The property itself is beautiful—no doubt about that. The grounds and architecture are impressive, and that’s really what you’re paying for.

That said, the experience doesn’t match the price. At around $600 per night, the rooms are not worth it. Honestly, they feel closer to a $150 motel room. Nothing stands out—average bedding, basic bathrooms, and no sense of comfort or luxury. I’ve stayed at far better inns with better views, better rooms, and much better service.

Service was inconsistent. Some staff members were genuinely warm and helpful, but others seemed completely uninterested, even while guests were clearly present and needed assistance.

In summary, this place feels more like hype than value. If you’re coming just to see a beautiful property and enjoy the scenery, you’ll be satisfied. But don’t come expecting outstanding service, luxury rooms, or premium amenities—you won’t get that here.

If your priority is the building and surroundings, go for it. If you’re looking for comfort, service, and value for money, I’d look elsewhere.

We had a wonderful visit to the Homestead over Christmas. The front porch with the fire pits with blankets make the perfect spot to drink a glass of wine with the tree lights sparkling in the distance. The food at Jefferson’s was amazing and the manager Matthew and our server Neville made sure our visit was perfect. Rooms were super clean, amenities were great. We went to the shooting club and enjoyed our time there. Thanks to our instructor James for his patience with us as we were all very new to clay shooting.. Start saving now because the activities aren’t cheap but they make the stay even more memorable and fun and I feel we’re worth the money. The spa is amazing with many options. We opted for the body wrap instead of the regular massage and it was very relaxing. Our favorite thing was the visit to the Jefferson Pools in Warm Springs. Also we had dinner at Bacova Beer in Hot Springs and another meal at the Waterwheel Restaurant in Warm Springs and both I would highly recommend. All in all, a really nice place that I can’t wait to visit again! Great job Homestead team!

The Homestead always comes through. From check in to check out it is always a delight. My only criticism would be the wait time in the restaurants. Granted, there were quite a number of guests this holiday season, the wait time was far too long. Other that that, there were no issues with my stay at all.
I will definitely return.

I have been to the Homestead many times since the 1980´s, but this was my first visit since the Omni bought the property. It is good the hotel was full and many families enjoyed their holiday, but the experience was notably less exclusive than it used to be. It felt more like a Disney cruise than a luxury resort. The cuisine and service level was not commensurate with the prices. We had to send a $75 steak at Jefferson’s back three times to get it cooked to medium rare. Thanksgiving dinner was in a huge banquet room with 1,000 people, dogs, vinyl chairs, and tepid food. The only really top notch event was the Virginia wine tasting. But I doubt we will be ever be returning just for that alone.

We loved our recent stay at The Homestead! During our stay my husband played golf twice, I enjoyed the pool and spa, we both loved the rocking chairs on the porch and evening fires. The resort is gorgeous and staff warm and inviting. We had all meals on site and the food was delicious! A luxurious and delightful stay.

This is one of the few remaining Grand Hotel experiences remaining in the United States. Omni has taken an historic property and renovated it beautifully. The service from all of the staff was outstanding. It was our anniversary, and our room was upgraded at check in. We especially appreciated Oscar in the Audubon Dining Room, who went the extra mile for us each night.We had to leave early the day we checked out, so the front desk arranged room service for our breakfast. The spa was so relaxing and enjoyable. We will be back. Thank you!

From the moment we arrived, David’s warm, genuine smile and welcoming demeanor made us feel right at home. His professionalism, paired with his infectious enthusiasm, set the tone for an incredible visit.
David went above and beyond to ensure our stay was perfect. Not only was he incredibly knowledgeable about the local area, but he also took the time to offer personalized recommendations for things to do, from hidden gem restaurants to unique local attractions we wouldn’t have found on our own. His suggestions were spot-on, adding so much joy and adventure to our trip. The choices for dinner are very limited - it’s mostly the Jefferson and the Audubon.
The food choices are quite pricey, e.g., $75 for Filet Mignon. Soups and salad side dishes are mostly $16-$21.
The activity choices are many, which is important.
The warm springs are very soothing and relaxing.
Overall, a good vacation.

Setting standards for service

The property is beautiful and historic. The environs are lovely and well worth the effort to get there. We also really enjoyed the food. Some of the staff members were excellent, but for the price we expected excellent service across the board — and that’s not what we found. Some of the staff members were overtly unpleasant and seemed bothered by our presence. In addition, our room had a broken window, a non-functioning coffee maker and mildew in the shower. I do want to commend the staff at the American Audubon Dining Room on the evening of July 29. The service was excellent and the meal was delicious. We appreciated the gracious attention to our large group.

I love staying at an Omni resort. The property was absolutely beautiful in the outside and inside. Until you get onto the rickety elevators. They only had 2 elevators and 1 broke while I was there so you had to wait forever. Upon arrival I waited in the check in line behind other people. When they approached the desk they were asked “checking in”. When I approached the front I was asked “do you need something” with a sideways glance. Didn’t see many people of color there. Then they ran out of champagne when I was checking in was told to come back later. Spent the first hour or so waiting in my room for my bag ri be delivered. That took over an hour. The manager delivered it and gave me a speal about being short staffed. Still not okay for the price I was paying. But I felt bad so I tipped him anyway. Came back later for my glass of champagne but they were out of glasses now. Shut down the mini golf
Course at 4pm on a Saturday. Promised the pool with the slides and lazy river was gonna open day after day. It never did. The bar/restaurant by the main pool was never open. Had to walk across the lawn to get drinks or food. Did axe throwing and archery. The hotel never came to pick us up to take us back and the radios were down so we had to wait for the instructor to walk down and get a vehic Thought it was very underwhelming for an Omni property. The Jefferson’s restaurant was absolutely great as well as their staff. The spa pool was great as well. Spent most of my time there.

We had a great time, really enjoyed the spa and hot springs, and the free evening movies in the theater with free beverages and popcorn/snacks. Also other activities, like the shooting club. Only drawbacks are the resort’s isolation (few other restaurant options nearby outside of the resort as all major cities are at least an hour away), and the food options at the resort were fairly mediocre, at least during our stay (only one of the four resort restaurants/cafes that we tried had good food, and one restaurant was closed, as we stayed at the resort during the low season).

The Omni Homestead is the perfect location for a quick ski getaway. Overall we enjoyed our stay, however there were a few kinks with service, that could stand to be ironed out. The wait staff in the Jefferson Taproom was not the most attentive. On two occassions we had to wait for sometone to come and take our order and even bring waters. We also had a hiccup with the conceirge when inquiring about ski options. The manager did finally contact us and was very helpful and accommodating. Again, our overall stay was great. They could also stand to update the bathrooms. They are very dated.

I did not like the little surprise of the added almost $50, I was told the cost included Wi-Fi and the \"free social gathering,\" consisted of chocolate chip mini muffins, hot tea, coffee, or hot cider. Someone was playing the piano. As for a hotel of that size, Wi-Fi should be included, and the advertised \"free\" social gathering and tour should not be stated as free. As for the 10 am, tour the guide did not arrive by 10:15 am so we left.

This is a wonderful property. Very well kept and maintained. Very beautiful. My husband and I went there for our anniversary and it was great. Recommend booking the spa before you get there because we couldn’t get any reservations even though we were there for three days. Also it was a bummer that not all activities were available even though they are listed on the activities pamphlet they text you before you arrive. Also sadly the outdoor hot tub was broken.

In the middle of nowhere in a mountain setting, I was charged $35 a day to park my car.
Then there was a $49 per day service charge.

Amazing property. Modern Omni resort with a strong historical connection. Where else can you enjoy the same hot springs that George Washington and Thomas Jefferson swam in. Very high class being America’s “first resort”. Had a blast! FYI if you do book, make sure you also book out your activities at least a month out in advance otherwise you will miss out on a lot of high-end/fun activities and experiences; since people all over the world come to this isolated resort in the beautiful mountains of Virginia

A very nice resort. A lot of stuff to do. Staff are very friendly. I would like to thank Elizabeth from the SPA specifically. She explained how spa works and different options very patiently. At the end of the day, when we asked her how to get to the outdoor pool, she personally walked us over. We wouldn't be able to experience all these nice things the resort offers in one day without her.

A truly lovely place to stay. The 'formal' dining room to us was not as desirable a dining experience as the steakhouse/lounge (the former being less personal and stuffy). The spa, though pricey, has many 'extras' that make it worth the price if you're able to spend some time there enjoying the spa pool, hot tubs, sulfer bath, saunas, etc. The setting and staff were wonderful and we'll definitely go back.
