Always part of my assessment is value for the money paid. We had a choice and took the third floor. We had a million dollar view and the furniture on the outside deck on all the floors encourages you to sit outside. The room was comfortable. We had a bar fridge that kept the beer icy cold. Breakfast was a two minute walk to a waterfront restaurant. The food choices were plentiful and the food was quality.

We had a lovely stay here, to relax after an overnight flight. View from room 9 is amazing and we loved watching the sunset. The staff is very helpful. The place is owned by Henry who also owns the Iguana Bar where you get breakfast. The pool wasn’t available, which was bad timing for us, but Henry was very nice about it and even ended up literally washing my feet after I came back from the beach (with a hose).

Not much for vegans at breakfast but we had rice and beans and a small side of fruit.

The owners are very very nice people but I had to give a 3 star because of several reasons. The shower was either full hot or full cold, never could get it to work properly. Maid service did a good job when the room was cleaned but only changed the sheets once in our week stay, that’s not acceptable anywhere. Having a gated property is nice but it’s not nice when you have to open and close the gates yourself if you’re planning on driving around town.

This is a very convenient place to stay for dining and the beach! Our room at the end of the building closest to the beach has an unbelievable view that we loved! The downside of the view is that the music from town can be very intrusive.
Just bring earplugs and enjoy!
The description of the hotel says they have a bar and breakfast. There is no bar and the breakfast is offsite. It’s only a block or so away so not too much of a hardship but you won’t be having breakfast in bed.
We had to change our reservation by a day and while I had difficulty with Hotels.com, this property worked with us which was GREATLY appreciated!
Really lovely and convenient place to stay!

The place was very clean, it had great A/C, hot water, a very powerful fridge and the staff was very friendly.

The main complaint I had is that there are birds that attack the window starting around 5 am, which makes it hard to sleep as it's very disturbing and it would be great if they had an iron on premise.

I would definitely stay at the Black Pearl Inn again.

What a gem!

Our 2 week stay at this Inn was fantastic. The room was big and very clean. Pool was a bonus! View from 3rd floor was fantastic and we enjoyed sitting out there, watching the sunset. Oscar at the front desk was always there to answer and help with our questions. Greta kept our room clean (spotless) as well as keeping the grounds clean. Jairo was there at night, working, keeping the outdoors tidy as well as watching over the inn. Breakfast is included in your stay. It is served at the restaurant (Iguana's) down the street. The staff at Iguana's is awesome. Victor, Lesley and Marbel were so friendly and welcoming. Food was great, with lots to choose from. We would absolutely return.

Great place, nice surroundings, literally few minutes walk to the beach. Henry, the owner, is definitely doing everything to make the place friendly and relaxing. We enjoyed the pool and free \"all day\" breakfast at Iguana bar. The only not exactly positive thing to mention was loud music from a restaurant on the beach (they have live music on weekends), but I think you would hear it in the radius of at least half a mile, so no matter what hotel you choose, weekend nights are not going to be quiet in San Juan del Sur.

Everything you need in San Juan Del Sur.

Fantastic experience. Large, clean room, nice bedding, comfy mattress, fridge, roomy shower, A/C. Grounds were meticulously maintained as was the pool which was a refreshing way to end each day with beautiful views of the beach. Perfectly situated close to town and beach, but with enough distance for a peaceful and quiet night. Best place we stayed and Best breakfast out of 5 hotels across Nicaragua.

A gem in San Juan del Sur

We absolutely loved staying at Black Pearl Inn. The ocean view was amazing and the room itself was like a resort. Henry is the epitome of the gracious host- a true Southern gentleman. The breakfast was a special bonus- everything from a traditional Nica breakfast to Henry’s special- American favorites. We didn’t know you could get bacon this good outside the US! Especially great is that it’s an all day breakfast- available anytime of day!😊 The staff helped with everything from beach recommendations to arranging our taxi to the Ometepe Island ferry. By the way, location is perfect- truly a five minute walk to the beach. Thank you so much!

Was a great location just a block off the main beach road or the business center. Some nights the noise from the beach front bars was unbearable. One night until 4:30 AM. Probably heard this no matter where you stayed. Good thing I had noise canceling headphones. Pool was great and the included breakfast was fantastic! The facilities were clean and modern. Great location, slightly off the strip so not super loud. Great pool, lots of seating, liked the small communal fridge on the patio (too bad not in the room). Free water refills. Nice restaurant to go to for the included breakfast. Did not see housekeeping once in 3 days, took out our own bathroom waste baskets and went to the lobby to exchange towels. Was more than we wanted to spend, but based on other comparables in town it had value with the pool and breakfast.

Amazing hotel! I had an executive suite with a kitchinette. The room was absolutely spotless and the riom equipment fantastic. Especially a proper fridge was a great advantage. If I ever come to San Juan del Sur again, I will definitelly book the same accommodation. 👍

I was very pleased with my stay at the Black Pearl. It is a short walk to the beach, and the center of town, but not right on the beach where it can get quite loud any time of the day or night. The bathroom was new and modern, and I enjoyed using the pool. Staff arranged for me to get a taxi to take me up to the top of the hill where the statue of Christ is located. It was a driver whom they trusted, and he was great,gave me a history of the site, and was reasonably priced. The entrance to the place has an imposing large metal gate, making it seem like entry and exit would be difficult but it isn’t. Ring the doorbell,, and the attendant Will explain the system. It’s very simple. I would definitely consider staying there again when I return to San Juan, Del Sur.

Awesome place, close to everything. Short walk to the beach, restaurants, and shopping, and an awesome ocean and sunset view from the lanai. Henry, the owner, is a great guy, and also owns The Iguana Bar, a mere 500 steps away, which is right on the beach and where you go for your included breakfast. Overall, I would say a great place that I would definitely stay at again.

Beautiful view of the bay with full sunset! Loved the very spacious terraces to watch the waves and the sunset. Property feels very safe, there is parking in the yard, you get a key to the gate to go in and out as you want. Two blocks from the beach (and far enough from the bar noise). Everything is very clean. Nice warm pool. Fast wifi - my speed tests showed 50 Mbps up and down.
Very happy I picked this place for my stay.

This place was everything. It's now the place I got to in my head to relax. I think about the delicious food steps away. I think about the sparkling clean pool. I think about the extra hot water and the huge shower head. Oh and I think about the quality mattress and amazing pillows I enjoyed while gazing at the ocean through the open door. Literally felt like we were on top of the world. Private, safe and felt luxurious.

This hotel is tucked off the main streets by 2 blocks so it felt more peaceful. The area was quiet and I slept very well. The staff were accommodating in all areas, especially important when my A/C didn't work in my first room. The rooms are spacious, modern and comfortable, plus you have a large outdoor space to sit and eat, watch the ocean, or work.

Henry and his staff are extremely welcoming, and went above and beyond to meet our needs of our stay. The entire property is very clean-from the entrance to the room/bathroom, to the pool. The breakfast was delicious and more than one would expect for a complimentary meal-with many choices and very filling. The view from our room was perfect! We also spent much time on the balcony visiting with our friends on the comfortable furniture. We slept very well, it was peaceful and quite. I highly recommend this place to anyone looking for a clean, welcoming and peaceful stay while at San Juan del Sur!

We had a lovely big room that had good decor and an amazing view. The pool was amazing and super clean. The WiFi worked well throughout. Breakfast down at the beach was fine. The location was good, one block from the beach and near the town. There were a few issues with a new member of staff but the owner Henry was quick to respond and will I’m sure sort for future customers. The shower was a bit of an issue as ran very hot to cold to very hot. Overall we enjoyed our stay here and would recommend it.
