Staff very good and helpful. Elevators tiny and with a tour group took forever to use. no USB outlets in room and few regular outlets. No door on shower (typ european thing). No hair condtioner. A/C and heater turned off. $65 taxi to and from airport. Poor WiFi. However: VERY CLEAN.

There was excessive mold in the bathroom. Another user shared pictures and I'm sure our rooms was as bad if not worse. We chose this hotel specifically for the pool advertised in the Expedia post, but it was closed. We were a very expensive cab ride away from all the sites in Rome so totally NOT worth it. The person checking us in was also very rude, told us it would be 15 mins then kept us waiting well over an hour, and when confronted he then said our check-in wasnt until whatever time it was later so that we would have been in the wrong to complain (ie if it was currently 250pm at that moment he said it was for 330), despite saying our room was going to be ready an hour ago, AND our Expedia confirmation said our check-in was for 230 so he was in fact late. This was a really disappointing end to our time in Italy.

The carpet in the room was filthy, the pillows were horrible and the faucet in the bathroom barely had a water flow and the water in the toilet kept running and making loud noises.
I will not be staying at this hotel again and would not recommend to others.

It was very beautiful, away from the city hustle and bustle, if you’re a city lover might not be for you… there’s a shuttle tho that takes you to a central location easy to access all of the fun things to see in Rome.

This property was a disappointment. Expedia advertised that breakfast was included but it was not. We were told it’s $10 per day, per person. We were planning on using the pool but upon arrival the pool was not open and available for use. There was maintenance going on and there was no update on when it would be available. The WiFi was terrible, and we could not use Netflix or any streaming services. We checked out a day earlier and didn’t receive a refund either

They didn’t have the room I reserved available the first night and weren’t very apologetic about it. The room we had the first night was very modern looking but had no closet or dresser and only a glass shelf for a nightstand. When we got into the right room, the furniture was a bit older but much more practical. There was a closet, a small dresser and 2 nightstands. The beds were comfortable and the cleaning service was good. Most of the staff were very friendly. We paid for the breakfast which was a nice buffet that included fresh fruit, pastries, yogurt, cereal, nuts and seeds, bread, cheeses and cold cuts. There were also scrambled eggs, bacon, sausages and potatoes, but they were often cold. The staff in the breakfast area were very helpful and made fresh espresso and cappuccino upon request. They had soy milk available as well. The pool was beautiful and well maintained with plenty of lounging chairs and umbrellas. The only drawback was that the entire pool was deep, which was difficult for swimming with young children. The hotel was located a bit further from downtown than we expected but there was a bus stop nearby. There is a shuttle service to the nearest metro station a couple of times a day but we didn’t find out about it until our last day. There was a grocery store and a home store, with a bit of everything, a few minutes walk from the hotel. On the same strip there was a café, a couple of fast food places and a restaurant. Overall we were happy with our stay.

The lobby looked great but the room was falling apart. The AC in the room is just for keeping the room not burning. When we needed to cool down after a trip, we had to hang out in the lobby to get the real AC there. There were ants in our room. The receptionists were helpful but the old gentleman at the bar was so rude and grumpy all the time. Maybe because we’re not white? Shuttle bus to the nearest metro was useful and one of the drivers was very friendly and helpful.

Advertise they have a functioning pool..nope, closed till end of June. You can’t control the temperature in your room, the front desk does and won’t lower the temperature below 76.5. It’s hotter in the room than in the hallway!
You can’t access Netflix’s from your tv unless your in some sort of VIP room!
Then there is the black mold everywhere in the shower. Not a little, but a tin of it ! Don’t stay here!

Staff wasn't helpful and friendly.

1. Room above our floor was having a noisy family and we could hear woman shouting, kids crying and banging on floor till 2am. Staff didn't help even after complaining. Luckily the family checked out next day. Very odd to hear all happening in room above us in a hotel.

2. Tea coffee sachet were provided but no milk, when asked they said in italy there is no milk sachet provided.

3. We asked to fill the water bottle and the restaurant staff were very awkward, they kept on saying about a meeting there and asked us to wait 5-10 mins for water. While everyone was standing next to us, apparently they had there boss with then having some standing discussions/ meeting.

We got there at check in time and waited for 30-40 minutes for our room, which was no problem. Once we got our keys we headed up to our room, and much to our surprised the cleaning crew was still there actively cleaning the room. They were rushing to finish my room. There was somebodys hair all over my floor and it was clearly a dirty half-cleaned room. Thankfully someone came up and at least vaccuumed, but overall it was a pretty terrible way to wrap up my trip. Would definetly not book again.

Nice property, easy to reach (by car, and they also had shuttle to metro station).
Room was very confortable, we had a family room, and the king bed and two individual beds were separated by a central furniture which was very convenient.
The breakfast was good and with variety of options.
The last day we found that there was a leak in the bathrooom and the TV didn't work, maintenance attended immediately, and changed us to the next room.

The restaurant was small just by the bar area. There is supposed to be a hot buffet breakfast as well as a continental breakfast. The continental breakfast was great. The cooked breakfast was cold scrammed eggs, cold hard boiled eggs, sausages (only pork) and bacon. A bit disappointing. Also it’s located on a dual carriageway so you have to go passed it and back again to get where you’re going. House keeping was fantastic though!

Once you enter the room you see a lot of dust in the countertop, the bathroom is dirty and has a lot of toothpaste/water lines in the sinc wall or countertop, it was nasty, you see white lines all over that front of the wall in the bathroom. Very dusty!

My hotel stay was not the great. It was a very hot day and their Air-conditioning wasn’t working. They had the doors open because of this and it made it hotter. We had to eat a different hotel because it was so hot and it was a bit crowded so it made us feel hotter. We were able to put our bags safely stored away because we werent able to check in. We also were allowed to use pool prior to check in. The bar had good drinks and the pool was nice. The restaurant menu is limited. When we were able to check in we were told the elevators weren’t working and that we had to carry our 6 suitcases up

When we returned to Belstay we told them that Modas hotel had ac and then said it was a hotel issue. So we requested a fan for our room and they said they had none . We had a horroble night and we were unable to sleep. My husband had to sleep on

Much help. I slept with a neck fan on but the rest of me was hot and uncomfortable. I would not recommend staying here if you have medical issues and/or struggle to tolerate the heat.

We chose this hotel, as the 2nd part of our holiday, as it was located on the outskirts of Rome. It's a very nice spacious hotel, with good facilities, clean room, friendly staff, and nice buffet breakfast. The dinner menu is very limited, and the nearest restaurant is approx 15 minutes walk.

We booked two nights at this place with High Hopes because of the pool, free breakfast and seem like a new clean place. This was at the end of our two weeks in Italy this year. Sadly, it was the worst place. We stayed the whole trip actually the only bad place we stayed the whole trip, the other seven hotels were amazing so I would still recommend going to Italy just please do not stay here very rude staff unless you buy from them then they’ll give you a smile if you just ask for a wine opener for your wine that you got at the winery They are very pissed and will tell you we only have one opener in this whole place so you have to bring the bottles down here lol sat part was the condition of the room bathroom, many cuts and scrapes on the doors, etc. in the corners other places are not like this just so you know I am being totally honest here and yes, the pool looked beautiful, but you were not allowed to swim in it. They had it roped off saying it will not be open for another month although it was 24°C outside would’ve been nice considering we book the place because of the pool.

The reception has lots of space, there were always several staff ready to help
The local bar/restaurant is available, we could get a snack outside working hours
There is a shuttle bus to the nearest metro station in the morning and in the evening and the driver was very friendly

Things to be improved:
No shuttle to the airport, you can get a taxi for 50 EUR
Shuttle bus should be more frequent
The rooms need renovation
No good mobile connection
Breakfast service could be improved
There were ants in the room

The €10 breakfast was delicious and well worth it! The front desk staff was friendly and accomodating, although it would be helpful to have two staff members at the desk. In the U.S. I am accustomed to standing in line and receiving service in order of arrival. This practice is not strictly the case in Italy, and as I learned to relax and accept it, I found my front desk experiences less frustrating.

This hotel is far out from the closest metro stop. There is a shuttle to and from the metro, but it only holds 7 passengers. Morning rush hour means the shuttle only leaves about once an hour. The local bus service is extremely crowded and far between. One must walk in the merge lane to reach it.

It took 40 minutes to just check in with the front desk, I arrived in the evening at the hotel, so it was not during that everyone checks-in. The front desk lady was very nice, but she needed help to check in a few other guests. I tried to get the manager or someone that look like a manager, but he was careless. After 14 hours of flying and 40 minutes to wait to check-in. I got to the fifth floor and then the card for the door was not working, so I had to go back and get another card, and enter my room the wifi was very poor and off and on.
I needed the wifi for my work, I went back to the front desk the lady told me, the reason for the slow wifi is too many guests are on the wifi. so she changed my room to another building, so I had to go to the other side of the building. which did not help. the rooms are very 1990s style with so much wood and are very small. if you are traveling from the USA, you will be very displeased I will not recommend this hotel and do not make your selection by the picture of the lobby, which I made a big mistake.

The hotel seems to be in a weird location. The sign for the hotel should be better. We were told they were closed for 2 years and just recently opened. It looked nice from outside but i have to be honest the bathrooms (we had 2 rooms) were pretty filthy. Moldy and dirty. The elevators are so freaking small if someone is a bigger statue it would not fir another person in it. What I didn't like about Rome is that it is very dirty everywhere even around the hotel and not much English is spoken. Also there is construction going on around the hotel. We didn't hear it so id didn't bothered us but it looks deserted. When u get there from the other side you will be scared for a little bit that you have been scammed

We were very pleased with the service at Belstay, all of the staff were extremely friendly and very welcoming. We want to thank each and every one of them for their great hospitality. The hotel has just reopened after being closed for renovations and the lobby and dining areas were very new and nice. They still had renovations and work being done while we were there but I can image by the time everything it is complete it will be a great hotel overall. We would happily stay there again if we are ever back in Rome.

Die Lage des Hotels war in Ordnung. Die Bushaltestellen sind etwa 10 Minuten zu Fuß entfernt, allerdings gibt es keinen Gehweg. Man muss am Rand einer Schnellstraße laufen, was ich als gefährlich empfunden habe. Das Hotel bietet einen Shuttle-Service (für bis zu 8 Personen, Plätze können nicht reserviert werden) morgens sowie nachmittags zur Battistini Metrostation an.
Das Zimmer war für zwei Personen sehr klein. Es gab kein Bügeleisen und kein Bügelbrett sowie nur wenig Platz für Aufbewahrung. Die Zimmer sind sehr hellhörig. Auch das Badezimmer war klein. Die Tür musste immer mit dem Schlüssel abgeschlossen werden, sonst ging sie von selbst auf. Außerdem hatte die Tür unten einen Spalt von etwa 2 cm, sodass man alle Geräusche aus dem Bad hören konnte. Das Internet war langsam. Für ein 4-Sterne-Hotel finde ich das insgesamt mangelhaft.
Beim Frühstück waren die Rühreier, Bohnen und Kartoffeln immer kalt, obwohl sie auf Warmhalteplatten standen. Die Brötchen waren sehr klein und trocken. Es gab zwei Sorten Toastbrot (weiß und Vollkorn), Käse, Salami, Schinken, gekochte Eier, Frischkäse sowie drei verschiedene Kuchen. Außerdem gab es drei Sorten Saft und einen Kaffeeautomaten zur Selbstbedienung mit Einwegbechern. Man konnte vom Personal auch Kaffee in einer Tasse bekommen. Insgesamt fand ich die Auswahl und Qualität für ein 4-Sterne-Hotel ebenfalls mangelhaft. Auch das Restaurant bzw. die Bar entsprach nicht den 4-Sterne-Hotel. Personal freundlich. 3-sterne
