The room was very clean when we got there. The temperature inside was 50°. They had not turned the heat up for us before we arrived, but we went to dinner and came back and it was nice and warm. Then we took the room because we like the fact that it had a fireplace what we didn’t expect was that all the walls would be Pepto-Bismol pink and that the ceiling would have mirrors on it and the mirror on the wall had disco colors around the edge that would dance around woo hoo.

Not a bad place but not a great place. Convenient location. A bit noisy in the building with people coming/going. The lighting in the room could be better other than the glaring overhead lights - there was a small table lamp but the lamplight itself was low and didn't provide much (if any) real light. Bath towels could be updated as they didn't provide adequate drying after shower.

Room is right on commercial street. Walk to everything! The Portuguese bakery is right across the street!! So good!!

The location is perfect right in the middle of everything. The place is very well kept and clean. The rooms are nice, comfortable and very clean. The only thing the room is lacking is a small fridge which would be nice. The people with younger kids at the end of the hall were very loud with music and noise till 1:30am, thank god they only stayed one night. There is no known management on property which would be nice for these type issues but wouldn’t take that away from our stay. Had a great stay and would definitely go back. The only other tough thing is dropping off your luggage, there is no parking even for drop off so you have to park quick in the street, drop off your things and then go park somewhere.

I booked this room on my way to P town and honestly did not have super high expectations. I was pleasantly surprised with every detail of the property. From the staff reaching out, sharing the room code and tips and tricks, to the room itself, I was throughly impressed. The location is perfect and the accommodations were fantastic. It was convenient to everything. It was quiet. Communication from management was good. The neighborhood was friendly and helpful especialy in telling us where the entry was and how to use the code when were obviusly struggling. The shower was great. However, our room was too cold. If there was a way to turn the thermostat up, we couldn't figure it out. The fireplace helped a little. The cool temp seems to be a waste of energy and thus money for Lotus. Also, when I turned on the sink in the bedroom Tues evening, the water spurted out of the faucet straight onto my clothes. Not a good feeling in a cold room. I assume the pressure was a result of a broken water pipe downstairs earlier in the day. ( We were not home when that happened and were not affected by the break, however we appreciate the notification from management.) Other than those things, our stay was enjoyable.

I have never been so disappointed in a hotel, and I spend 35-40 nights per year in hotels. This run down old hotel is costing us nearly $500 for one night. The carpets are gross and stained. The bath mat is stained. The wooden bed frame is worn and looks like it is about to fall apart. It doesn’t even fit the mattress. The amenities are non existent unless you count a few chairs outside and a sad looking sauna. There is no staff and no one has responded to our call. This place is not as advertised and I would never have chosen to stay here if the description was anything approximating reality. I want a refund.

Everything about the place was great. However the management is not responsive. They charged me an additional $150 for cleaning, and we left it spic and span. Didn't use the oven or stove or dishes or utensils. There is a note that says if you use these things and don't clean them there will be a $150 charge. They charged me anyway. Still trying to get the refund. So beware. But it is a nice place.

There’s no garage around, they never said that we had to do the check in on the website days before, we got to the place in the corner of a dark street and saw the sign asking to check in to get a code and then the side said they would send to us in 2 hour and when I completed it said that I would send us a day before arrival, so we are here outside

BE AWARE. There are no hot tubs, shared or private, indoor or outdoor. Do not trust anything that says there are. Owner did not respond to my text about that issue, but did respond when I complained through Expedia, saying that they do not advertise hot tubs/jacuzzis, and offering me a discount if I could show him where they do, then not responding again. You should also be aware that they make you give them a lot of information before confirming--photos of driver's license and credit card, and they actually charge your credit card $150 extra before you arrive--it is not a hold authorization. Properties are right in the center of town, and the bed was very comfortable, but the carpet was stained, loose, and worn. There was only one bathroom for two floors of rooms. It could have been a good stay if it were advertised honestly and the communication was better. I hope they correct their Expedia listing. Even the property's website mentions a \"spa\" that does not exist. It was a shared tub, but it has been removed according to the owners.

The property location is amazing! We live localy so was kinda a quick getway, but i would not stay in high season for $500 a night. It was clean but dated, there were signs stating charges for towels left on floor and various one offs.It was a great deal and convient for what we needed. I would recommend this place to friends.

Great and affordable place to stay in the off-season. No front desk and everything runs on key codes, but it was fine. Walls are a bit thin so bring your earplugs. The room was very comfortable and well appointed. Took me a while to figure out how the heat system worked but I got it and was comfortable. The bed was also very comfortable. I had a room with shared bath, which was clean and nice. I definitely stay here again, especially considering it was such a bargain in the middle of January!

What a great experience! Tonn was quite accommodating (I had to come up to Provincetown last minute) and the room was very clean, cozy, and welcoming. I had a bit of trouble using the door code upon my arrival, and Tonn quickly helped me resolve the situation, and I was in my room in no time.

Lotus: convenience with no frills
Lotus is very conveniently located if you like to be in the middle of town, near bars, ice cream, and parking. The carpet in my room was soaked during my stay and I could smell mold. However as this was more of a business trip, I worked with it and didn't file any complaints. The positives outweighed any negatives.

I didnt like that they had no front desk. You cant check in without a 4 digit code for the door. Was suppose to get sent day before and didnt. Room was right on commercial st and they pick up the recycling super early like 5am so all you hear is glass smashing. Person next door came in so drunk he was falling down so alot of commotion going on late outside of our door. Another guy slipped us his number from under the door for a 3 sum with us. Not really worth the aggravation beforehand to stay here. Im surprised they didnt need my social security number to stay here. They do ask for a selfie and a picture of your license front and back. Couldn't control the AC and it was really warm in the room.

Amazing location right in the middle of town and on the harbor. Better view than expected… great vantage point. Cheap renovation with thin walls but a nice amount of space in room 4. Room 4 has a deck, harbor view and sleeping loft.

We were there St Patrick’s Day weekend and got a room with a private bath. Parked on the street right in front of the hotel. Walked to 1620 Brew House for happy hour (half price drinks & apps) and hung out with very friendly locals. Perfect location - would definitely stay here again!!

Great central spot for visiting for our first time. The location is nested right among the shops by the pier which is so fun but made parking a little difficult. The host provides recommendations on where to park and Riley’s was closed off when we arrived in the evening but saw it open the next morning. The Pier is said to have free parking Nov 1st through April 30th but our stay was in October and the overnight parking would have cost us $35…. But a local told us if we parked there and were to exit the lot before 8am the gate would be unattended and open and we could repark (wink wink). Access to our room was easy, the room was lovely and super clean and comfortable. I can’t imagine there being a better place to stay honestly. Stay here and you will have a great trip.

Location is incredible. The hot tub--key reason I choice this location was closed Friday and Saturday for cleaning during Women's week. There were never any towels at the hot tub. I texted about it but no one ever got back to me. Overall, a fine place to stay but not a wow by any means. Location and clean but lacked the charm of a B&B and the efficiency of a hotel.

Check in process was online and smooth. Tonn who I communicated with was receptive and gave me great recommendations to do in town, all walking distance. The room was clean, decorative and spacious. We got the king size with a private bathroom. Adults only with a Japanese pool. Highly recommend if it is an adult visit to Provincetown!

While the fully remote experience takes a bit of getting used to, the property is super clean, incredibly well situated in the center of town and if help is needed, there is a convenient # to contact. I wouldn't necessarily opt for the shared bathroom again but even that was completely workable.
