In Need of Modernisation

The building is quite old and in need of modernisation - the windows in the room were the original sash type which tend to rattle - noticeable at night. Furniture and fittings were quite tired and worn. A couple of practical notes - the sink was extremely small and a challenge to even brush your teeth and get your head over the sink at the same time! A small hairdryer is provided but there is nowhere to plug it in where you can actually see yourself in a mirror! I would say not good value at £100 -£160 a night. On the plus side the room was nicely warm (it was a very cold night) bed reasonably comfortable and the evening bar staff were friendly and helpful.

The room was very basis but perfect for an overnight stay. The pub below was beautiful and the staff incredibly friendly and happy to help out if necessary. Will definitely stay again when I'm in London.

Great welcome from the staff and the property is very nice. Was very happy with the room. Location is very good, close to shopping centre.
No issues from noise at the pub.
I was lucky to get one of their parking spaces too which was safe and secure.
Room had everything needed, very comfy bed.

Lovely old building with lots of character. Bedroom very pleasant but could do with new wallpaper. Toilet seat broken and moves when sat on. Shower tricky to get a good temp (freezing cold or boiling hot. Otherwise a very pleasant stay. Thank you

Stay at Kings Arms, Acton, UK

Our family of 4 stayed at the Kings Arms B&B for 4 days in January 2019. We wanted our kids to experience the British Bed and Breakfast experience. We also wanted to be close to the tube station. Ealing Broadway station was located 2 minutes away by walk, next to a shopping mall. One has to remember that living space in England is small and approach it with an open mind.

Our room, a family suite was located on the 3rd floor. We had a lot of luggage as this was a stop we decided to make on our long trip from India to Canada, it was inconvenient lugging the suitcases to the top floor. The room was clean with a double bed and twin bunk beds. Toiletries, change of towels and beds were made on a regular basis. There was coffee, tea, biscuits and a kettle in the room. At night you could hear the traffic outside and people talking.

Breakfast had a selection of bread, croissants, fruits, cereal, cheese, deli meat, yoghurt and a selection of juices and milk. Tubs of ready cook oatmeal was also provided. There were plenty of cereal bars which we took on our daily trips. Fresh coffee was provided as requested.

The people at the B&B were really nice and always ready to help. The breakfast on weekdays were available from 7:30 - 9:30 am and weekends from 8:30 - 10 am. Though we checked out at 7 am on Saturday, we were provided breakfast before we left. Though it was a pub, it was not noisy. We are very thankful for the wonderful experience we had staying at Kings Arms.

Good Choice

Stayed for a night for work nearby; just needed a reasonably-priced room which was sufficiently comfortable and having stayed here before was happy to again; room was clean and well presented, the building is quite old and the build of the rooms reflect this but they are clean and comfortable. Refreshments were provided including a bottle of water which was appreciated. Flat screen TV was provided. Bathroom (shower not bath) was perfectly clean and sufficient. Will be staying again, in the price budget this was a good choice and the pub below is nice, welcoming (also often shows sports) and very central for Ealing.

Real find as it’s very reasonably priced and about 30 minutes tube ride from central London. Nice to be in a suburb rather than the anonymous centre.

Nice clean room but tv is tiny lovely bar but gave out drinks in plastic glasses as boxing was been shown only about 6 people in the bar breakfast was terrible continental very very poor
Cheapest ingredients used bread too big for toaster cheese and ham toasted under cooked
I'm assuming the lady working was the landlady really does need to go to charm school walking about scowling don't dare ask her a question and expect a pleasant answer it's just 1 word answers
Had to ask for a coffee then no more offered
Would I stay again simple answer is no

Proper pub-style accommodation. Very affordable and a perfect location if you just need to spend a night near Heathrow but still want to be able to walk to a couple places to eat. Ealing isn't the most happening suburb but I found it perfectly pleasant to while away a few hours in.

Very convenient location, breakfast was continental which was only a minus as I smelt bacon cooking when I woke up. There were some noises in the night, possibly the heating system. Overall a good stay.

Mediocre hotel but OK for a one-nighter.

This is a tired old London pub with rooms above. It is clean enough but the fixtures and fittings are old our room was quite cramped (room 4).

The staff are friendly and the breakfast is good. Better than you would expect, looking at the rest of the place.

Whilst I would consider staying here again for one night, I would not recommend it for a multi-day stay, and I would be trying to get a Travelodge or Premier Inn first.

Avoid room 4. When I emptied the sink in the bathroom, the water bubbled up into the bath. Nasty!

The room was ok however the bathroom needed a little attention. Toilet seat was loose and the sink bath and accessories need a deep clean.
This was anon smoking room however the stairs up to the room smelt heavily of cigarettes smoke which was unpleasant going up to and down from the room.

What a great place. I wanted to get out of the city to experience what small town local life was like and it was perfect. The staff was wonderful. The room was very comfortable. It's about 12km to Windsor Palace. There's an old pub called The North Star a few blocks away that's definitely worth visiting.

The hotel rooms were clean and very basic but that's all we needed as we were only staying for 2 nights. Hotel staff very friendly and accommodating, The only down side was the food and variety, we asked for meals listed on the menu and they weren't available with no or minimal alternative. Overall not a bad stay. I would stay again but go elsewhere for food.

Compact double room, great one night stay

Kings Arms was a very good choice for a one stay in this area. Easy, level walk from Ealing Broadway. Initial welcome was slightly off putting, lining up with customers in the pub, but once we were identified there was an excellent welcome. After being led up stairs to second floor found the room and bathroom were compact (polite term) but very clean, well equipped, and the bed was comfortable. We chose to eat in the pub, definitely the right decision: very good food and generous portions. In the morning we were surprised how good the continental breakfast was, with choice of cereals, fruit and more. We chose not to take the cooked option. Overall very good stay in very good location. For a single night a great choice. Only small size of room would cause to consider whether to use for longer stay.

This is a really cute place, excellent value for money- it's not the ritz at £70 a night but staff were really friendly and accommodating, the room was spacious, the bed was comfortable, and breakfast was lovely. Would avoid trying to get an early night on a Friday as the pub underneath can get a bit noisy, but would definitely recommend this place for someone looking for low-cost but pleasant accommodation. (Also note that this does not look like a hotel from the outside but you can check in at the bar.)

Good price -especially for a family, good location

Overall I liked the hotel - its a room above a pub. Although I didn't eat here it looked a good place to eat for traditional English pub food. Room was clean, and if I was with a family it was great value with a double bed and bunk beds. Downside- had problems getting the wifi to work at the start but then it was OK after the staff fixed it. Shower was a dribble - with the room being on the top floor. No lift if you can't handle stairs. I would go again though - great location and very good price, and a nice room.

Absolute gem at London

Despite some negative comments my night went beyond my expectations. The rooms are clean and shower with plenty of hot water. While it would be nicer if the breakfast can start earlier at 7am, the selections are plenty for a continental breakfast and it's included in the stay. Great bargain for what you paid, especially in London where some budget chains without en-suite showers may charge you that much or more

Idyllisches Hotel mit hervorragender Lage

Das Hotel liegt genau zwischen dem Hotel Heathrow und der Innenstadt. 5 Minuten Fußweg zur Undergroundstation, sehr gute Lage zur Shoppinghall mit Supermarkt und einigen Pubs und Restaurants. Das Frühstück ist inklusive und entspricht dem englischen Standard. Das Personal ist der freundlich und hilfsbereit und ist für einen kurzen Plausch zu haben.
Die Zimmer liegen über dem Pub und haben ein angemessenes Preis-Leistungsverhältnis.
Für nicht Briten als Besucher sei der Hinweis gestattet einen passenden Adapter für die Steckdosen mitzubringen.

Tolles Hotel in ruhiger Lage. Dank toller Anbindung (5 min zur Underground) in nur 30 min in der City. Frühstück war nicht typisch britisch (gottseidank). Toast, Wurst, Käse, verschiedene Marmeladen, Nutella, Honig, Müsli, frische Früchte, Saft. Nettes Pub gleich dabei.

予約していた部屋の内容が違いました。
シングルベッド2台のところ、実際はセミダブルベッドでした。
部屋がとても狭く、トイレの水がスムーズに流れない。バスタブの排水口が臭うなど、全体的に綺麗な感じがしませんでした。

Albergo che scricchiola mostruosamente, si sente ogni minimo passo. L'ho pagato anche parecchio. Camera piccolissima senza internet e personale che sa ben poco delle stanze. Buona la colazione e loro sono gentili. Disordinato all'ingresso sembra un deposito. Mai più
