Great location and excellent service

The room and service was very good. The only recommendation I would make would be to remove the lounge and put 2 comfort chairs in the room with a small table. Thank you for all your efforts to assist us in our needs

The location was good. The room was clean and remodeled but It didn’t say it was Airbnb rather than the hotel. The building was old and the elevator older! And hard to move the baggage’s up.

Nice apartment spacious clean very new. staff was also very nice friendly and helpful. the hotel was located right on the spanish steps good location close to metro. only one issue we had to carry the bags to the rooms had a lot of stairs and also a little difficult to find the hotel

a nice place with 5 rooms, clean, quiet, pleasant and in a great location - right next to the piazza di spagna. close to the via del corso street, everything is within a walking distance. the breakfast is at a nice place next to the hotel and overall very diverse. the only thing that make it a 4 for us is the extra pay for check in late (after 20:00 is 25 euro and after 22:00 is 50 euro!) we paid for the night so why is the extra?
Beside that - the people there are great, help us with some tips and where very kind.

Great location near the Spanish Steps. Very friendly staff. Small room but clean and very adequate for the basics. Good shower. I prefer a key card to having to cart around a wad of keys, but I guess that’s to be expected from a pensione-type place like this. Not too bad a compromise.

Has good potential

The best thing about this place is its location. Located just steps from the Spanish Steps and the Spagna Metro stop, we were close to the Steps, the Fontana de Trevi and the Via Condotti. But because it was tucked on a side street, you were far enough away from the tourist noise and hassle. It was just our bad luck that we stayed during the time of an ownership transition. We were greeted by the new owners who seemed quite capable and were vowing to make significant changes. So we were caught at the cusp of the old (the toilet seat was broken), and the new (the receptionist helped us with great information about going around the City.) I just wish they had told us beforehand that the \"breakfast\" was nothing more than coffee, juice and a sweet. In my previous stays in Rome, my hotels had always served a good breakfast (w/ fruit and eggs for example.). On our last day, we were given vouchers for a breakfast in an outside Bar. I think that the new owners would be making some big changes.

Convenient and affordable base to explore Rome

Very convenient location in the vicinity of Spanish Steps and metro station (be aware that this station has no escalator if you have luggage). Room was well priced and had all basic amenities but air conditioning did not work, however the staff was extremely helpful in providing multiple table fans so we had no problem. Very helpful staff explained popular places to visit and how to get there, and arranged for airport taxi when departing. Look up exact location of hotel on google maps before going as the name of the inn is in a very small sign next to a doorbell (one of many next to a large front door)

The hotel is ok. Only 5 rooms and a small kitchinette for breakfast. The thing that took us by surprise was the 40 Euros late check-in fee!!!

Good location but wouldn’t recommend

Great location by the Spanish steps and villa Borghese. In the city centre so not far away from anywhere. Free WiFi in the room, kettle, coffee machine and hairdryer. Air conditioning worked well. Can come and go as you please with keys for front, mid and room doors. Also a safe in the room with a key. Felt the hotel was safe, our possessions were respected and staff were good.Overall happy with how clean the room was.Reasonably cheaply priced, just under £200 for 4 nights in February.
Bad bits:
Very noisy. This could be the other guests that were staying but the rooms are definitely not soundproof in any shape or form. We felt like we were in someone’s house or a hostel as you could hear even a cough in the next room.
You are in the city centre and although a little out of the way, a lot of cars/vans/mopeds/ambulances going past throughout the night. We stayed for four nights and our bedding was not changed once, neither were the towels. There were tea and coffee making facilities in the room but only two coffees and a few teas to last us 5 days. No milk to make a cup of tea. Two tea cups that were used were not washed or changed until day 4.
Mini bar (fridge) was noisy and would often come on loudly in the night. The room was quite dark for natural light as there are shutters on the window. We tried to open the shutters but they didn’t feel very safe to open. Not the 4* we expected.

More of a guest house than a hotel.
Can't beat the location. Right beside the Spanish Steps.
Staff was very helpful, but are only there at set times.
Breakfast was basic continental.
A bit noisy but expected for the location.
We had a room for 3, spacious and comfortable.

This is a small \"hotel\" that is really an apartment with 5 master bedrooms. It's more of a B&B than a hotel. It's close to the Spanish steps and metro so it's convenient. Privacy was lacking. The reception person sits at the desk all day and is right outside the door to the room. The walls are thin and I could hear the reception talking on the phone or cleaning, especially washing the dishes from breakfast. So if you plan to sleep in, you might not be able to if you are a light sleeper as breakfast ends at 9:30am and the dishes start clanging. The room is clean and comfy, but very small. The breakfast is included, which is good, but it's minimal cold foods such as yogurt and pastries.

Absolutely idyllic location ....less than 200 metres from the beautiful Spanish steps .
Close to the amazing Trevi Fountain .
Amazing piazza's so many charming , typically Italian streets cafes and bars .

The hotel was perfect . All staff were very attentive , Francesco was exceptional .
Staff were very polite and nothing was too much.
Breakfast was continental , lovely and completely adequate ..... shopping is a great experience , designer shops were plentiful ...
A must do is the open top tour bus...... walking is also easy to get to see amazing historical sights ..... Colleseum , The Pantheon , Trevi Fountain , St Peters , the river Tibre ....
Definitely will return to Rome , and stay at this hotel ....Inn Spagna Deluxe .

The room was nice, decent size, breakfast was good, and the staff was phenomenal. It is located just up the hill from the Spanish Steps, we loved the area it was in and it was easy to go to all the major \"tourist\" spots. The only complaint was the street noise, the hotel itself was great, just a little loud at night.

Look no further!!

We absolutely loved our 3 night stay! Location was amazing and the room was clean, safe, comfortable, good service, quiet, etc. Only point to note that breakfast is a european breakfast (coffee and cake) if you need/expect something else you'll be disappointed. Highly recommend - wished we could've stayed longer!

Great location and service

The hotel is in a great location near the Spanish Steps and lots of shops. We had multiple rooms during our stay, and the air conditioning worked better in some than in others. The free breakfast was great and included croisssants, cereal, toast, yogurt, juices, coffee, and some to go treats. The rooms were fairly clean except for one stain on the bed sheets. The staff was very friendly and accommodating. They let us keep our luggage in the hotel after check out as our flight didn't leave until later. Would stay here again.

Beautiful \"boutique\" hotel, brand new.

This is apparently a brand new hotel with only 5 rooms. It takes up 1 floor of a business building. Front desk help is awesome, friendly and helpful. Room is brand new and comfortable. We had a problem with our airco not working correctly, which was uncomfortable for us. They tried some quick fixes, but it was an issue.

Great place; Great location in Rome!!!

We loved our stay at Inn Spagna Deluxe. It's very small and not an ordinary hotel, but it is located in a fantastic location of Rome, right around the corner from Spanish Steps. Very close to the Metro: 3 stops from the Vatican; 3 stops from the Termini. With our luggage we used a cab, but for everything else we walked or took the Metro.

The girls at the front desk are very nice and accommodating. The breakfast is included; small but enough to get you started for the day. The room was a nice size: very modern, clean and comfortable. Great shower and hairdryer!! There is a mini fridge in the room.

Tip: I think it is located in a residential building, there is no outside sign, but the address is clearly noted by the front door. You need to buzz to get in and out. Also, there is no obvious elevator and we carried our luggage up the steps to the 2nd floor. Upon arrival, send one member of your party up to the desk and ask how to use the elevator. We did use it on departure.

Would definitely recommend to future travelers to Italy!!!

Rome near the Spanish Steps

Great stay with excellent location just steps from the metro and Spanish Steps. Large triple room fit our needs very well. Only 2 of us with room to spare. Great walking or metro to all sights and great to walk just a few steps to the Spanish Steps in the evening. Mario and all staff members were friendly and helpful. Bed and Breakfast accommodation with 24 hour staff. Felt very safe at all times. Thank you to all.

Perfect location

This is a great little hotel. The staff is welcoming and very helpful. It is only 5 rooms on one floor of the building, but you can tell it is pretty new and the rooms are very spacious for European standards. If I had to pick a downside it would be the fact that the reception is right outside your door so it is not very private especially because it's manned 24 hours, however we were barely in our room so it didn't matter to us. The location is perfect, it is literally one block away from the Piazza di Spagna and the Spanish steps and it is about two blocks away from the metro stop, which is super convenient. It was so easy to get anywhere in Rome because it was so centrally located. Will stay again for sure :)

Apartment around the corner from the Spanish Steps

Completely happy with this room. Be aware though that it is just that, one of a group of apartments. No facilities to speak of, save small breakfast space. Had great difficulty finding it as no signage, literally just a bell at the entrance door (albeit labelled). Block looks a little shabby - but so does the rest of the city ! Completely met expectations though, once inside. There are a number of similarly entitled establishments locally so beware directions !

Expensive for the limited facilities, but I suppose the canonisation of two Popes that weekend might have had something to do with that.

Watch out for (even the official, licenced) cab drivers. Robbers. Only found one who did not immediately turn off the meter and try and charge twice the proper price. Use the excellent buses or metro ( but be prepared to use your elbows ) !

Tiny hotel right next to the Spanish Steps

We actually arrived at this hotel to be told that our room was unavailable - a piece of glass had been broken in the bathroom and they had not managed to repair it in time. They were kind enough to find us a room in another hotel about half a mile away, though the hotel staff walked us from one to the other (a cab would have been nice) and didn't really give us any choice in the matter.

SCENDI IN PIAZZA DI SPAGNA

Tutto adorabile dalla stanza in perfetto ordine e pulita alla ragazza che abbiamo incontrato alla ricezione. Molto gentile e disponibile e ci ha fatto lasciare i bagagli in un office perchè la stanza non pronta ed inoltre l'ultimo giorno ci ha lasciato delle chiavi di cortesia per permetterci di recuperare i bagagli la sera per non farceli portare insieme.
Ci ritorneremo sicuramente.

Alles in allem ein schöner Aufenthalt. Sehr gute Lage, direkt an der Metro, auch der Bus ist gut zu erreichen. Das Frühstück war ausreichend und typisch italienisch in einem kleinen Café um die Ecke.
