My wife and I stayed here 1 night before our flight home. The hotel is very close to the airport, as well as Kad Manee Market and Chiang Mai Airport Plaza. The hotel itself is very beautiful and well kept. During the night, it can get a bit loud, but we didn’t mind it since it was our last night. I would recommend this place for a brief stay.

I was on the 2nd floor, so I'm not sure about the 1st floor, but it was really noisy. I stayed for about 2 weeks and almost every night I could hear people walking, talking, and living their life next door. The floor will move when they move too quickly. There are signs that tell guests to keep it down and they provide shoes to help with sound and to keep the teak wood healthy. I believe the hotel is very aware of the issue, however, without guests really understanding the rooms are boutique and made of special woods that can carry sound and vibrate, the hotel will continue to receive a 4 star rating in this category. It really deserves 5 stars for absolutely everything else. I'll miss my time at Baan U Sabai and the friendly cute staff!!!!

Maybe I'll book a room downstairs and see if it's different!

What's not to like about this place except that it can be noisy at times.

It's near the airport and people are often staying to do tours and can be a bit loud throughout the night. The walls aren't the thickest, but there are signs that notify guests to keep quiet, because the hotel is mostly teek wood. It's very cool looking and makes for awesome photos, but sound travels a bit. If you're really picky I'd bring earplugs, or just get used to it. Great value for the price, honestly.

This is a beautiful hotel with a friendliest of staff. It’s a must stay. It is not walkable to anything so you will have to travel, but the hotel is well worth the travel. The people are great. The hotel is beautiful.

A unique place to stay and everything was great. The shower will not give you hot water and barely luke warm, the bed is also very firm. Despite these things, the room is great with the pool right off your balcony, very nice staff and a night food market just a 7-10 minute walk up the lane. Very quick to get to the airport.

We were glad to be here only for one night. We booked this place because it was close to the airport and offered a free shuttle. When we checked in we were informed the shuttle driver was injured and therefore the shuttle was not running. The staff looked bored, sleepy and not very friendly. Also, not a good area, for any dining and shopping you have to cross a huge intersection.
We did enjoy the pool area and the authentic feel of the hotel but wouldn't stay here again.

The wood accents of this property are beautiful. The staff was sweet and attentive and you could tell they cared about the upkeep of their property. Breakfast was delicious. We could hear the neighbors next door walking around late at night as the wood reverberates easily, but other than that it was a perfect stay. Would recommend to those who appreciate wood carpentry.

This was a nice property to stay in during our visit to Chiang Mai. Overall, the hotel was perfect! The staff was very helpful, the room was very clean and beautiful. The walls are a bit thin. The pool was well kept, as we saw staff cleaning it often. Breakfast was delicious. We were able to leave our luggage safely with the staff until we checked in. The property is close to a night market and the Central Mall. Thank you Baan U Sabai for our stay!

We arrived late for checkin, but, were sure to notify the staff in advance. The receptionist did know who I was when we arrived and promptly got our paperwork and checked us in. She was kind to help carry our bags upstairs. She dropped the bags in our room and quickly began to leave. Unfortunately, she did not offer any information about breakfast, pool hours, Wi-Fi password, etc. I did ask for breakfast time and pool hours as she was trying to leave, so I received that information. About 20 minutes after we arrived, a family arrived to checkin and it literally sounded like they were running and jumping in our room. It was so loud, we were unable to sleep. We were woken up by this same family screaming and jumping in the pool. I was surprised that staff did not ask them to quiet down either time. When we came down for breakfast, we were promptly informed that our room did not include breakfast. No one said hello, no one said good morning. We were not offered the option to purchase breakfast, and we’re not given recommendations or information on surrounding area options. They said nothing else to us. So, we sat and researched places to eat nearby. This made us feel very unwelcome. Once our driver arrived for our pickup, we dropped the key. No one said goodbye/thank you for staying either. It was a beautiful hotel, with a very transactional staff. It’s unfortunate, because it has such potential. They seemed to care more about cleaning the hotel than taking care of the guests.

I booked through Expedia, but when I arrived to the hotel had no vacancies. It was a terrible waste of money and time. I had to pay for a taxi to that location and then to the next location. I couldn’t contact Expedia because I was out of the country and was unable to call the number they provided. The experience was horrible.

We stayed 4 nights and we had all 4 rooms next to the pool.Room is spacious and vey clean. Although we are not far from the road or airport, we barely hear noises at all. Our breakfast are brought to us a specify time at our table next to the pool in the morning. What a service! Just amazing. Staffs are very friendly and helpful. I highly recommend this hotel to single, couple, and family. It is definitely 5 stars for me.

This is by far the best hotel we have ever stayed it. We have been all over the world and out of every hotel we have stayed at this one will stay with for a really long time. Do not stay anywhere else in Chiang Mai. The hotel only has 14 rooms so it is nice and quiet. It is off the main road so it it hidden away. And lastly, the staff is so wonderful and nice. I can honestly say we when come back to Chiang Mai, this is the only place we will stay.

Very nice, beautiful wooden hotel with comfy beds

Great hotel with very comfortable bed. Breakfast not included which was a bit of a let down, considering this was one of the spendier places we stayed at. But room for as clean, the bed was soft and the shower was actually glasses in so you could shower without getting water all over the place. If you've spent enough time in Thailand, you'll know and appreciate how rare those qualities are.

A big and beautiful wooden house

I stayed in Baan U Sabai for only the dark part of one night between an evening flight from Bangkok and an early morning intercontinental flight from Chiang Mai, so I can't say too much about this hotel, however my few impressions were mainly good.

It feels more like a guesthouse than a real hotel - no elevators (meaning you have to carry your suitcase up the stairs to the second floor), and the one thing I have never experienced in any hotel before - you have to take off your shoes and put them in lockers near the reception. But having said that, I should admit it was so clean everywhere, that I didn't feel bad for even a second.

Bed was good, bathroom is OK, air conditioning, although not central, works fine and quiet, free wifi, free bottled water, big TV - everything's as it should be. Proximity to the airport is also a plus for this property.

stay four nights, the second day, breakfast didn't serve, need to ask at reception. In the middle of fourth night, electricity off, no ac, people walking upstairs, no one tell us what happen. The next morning, no apologize from hotel. clean the swimming pool without notice on the fourth day, cant swim. It states in the description, shuttle provide to nearest walking street, when I asked, hotel said no.

Wife and I stayed here, had a room on the pool level it was worth it so fun to just leave our room at go for a swim in this amazingly large pool. We had breakfast on our porche and they arrange for airport service. The only negative I can see is the hotel is slightly weathered, has a few cracks here and there. But over all a great hotel and staff.

Beautiful property and wonderful staff

My wife and I had a wonderful stay at Baan U Sabai. While the location was not particularly close to the center of the city (old town), we actually preferred this as it was much quieter than the other hotels in the area (although you will hear some road noise). The Saturday night market is very close to the hotel as well as the airport. We never had trouble getting a driver to take us back to the hotel. The property itself is really lovely with its wooden interiors. The room was comfortable. My minor quibble was that there was no down pillow on the bed but it was otherwise great. The absolute best thing was the staff. They helped us with everything from getting setup with breakfast (included - get the curry), laundry (so cheap!), transportation, borrowing bicycles, and recommendations. They were so thoughtful and attentive!

We loved every minute of Chiangmai and loved our stay at Baan U Sabai...
