Difficult check in, no reception desk

Stay was fine, once we got in. Check in was difficult, no reception desk. Email sent me to address 36. The small sign is hard to see at night and especially if it’s raining. Had to bang on the door until someone answered. The person that answered had no idea there was a hotel in the apartment building. Also, 36 was wrong, should have been 14. Have to call for someone to let you in.

Great stay

It was great. Everything was beautiful, hot tub and everything was exceptional, especially being so close to all of the things nearby. They were very accommodating even when I got in super late past check out however things didn’t go as planned and I thought I would have enough time to pack my belongings into my surprise I came back to all of my stuff packed and thrown into the hallway. That is the only reason for this review also, they could definitely do better with the breakfast. There was half open supplies and it seemed like there was only bread. I’d like to see a little bit more options. Maybe even some fresh fruit.

WORST hotel experience I’ve ever had. People everywhere, streets lined with trash & took an hour to find parking. To then take another hour to find the location, even with multiple local’s assistance. We knocked, rang the buzzer & called both numbers on the door….. but no one answered & we were forced to get a room at another hotel. Then they wouldn’t refund us cuz they have a no cancellation policy!!!! Unreal.

Shady neighborhood, shady manager.

As soon as we walked into the room, we immediately opened the app and rebooked another hotel, even though it was too late for a refund. Neighborhood was rough, staff was not very professional, and the building was so run down that the elevator felt like a death-trap. The manager ‘Maria’ offered to rent the rooms to someone else and wire me the money they paid, but when I checked in with her about that two says later she accused me of being mistrustful, claimed to be insulted by the accusation, and told me to contact Hotels.com if I had a problem. I apologized, but she ignored me. Not the behavior of an honest person trying to help.

Everything was great besides parking. Breakfast was free daily, clean rooms, mostly quiet area. The host gave us his umbrella during a heavy rain day. There is no on site parking as advertised, luckily we were able to find free lot parking. The parking was 0.5 ish kilometer away in very busy area. I’d advise not having a car unless your from the country and know your way around.

Honeymoon in Rome

It was quite difficult to find, but once we eventually got to our room it was nice. We told them in advance it was our honeymoon, so there were some balloons on the bed. The Jacuzzi in the room took a long time to fill up and the jets weren't that powerful. Breakfast was quite disappointing, each morning they would leave out some shop bought pastries, there was a vending coffee machine that had no milk in it, and there were tea bags but again no milk. We soent most of our days in Rome, so only really needed the room to sleep, but if we come back to Rome (which we will it's a beautiful city), we will probably stay somewhere else.

Not luxury or romantic

Unfortunately did not live up to expectations, it was discribed as a luxury romantic room, there was no luxury at all, the spa bath although looked great took 30-45 mins to fill up as the water pressure was non existent, the shower head had seen better days, water went in every direction. Then in the morning breakfast was disappointing, just a few plates with biscuits and bread on it.

I tried to reach out to explain but never got an answer, we cut our stay short and booked another room somewhere else for the remainder of our stay

Nice place to stay

We stayed here while in Rome, it was a lovely place to stay great for couples, the hosts were wonderful and accommodating. The room and features were great only a short trip to the heart of Rome. The only thing was noise from the renovations taking place as annoying as we couldn't relax at times and the sound proofing is needed to block out the street noise. Besides that this is a great place to stay for couples.

This room was booked for my boyfriend for his birthday, at first I was so worried about the rooms as the outside of it seemed like a 1 star however the guy took us to the room and I must it was very impressive. The jet bath was an amazing idea! its very close to the main station which is good, it was a lovely stay!

amazing - a must stay in Rome!

The suite was gorgeous! Way better than I even expected! The little romantic touches on the room were lovely (the ballon, heart candles, little chocolates, mini bottle of Prosecco, folded swan towels etc) the jacuzzi and sauna were also absolutely fab and I would recommend this room to anyone staying in rome, it was well needed after the stressful days wandering the streets! The area itself was extremely local, I think me and my partner were the only English people in the neighbourhood however this was lovely as this meant everything was so authentic! It was nice to be out of all of the hustle and bustle as the tourist traps in the centre of Rome can be quite overwhelming! The suite is within walking distance of everything you could possibly need, there’s a nice little supermarket about 3 minutes walk and the pizza takeaway next door is to die for! We had food from here 3 nights, we just couldn’t stay away! I would also recommend the little resteraunt at the end of the road, tauro rosso I believe it was called, they are so friendly and even cooked my partner spaghetti bolognese...a dish that wasn’t even on the menu!! The breakfast in the suites was lovely, fresh pastries every morning and we loved the little coffee machine! The only thing that could have been better about our stay was the noise in the morning. As the building is more of an apartment complex, we had construction going on above us at about 9am every morning! However the staff at suites were very apologetic.

Its not a hotel room,its a small room in apartment

We stayed here for 02 nights during our visit to Rome. The room interiors are good and the room is clean also. But it is not a hotel.
They have converted an apartment into separate rooms so it becomes very noisy and you don't feel the privacy like that in the hotel rooms.
Once you come out of your room, you are into a lobby/ reception / pantry/ breakfast area...all incorportated in a small space for 12sq.m.
Also, the price is too high compared to the breakfast provided. Hardly few items for breakfast and the pantry was also never re-stocked during our 02days stay so there were no black tea bags available. No hot fresh food also provided in breakfast.
Also, the towels in the room were quite dirty as if they were never washed.
The jacuzzi was also not working properly.
I would not recommend anybody to prefer this place for a price of 90-100 euro. You get many good options within this budget.

Service is non-existent.
Coffee machine was good when it was available. Supposed to be available from 6:30 am to 9 pm. I tried at 7 am and at 8:30 pm...didn't work. We had to get up to 6th floor of one building to get rerouted to another building. Room was clean and good. Beds were not soft enough. Breakfast was a joke...just pastries. Very close to the train station but area was not as good or clean. Getting up and down the old tiny elevator was very scary.
Rate for this bed and breakfast should be much cheaper.
I'll not stay there again.

Good value for money

My husband and I stayed here last week. The location is very residential but very convenient as a base to get into the centre of Rome by train or Metro. The rooms are clean and the staff are very obliging. The only negative I have is if you are hoping for a lay in or a quiet morning then you will not get it!! The rooms are so close together and the walls are NOT soundproofed that you can hear other guests conversations as well as other guests not being considerate when getting up early hours to start making their breakfast. We were in room 4 with an outside hot tub and terrace which was lovely but again as it is in a residential block you can hear the neighbours shouting to each other or just having a simple conversation at all sorts of unsocial hours.
This is a honest review we absolutely loved the convenient location and value for money and would revisit

The pics are nice but think twice!

Check in was horrible we were given the wrong room. The guy who checked us in then called a woman to come fix the issue. We were then taken to the other building and the room was not ready. The room was just ok could have gotten the same at a local hotel. The area is AWFUL we had to have been in the worst area in Rome the streets were dirty and the alleys very dark and scary my husband who is a sheriff did not feel safe.On top of that the lock to the building did not work properly. I bought this to their attention the first night we were there we were initially told to call back in the morning I then sent a text in Italian and they said they came to help but we returned from dinner and no one was there. A stranger let us in each night we gave up trying to get the key to work.The rooms are in an apartment building on the 8th floor. Breakfast was a joke the pastries were old and the same ones put out everyday. The bed was hard as a rock and they will not give extra towels. Folks do yourself a favor do not stay here if it's your first time in Rome stay closer to the city it became expensive taking uber and the train to see the sights each day.

Really lovely find just three stops out of central Rome. Was easy to find, rooms spacious, v clean and a lovely jacuzzi on the balcony too. There was always fruit, water and tea available and in the evenings cakes and biscuits to snack on. The street has some lovely cafes for the day and evening and everyone was super friendly who we met. A little gem!!! Only downside was rooms weren't particularly sound proof but hey ho you can't have everything!

Very nice hotel, with hosts going above and beyond

We arrived at this hotel early and Simone and his team were beyond courteous to us. No ask was too big and Simone was more than happy to give us tips and tricks to make our stay more magical. Don't get put off by the outside of the building, in reality the hotel is the top floor of a block of residential flats, but once inside Suites Roma you are welcomed with open arms and by clean bright surroundings.

lovley little hotel

i recently stayed there with my boyfriend for the Easter weekend, room was lovely just as expected and more owners were very welcoming although they are not there all the time normally just in the morning. don't be put off by the location its nothing to look at but is great just a 5 min walk to the Metro so very easy to get around and see all the sights. there's a mini bar in the room its not free and things are not replaced once used.

i would defiantly stay here again on my return to Rome.

Rome Hotel Stay

The room we stayed at here was great. We were there during the heat wave in europe this summer. Having the hot tub (down a couple degrees and a nice relaxing shower was a super plus in the high heat). The location was a little confusing as the hotel is split into two different buildings that take of Flats in a larger complex. They don't own the whole building just X number of rooms split between the two buildings so make sure you have the ability to contact them when you are there.

A friendly gentleman named Mauro was waiting for me on arrival.
Mauro was an excellent host and gave excellent suggestions on what to do and where to eat.
The rooms were in excellent condition and the little details like the complimentary champagne and snacks created an unforgettable experience.

Very peculiar accommodation, heart sank as we arrived in what appeared to be the Bronx of Rome to an apartment block which smelt of urine, once inside the suites Roma tiburtina it was very clean a complete different picture to that on the outside, walls thin as paper could here every word of the neighbours, staff unhelpful when asked how do we get around he chose to answer his mobile phone rather than explain, we never had breakfast and if you chose to stay here you'll understand why,
5 min walk to the metro then 5-10 min journey to centre of Rome which was the only upside of our stay as well as the jacuzzi, photos on the website are amazing, all in all won't be going back,

Hard to find, top floor of an apartment block, although a nice gentlemen was waiting on the street for us, luckily or we would have never found it, it's a little way from the centre but the metro is in walking distance so not to bad, the area is ok but we didn't wonder around there much got the metro into tourist areas, the room itself is stunning, small but it's perfect for a couple on a getaway, there isn't much staffing only saw someone twice that worked there! They were very friendly and helpful when we did see them though! Breakfast each morning is self service just outside the room, so you take what you want and sit in your room and enjoy, very romantic! A espresso machine just outside the room to, nice touch!! Overall very enjoyable and priced well!! Would recommend!

If you are planning a trip to Rome this is where you want to stay. There was easy convenient parking as well as close access to mass transit/subway. it was a little difficult to locate the building at first but once there we never used our rental car. The Hotel staff was great. Anything we requested was provided. All of the promised ammenities were there and we had no unpleasant surprises.

Hard to find, but very nice.

The negatives first: It's the 8th floor of an buzz-in apartment building. You need to find \"Roma Suites\" on the tenant board and push to buzz in. Also it has the smallest lift I've ever seen- 1 person with their bags just fit. Breakfast is included but mostly just pastries. We ate elsewhere. The positives: Clean, beautiful, newly refinished, great balcony! Also very close (walkable) to the train station and good restaurants. Rooms are spacious and beds comfortable. Overall a great value.

Correct for a trip of 1 night. Bad start with the checkin, we had to call the helpline and we were brought in a different street for another rooms in 9th floor whereas the elevator stopped at 8th. Thé district of Tiburtina is far from Rome Center. Thé price is correct for the services proposed.

Nel complesso tutto ok bellissima esperienza...punto di forza della stanza oltre all arredamento è la vasca idromassaggio allestita con luci colorate all' all'interno che creano una fantastica atmosfera...unica pecca a mio modo è la colazione e il set asciugamani...la prima per le bevande calde le quali non sono proprio il massimo mentre la seconda è che il set asciugamani c erano delle macchie di rosso ...per il resto ripeto una bellissima esperienza da provare assolutamente

Esperienza abbastanza positiva una volta raggiunta la destinazione e consegnata la camera. La procedura di check-in non è stata molto immediata, infatti recato sul posto e suonato il campanello, la risposta è stata che la prenotazione non risultava e dopo circa 1 ora di spiegazioni, mi hanno dato la camera. La stessa abbastanza confortevole con il plus di avere una vasca idro all'interno della stanza, oltre al bagno con doccia privato. Il costo alto però non è assolutamente giustificato. Colazione mediocre con prodotti confezionati di media qualità. Nulla di preparato al momento!

Arrivée un peu particulière car nous avons chercher un moment l'hôtel avant de nous rendre compte qu'il s'agissait en fait d'un appartement dans un immeuble. Nous avons dû contacter la réception par téléphone. On nous a conduit à notre chambre. Celle ci était très propre et très cosy. Nous avons apprécié la clim également qui nous a bien dépanné car au 8ème étage nous aurions pu avoir très chaud ! Le point négatif : le ptit dej : très peu de choses proposées, des biscuits industriels et une machine à café. Il n'y avait ni jus de fruits ni laitage.
Nous étions à 5 min à pieds du métro Tiburtina ce qui fût très pratique.

La prima volta che uso questa struttura, all'ottavo e ultimo piano di un palazzo, mi ha permesso un piacevole soggiorno. Molto pulito, modernamente arredato con tutto cio' che serve, incluso frigobar e vasca idromassaggio interna la camera. Personale gentilissimo, stanza silenziosa e comoda. La colazione un po' riduttiva con le brioches industriali e macchina del caffe automatica. A Roma ci si aspetta un po' di piu' dal cibo. Comunque consigliato.

Camera eccezionale! Bellissima, confortevole e molto pulita. Personale accogliente e disponibilissimo, pronto a risolvere qualunque problema. La camera è dotata di tutto (da una smart tv alla doccia con led, letto comodissimo; per non parlare della Jacuzzi!). Consigliato per le coppie che vogliono godersi un momento di relax!❤

Chambre vraiment spacieuse avec baignoire jacuzzi 2 places très agréable. Petit balcon privatif sympathique où prendre le petit-déjeuner. Tres propre. Grande douche à l Italienne évidemment :)
Avec l option luxury romantique nous avons eu le droit à plusieurs petites attentions délicates comme des apéritifs offerts, des décos spéciales romantisme.
Le tout à 700 m du métro.
Le quartier certes reste très populaire donc bruyant mais animé. Pour le prix, nous ne regrettons rien et remercions La Segnora pour sa gentillesse :)

Me gustó la simpatía del personal, y los detalles decorativos, acogedor y casero, el desayuno no estaba mal, pero demasiada bollería y apenas fruta, lo que no me gustó, que no había mapas para orientarnos un poco por la zona y nuestro idioma solo lo hablaba una chica que apenas estaba, la ubicación de la zona era en un barrio muy sucio y lejos del centro, en un edificio planta 8 con un ascensor rudimentario que parecía que se iba a caer, las instalaciones dejaban mucho q desear, la habitación un poco pequeña, el aire acondicionado a veces no funcionaba, la nevera tampoco, el agua se salía por debajo de la ducha, el jacuzzi no funcionaban todos los chorros ni las luces y el tapón se quedaba encajado, la limpieza de las habitaciones no eran diarias, y lo más impresionante es que en temporada alta de verano estuvieran con obras, ruidos todas las mañanas y desde las 8 de la mañana!!! Ya estaban con los taladros y martillazos justo encima nuestra, que parecía que se iba a caer el techo, eso me decepcionó bastante, estas cosas no se deben hacer con gente alojada en sus vacaciones, o por lo menos dar otras habitaciones que no influyan en el descanso durante la estancia, una pena con las altas expectativas que tenía de este hotel.

Tutto superlativo, a partire dalla vasca con sali minerali e luci colorate a rendere tutto più magico alla doccia emozionale, televisore posizionato perfettamente sia rispetto alla vasca che rispetto al letto, in più con netflix, la colazione meglio organizzata che io abbia mai visto in un B&B, balconcino privato molto carino, complimenti continuate cosi!! Camere del b&b ricavate da un appartamento in un condominio. Parcheggio molto difficoltoso. L'acqua non è abbastanza calda e mancano teli per asciugarsi degni di questo nome. La stanza è molto piccola. Tutto sommato pulito ma l'aspetto della stanza non è proprio da suite...

Quando cheguei, era noite, não havia ninguém na recepção para nos receber, mesmo sendo o horário de funcionamento da recepção, mesmo assim havíamos informado o horário que chegaríamos, tive que ligar para alguém vir ao guesthouse me receber, só falavam inglês e italiano. Depois de um tempo, um funcionário apareceu para atender, enquanto isso ficamos esperando na rua, quando fui usar a banheira vi que não havia tampa, como não fica ninguém na recepção, tive que entrar em contato com eles, é só pude usar no outro dia. O café da manhã a vontade e bom desde que você acorde cedo, o quarto era confortável, o bairro não é muito bom, porém perto de estação de metrô, trem e ônibus. Apesar dos problemas voltaria.

Ho avuto problemi già nel trovare l'appartamento visto che non c'è alcuna insegna se non una targhetta sul citofono. Busso tre volte senza ottenere alcuna risposta. Chiamo al telefono e mi viene detto che un ragazzo mi raggiungerà, che la camera in realtà non è in quella strada ma in un'altra lì vicino.
Attendo una decina di minuti il ragazzo, poi finalmente saliamo in quello che è a tutti gli effetti un palazzo qualsiasi (hanno più camere, tutte nella stessa zona, ma in condomini differenti). Il copriletto è sporco e macchiato in varie zone, la vasca idromassaggio è utilizzabile solo fino a mezzanotte e dalle 10 di mattina (alle 11 c'è il check-out) e la colazione consiste in una macchina automatica, dei cornetti confezionati molto scadenti, alcuni biscotti sereticci ed un ciambellone. IVoi immaginate un appartamento con due camere da letto (non insonorizzate) collegate da un corridoio in mezzo al quale c'è un piccolo spazio di 1m per 1m: quello è il posto in cui fare colazione. Non c'è neanche un tavolo, ti devi protare la roba in stanza. Assolutamente insufficiente

Magnifique !

La suite silver où nous étions logés est magnifique, climatisée et très confortable !
Sur la terrasse, un jacuzzi et un sauna : fabuleux !
Le petit déjeuner est bien présenté mais essentiellement composé de produits sucrés.

Posizione strategica per una città complicata come Roma.
A 5 minuti a piedi stazione ferroviaria/bus/metro. Molto confortevole con personale disponibilissimo a qualsiasi esigenza.

Graziose camere con Jacuzzi

L'holet è situato in una buona posizione, ossia a una decina di minuti a piedi dalla stazione di Tiburtina.
E' organizzato molto bene, con camere grandi molto ben arredate e curate nel dettaglio, oltre che pulite.
Il personale è gentile e disponibile, la colazione è a buffet e per ultimo la jacuzzi è strepitosa!!!
