STOP** READ BEFORE BOOKING**

The rooms in this listing are not the rooms at this hotel. We arrived and had to find a new hotel last minute which was a major inconvenience because they misrepresented the conditions of their rooms. The rooms look nothing like these pictures. There are multiple stairs you must go up to get to the front desk, then more stairs to the first landing, then more steps in the room so if you are traveling with someone with a disability this is not accessible.

The room they gave us was old, had not been cleaned properly, smelled of sewage, and it had mold growing in the bathroom. They then assigned an “upgraded room” which was similar, an old out dated room that was not clean. There was white fluid which I can only assume was bio fluid all over the bed. We promptly returned the keys and advised them we would not be staying. They refused to refund us and also kept the Vat Tax we paid at check in even though we did not stay. Save your vacation and don’t make the mistake we did by booking this based on the info provided here.

Great stay!! Giulio at breakfast was vey helpful and made our stay extra special.

Location is fantastic, very quiet, and the breakfast buffet was excellent- eggs, bacon, yogurt, breads, cheeses, pastries and delicious coffees. I would absolutely stay here again when in Rome.

Beds are comfortable, pillows a little worn out, but everything clean and comfortable for a few days stay.

Theres also a great neighborhood bistro about a 10 minute walk - L’Officina di Pí Bistrot - that is definitely worth a visit. The steak and cacio di Pepe was some of the best I had on this trip.

In the room I chose, the curtains were not tight. Although there were iron gates outside the window, the light would still penetrate into the room, so I had to tie a knot for the curtains. Because we were tired and wanted to have a quick rest, we found that the plug of the washbasin was blocked when we washed, and the water could not flow down. I had no choice but to go downstairs and find the staff. Fortunately, the staff immediately changed a room for us.

I was given a room in between 2 floors, likely a servant quarter on bygone days. The room was dark and tiny with a bed and 2 small night tables, and nothing else. There was no shower stall and the shower head is literally on top of your head as you enter the washroom. The room did not look anything like the photos shown on the web site. I protested and mentioned I would never book with Marisa again that I was offered accommodation in a nearly hotel owned by the same company. I found the experience totally unacceptable.

Although the room wasn't in the main hotel it was just around the corner and excellent instruction from the check-in staff made it easy to find the room which was in secure location, accessible via a lift which was
was helpful for those arriving with multiple luggage. The room was very clean, quiet and had all the modern amenities: plenty of towels, hot water with good pressure, and complimentary water and coffee and a very comfortable bed. The location is superb with Termini just across the street.

Stayed for 2 nights at the end of a 3 week vacation. I am sure that the main hotel is wonderful, but we were put in the annex building.
The second we walked in to the tiny room, all we heard was construction. The floors above us and the hall across are all under construction. Jack hammering, banging and smashing noises from the ime we got there, till 6 pm. Then started up the next 2 days at 7:30 in the morning. We asked if we could be moved but were told no. The front desk I don’t think even realized there was construction going on as they looked very puzzled when we told them.
There was no coffee pods although we had a coffee machine, water in the fridge on day one, that was it, and half a roll of toilet paper.

There was an area in the corner by the window that smelled of urine. Quite possibly the worst experience in a hotel in all my years of traveling.

Oh and an the last day we got up(thank you construction) and the water was off. Nothing like getting ready for a 10 hr flight and not being able to have a shower.

Like I said. The main hotel is probably beautiful, but if you get stuck in the annex check out immediately .

This hotel should be shut down by health and safety services. Our ceiling was bunking with dripping water. The shower sofas water all over the walls. There was an inch of dust in the headboard. Incredibly noisy at night.
I can’t even explain how unclean the room and facilities are. Do yourself a favour and stay at a superior hotel that is clean and sanitary. My family is forever traumatized.

The air conditioning unit was so loud with a buzzing sound we had to turn it off. But when it eas turned off you could hear everyone in the hallway talking and going up the stairs. The shower leaked considerable amounts of water as well. When i saw this place had great reviews i thought this was going to be great. It wasn't. Staff also never informed us that breakfast was an option.

Would prefer actual pictures of rooms available. stayed at the beginning of our trip and at the end of our trip. Preferred the corner room we got towards the end of our trip (overnight) then the first 3 nights at the beginning of our trip. Nonetheless, excellent stay overall.

Pros: Location! Right next to Roma Termini. Breakfast staff, attentive and welcoming.
Cons: The hotel and rooms are very dated. The room booked was not the same as the one we got. After complaining, the front desk told us that the room we wanted was in another building. The bathroom in the room only includes shampoo and towels. The bed was not comfortable and the bedding was thin and a bit old. Just a comforter inside a duvet.

So called double rooms are extremely small. There is not enough space to open a suitcase. The room we had wasn’t clean. Dirty floor (roughly painted tiles). Shower was slightly clogged and only one free plug to charge a phone. Window open to a narrow and tall well.
Decent looking hotel lobby does not match the rooms.

Nice hotel very close to the main train station. Staff were incredibly helpful and friendly. 24/7 check in was really great for a late train coming in. Room was nice and clean with a very effective AC. I was a bit surprised by the 2 block outdoor walk to the actual room from the main lobby/check in-not hyperbole! But the map/directions given were clear and easy to follow. Overall great stay.

The property and room pictures seemed nice but in reality, i was pushed to a very small hotel room with my partner being able to barely fit a bed for two people. Our room was placed next to the utility room and we had to climb over laundry bags in the hall to get in and out, creating a fire hazard if there was an evacuation.

Stayed for one night. In front of termini station. It looks dated but it does the trick. Surprisingly, the beds were very comfortable! I slept like a baby...Also breakfast was really good. The girls working in front desk helpful and efficient, very professional. Water was hot. Did not like the drainage in the restroom. It had a mild smell from it. However, it had a balcony. Nice touch. Air conditioning worked perfectly no complains. Good value.

Excellent location. It’s right next to amenities and the rail station, metro, bus station and taxi stands, making it so convenient for travellers to catch any transport.
The downside is, as we were given a room on the ground floor, we could hear some noises coming from the street. But as we were staying for a night only, we put up with it. Otherwise, it was perfect.

Extremely disappointing experience. As soon as we walked into the room, we saw multiple ants lined up right above the bed. We requested a room change, but the staff was uncooperative. Instead of helping us, they asked us to leave for one night and return to the hotel the next day. One staff member was especially rude and refused to let us speak to the manager. They showed zero respect for tourists. Also, the rooms look nothing like the pictures online—don’t be fooled by the misleading photos.

A gem! Right across the street from the train station. Easy access to Metro, trains, shopping and many restaurants. Upon arrival, we were upgraded to their newly renovated rooms within a separate building on the next street over. Quick walk to the main hotel and it had so much character and style. At least three restaurants right outside of the front door. Make sure to check them out! Especially Andrea’s Pizzeria. Amazing service. The hotel staff was super friendly and made sure all of our needs were met. The breakfast staff were truly a pleasure to be around with first thing in the morning. The service and food was excellent.

Check in staff not friendly & didn’t answer my ask for an early check in as we had very few hours in the hotel before our flight & needed a rest. Very poor soundproofing. The worst part- no mattress cover on the mattress just a thin sheet which seems unsanitary. How can they possibly keep the mattresses clean? Room was dark and dreary, not as pictured. Air con was strong though which we needed in the heat wave. Not recommended.
