The food was great and the atmosphere was beautiful and it felt like nature. The workers and staff are very nice.
The thing about the pool is that it's covered under the trees so the water is very cold and almost too cold to go in. The room was only cleaned halfway throughout our time in there. Overall it was a beautiful location but I plan on finding a place where the pool would be more usable and our room would be more cleaned up.

The rooms are surrounded by amazingly beautiful nature and the rooms were clean and tidy! There’s Big C mall and 7-eleven nearby and Grabs come by easy. Pohn at the guest table also was pretty approachable and helped us go to various locations. Enjoyed our stay and recommend!

we totally loved our four night stay at Khum Phaya Resort. Our room 5102 was great. I totally loved the shower! Unfortunately, no time to try out the bathtub, but it looked amazing. We enjoyed our sitting area by the pool, but, yes, the water in November was a bit colder than would be inviting for us. Staff was amazing. The hype about Pond at the tour desk is legit. She's great, as were the women at the reception desk. Breakfast wasn't the most amazing we've ever seen but the omelets were very good and there was a good choice of fruit, it was enough. The place is beautiful with all its trees. We'll be back for a conference in January. I think it may be a different experience from the quiet stay we just had. We found the location good with lots of businesses and a very nice massage place just across the street. Central Festival Mall was a long walk (we tuk-tukked back). Mostly, Grab taxis came quite quickly.

We loved this hotel. The staff are very friendly and accommodating. The grounds are beautiful and well kept. We had a swim up room and definitely recommend it. We ate at the restaurant for both breakfast and lunch and were not disappointed. If we could change anything we would like the pool to stay open later than 7pm.

The property was stunning! It could stand to have a bit of work done on some of the buildings. It was not super close to attractions we visited. This slowed you to enjoy a fairly quiet hotel that had a very lovely natural ambiance.

The spa area was clean and efficient. It was a bit more expensive than some other options but I imagine that was the convenience of having it right next to your room. We got the signature pack and felt very good afterward.

The pool was grand in every sense of it. It was on the chilly side for morning swims but definitely a stunning feature!

The breakfast buffet was decent. Again you end up paying more for convenience and more American style food. However it is right outside when you wake up.

The room, the shower, the patio, and the grounds were all fantastic and contributed to a stellar honeymoon experience!

We really enjoyed our stay at the Khum Phaya resort. Coming from busy Bangkok, the serenity of the pool and gardens was a wonderful change. The breakfast was delicious and staff were very friendly and helpful when needed. The rooms were clean, comfortable and well appointed with minibar and fridge. Down the street (a short walk) was a Big C with a night street market which was excellent for all sorts of fresh local cuisine at very affordable prices. We had a fabulous stay at the Khum Phaya resort!

This property is old and tired and looks nothing like the pictures. Mold in the shower. The pool was tiled with green mold on the tiles. We didn’t even swim in it. The staff were not eager to assist. We don’t need to be pampered but they just didn’t seem to live their job. We booked for 5 nights and checked out after 2 nights. They never wven asked us why. I assuming this happens a lot. Not worth staying here.

This place was amazing. The staff and the pool and everything was great. It was clean and nice and cool and lots to do. Tips get added at check out though we tipped at the spa and pool bar anyway. It was nice to kind of step out of the city but still relatively close.

A block away is a local night market. Pad Thai was 45b and the beer was 60b so much less than the big tourist markets. A shopping center is in the same spot which was like a target or Walmart if you need anything that you can’t or don’t get at the markets.

The room was roomy and comfortable. The onsite restaurant was really good and wasn't overly busy. All the staff were gracious, warm and friendly. Loved the Thia Milk Tea. Breakfast was very good as well and I have never seen someone flip eggs the way that she does. The internet would break up moving from spot to spot but was almost always able to connect. The staff was constantly working on the grounds and the pool to maintain it.
And, it was the first time I had had a massage and I loved it! I booked my wife for a 3 hour pampering while I had the 1.5 hour Swedish massage. A few days later I was ready for another one. The rooms were clean and comfortable. Be aware, there are mosquitoes everywhere in Thailand. Use Incognito. We never got bit.

I checked in to the room and found that pillows are dirty. 1 pillow had dried blood stain and another one had dirt stain. They were the 2 front pillows, it was impossible that housekeeper wouldn't see those stains. I told housekeeper to change it as i didn't want to make it a big deal. Then, i found another big stain on the bed sheet. I called her back again to change the sheet but she gave us a dirty attitude on her face. I called the front desk to tell them the issue and wanted to moved room because i felt like the room was not clean properly. They gave us another room in another building. I did not hear any apologized from either housekeeping or front desk. No service recovery. No one contact me for this issue. When i complained at the check out again, they want me to write down on the paper to present it to the management. As I work in hospitality industry too, this hotel offer a very bad service compare to others hotels in thailand. I had high expectations for this hotel when i booked the room, now I will never go back or recommend this hotel.

Hotel staff seemed new and very sub-par compared to our hotels in bangkok and Cambodia. They didn’t return our laundry before checkout and never followed up when it was done even though we were still in chiang Mai for another day and could have picked it up. Had to call and track it down ourselves next day to which the response was pick it up in chiang Mai or we can ship it within Thailand within seven days (not feasible as our two week vacation was up).

We thoroughly enjoyed our stay here at Khum Phaya Resort and Spa. The staff were incredibly helpful and were very nice. They recommended activities and places for us to visit.

Staying here was like a retreat into a different world, it was like we were in a forest with lots of local flora and fauna. Lots of birds.

The mosquito were thick in the area (this was known and expected). They provided a mosquito system and mosquito net help with it.

The spa was great! Breakfast was great!

The only few critiques that we had were:
1) The pool was very chilly. Nice on a hot day, but still chilly.
2) The food was overall fair, but not spectacular. It seemed like they were trying to accommodate too many tastes but not succeeding at any one. They had pizza, pasta, Thai, etc.

I feel they should do a more limited menu and that would give the kitchen a chance to do a few foods very well.

Overall I still highly recommend this place, just consider eating out at more places.

The one thing that needs improvement is the need to improve hot water. During the early evening it was just warm enough but into the night the water became cool. We had a baby with us, so it was early nights. Unfortunately the walls to our neighbour was totally useless in keeping noice out, and there were children next door who were making so much noise till late. Furthermore, the wooden floor was squeaky and we had problems trying to move around the room while our child was sleeping. Aso there were so much mosquitoes, but fortunately we brought our little tent for our baby.

Tranquil and serene resort with beautiful trees and plants, like a haven in the city center. We booked a poolside room where you can step into the swimming pool from our private patio. The service was great. The breakfast buffet offered a wide variety of exotic fruits, breads and pastries, and delicious Thai specialties such as rice soup with condiments, Thai or western omelettes, and a variety of noodles soups.

We were blown away by Khum Phaya Resort! About a 12 minute drive from the Chiang Mai city center, you would never guess this resort is here - it’s like a beautiful oasis within the busy city. The rooms were nice and clean, the pool was absolutely beautiful, and the breakfast (we got the package that included it in our room rate) had tons of options. The only thing I think could have been better would be to keep the pool a bit warmer - it was hard to stay in very long even on a 90 degree day. But we were still more than happy just to lay poolside!

Unique setup and design, like an old colonial double storey resthouse building. Large pool area in between the two blocks, full of trees around and in the pool area. Beds were comfortable. Breakfast was average, but mainly eastern style.
Negative points were blocked gutter smell from our bathroom. Management did try to sort problem , but to no avail. The whole stay was marred by this unpleasant experience, which was a shame as it was the only let down. The gutter problem needs urgent attention and needs to be completely seen to before guests stay.

Beautiful! Our driver (PJ) became our tour guide the following day of 5 temples and was excellent and informative. The hotel was gorgeous (only wish it was warmer to enjoy the beautiful pool). It was a short walk to a local market where we got cheap authentic food, and just around the corner from a cute bar. They also sell tickets to a traditional food & dance show next door - highly recommend, but go early! The tickets said 745 but the show started at 730 and they seem to prefer that you've already eaten the meal before the show starts. The spa was very expensive but lovely.

This hotel was absolutely exquisite. They have a huge pool that you can easy access to any room. Most rooms are so close to the pool. At other resorts I had to walk across from another building, but this one was like than a minute from my room. My only regret was not splurging for the room connected to the pool. I didn't think I would want to stay at the resort so much compared to exploring the city. I was also very happy there was laundry near by. There is also a giant mall that's a 5 minute walk from the hotel. This location was very convenient. Me and my boyfriend loved it here so much! If we came back to Chiang Mai I would definitely stay here!

There is no one coming to welcome when arrive to the hotel and the lobby. Staff are so relax and feel like dont care about your feeling. Hotel room is fair with traditional decoration and only two socket avaliable at the room for charging the eletronic product. Overall the atmosphere is weird and services is terrible except the restaurant staff. Free shuttle avaliable to various tourist spot. Not recommended to come and the price would have better choice in Chiangmai

Amazing resort

We absolutely LOVED this hotel. The lush tropical setting, Thai decor, and great customer service were everything we hoped for. The pool is beautiful and meanders through the property. We rented the villa and we highly recommend it. It’s a steal for the price. You get a comfy, four poster king size bed, a steam room, outdoor sauna, outdoor romantic jacuzzi tub, and two massage tables on the patio. We ordered the in room massages there and they were divine. Our only regret is that we didn’t stay longer!!!
