Fantastic room beautiful and clean, easy access to seafront and trans station and wonderful hosts who were friendly, welcoming and on hand. Breakfast served in the cafe was great.

Excellent location at a fair price

The location was very good. An easy. 20 minute walk to the Coliseum, but even easier. 4-minute walk into the Metro station which took us anywhere we wanted to go in Rome. The fact the fact that there was no parking available also proved to be no problem at all. This apartment is in a more residential area and street parking was readily available at only $8 a day. We found a spot about three blocks from the apartment, put in 16 Euro, and left the car there for 48 hours.

I had a great stay at Le terrazze. Every night after a busy walking day I came back to a clean room and a stocked kitchen with pastries and coffee. They were also kind enough to accommodate my dietary restrictions providing me with Gluten Free alternatives. Finally every time I had a question they answered me promptly.

A lovely cozy place to stay with family. 15 mins to the Colosseum and 18 mins to Termini station. Room was spacious for 3 and very clean. Although it could have some cups and kettle for early morning coffee/tea. There was a small kitchen with basic breakfast like cereals and a coffee machine. Room was cleaned every day and staff was nice. Check in check out was hassle free. In terms of dinning options, you could eat near Colosseum or there is a Pizzeria right next door serving delicious pastas and Pizza. You can keep your luggage and collect it later in the day. Overall a good experience.

Comfortable room in a great location! Staff were communicative and helpful with our questions. Short walk to transit and lots of great restaurants in the area. Powerful A/C was welcome in the hot weather and loved relaxing on the terrace. The luggage storage was very helpful too! Would happily stay again.

This was a great location for our three nights in Rome. The staff was friendly and responsive when I reached out. Room was very clean and simple. We stayed in room 6. I am a American woman size 2022. I just fit in the shower door. This is not a complaint. It is a reality of me being a larger person. However, this might be something you as a traveler need to consider. I do not know the situation of the other bathrooms. I would definitely stay there again.

The staff at Le terrazze di San Giovanni were excellent, they provided great recommendations, made self check-in easy, and were overall very friendly and helpful on our trip. The neighbourhood is quieter than the areas of Rome we visited which was a nice relief. The restaurants in the area were great and felt authentic.
We stayed in the rooms for 4 people and found them to be a decent amount of space for us. The Air conditioning worked well. The property is a bit older and the bathrooms are small, but don’t let that stop you from picking this place for a quiet place to rest.
The terrace was nice for peaceful breakfasts and drinks at the end of the evening.

One of the rooms had a shower that smelled badly. Not a whole lot of parking out front. Rooms were clean and simple. Nice community kitchen, air conditioner blew cold but turned off during the night. No elevator, only stairs. Owners were very nice and accommodating. They were able to arrange transportation to the airport very early in the morning. Had a nice terrace with seating.

I'm not familiar with Italy's hotel rating system, but this establishment, labeled as a 3-star hotel, falls short of deserving that designation. While the staff were nice and facilitated a smooth self-check-in process, the overall design and construction of the place are inconvenient and cheaply executed. As an architect I can confidently speak to this issue, noting flaws in both room layout and common area configuration. The terrace which is rendered as a highlight in the photos is disappointingly noisy due to its proximity to a busy street. Breakfast offerings are minimal, consisting mainly of cheap sweets. To top it all the bathroom exhaust was not functioning other than making noise, contributing to an unpleasant 4 day stay. Despite advertising laundry facilities, such services were not available. The lack of a card payment system to cover local taxes added an unnecessary burden of having to find cash to my experience.

Location is good for the Colosseum and there is a metro station at the end of the road so travelling around Rome to visit all the sights is easy. A number of good restaurants in the area, we particularly liked Marco G Trattoria just around the corner.
The room was a good size, large bed and bathroom.
Our only comment would be that it would have been very useful to have an information sheet inside the room explaining the arrangements for breakfast, use of the kitchen and check out procedures to ensure guests are able to make use of the facilities available. We arrived on a Friday evening and didn’t see a member of staff until Sunday morning. We used the vouchers for breakfast in a bar across the street and you get a nice fresh croissant and a cup of coffee.

A place for family to feel Rome warmness.

I stayed with my family (4 people), every one loves the place. we had very good experience, felt as if we were visiting a family. The owner and his daughter are very friendly. They were always helpful. Also the owner provided us with a storage to our 2 big bags when we travelled to florence. The Terrace is nice place to realx and eat. For sure I will try to book again when I visit the great Rome.

Hotel has great location walking distance from many attractions and Shopping. However, check-in was quite confusing there. Isn’t someone at the reception at all times so you must call to enter however, being from Canada we did not have a valid number to call. Also, the breakfast situation was quite confusing. The breakfast consist of packaged pastries, such as a muffins and croissants. We stayed six days and did not get a change of towels or linen. Our snack bag was also thrown out and it was not anywhere near a garbage can. The hotel was very clean, and the staff was friendly.

Great little place to stay with wonderful hosts

Absolutely lovely people and we would stay again. They had helpful recommendations, were extremely friendly, etc. The place was quiet, air conditioning was good, and the breakfast vouchers were for a little bar down the street that made us a great coffee and had good croissants.
If I have any complaint at all it's that the shower was too small and a little difficult for us to move in.

We stayed 4 days and 3 nights to this hotel. When we arrived its hard to find the place, no elevator and one of our room is not ready. The door knobs in one of our room got pulled out when we tried to open, the AC doesn’t work very well and it’s hot in the room, the shower/bathroom are too small and the water from the shower was too slow to go down. at night there is mosquito in our room maybe they forgot to close the window or the door after they clean it. On our first night when we came back around 1030pm one of our key cant open the main door and we have to call the property owner to come. And we’ve been told to keep quiet because they said we were noisy, even though we just got back and not even stayed for so long. they didnt demonstrate to us how to open the door or use the key. And we tried to open the door so we can go out from the lonby and we cant coz thr keybis not working. And the worst part is when we tried to take ahower there is no hot water and the water is too cold to take shower. I called and left message but they did not respond not until i called them again the following day, and they fixed it that day. They help us getting a van going to the hotel. I can say that the last night is little bit better but overall i will not stay again to this hotel.

Difficult check in, unsafe neighborhood, the owner, a typical Italian guy was very rude with us, to with exception of the young woman (receptionist and housekeeping) she was friendly and nice. A positive thing is the room was very clean and spacious, but generally it wasn’t what i expected. I don’t recommend it.

Loved Federico!

This place was amazing! Great price, we loved how close to a metro stop it was. There was also a great grocery store, pizza place, coffee shop, and gelato shop all within a block or so. Road noise was a tad loud but not enough to get us to not stay there! Federico arranged for us to be picked up and dropped off at the airport which was extremely convenient and was definitely helpful after a long amount of travel!

Good location and value for money

Location was really convenient for trams and metro. We liked that they bring breakfast to you in your room because it was also convenient for us (you can also have breakfast on the terrace but it rained most of our trip so it was too wet outside). I'd say the service was nice but inconsistent. Sometimes we got yogurt with breakfast, sometimes they omitted it (I guess they forgot). Ditto on biscuits, instant coffee packets, little milk containers and so on. It always seemed like things were missing.
Also, it would be better to have check in later. They won't allow check in after 7pm so we had to take a taxi from airport, but public transport is cheaper. They could have kept check in until 8pm for example to give travellers more flexibility. We would have also appreciated a bit of advice on the neighbourhood upon check-in. They did give us a welcome drink which was a nice touch!
Overall it was a good place, good value for money, clean and large room. We'd recommend it and would stay there again.

Very Good Location to use public transport, very nice hosts, access to a terrace for nice weather, no street noise at all in our room, good b'fast on time each day in room, room is cleaned each morning, our room was quite big although the b'room was a bit small especially shower cubicle and wash basin area.

B'fast may need some variety with some fruit etc but it was classic italian b;fast with quality croissant , yoghurt , biscoti etc

Normal check-in closes at 7pm but hosts are flexible if communicated abt the delay.

Had to pay city tax which i thought was collected by Expedia in the booking price, could be expedia issue

Terrace is good but it is mostly used for outdoor smokers hence with family with kids can be a bit inconvenient ( I didnt use due to rain )

It doesnt look great from outside the property but inside is very nice. Kind of standard for all guest houses in Rome in my opinion,

I would stay again if in Rome.

Good location and sensible money so a win win.

Nice hidden hotel.

Stayed here for a long weekend , The hotel is clean & tidy and nicely presented. The terrace was situated just outside our room which was lovely for breakfast. The only downside was the bed was very hard therefore neither me or my husband had a good nights sleep during our stay. The A/C was not working properly and when it was switched on it was making a clonking noise so that had to be switched off and the room got quite stuffy even with the window open. The room it’s self was very clean and well maintained & The staff are friendly. The location was about a 10 minute walk to the colloseum and from there you could walk bus or metro to all the points of interest.

We enjoyed our stay from start to finish, the staff were friendly, the room was spacious and clean with a door leading onto a terrace which was beautiful. The room had a fridge, tea/coffee making facilities, a walk in shower and a big sofa to relax on. The location is also very good, only fifteen minutes to the colosseum. During our stay it was my girlfriend's birthday, when we returned to the room that night we found a birthday surprise left in the room: a bottle of wine, strawberries and flowers. This was such a nice gesture and goes to show the quality of the service you will receive in this hotel. I would stay here again and would reccomend this place to anyone.

Home away from home.

We have a lovely experienced with this hotel.
In general, location was within the quite neighbourhood but easy to accessed the stores, metro, tram, 5 to 10 minutes walk to the colosseum and just a few minutes away from one of the major basilicas in Rome.
We stayed for 5 nights and 6 days. Thank you for the staffs who cleaned and tidied our room everyday. Thank you Francesco who waited for us up until midnight to checked us in and gave us tips how to roam around within Rome, and to Lucia who gave us souvenirs before we checked out.
I will definitely stay with this hotel again and I will highly recommend it to all my friends who wanted to visit Rome.

Newly renovated, small hotel. Staff were nice, even let my parents check in 2hrs early. A bit annoying how small the shower was (60 x 60cm) and that the hotel us up a large flight of stairs, hard with luggage ( although very common in Europe). \"Breakfast included\" was only a crossiant and coffee across the street, but at least they had a snack and water free in the room every day.

This accommodation should be marketed as a room rental. There is no hotel entrance, not reception and the breakfast buffet is not available either. The staff gave us a token to use at a cafe down the road which entitled you to one cup of coffee and one croissant.

We had to wait for 40 minutes for somebody to turn up to let us into the room. Other couples had also experienced not being able to get into the property.

The rooms were not sound-proofed as every time someone entered the property, we were awoken.

Nice apartments but not a luxury hotel!

We enjoyed our stay and the room was clean and functional, but you should know that this is NOT a traditional hotel. It is a series of apartments in various buildings in the Giovanni district in Rome. This is not made clear on their website, and was explained to us only when we arrived to check in!

This makes for a unique experience, like you are living in an apartment in Rome, because you basically are doing just that! But if you want a hotel with a concierge, a computer, a decent TV, a shower bigger than a shoebox and a room larger than a small studio apartment...then this is not the hotel for you. We got a great deal for this hotel on Expedia and now I know why. It wasn't necessarily a *bad* experience, but it did make for a bit of unneeded stress and work. For example, we were given four keys for each of the doors we had to go through to get into the building and finally into our room. The elevator was one of those ancient lifts you see in movies where it's in a cage and you have to shut the doors yourself before it will go up. And it was so tiny it could barely fit two people and their luggage! The staff are nice, but I communicated with them via email and text because there was no hotel lobby where they were available to speak with in person.

On the plus side, the Terraze apartments are in a nice location close to Metro stations (Manzoni and Giovanni stations are short walking distance) and within walking distance of the Colloseum.

Finding it is truly a challenge. Once I was settled into my apartment I loved the contemporary pleasant space. The neighborhood was accessible to explore the sights and embrace the Roman lifestyle. Use the Metro though. I loved the whole experience and the room being an apartment made it so much more authentic.

Difficult to find so would advise taking a taxi. Very spacious clean room in good location. Did not see proprietor after check in and be careful when leaving as we'd dropped out keys off in the box in the hallway and then couldn't leave as we needed them to unlock the gate to the Main Street. Luckily we managed it by sheer determination, we did try contacting the proprietor but couldn't get an answer. Overall s good place to stay for the money.

The hotel was a bit misleading initially. We exited the metro station and went to the correct address, which was a struggle with rolling suitcases on the potholed sidewalks. Once we got to the hotel, Valentina informed us that our rooms were over a block away up a hill. She came out and met us and took us to our room. The room itself was a pretty standard hotel room. The bed was very hard the cleaning lady didn't leave things like clean towels when she came through each day, unless we specifically requested them. The plumbing was also incredibly loud and you could hear what anyone around you was doing based on the thumping in the walls from the water pumps. The hotel has a deal with a cafe that's two blocks away for breakfast. What is included is a cappuccino or coffee and a croissant. That's it though. You also get to use whatever is in the mini fridge at no additional charge and the a Colosseum is a ten minute walk from the hotel.

Ideal location

7 min walk to colosseum and most tourist sites are in walking distance if you like to e.g Vatican maybe 30 min but plenty of sites, shops, coffee bars and rEstauranrs on the wAy. Staff really nice and helpful. Best you catch a taxi to this address, I walked from the metro and it took me forever to find, especially as it was dark and few people around.

Maybe you meant \"inferior\" and not \"superior\"?

\"Superior\"????Hardly! The \"annexe\" is a building a long uphill walk from the given address, and the \"free breakfast\" (1 croissant, 1 coffee) was a further two streets away in a local cafe. The room was cramped - no telephone, no rooftop terrace, no airport shuttle, erratic WiFi, no staff on premises or even contactable! Give this one a miss!

Different experience

We decided last minute to stay in Rome to have a second day to explore, so we reserved this hotel for a one night stay. We had no problems and the gentleman was very helpful. The building was difficult to find, a very small sign on the side of a door to buzz in. We were taken to a seperate building a block away and received keys to 4 different doors. I would recommend this hotel but be prepared for a different experience.

Great Hotel near the Coliseum

The hotel was extremely clean and kept very up to date. The cleaning staff was excellent - our room was immaculate every day. In terms of proximity, it's a 20 minute walk to the Coliseum and only about 5 minutes from the Metro A line which we used to get to the rest of the sites (Piaza del Popolo, St Peter's, etc.). We found the bed rather hard, but that's up to individual preference I suppose. The only other thing that would finish off this hotel would be a pool - it's really hot in Rome and to come back and have a dip would have been very refreshing after walking around the city all day. Still, we have no complaints about Le Terraze and would recommend it to anyone staying in Rome.

GREAT STAY

It was amazing. Employees are very sweet and can refer great services such as transportation, restaurants and they are very willing to help us with our questions. And they all speak English. We asked locals and the neighborhood is a good neighborhood. Metro station is less than a 5 minute walk and we were able to go to all attractions.

I would for sure stay here again next time we are in Rome.

Lovely hotel, everything you need.

Excellent staff, location good and with great public transport you can get anywhere in Rome in under 20min. Need to look for good restaurants they don't pop out at you! Also do not eat near the Vatican as the places were overpriced and awful.

Hidden Gem!!

A hidden gem! Only a 15 min walk from Colosseum and several good restaurants only a couple of minutes away. Rooms were very clean and spacious. We were all very happy with our stay and would return again.

Loved our stay!

A minute walk from the metro so really easy to get everywhere. Everything was new and modern, has a terrace you can sit on if you want to catch some sun. Wi-fi access in the rooms and on the terrace. The rooms were cleaned daily and looked spot less. Really nice stay, would definitely go back

Perfect location

I stayed here for a week with my girlfriend. It is a little hard to find at first, but the location is great. There are two subway stops within a five minute walk. The rooms are smaller than they appear, but they are very clean. Only problem I had was the internet would lock up. If you go in the hallway there is a repeater plugged into the wall, just unplug it for about 5 seconds then it works fine. Don't hesitate to stay here it's a great place to crash if just want a safe place to sleep while touring Rome.

Hard to find. But close to metro. Room is OK.
However you have to go to another place to eat breakfast and what they give you is not much of a breakfast. A cup of coffee and a croissant.
