled like cigaret smoke in a non smoking room, the air driers didn’t work in any of the rooms, other costumers blast their music all the way to 3 a.m. and the staff won’t say anything until you call them and complain. Then they want to come to your room and ask you where the noise is coming from. As if they can’t hear it themselves. My room key would not open. I would have to try both keys multiple times just to get it to open. They need to change out the batteries more often.

I tried checking in close to 11 and was told it would be 10$ every hour I check in before 3 . She said it would be 50$ extra . I leave and come back and hour early thinking I would pay just 10$ and another person told me it would be 20$ I said why it’s 2:15 it’s not even an hour and he said check in between 11-3 is 20$ extra . I was still charged the 20$ extra along with extra 100$ deposit just for a few minutes early after I was trying to check in earlier and I kept coming back to try and check in but wasn’t trying to pay too much since I was traveling alone. That was the worst experience and I would never be going back or would ever recommend to anybody .

I would not recommend this hotel to anyone. Upon checking in I asked for a ground floor room. The desk person warned me of a roach problem. It was late so I gave the benefit of the doubt and asked for a room upstairs. You have to a code to get in the gate to get to parking lot of room. The sign on the door says to use room key card to access rooms. Lock was broken on the door so didn’t even need to use room key. Elevator was broke so had to use stairs. Get to our room and it was absolutely disgusting. No towels in the bathroom, mold in the shower, ironing board in plain sight with big brown reddish stain, mattresses on both beds with several and I mean several brownish red stains. Just gross. Needless to say we did not stay but we’re charged for 1 night of a 2 night stay.

I should have know when check-in guy said “you have 30 minutes to get a new room if this one is not to your liking.” Well, can you say scattering cockroaches when I light turned on. In the nightstand drawer from under the bed and at least 20 every time I turned on light in bathroom Room 158 can’t be the only one!!!

Staff was friendly and informative. The room and halls smelled like a cigarette was lit all day long. There was roaches in the fridge and bathroom. The microwave was dirty. The fridge was very dirty, unplugged and had bugs inside. The tv only had 8 working chanels. The bathroom sink had a cigarette shoved inside and it sprayed water from the back of the faucet when turned on.
The floors had crumbs from previous tenats i guess. There was a 10 minute window to refuse to stay there but with no other available rooms anywhere else, we didnt have a choice. Wont be back and do not recommend at all. Especially with kids

I didn’t end up staying. I waited fifteen minutes at the front desk and no one showed up. The sign on the front door that the property was protected by the Fresno police coupled with a sign stating that everything should be removed from my vehicle, the blatant drug abuse in the parking lot and the addicts roaming the property were totally intimidating. I expected to find my vehicle vandalized if I had stayed! The lobby was filthy inside, no wonder
breakfast wasn’t provided. The employees gang tattoos didn’t help.

The sign at check-in said you had 15 mins. to decide if you were staying if you wanted a refund. It didn't take us that long to make up our minds. Sketchy surroundings, but worse conditions inside - odors, stains, vandalism, and more - this place had it all.

I booked this hotel because of the price and it's proximity to the save Mart center as I was going to a concert there. I checked in about 6:30 and just dropped my bag in the room and ran to the concert. When I returned at about 11:30 p.m. I found that the room was absolutely filthy, I'm not talking a stray hair and a few fingerprints. There was urine all over the side of the toilet, hairs everywhere, every mirror was dirty with streaks and dirt and fingerprints. Old dried food inside the microwave, the little coffee machine was covered with dirt and fingerprints, the bathtub is brown with dirt, the floor was covered in dirt and sticky in some places. Definitely did not take off my shoes at any point! I wasn't expecting fancy for the price but at least it should have been clean!? I took photos of everything and went to the front desk and told them I would not be staying there. I started off polite but the man got an attitude and tried to charge me a $10 fee for\"messing up the room\"
I showed him the photos that I did not touch anything in the room and he agreed that I would not pay a fee, hopefully I don't have to fight them over it.

This property has potential if it wasn’t infested by cockroaches and have a moldy and stuffy smell. Elevator didn’t work. Cockroaches in the bedroom and bathroom. Disgusting and felt unsafe. Signs everywhere telling you they are not responsible for any theft or car break ins. We stayed next to a suspicious crack head who was yelling at 4am in the halls and playing loud music. Don't stay at this hotel!

The only good thing that I can say about this hotel is that it's just a 10 minute walk to the college stadium. Otherwise, don't believe the photos on the website. The staircase to the 3rd floor was chained off and padlocked. Manager woke us up at 4:30 am, wanting to discuss the problems. I didn't let him him. In the end, I received a full refund, thank goodness.

The university square hotel was a very cheap stay, but this obviously reflected on the property's current state - outdated, some mould growing in the bathroom, and stiff mattresses. This was somewhat expected based on the price but it was rather disappointing and generally disgusting that there were bugs crawling around the room - I found one inside the mini fridge, and one on the shower curtain - no matter what price is being paid, bugs should not be present at any hotel. Aside from that, the hotel was acceptable, also offering ample free parking. I would only recommend staying here if there is proof of a new bug removal treatment hotel-wide.
