We stayed in Villa Kate for 4 nights in the top floor balcony room. The host was very welcoming and helpful, giving us a shortcut to the main road on our first night.

From the main road, you can walk or take a bus to either side of Dubrovnik with ease, and the buses are very frequent.

The room itself was very nice, with ample storage, a good view, great bathroom facilities and effective aircon.

Overall we loved our stay here and would definitely recommend it!

Very comfortable beds, bathroom clean, shared kitchen was well stocked. Upon arrival host greeted us to the property and offered to take are bags up. Host was very friendly and informative. He offered a welcome refreshment for us to have on the terrace when we arrived.
Location was great as it was a 5 minute bus ride to old town.

Loved staying in the classic room! The view from the balcony was beautiful, the area was quiet, and Antonio and his son, the hosts, were incredibly helpful. The only thing I didn’t like were the thin and scratchy sheets and towels (although I still slept like a baby).

Our stay at this apartment was great! Tonći met us and showed us the property and our room. He was very kind and showed us some stores on the map for groceries and explained the bus line for getting to the old town. He even brought us a couple beers to enjoy.
Somehow, I missed the \"shared kitchen\" in the description, so that was kind of a surprise, but really no big deal. It seemed not many other guests were using the kitchen, so we had plenty of room in the refrigerator and never had to wait to prepare meals. The kitchen was stocked fairly well and everything worked fine.
Our room was excellent, with a small balcony over looking the city and sea. The bathroom was roomy and well appointed with plenty of hot water.
We ate several meals on the large community balcony. It has a beautiful view of the sea.
I don't recall if the description tells this, but be prepared to go up stairs. I mean, everything in Dubrovnik is either up or down, so you'll be walking hills anyway, just be prepared to climb some stairs to get to the apartment.

Staff lovely, location very good, beach only 7minute walk, cafe, supermarket and burger joint only 5min walk. Would recommend, we had a very pleasant stay here.

Toni was an amazing host, he went out of his way to make sure our stay was very enjoyable. Our room was spacious with the added bonus of a terrace and en-suite bathroom. Despite the 20 minute walk to old town, the villa was ideally located - a quick walk away from Bellevue beach (would recommend!!) and in the hills overlooking the coast. Beautiful city and a beautiful place!!

My husband and I usually book self catering as we like to please ourselves. We also don't like to be directly in the centre of the Town, in all the crowds and are quite happy with a short walk to get to the things we like. This was a small family run hotel with a fully equipped kitchen that could be used by guests, and a lovely patio area in a quiet street just 10 to 15 minutes walk from the Pile Gate. (there is also a regular bus to the Pile Gate that stops close to the hotel) Antonio and his family were very helpful and kind and the rooms were clean, comfortable and air conditioned (a must in August). If you are like us, then this hotel is a home from home. Dubrovnick does have a lot of steps so it wouldn't be the best destination for someone with disabilities, but, if you are hale and hearty it's great.

Tonci was the perfect host. I only stayed at this villa for two nights but I was made to feel very welcome and Tonci provided me with all information needed for my stay including location, where to eat and where to shop. Tonci also gave me a lift to the bus station on my way home. Customer service here is second to none and my stay was very pleasant. The only slight drawback is it’s a good 20 minutes walk to the old town in Dubrovnik but the bus stop is only 2 minutes walk and there is a very big, 4 star hotel nearby with a huge swimming pool that you can cheekily use!
Overall would definitely recommend this place.

Very disappointing. After booking what we thought was a central location, we found ourselves about a 25-30 minute walk away from the Old Town in a place unknown to taxi drivers and tour guides alike. The walk there from the airport shuttle included a steep incline along with 106 steps that we had to drag our luggage up after a day of traveling; not ideal.
The accommodation company had emailed prior to ask for an approximate arrival time. I should have suspected this information hadn't been received when I got a similar email a few days later but it assured me that if I had already responded I could ignore the message.
Upon our arrival, a mere two minutes after the approximate arrival window I had given (22:32), we found the building (after some great difficulty due to there being no signs or address outside) in complete darkness except for a light behind the gate. We looked for a bell or buzzer and found nothing, eventually trying the gate to find it unlocked. We climbed yet more stairs to find no lights were on at all, on the first or second floor. We knocked on the door and windows several times but as it was late, we did not want to disturb any other guests. My partner climbed up the second set of stairs to the upper floor and was again faced with dark windows and doors. We were left to try the door, finding it unlocked and assumed this must be our room. When checking out, we again had no interaction with the owner and simply left the key in the lock as we found it.

Great place to stay especially for the free parking. The host was amazing - very friendly and made sure we were completely comfortable and knew our way around Dubrovnik. It was around a 15 minute walk to old town. The room was clean and organised and the Wi-Fi was good. We also had our laundry done for a good price which was much easier than trying to find a laundromat. We would highly recommend.

This accommodation has very easy bus access to the Old Town. It has a well equipped kitchen The rooms are air conditioned and each has its own bathroom. Lots of stairs from the bus stop. Didn't worry us, but might be an issue for some. Our host met us with cold beer as our passports were processed and provided private transfer when our time came to leave. Highly recommended!

Nice house in a quiet neighborhood. Centrally located to old town, the port and to the walk street near sunset beach, about 15-30 min walk to each. Bus station and another small beach are very close by. Wasn't any soap or shampoo, so bring your own.

We had a great stay for 2 nights here. It is a small family run Villa. Our room was very nice and spacious with it's own balcony. The owner gave us a map and info on the local area, and was very helpful. He even arranged to drop us off at the marina when we checked out.
It is a lovely quiet spot with sea views. Would definately recommend.

An exceptionally clean , well appointed property with outstanding facilities ; the fridge in the room was a nice touch . WIFI was reliable , en suite bathroom spotless and the owner friendly and knowledgeable.
The location is almost equidistant from the old city and Lapad/ Gruz harbour , which is very useful for people who wish to explore the whole of greater Dubrovnik , but the 20 minute walk to Pile gate is a pleasant one anyway with stunning coastal views.
The property does occupy an elevated position requiring the use of steps so it might not be suitable for people with mobility issues .

What a great place to stay. Tony, the owner greeted us and assisted us with knowing where the supermarket was, good restaurants, what bus and where to catch the bus into old town etc. He was so pleasant and helpful. Our room in the villa was clean and we were able to use the communal kitchen for cooking etc. The location was good. Thanks Tony for making our 5 night stay a pleasant one.

Mr Tonći was the best host anyone could ever hope for. The place was so relaxed, comfortable, clean and tidy. Our first villa in Croatia, but we really hope that all of our stays will be as good as this place. The deck is just magical for breakfast or evening beers. The room was lovely, great aircon and the best shower in Dubrovnik. Clean shared kitchen, great facilities. 10/10 would recommend.

The rooms are comfortable and air conditioned. They are about 1.6km out of Old Town but there is a bus stop down on the main road. One can get to the main road via sets of steps through two schoolyards directly below the villa. The area is very hilly and the villa is high above the main road, and so a lot of steps to walk up and down to get to nearby restaurants and bus.

Great Stay in a Great City

A very enjoyable stay in a friendly guest-house environment. Our host, Tonci, was an affable, welcoming and ebulliently friendly chap. He explained everything enthusiastically and made his guests feel at home immediately. The house is very clean, with generous sized rooms and comfortable beds. There is a kitchen where guests can prepare any food they care to buy in for themselves and, out front, a large terrace with a view of the Adriatic. Overall, it feels more like living in a private house than a hotel. Be aware that the property is located up a hillside so you have to have a reasonable degree of fitness to tackle the steps or access roads from the main road. There are are some good restaurants in the immediate area and great little bakery close by. Finally, although it is about 1.5 Km. from the old city, the local bus service is inexpensive easy to use. Highly recommended.

Our host, Antonio, is very welcoming and helpful. The place is well kept and clean. It is a short walk (under 20 minutes) to Dubrovnik old town and 25 minutes walk to the bus and ferry terminals. There are many good restaurants, cafes and shops nearby. We would stay there again and recommend to our friends.

Small room, convenient location

This room was conveniently location near my friends' hotel, which had no more availability by the time I booked. It was sufficient as a place to stay, but left a few things to be desired.

Besides a top sheet, there was so additional covers on the bed, possibly in an effort to discourage guests from using the AC. There are no screens on the windows though, so sleeping with the windows open was an unattractive option. Would have preferred to have at least a blanket.

The bed was also two twin beds pushed together. It feels much more like a hostel than a hotel, and I'd be surprised if that is the best you can find in Dubrovnik for these rates, even during peak season.

Most strangely, when my friends came to wait for me to finish getting ready before heading into town, the owner refused to let them up the stairs and into my room. I asked if they could wait for me in the AC in my room, and he said they would have to wait outside in the sun. I thought I was staying in a hotel, not a convent.

Ultimately, for what it's worth I don't know that I would stay here again. I'm sure I could have found something for a better value if I had booked much further in advance.

3 night stay. Very late booking but met with owner who could not have been more helpful. Secure parking was important as we arrived by car from a camping trip. 20 minute walk into the old town. Uphill returning but not too difficult and there is a regular bus service. Small friendly supermarket nearby. Good off season price. Pnly downside..difficult to find especially with the one way system. Would recommend if you dont want to stay in the crowded overprived centre and\or you have a car

Amazing amazing service by the whole family. They really went out of their way to be helpful. The hotel is an easy walk to the old town, with a gorgeous view of the ocean for most of it, or a quick trip on the bus,
Really fast and free wifi too.
And a load of laundry only cost 5euro!!

We stayed a couple of days and needed to get some washing done. The young lady I asked said she would do it in her washing machine for 5 Euros. When we returned later we found all our washing had been done, dried and neatly folded and left for us in our room. Excellent service and value.
They also have a communal kitchen which is stocked with some basic provisions - very useful.

Pleasant, less expensive Dubrovnik stay

The owner, Tonći, met us at the front door, showed us where to park, helped us with our luggage, gave us a tour of the patio, our room, and the shared kitchen, then served us cold beer on the patio. He gave us a map of Dubrovnik and showed us how to walk to the old city, how to catch a bus or taxi, where to shop, and where to eat. He was absolutely delightful.

Walking the old city walls is a must, if you're able. (Lots of stairs.) The Magellan restaurant near the inn had excellent food and very reasonable prices.

The room could have been cleaner--corners, shower, were a bit off-putting. Otherwise, a totally positive experience.

I could not ask for any more. Upon arriving I was greeted by the owner. He was very welcoming and even drove me to my friends' villa on the other side of Dubrovnik and back to the airport at the end of my stay. The room was clean, air conditioned and had a balcony with a view looking out at the sea. The old city was a mere 5 minute walk from the hotel and was picturesque too. It was also only 10 minutes away from both the East-West beach and Lapad beach. A perfect location in a beautiful city. I thoroughly enjoyed my stay here and will certainly be staying at this hotel again very soon.

Nice hotel, fantastic owner

Great owner Tonci, made our stay very pleasant and offered to pick us up for free from the bus station. (after prior offering airport transfers at a cost). Pleasantly greeted us each morning and offered any advice, help and fresh towels as required.

Now for the hotel:
Location: 15 to 20 mins away from old town, 15 from the port
Hotel room was clean, with 2 beds put together, TV with Croatian channels (lots of NCIS in English with subs...), fridge in room and large shower

Only downside was possibly the gap between beds (2 singles put as a double) , but considering the price and the owner this hotel was a fantastic stay! Had everything you could want and more considering it was relatively inexpensive.

I would recommend to all, for reference we went as a young couple however we saw some older couples also. Young friends etc are also welcome and the owner was very pleasant.

Also had use of cooking facilities and shared kitchen however we chose not to use this. They were however clean and we'll maintained.

Well worth the money

We stayed there for five nights and we were well looked after by the owner who made sure that we were supplied with anything we needed to make our stay as pleasant and enjoyable as possible. We had a fridge in our room which was priceless and we also had full use of a well equipped kitchen and there was also free Wi_Fi. On three crucial occasions we got unsolicited lifts from the owner or his son in their station wagon. There were no real negative points to concern us but the access to the villa on foot was a bit difficult due to either a very steep hill or successive sets of steps having to be negotiated every time we were heading back to our room but it was easy going in the other direction. If we ever return to Dubrovnik, which is a distinct possibility, we would definitely stay there again if there were vacancies.

The place is amazing. Antonio was the best host in the three weeks we traveled around Europe. The room was terrific and had air conditioning, which in August is important in Croatia. Absolutely recommend the villa and it is a short and beautiful walk to all of the fun in old town Dubrovnik!

Disappointing.

We had an unfortunate experience here. There was a problem with our room and we needed to be relocated. The owner was very apologetic but ultimately we didn't get what we paid for.

Initially we were offered a room in the house next door. This was clearly not 'tourist friendly' - it was quite drab and just off the lounge so very noisy. The owner of the house was removing food from the fridge in the room as we sat on the bed deciding what best to do. We were then put in a room at another hotel further down the road. This hotel was booked up so we weren't actually given a 'standard' room. As it was clean and we only had a day in Dubronik we decided to take it as we'd wasted so much time already.

We were not offered a discount here. The room was a small box room, with no facilities, bedside tables or lamps etc. There was nothing in the way of décor and a mattress was stored behind the wardrobe. I think it must have been a storage room, normally. It had no number on the door like the other guest rooms. We were offered the use of a shared kitchen which we didn't really need and to get to our bathroom we had to go into the corridor. The shower had cold water only (the owner had said that the basin was cold only but that the shower was ok) and the door did not lock easily. We should say, that the 'original' owner was extremely apologetic and the owner of the 'new' place we stayed in worked hard to get the room ready. But ultimately, it was overpriced and felt second rate.

Small room, inside owner's own home

The 'room' was a part of someone's own home. There was an outside entrance to the room, however you could still hear noises from the other side of the walls of the home. The beds were old and mattresses very hard. The room itself was not very clean. The bathroom and shower was very small and the hot water ran out during my shower. This place is ok to stay for one night due to the fare price, but I would not stay here for a longer period of time.

Clean, comfortable room in family home

This wasn't quite what I expected when I booked - the term 'Villa' suggests something else - it was actually a room in a family home but very clean and comfortable and very friendly hosts. I was only there a very short time but gather it is close to the beach and a bus route to the old town. Suitable for people who don't mind not being within walking distance of the old town.

The friendly family hotel is well connected to the old city by bus. The juice offered by the owner at arrival and the lift to the bus station under a heavy rain at the departure have been very appreciated.

Very friendly place

Lovely little place to stay. Within walking distance from the Old Town and main attractions but without all the noise and traffic. The owners were wonderful and would go out of their way to help. I travelled alone and felt very safe in the hotel and in the surrounding area- which is a big plus for me. There was a nice terrace at the front which had the sun on it all day long. The free Wi-Fi was also a big bonus.

Met all expectations

One of the better-looking apartments along the road, we were lucky to get a sea-facing private balcony which was fantastic to sit out on in the mornings and late afternoon in between activities.
The room was basic in decoration as expected but perfectly clean and comfortable and very quiet especially if the outside blinds were fully closed. There was a slight ongoing sound from the air conditioning of the nearby Hotel Lero but after a few hours we soon didn't notice it. Considering the poor reviews at that hotel and the much higher prices there it is clearly much more of a problem for people staying there than it was for us. It is a very peaceful area with no noise at night.

We are happy to explore places on foot so the location is great for this: easy to get to the Old Town (15-20 mins or bus stop close by), the main harbour/bus station (25-30 mins going, a bit longer back as up steps and usually tired from an adventure somewhere), and meant that exploring the Babin Kuk area with its quality, well priced and less crowded restaurants and bars (and good beach, Copacabana) was easy to access. At the end of the road is a mini supermarket and close by there are very good hotel bars and restaurants so no need to travel anywhere far at the end of a long day.

The owner was always on hand to help out and took us and our luggage to the bus station free of charge on our last day to catch the airport shuttle bus in time.

Good location,clean room, air con and helpful host

Villa Kate Dadic is in the Lapad area of Dubrovnik, about a scenic 15minute walk from the Dubrovnik old town. The apartment owner greeted us and gave us a drink and showed us our room. The rooms are basic but clean and all we needed, we only stayed for one night but would have happily stayed longer as it's a great base for exploring the old town and also near to the port for trips to nearby islands. We were getting a bus to the airport to get an evening flight the next day and the owner let us leave our suitcases and took us to the bus stop which was kind of him and saved us getting public transport and lug our suitcase around!

Very welcoming and helpful

We had a lovely stay at this guest house. Antonio the owner could not have been more helpful. He provided us with lots if useful local info, and took us to the ferry terminal at the end of our stay.

The room was very clean and although basic, was perfectly adequate for us. The sun terrace was very pleasant and a great place to sit out after a day in Dubrovnik or the nearby beach.

Definitely a 5/5 guest house.

We stayed 5 nights at this DOBE, overall comfortable, our washroom was across the hall from the room, a little inconvenient but we managed.
The room and washroom were not cleaned during our entire stay which was disappointing.
We were placed in a room which still had posters and childrens murals on the ceiling which glowed in the dark at night!!! If you are planning on staying for a couple of days, request a room with bathroom in room as you will also have a balcony.
Location was good, approximately 15 min walk to the old town.

Perfect location

We stayed for 6 nights and the location is perfect. It's equal distance from the old town (15 mins walk) and port, which was very handy for island visits.
The apartment is basic in its decor, but that does not mean that it was not good, it's just a different standard to a hotel. Everything worked and was in good order. The internet was fast, AC worked, the room was clean.

There is a big supermarket 5 - 10 mins in the direction of the port, and we bought food to cook at the apartment. Being able to cook is great if you don't want to fanfare of Disneyland (our name for the old town!). We didn't find out what the local Croatian food is (?!), but if you like Pizza you'll be happy.
Antonio gave us a warm welcome and was always on hand to give advice and be helpful.
We would stay here again, and I would also recommend it to friends and family.
There is a little beach nearby where local families frequent, and it's not too busy.

All in all this was a great stay, and a nice introduction to Croatia.
One last thing, we found the Croatian people to be very hospitable too, no complaints.

If you using public transportation, (Hotel Lero) bus stop is only 200 meters away and only 60 steps, it is easy in town that has A lots of steps. Very easy access.
Room was very clean. If we go back to Dubrovnik, we will happily stay in the same place.

You'd better not asked for a double bed

The hotel and the room were pleasant.
There is one thing we didn't appreciate at all. Since we were a couple, we kindly asked if there was a possibility to have a double bed instead of 2 single ones (separated by a large border). The owner was annoyed by the question and answered that according to the price we had, we should be satisfied with was he had to offer.
A simple \"No, we don't, sorry\" would have been a lot more appreciated.

Our stay at the Villa was amazing! It is highly recommended for families and couples who want to reach Dubrovnik Old Town by walk, yet enjoy a peaceful place outside the busy historic center. The place is around 20 min walk from the Old Town gate, has a bakery and supermarket very close (around 5 min walk) and a beautiful beach with great swimming options near by (around 10/15 min walk). The place has a big terrace perfect for a breakfast or dinner with an awesome view to the sea. The host is very friendly and helpful.
