Awesome location: across the street from the lively Viktualienmarkt, 4 min walk to the Marienplatz, next door to an Apotheke and 4 minutes from the train station (Vic Marienplatz). The rooms are clean and well appointed tho heated quite warmly (the windows do open).

We enjoyed our stay- staff was friendly and breakfast buffet was decent - one thing we recommend is adjusting the music volume (maybe even the style) played in the restaurant/ bar area. It was very loud and not conducive to a calm dining experience.

Recommend this hotel for your next stay in Munich.

Staff and service was excellent. They automatically upgraded us to a bigger room free of charge. The location was perfect to get to the Christmas markets. Best of all the bathrooms had heated floors!
They also offer free slippers and complimentary access to prime time fitness that’s less than 2 mins away.

Hotel staff is friendly, helpful, and responsive.
Although my room had a kitchen, I had to request a plate and utensils, which were promptly brought up to my room.
The location CANNOT be beat which is why I never needed to pay a lot for breakfast. The best farmer’s market in the country is directly across the street - drank freshly squeezed fruit juice and had my pick of a variety of breakfasts offered by the vendors.

Staff was great and room was spotless. Location perfect. But 1) our bed(s) were in bad need of replacement and 2) the temperature of our room was super hot at night - the controller didn’t seem to work, so we had to sleep with the window open in October - letting noise, moisture, and allergens in.

The property was in a great location but unfortunately, we had a shower that was lukewarm for a few minutes then turned cold quickly. We asked the front desk they said they would check- nothing was done and we had an awful shower for 4 nights. Also, we had a few pairs of jeans sent out for laundry we checked twice with the front desk on pricing, and they ended up charging us for expedited service which we did not request and specifically said we didn't want to pay for. So, four pairs of jeans cost 52 euros instead of the 34 euros listed on the laundry order. I travel a lot and was really disappointed in the customer service and because of my schedule I should have really complained and pushed for a room with a hot shower but by the time I got in I was too tired.

This was a great hotel. Staff was fabulous and location was ideal…short tram ride to Oktoberfest. The AC still needs work and this could have been solved with a fan. We could walk to Matienplstz and plenty of dining nearby.

The staff was fabulous! Jerry made the s feel very welcome and escorted us to the room. The hotel was clean…except for the ugly brown shag carpet that looks like it’s been around since the 70s. That definitely needs to go! Our room was nice. However, the air conditioning did not work to our standards. It was very warm inside and it did not cool down enough for sleeping. Even turning it down it did not change the temperature in the room. The staff attempted to bring up something that resembles a dehumidifier but they would have had to run a pipe out the window and due to the dampness they cannot sleep with open windows. The rooms need a mini-split and a fan! Loved the stocked fridge. Breakfast was too pricey for us (30€)so we made our way through the market and found coffee and pastries/breakfast.
The location was ideal and an easy quick subway ride to Oktoberfest! I would stay here again, but definitely not ould ask for a fan.

The parking was difficult and expensive so unless you need a car I would not get one. You can walk or Uber anywhere you might need to go

Great location if you plan on doing a lot of walking around to Marienplatz , lots and lots of great food all around you . Mini bar was awesome and so helpful to have the little kitchen when you are traveling with kids or don’t want to eat out every meal . Front desk was kind and helpful and the woman who came and cleaned everyday was very thorough and hard working

Worst hotel experience, worst customer service. Stay away.

Hotel advertises Air Conditioning in every room but after checking in and being moved to three different rooms it was obvious the hotel does not have AC.

Front desk acted surprised, then lied about a technician coming (also heard them repeat this lie to other customers) and finally after repeated complaints they brought up a portable AC but there is no way to vent it outside of leaving the large window wide open.

Stay away from this dump. There are many hotels in the same area that surely cannot be worse.

Nicely laid out but quite small. Very clean, comfortable bed and blackout blinds which is necessary as the flat faces the parking lot which is lighted. The kitchen is functional. The laundry room was very appreciated. The only thing was having sufficient room for suitcases. Overall a very nice place.

The room was comfortable and well designed with all of the conveniences. Complimentary beverages in the minibar was a nice touch. The location was excellent for walking to all of the best spots in the altstadt, plus restaurants and the Viktualienmarkt. It was also easy to reach from the Munich airport and to launch to the Garmisch area for our next destination. We had a bit of miscommunication about parking and missed out on the more affordable option, but it was a minor inconvenience.

Checking out was the best part of our stay. Coffee maker broken. Brought a new one. New coffee maker broken. SMALL room the size of a closet. No housekeeping. Had to ask for fresh towels. The front desk staff is nice & that’s about it. We couldn’t wait to leave. 10/10 for location if your headed to Christmas markets that were packed. So boring.

I have stayed at this hotel at least two or three times. The reception and serving staff are really outstanding. Extremely efficient helpful, welcoming and friendly. My only disappointment was the housekeeping, it was not up to the usual standard. For example the shower, basin and surrounding areas were not cleaned each day, nor were waste bins emptied, or floors

The room I thought we booked, wasn’t exactly resembling the one we were given. Smaller bathroom, one sink instead of two etc,, I think the photo on the website was misleading. Nice staff and super helpful. Perfect location by the old town and outdoor market. You can easily walk to all the must see sites in old Munich and many restaurants and bars are close by.

Breakfast is as nice with a small selection of foods and terrific lattes and cappuccinos.

AC in the room was very weak and could not keep up with the hot summer weather.

I like this hotel. My junior suite on the 6th floor was really lovely. However the electronic controls were somewhat confusing and some panels did not work. The cleaning was ok but not spotless.

My daughter and I had a 4 night stay in this lovely hotel. The welcome in reception was good, especially after a delayed flight. The room was very modern, clean and comfortable with a sitting area and more mirrors than anyone could possibly need! The bathroom was very clean, the shower was effective and didn't result in wet floors and towels every time it was used. The free mini- bar was excellent; water (replenished daily), juice, coke and beer. Extra touches like fruit and sweets in the room on arrival was lovely. Probably our only issue was that the air conditioning didn't seem very efficient. The room was very sound proof - despite being right next to the lift, we heard nothing from this or other rooms. The location of the hotel is excellent; our view was over the Viktualienmarkt and this is so close to Marienplatz and excellent shopping and so many places to visit.
If we are ever in Munich again, I will certainly be staying here again.

We booked in August when we know it can be warm. The first thing I look for is Air Conditioning. When the arrived the room temperature was mid 30s. We were told the technician would look at AC. Then the fridge wasn't working so the mini bar they offer was useless as drinks were roasting. To top it all off the warm water didn't work. We were offered a new room our last night at 11pm.... Absolutely useless. Staff were apologetic but this hotel is not cheap. It DOES NOT have Air Conditioning and the staff admitted same. Ruined our whole trip. We travel often and I've never left a poor review on any hotel. Stay clear of it.

I'll be honest....the hotel experience did start with a few issues. But the Reservation Manager immediately communicated with me and my family what he was able to do to help. Worst stay ever. Do not choose this hotel

This was the worst experience I had in the blistering heat, non working air conditioning. Staff were not helpful and refuse to either move me to a different room, provide a fan or let me cancel my booking. I paid a huge some for this stay and it wast not worth staying here. Whilst I can understand that things can go wrong, the team can make it bearable by making it comfortable in some way and treat people like they are human. This was not the case. My issue was completely ignore. Sorry is not enought. A mistake should be corrected. This was not the case in this hotel. I will not recommend this hotel to anyone.

Everything was great. Except we were not advised of construction and it was noisy at times and also we had to take a long detour to get to our room. The construction started the second morning so basically our entire trip. We had a long way out with our suitcases and had to use the stairs which was an inconvenience.
The room was lovely. Breakfast was good too.

The air conditioning isn’t true air conditioning. We had to request a fan as it was hot during our stay and leaving windows open on the busy street outside the market was not feasible. Also, they say they have free laundry facilities (it says this on their actual website as well) where you can do your own laundry, however, we were told two different stories, 1) that the laundry was broken and 2) that it was no longer available for guest use. For a 4 star hotel of that price, we were disappointed. The staff is friendly but no one seemed to have the same information. Parking at the garage nearby is a bit difficult to find, but was close by once we did find it.

The air conditioning simply did not work. The staff were friendly and proactive enough to put in a fan, and then a portable A/C the next day, but the latter required an open window into a noisy street. The lighting was terrible, the light switches even more non-intuitive - walk to the bathroom, there is no light switch - it’s by the bedside!!! Staff said the A/C problem was not solvable.

Modern hotel in a great location

We had a Junior Suite which was a long mini apartment under the roof eaves looking out over smaller adjoining buildings. Very quiet, had a microwave, a kitchen area with a table and chairs and a light sink. Very spacious and modern, all lights can be controlled from a touch pad part of the bed itself. The property is directly facing a lively vendor marketplace selling fruits, vegetables, soups, sandwiches and many other items. There’s of course a small Biergarten. It’s basically almost in the Old Town pedestrian zone, so convenient to a couple train stations. No need to take a taxi if arriving at Hauptbahnhof. The only things we didn’t like: 1) our room’s bathroom was separated from the living area by a glass wall not nearly opaque enough. And the toilet is adjacent that glass. It absolutely needs a privacy shade! And 2) the lobby bar though decently stocked, was not allowed to make any cocktail not specifically listed on a menu. And a martini didn’t make the list. So had to go out in the rain to one of the other places down the street. At least they had loaner umbrellas.

We stayed here twice on our trip, and we felt like family almost immediately. The front desk staff were wonderful, Josh made mom and I feel like family. Martina and Inga in the dining room were lovely as well.

It’s close to everything, and there’s a wonderful restaurant across the street that served the most amazing white asparagus.

I highly recommend this hotel. And don’t forget to try the pretzels!

Excellent location 5 min walk to Marienplatz and subway/trains. Really only 2 issues and they are common ones when traveling in Europe. The bed was hard and uncomfortable, caused issues with my back (60 yrs old). Also room got hot at night as you couldn't adjust the temperature below a certain point. Otherwise a great place to stay!

This was my second stay at the Living Hotel Das Viktualienmarkt. The staff were excellent, rooms very clean. The breakfast was very expensive and not worth the price. The evening meal was a ribs restaurant with a very limited menu. There were orchestra members in the room above me and practiced some nights until 10pm, despite numerous calls. This went on for about 5 nights. I really was disappointed. My first stay last year was much better.

The location is PERFECT. It is right around the corner from Marienplatz and Viktualienmarket is right across the street. There are plenty of great restaurants nearby as well. We had an early flight in the morning and thought we would try our luck and see if our room was ready and it was! The front desk lady was very kind with helping us get situated. Hotel is super nice and staff are great. You are across the street from market and Beer Garden. Loads of bars and restaurants and shopping. Subway also close.

Great location but Hot!

Great location in downtown near the market. Lack of a decent functioning AC unit made it really challenging to sleep.

Lacking a lobby (why is that not disclosed?), no room service and hotel restaurant only serves ribs (yep). Nowhere to relax. Also, make your own bed - sheets are folded on your bed. I expected a much better hotel.

Room was ok with good aircon. You could see your partner in the bathroom through the frosted glass door. Did not like this. Dining excellent for meat lovers, no so for others. Reception staff helpful but had a problem with taxi to the airport ordered by the hotel who confirmed that we could pay by card. At airport our four cards would NOT work and we had to pay cash in sterling whch was most inconvenent and paid more than necessary. Susequently checked all cards and these worked fine, no problems with the banks at all. Suspect driver malpractice. Breakfast not worth paying for.
