Great inconvenience without front desk person after 11pm, especially when in need of service. Stayed there for 4 nights and encountered two (2) issues during after hours, one night the toilet does not flush and was told no technician available until next day. Then another night the water stopped running during shower and had to wait 45 mins to restore water pressure. Overall room needs update, hotel towels were stained, had to called them several times to refill shower gel. The man that checked us in was nice and friendly, however the lady at checkout was rude. Would not recommend staying here.

Clean rooms, however we were not staying directly at the hotel. We had to walk around the block to get to our rooms.

The rooms were modern and clean. Air condition works, but not all the time.

Best if u want to be close to the train station and buses. About 2km walk from main tourist attractions.

Great location near Termini Statione. Easy to find. Be aware if you have heavy luggage there is about 6 steps up to reception. No other access. The breakfast was great, the room in the annexe was big and the bed comfy. The parquet floor was a bit dusty and uneven but everything else was great. Very tiny elevator but worked well.

Great location for a short stay in Rome, walkable from the Train Station and the Metro to quickly get into Battistini station.

Staff were very helpful, but room was another 200m walk or so around the corner, not the end of the world but might be tricky for those with large suitcases.

I stayed at the Marissa Hotel in Rome for 1 night. It is right next to the Termi Train station, walkable to many locations, and metro is also located in the train station, and bus hub. Very convenient. It is an old building but has been very well maintained, and clean. Room had confortable beds and good washroom. But my room did not have a window. No big deal as I had access to the breakfast room with tables and chairs, bar. The hotel staff is the standout and star of this hotel. Amazing, multilingual, helpful, and positive. The staff member (i forget his name) in charge of breakfast was absolutely incredible. I have never seen such positive energy . Greeted everyone, big smile, and was so positive it put everyone in a great mood! Keep up the great work!

Overall great hotel!!

Pros: Great location next to the train station and about an about 15 minute walk from colosseum. The area felt safe and was tourist friendly. Hotel was decorated really cute and modern. We were able to check in a little early which was nice since we were dying after our 10 hour flight. And the thing that makes this hotel the coolest: free tours/classes. We did 3 tours/classes and loved all of them. Our tour guides were fantastic and we were able to do things, like a vintage clothing tour, that might not be available other places. One more thing is that the room is pretty secure - 3 keys to get to room.
Cons: the room was just a bed and not part of the main hotel. The walls to the other rooms and hallway were really thin so we could hear people throughout the stay. Not a lot of traditional type restaurants on the block. Bed was a little hard for my preference. The drain in the shower was clogged and would fill up the bottom. After a long shower we lost all water for a little while. Our window looked out onto a square of other buildings.

TLDR: the pros were worth the cons and is great for the price. We would stay here again.

Amazing one night stay in Rome. The hotel l is across from the termini which is so convenient. The room was spacious - we were a family of four. The staff was amazing - loved Gulian’s fancy cappuccino in the morning. The breakfast was lovely. Highly recommend this hotel!

If you order a deluxe room, you are sent to another building that is not connected to a hotel. The deluxe rooms are in some office building/apartments where a floor has been turned to hotel units. If you need anything after a certain time, you have to get support from a sister hotel nearby.

Hotel breakfast was good and service was good at the hotel breakfast. Julio made our mornings great. The staff at the sister hotel was also nice.

Receptionist tried to charge us to leave our bags in the hotel before our rooms were ready. Most of our party were put in another building. Our room had a broken air con that had a bright green light that we couldn’t turn off. The shower was tiny and it is the noisiest hotel I’ve ever been in. Avoid.

Dirty room and air con not working. We booked one night so that we could get a restful sleep. Air con didnt work so had to keep tbe balcony door open to keep cool at night. Problem is that is it across the termini and extremely noisy throughout the night.. the room, linen, headboard all very dirty.. dont stay.. its worse then bad!

The breakfast is repetitive; one must make a reservation for it given the extremely limited space and the hotel's capacity. There is only one machine for lattes, espressos, etc., which results in lines to get a drink.
The rooms lack soundproofing, and you can hear every conversation and shout from inconsiderate tenants; my room had a broken shower hose.

Close to Termini Train station.. less than a 5 minute walk. Grocery store close by. Ots ot restaurants. Very touristy area. Unsafe at night. Lots of homelessness. Taxi stand close by. Ask for a room in the main hotel... there are rooms off the main hotel area not as nice and further to walk which may be a lot with your luggage.

STOP** READ BEFORE BOOKING**

The rooms in this listing are not the rooms at this hotel. We arrived and had to find a new hotel last minute which was a major inconvenience because they misrepresented the conditions of their rooms. The rooms look nothing like these pictures. There are multiple stairs you must go up to get to the front desk, then more stairs to the first landing, then more steps in the room so if you are traveling with someone with a disability this is not accessible.

The room they gave us was old, had not been cleaned properly, smelled of sewage, and it had mold growing in the bathroom. They then assigned an “upgraded room” which was similar, an old out dated room that was not clean. There was white fluid which I can only assume was bio fluid all over the bed. We promptly returned the keys and advised them we would not be staying. They refused to refund us and also kept the Vat Tax we paid at check in even though we did not stay. Save your vacation and don’t make the mistake we did by booking this based on the info provided here.

Great stay!! Giulio at breakfast was vey helpful and made our stay extra special.

Location is fantastic, very quiet, and the breakfast buffet was excellent- eggs, bacon, yogurt, breads, cheeses, pastries and delicious coffees. I would absolutely stay here again when in Rome.

Beds are comfortable, pillows a little worn out, but everything clean and comfortable for a few days stay.

Theres also a great neighborhood bistro about a 10 minute walk - L’Officina di Pí Bistrot - that is definitely worth a visit. The steak and cacio di Pepe was some of the best I had on this trip.

In the room I chose, the curtains were not tight. Although there were iron gates outside the window, the light would still penetrate into the room, so I had to tie a knot for the curtains. Because we were tired and wanted to have a quick rest, we found that the plug of the washbasin was blocked when we washed, and the water could not flow down. I had no choice but to go downstairs and find the staff. Fortunately, the staff immediately changed a room for us.

I was given a room in between 2 floors, likely a servant quarter on bygone days. The room was dark and tiny with a bed and 2 small night tables, and nothing else. There was no shower stall and the shower head is literally on top of your head as you enter the washroom. The room did not look anything like the photos shown on the web site. I protested and mentioned I would never book with Marisa again that I was offered accommodation in a nearly hotel owned by the same company. I found the experience totally unacceptable.

Although the room wasn't in the main hotel it was just around the corner and excellent instruction from the check-in staff made it easy to find the room which was in secure location, accessible via a lift which was
was helpful for those arriving with multiple luggage. The room was very clean, quiet and had all the modern amenities: plenty of towels, hot water with good pressure, and complimentary water and coffee and a very comfortable bed. The location is superb with Termini just across the street.
