The host was the kindest, most helpful woman I’ve encountered in my years of travelling. Check in was clear; contact was made by WhatsApp in advance to check my check-in times. The location: perfect, right across the street from S. Pietro station; 10 minutes from Vatican City. The guesthouse was wonderful: in essence, you have your own apartment, albeit shared. Would return on my next trip to Rome.

We Loved it! Conveniently close to bus & train, short walk to Vatican City. Alessia was absolutely wonderful. Elevator is quite small, would not fit a wheelchair, but I was in a walker and folded it to get in & out. Really sweet place and felt like home. Worth the stay!

Loudest hotel experience ever but great location
This was louder than staying in a dormitory in a hostel. All the rooms were clustered around a shared kitchen. Every time someone turned their key, opened/closed their door or turned on the tap- you could hear it at all times of the night. Because the rooms were so close together there was no buffer of a hallway for the comings and goings late at night or early in the morning. The neighbourhood itself was very quiet and an excellent location. 2 minutes walk from the train station but far enough away that you couldn't hear the train. At the end of the street, you can see St Peters Basilica. Beautiful! Just don't expect to sleep.

Good location. St Peters is an the end of the street! Also there is a station a 3 minute walk away in the other direction. Well organised for late check in although we didnt actually need it. Friendly staff. Marked down for using coffee pods - not very environmentally good, but use of the kitchen was nice and they did provide coffee and tea.

Alessia was very helpful before we arrived at our stay, and our check in and check out were very smooth and easy. When we arrived, we saw the beautiful Vatican from the street which we really enjoyed. But, when we entered the property, we were disappointed to find the room smelling like cigarettes despite the property saying it was no smoking, the air conditioning in the room did not work, the shower water pressure was terrible, the sheets were stained, and the glass window in the restroom to the room next door let light into our room in the middle of the night. We were not satisfied.

The customer service we had from Alessia (sorry if I've spelled this wrong) was great, she was so helpful and informative, letting us know about the train strikes Friday and booking us a taxi to airport. However, the shower didn't work properly, was cold even on the hottest setting, and had bad pressure, and the pillows were lumpy and hard, and the air con unit was loud and was poor. On our last night as well, there was a lot of noise going on either in other rooms or in the common room for most the night, waking me up on several occasions.

Extremely convenient to Vatican City. Also, walkable to the Pantheon and Trevi Fountain. A bit of a trek to the Spanish Steps but worth every mile!! The property itself was quiet except for street noise on the weekend. Our family of 6 definitely felt safe and staff was extremely helpful and kind. The only downside were the small bathrooms but we found this to be the norm throughout most of Italy.

We had a great stay at Colazione Al Vaticano. Very close to the train station and the Vatican. Super quiet neighbourhood. The room was very clean, big and comfortable. The only \"negative\" would be that there isn't staff on site 27/4 since it is a guest house so you just have to make sure you tell them when you are arriving so that Staff are there to check you in and show you to your room. But again, they are very accommodating so this isn't an issue, but more of a FYI. Would definitely recommend!

There are many things that we liked about the apartment (super knowledgeable, helpful friendly staff, convenient location to train and bus station, very close to the Vatican, some good food locations close) but the most important things were very disappointing....the left side of the bed's mattress was collapsing, the light fixture above the bed hadn't been dusted in who knows how long, the shower was small (I'm 5'11\", 185 lbs), the room provided was NOT the room in the advertised photo and overall the room needed some definite attention. Unfortunately I would not stay again-too bad since there were many nice positives.

We enjoyed our stay at this property, it's in a great location for visiting the Vatican but it is a little ways away from most of the shopping and attractions. The staff here were great to deal with and check in was easy. The beds were not very comfortable, which was the biggest drawback for me. Overall, I would recommend this property.

We absolutely loved this hotel. The location is fabulous. Just a few minutes walk from the S. Pietro train station. We easily walked to the area of the Vatican and Castel Sant’angelo. There was a convenient lift for luggage. Alesia at the front desk was super friendly and helpful. The only downside was that we could not drop our luggage off earlier in the day and had to drag it around until we could check in at noon.
All in all we were very pleased and will most likely use this property in the future.

Hotels.com not very honest
The place is not really a hotel but an air bnb. I make the booking via hotels.com and i received a message that check in was offered only from 12.00 to 19.00. I try to reply to the message from hotels several times but the system was coming with an error. I contact the place directly and mentioned that our flight is arriving at 19.20 and we need to check in late. They told me that later than 19.00 check in is not possible and thet they cannot help me. It was impossible for me to book last minute hotel without paying more than 1000 euro per night. I call them again and ask to leave the key somewhere the said it is impossible. After a lot of discussions finally they send me the procedure how to enter. Since this was air bnb they have established procedure but when i called they told me impossible. The property is ok but if i knew that it was air bnb i will not have booked it. Hotels.com did not provide any information before i made the booking neither about the check in time restrain.

I was really disappointed that we stayed three nights with no hot water (lukewarm at best and not enough for two people to shower) and a drainage issue in the shower. This is not far from the Vatican and you can walk there as well as several restaurants so that’s the good thing.

BE AWARE OF THIS PLACE. photos are Nothing compare to what you will get into. we needed to step on our beds in order to get to the bathroom. they charged my card 3 times on 2 different days. I walked out the next day to a near hotel because they waked us up at 7am in the morning do to renovation of the building which was not disclosed on the reservation. stay away.

Alicia was very friendly and helpful. The rooms were nice, but the bathroom was a little outdated and the heater didn’t work. We were freezing and forced to sleep in layers. When we contacted the staff on hand we were told there wasn’t anything they could do. So basically the stay was miserable.

The staff (Daniel) was immensely helpful. He helped us both save money and avoid any unnecessary stress. He was just the best. The room was perfect. Good airflow, private, comfortable bed and bedding. On top of that, it's only 3-4 blocks from the entrance to Vatican City, right on the opposite side of the block from the train station. It is within (reasonable) walking distance from the entirety of Rome. I cannot recommend this place enough. If/when the wife and I go back to Rome, I wil DEFINITELY be staying here again lol.

First of all let me mention the price. It is so affordable, it’s walking distance from the Vatican City, you get the beautiful experience of hearing the church bells ring.

The room was clean. Also, the position is very good since it is close to bus and train station and the Vatican. The bus 64 is going to take u to the Rome forum and to the Rome terminal station( the biggest station that has all buses and fast trains). However, few things needs to be mentioned: first, bathroom is shared with 3 other rooms. second, the building is in terrible condition. Third, the place is hard to find because the office is in a building and they have apartments in other buildings close by. Fourth, the main office is closing at 5 pm. No big sign for the hotel except a small name close to the ring bell 😩.

However, not all rooms do, so check carefully. There was a common kitchen area that had a kettle, cutlery, plates, microwave, etc. The location is very good. It’s about a 7-10min walk to the Vatican, 2 mins away from a subway station, coffee shops, restaurants and not far from most places in Rome’s city centre.

Staying in this place was one of my worst guest house experience, and I have stayed in many places around Europe. It is very dirty and the staff was very unprofessional and rude. They made us wait for hours until we were able to check-in.

Facilities were clean and room was spacious. Not a lot of plugs so we unplugged the TV. Our air conditioner wasn't great necause it didn't get cold enough, probably due to the lack of a sealed connection so heat would come in through it on the window.
I read that the front desk isn't always available but we luckily arrived in the afternoon when they were on property. It's an open space where people walk by since some rooms are in that suite. I asked if they could hold our bags for us the day we checkout since we wouldn't leave Rome until the later evening and had planned on exploring sites on the other side of the city that day. They told us that it's no problem and to just place them behind the desk that day. That morning I came to drop off bags and no one was there yet. In addition, their book of guest information (where they write down personal information like names and passport numbers) was sitting out, opened, and still unsecured. I realized at that time that they had no secure place to put the bags and we would just need to leave them where anyone could take them. I then had to scramble to find a luggage storage place nearby. This is unprofessional to leave that book out unsecured, as is expecting guests to leave bags unsecured without an employee present and say it's \"luggage storage\". I read that the front desk isn't always available but we luckily arrived in the afternoon when they were on property. It's an open space where people walk by since some rooms are in that suite. I asked if they could hold our bags for us the day we checkout since we wouldn't leave Rome until the later evening and had planned on exploring sites on the other side of the city that day. They told us that it's no problem and to just place them behind the desk that day. That morning I came to drop off bags and no one was there yet. In addition, their book of guest information (where they write down personal information like names and passport numbers) was sitting out, opened, and still unsecured. I realized at that time that they had no secure place to put the bags and we would just need to leave them where anyone could take them. I then had to scramble to find a luggage storage place nearby. This is unprofessional to leave that book out unsecured, as is expecting guests to leave bags unsecured without an employee present and say it's \"luggage storage\". They should have just said they don't have it so I could have found a place in advance and not been late to where I needed to go after hunting for paid storage.

AC broke on the first night and the manager was unwilling to help on days where it was over 96 degrees during each day. So the nights were miserable to go to sleep. Besides that, the place was clean and organized. Even the sharing bathroom.

We booked this room a month or two prior to our trip and I contacted the host with a general question about directions a few weeks before our stay and never got a response. Then two days before, I contacted the host asking for a late check in because our flight was later in the day, and got no response. This made me a little more worried, but we still showed up at the location anyway and the front desk was not there. There was no phone number to contact, so we were forced to leave and find a very expensive motel just so we had somewhere to sleep for the night. I messaged the host again that evening explaining what happened and still got no reply. I would give this place a 0/5 if I could. I understand miscommunications happen, but this was no communication at any point and we not only lost out on the money from this location but ended up paying an arm and a leg for the place we actually ended up staying at.

I really have to mention that , this is a nice place to stay, I will give 5 stars rating if the cleaning lady was being nice! Nice ,huge and clean room, checking was wonderful! We were there for three nights! And we been told 10 am is check out time, so we all know that, about 9:35 am I was going to washroom to double check one more time, and when I opened my door, there was a cleaning lady spoke Italian in a very mean way which I didn’t understand . By guessing I think she was trying to say I need to clean now, u guys should leave now! Come on, we r about to leave and plus it wasn’t past 10 am, how could u talk like that!

Short Walk to Vatican
A quick walkfrom Roma S. Piedro station and we arrived at the building. We were travelling with 2 young children. We stayed in the building that backed up to the train station. Still, the room was quiet. We had a private bathroom, but it was not attached to our room. That only became a problem when the kids needed help in the middle of the night locking/unlocking doors. Overall, the room and apartment and bathroom was clean and quiet while the showers were hot.

The room is quite old, but in a way very authentic and also really clean! Great location at a really great price...
Daniel was there waiting for us when we arrived. He provided us with a map of the city and then personally what metro lines we needed to take to the various places we wanted to visit. Made everything very easy. We had a comfortable bed and shared the common area (kitchen, bathroom) with four other very nice and polite couples. Instant coffee, electric tea pot, refrigerator were all welcome, as well. We took the 10 minute walk up to Vatican City and attended the Papal Blessing in Saint Peter's Square and then walked to the Colosseum and other sites. The best thing about this property is the location. Buses leave for city center right in front of the train station that's literally 50 yards from the hotel. The metro line that leaves from the station goes to the main train station. There is also a 24 hour grocery store 5 minutes walk from the property. Very pleasant and affordable stay.
