Second time here, first time no issues. No hot water due to the generator for two days, then, no cold water to mix it with when it was scolding. No air vent working, shower head fairly blocked, light broken in room. I have them a while day's notice to fix it but nothing was. Fairly average breakfast selection

Too small for family. But resoobsive to feedfack

Downtown 21st though newer than Chinatow, has smaller rooms and housekeeping not as good. On the whole the service is responsive and allowed me to relocate to Chinatown for 2nd and 3rd nights. But both are not extremely accessible as to go to the lift, one must carry his or own bags five steps up from entrance and the reception is on level three or four. So it is an extra stop before reaching your room. Generally it is not value for money for three to share a room as the extra person has to pay almost the same price of a separate room instead of a roller bed. That seems to be Yangon’s way of telling family to spilt into two or more rooms. Have the same problem at Best Western Chinatown which let me decided to give it a miss this time, not knowing the same for these two and Clover City Centre Plus as well.

The pleasant experience starts from check in where you are offered welcome drinks! Check in (and out) processes were quick and fuss free. Location was not bad, 19th street is to the left while Junction City is to the right! Staff were very friendly and breakfast was comprehensive. Overall a great stay!

In the heart of downtown walking to food street only a few minutes with many restaurants and street food
Shut to traffic after 8pm then it fills up fast
Taxis easy to get and cheap
Not close enough to walk to shwedagon pagoda but taxi at the hotel is waiting for 3000kyats ($3)
Staff very nice and took up offer to an escorted visit to Bago and the reclining budda
Also can walk to Sule Pagoda and a very nice park with impressive building all round

Also is located in a very convenient location, very near Chinatown. The rooftop breakfast area also provides good views of the city

Okay hotel - but problem on arrival :(

When arrived at the hotel, we were told that it was overbooked and that they had arranged
a room at another hotel which is 4 star. Normally, okay- but we specifically wanted this hotel
as it was close our friends who were staying a block away.
The hotel staff didnt seem to understand that we booked this one for a reason and didint want to change.

Left the hotel to meet friends and planned to change to the new one after dinner.
When got back, they hotel said that they had managed to find a room, so the problem was solved.
A bit of stress for no good reason.

Enjoyed my stay here. Wonderful centrally located budget hotel. Welcoming and friendly staff. Room and bathroom were nice & clean. Comfortable bed & pillows. Tv had about 15 channels inc a US premium movies channel, US news, French tv. Fabulous rooftop breakfast. Eat indoors in air con or outdoors and enjoy the lovely views over Yangon. Great selection of food inc meat & veg & fruit and I loved the peanut butter and chocolate spreads. The hotel is only a few minutes walk from the bars/restaurants of 19th Street. Taxi from the airport cost 10,000 kyat. Get a ticket from official taxi staff as you exit the arrivals hall. The hotel is on a narrow one way street. Yangon traffic is terrible and I give the driver the option to drop me at the corner of Maha Bandoola Road and 21st Street and then I walk 40 meters to the hotel to avoid going around. Hotel arranged a lovely car & driver to take me back to the airport and he also charged 10,000 kyat. Wi-Fi worked quite well. Grand United 21st is a great little hotel and I look forward to going back in November.

Love how localise the hotel is situated, at the busy Chinatown district. It's within walking distance to the Yangon night market, Sule Pagoda and eatries. Staffs are friendly and helpful too! Especially thankful to Goung to have introduce, arrange and brought us around Yangon on his off day; he could have chose to rest after a 24hrs work shift, but he chose to assist us instead. Really thankful for that! And thanks to the staff from Chinatown branch to lead us to 21st downtown when the taxi driver us to the wrong place.

Wonderful good value budget hotel with friendly staff and an awesome rooftop breakfast. The room and bathroom were clean. Bed and pillows comfortable. Tv had about 18 channels, a few of which were western including a movies and news channel. Large free bottled water left for each guest. Coffee & tea making facilities with kettle and cups in the room which is a must for us. Wifi worked ok most of the time. Wonderful buffet breakfast on the rooftop with great views over Yangon. Sit inside in air con or outside. Big choice of foodstuffs. Vegetables, meats, fruit and even cakes. Eggs cooked to order. Peanut butter and chocolate spreads which was a nice surprise. Central location just a few minutes walk from the popular bars/restaurants of 19th Street. Hotel is situated on a narrow one way street. Sometimes best to ask the driver to drop you on the corner of Maha Bandula Road and 21st Street as it's just a short 40 metre walk to the hotel and saves a long detour in heavy traffic. At the airport change your money and get a taxi from the indoor taxi stand nearby. About 8000 to 9000 kyat. On the way back doormen called for a local taxi driver to take us back. Paid 10,000 kyat. Yangon traffic is very congested daytime and the airport journey can take up to an hour. We loved our stay at Grand United 21st Downtown and look forward to going back.

The staff was friendly but I was taken back when I'd arrived.The front entrance to the hotel was located in what seemed to be a back alley.The hotel was extremely hot and the room even with some upgrades was very aged.I ended up leaving right after checking in.The staff was nice but the hotel was very sketchy in appearance.

Room size is big enough to feel comfortable

The hotel staff in the reception clearly don't read those messages you might send when You are making Your booking. So if you have hopes regarding to Your room, You might want to send a separete email. But You should ask hotel reception and doormen to arrange You a taxi to the airport or bus station, because no need to hassle about if the driver understand where You are going.

The location is nice near some local sight like Sule pagoda and more nice restaurants near the 19th street area You needduring your stay.

There is a small travel agency in the street level right next the hotel entrance. Exellent for booking bus or airline tickets.

My husband and I really enjoyed our stay. We arrived around 6 am and had no problem finding the hotel. They were happy to hold our bags and offered us breakfast (on the fabulous terrace). The room was very nice and clean. The location is great, very central. We would definitely stay here again.

It is located at 21st in dirty China Town. It was hard for us to find a nice restaurant nearby, but there were many local hawker's food stalls. The wifi was broken on 3rd floor and we routed to 4th floor, but wifi had poor connection. The breakfast on the roof was great.

Small Room with Overpowering A/C

I had a premium room on the 8th Floor with a view of Shwedagon Pagoda in the distance. I enjoyed the view, but the room was very small, with the king size bed (which was pushed up against the wall) taking up almost all the space. The biggest problem, however, was that, because of the small size of the room, the air conditioning unit mounted at ceiling level blew directly onto the bed. Even after setting the thermostat up to 25 degrees, cold air kept blowing on the bed all night. Very difficult to get comfortable!

And the guys outside are terrific and helping you with your bags and getting to where you want to go. I would highly recommend this hotel for anyone who wants to be close to all the major attractions. Also The breakfast upstairs on the roof is excellent with a wonderful view. We very much enjoyed our stay.

The hotel is located is great if you want to stay in Chinatown and 19th street. It's a budget hotel, so don't expect much - you get what you pay for - it's convenient and clean, but not much else. It's a little tough to get to the hotel due to it is in the southern part of the city so traffic can be bad during rush hours. I didn't like that the bathroom shower drain was located next to the toilet so when you showered, the whole bathroom floor got wet. Nice rooftop dining for breakfast but not much selection - just the basics, but that was fine for us. Hotel lobby is on the 4th floor, so that was a little weird.

Busy downtown location - perfect for street food

This is the action part of town with night markets on the hotel doorstep. The hotel is clean, comfy and the staff are eager to help. For example I had to leave at 6:15am and breakfast starts at 6:30am - no problem I was told just go at 6am and help yourself to what is available. Toast and coffee and off to the airport without hassle.

employees very friendly and eager to assist. nice location near night food markets but the restaurant on the top floor was also delicious with an awesome view. Nice cool air con in a very pleasant room. Not the biggest room but good value for the price and very clean and comfortable. Yangoon is not an easily \"walkable' city but this hotel was close to some nice tourist attractions. will definitely stay here again.

Hotel staff is very friendly and helpful. Room very clean and much nicer than entrance which actually put me off at the begging. Reception is on the upper floor which is a bit strange, not important thought. Entrance could be a bit more inviting. It was comfortable for us and suited our needs. Close to market and cafes on the 19th street. Roof top is very please to to chill out in the evenings and drinks are actually not so expensive.

I was very glad I booked this hotel. I was attracted by the roof top terrace and it lived up to my expectations. The breakfast up there was absolutely lovely and we enjoyed going up for a beer in the late afternoon. Hotel staff were all very friendly and attentive. Rooms very clean and comfortable. We loved being a few blocks from 19th Street, where we went for dinner three nights in a row. It's a vibrant scene with lots of folks, locals and tourists, having fun and enjoying good food. I would absolutely book this hotel again. My friends who returned to Yangon at the end of our trip stayed again and were quite happy with the choice.

Careful, what you see on the web is misleading.

On arrival the staff were very obliging. The room we had, certainly did not look like it was shown on the website, it was very small. The bathroom floor was awash with water after a shower, because the drain hole was beside the toilet bowel at the other end of the room. Our room with city/street views was a grey brick wall. I think the people who put the website together must copy and paste the good things from other websites onto their own website.

The dining room staff need some training. The person in charge of the dining room and other staff directed more attention to their mobile phones and watching TV. On more than one occasion the meal that we had ordered was forgotten.

Great stay right in the heart of Chinatown

I moved after a three nights stay in a 5 stars hotel in Yangon to this hotel to take advantage of the Chinese New Year in Yangon. My room was ample in size, very clean, a good sized bathroom and in the front overlooking a side street teaming with local life and activities. However, my traveling companion ended up with a small, dark room in the back of the hotel. The staff was excellent - even though their mastery of English varied greatly- they addressed any concerns right away and always with a big smile! And you can't beat the location, right in Chinatown with the daytime produce markets that at night transform into a night market with many excellent sidewalk vendors offering delicious cheap eats. The hotel is a 15/20 minutes easy walk from Scott Market and also the city center with the Sule Pagoda and City Hall.

The name is a bit unruly, but the hotel itself is charming, with friendly staff. The rooms are on the smallish side, but clean and well kept. We certainly had enough room for two of us. The staff were very helpful – especially the bellhops – and were able to help us get cabs to the airport as required.

The complimentary breakfast buffet is generous and tasty, and the rooftop restaurant setting is an ideal place to start your morning.

One warning: if you value accessibility, this hotel might not be for you. It’s on a narrow street, and spread out over nine stories of a narrow old building. They’ve done a nice job of updating it – it’s clean and everything works pretty well – but if you’re not willing to walk stairs, you could get frustrated. The single elevator isn’t slow but it is kept busy – so staying on foot can sometimes be faster than waiting for the lift. You notice it on arrival when you need to get to the fourth floor to find the reception!

The location of the hotel is great for exploring the downtown area. You can wander on foot to explore some of the nearby colonial architecture or hit up any number of restaurants. The main streets become a crowded marketplace every evening with food carts, and people hawking everything from t-shirts to cell phones. Plus you’re only a 2 minute walk from 19th street, where you can always get plenty of grilled skewers and cold beer – or take advantage of Burmese massage parlours (also on 19th)

Lazy kitchen staff ruined my experience

The lovely views from the rooftop breakfast venue were ruined every day I stayed here due to lazy inefficient kitchen staff, especially the manager. She sat at a table while plates piled up at every table, food ran out or went cold and contantly promised to get basics like bread, bacon or spreads within 5 minutes but they never came. I arrived at 9.15 each morning and breakfast finished at 10.30 so not cutting it fine with times. This happened every morning I stayed. Took the edge off an otherwise acceptable stay. However hotel is way too expensive for what you get.

A mini-haven in Chinatown.

My trip to Myanmar began with a three night stay at this hotel, which was very comfortable with good breakfasts and attentive and helpful staff. The hotel was chosen for its proximity to various attractions. The roof-top view from the dining area was most interesting for the viewing of historic buildings and old temples.

Soul-less central hotel

Staff spoke good English but were very unwelcoming, and grumbled about leaving bags for an hour or two until check-in opened. They ended up leaving them just out in the corner of the lobby. Unable to give helpful suggestions for nearby restaurants etc. A member of staff just came into the room without knocking at one point. City/street view was not pleasant at all, but otherwise room was comfortable by Burma standards, especially the bathroom.

Good deal if you can tolerate the neighborhood

I can truly say I've never stayed in a place with a less promising facade but was pleasantly surprised once inside. In fact, it is an upper scale three star, due mostly to the dining facility on the rooftop. Both breakfast and dinner there were the highlights of my stay; the lowlights were every time I had to leave the premises - I just couldn't handle the filth and crowding of the streets. I need to also address the issue of a \"fitness center\" which consisted of two pieces of equipment (a treadmill and an elliptical) in a storeroom adjoining the kitchen - inadequate! After two nights I relocated to a less hectic neighborhood.

Hidden hotel among the bustling street

When the cab drop us along st 21, I thought we went to the wrong place only did I realize later that out hotel turn out to be hiding within the many narrow buildings hidden along the alley.
Though the exterior was not as expectations, but the interior was still acceptable. Room was not big but decent enough with a sizable bathroom. Location was right in the heart of the bustling Chinatown. Oh ya .. Breakfast was quite a good spread...

The location was great right in the centre of the city. The rooftop really makes this hotel with awesome views covering almost 360 degrees of Yangon. Buffet breakfast was also well catered and the staff were generally friendly. The room was average - I felt a little claustrophobic at times, mainly because the window looked out onto a brick wall. It also had one of those annoying but all too familiar flood bathrooms like most Sth East Asia mid-range hotels...

I use to stay at one of these Grand united chain(Ahlone branch) that why I choose this hotel.The hotel was very small compared to Ahlone branch but everything meets their standard. The room is tidy and clean,internet is faster and the location is superb a lot of local shop that you can try Myanmar food, visit the Sule pagoda.
All of these grant me a pleasant good stayed.

Experience the flavour of the real Yangon

I stayed four nights at the Hotel Grand United 21st Downtown in Yangon. The hotel is very well located in the downtown area on the edge of Chinatown. If you want to get the flavour of the real Yangon this is the place to stay. Room was modern, comfortable, wifi worked well, the many power outlets accept all types of plugs (clever thinking, no adaptors needed). The staff are friendly and helpful and speak English. Rooftop restaurant is very good and meals are cheap. I definitely recommend this hotel.

friendly staff but the restaurant is a bit not up to standard. The English standard of the reception is poor, esp the girls. The hotel cannot provide us with a proper map of the city. The door man /bell boy is helpful and try hard to communicate and learn from foreigners.

Nice hotel in a crowded place

A good place to stay provided you prepare your mind to walk through crowded and traffic congested roads. Men chew paan (betel nut and leaf) and spit on the road all over,while walking, driving, traveling in bus.. Room was comfortable except for the bathroom where water drain was kept in the wrong place causing bathroom wet. Breakfast was good and staff very helpful.

Neat and nice

Considering the price of hotels in Yangon, this is a good hotel for the budget conscious who want value for money. The rooms are newly refurbished and better then the common areas The reception is on the 4th floor but you have guards and bell boys on duty who are ever ready to . The rooftop restaurant is an added bonus and the two machines next to the restaurant who make up the gym worked for me. The location in Chinatown is central and you get to see a lot of street life and good food is plentiful.

I would recommend this place.

The views from the windows don't match the description but value for money this hotel couldn't be faulted. Friendly, helpful staff, clean rooms, free wifi, hot shower, and huge choice of breakfast on the impressive roof terrace!

Good Location and fair value for money for Myanmar

You have to remember that Myanmar has only just started to open up for tourists, we enjoyed our stay at this hotel but the staff are very young and inexperienced with tourists, one of the other guests said that it felt like it was being run by teenagers, they no real sense of urgency and were always daydreaming as teenagers do, but as I say we enjoyed our stay, the breakfast was good for Myanmar and the rooms were modern and very clean. Don't get a room by the elevator, it can be noisy with other guests arriving late at night. We paid $80 a night, Myanmar is expensive, this felt like no more than a $50 a night hotel, but we would probably still book again as there is not a lot of choice and this is in a good location.

Good, moderately priced accommodation in the main part of Yangon CBD. Ticks all the boxes for location, cleanliness, comfort and security. Despite some problems with my/their English, the staff were always helpful and managed to get things sorted with a minimum of fuss.

New hotel in downtown Yangon

This is a new branch of the small Yangon Grand United chain. The hotel is relatively new, so the rooms were in very good shape, with a nice rooftop area for breakfast with views over downtown and Shwedagon Pagoda. The location is relatively good for exploring the city, although you'll probably need to take taxis at some point - navigating downtown Yangon is exhilarating but exhausting! Staff were also extremely friendly and helpful, as in the rest of Myanmar.

Nice hotel on a terrible street

This is a nice, decent, new building on a terrible street. Don't get me wrong, there are just a few good streets in Yangon. Chances are that no matter what hotel you choose you'll get just what we got, a nice hotel on a ugly looking street. There is no crime in Myanmar, it is safe to be out night or day.

Modern growing hotel in lively part of Yangon

Very well located in the centre of Yangon in a very interesting and lively area, the rooftop bar/breakfast area has great views over the city. However the room I booked was not what I got, despite paying more for a city view I got a wall to look at through a narrow window, despite raising this with the hotel, they insisted I had a correct room. Go for best value room, you won't spend much time in it.

Solid three plus star hotel in downtown

Very good experience staying at this hotel. Fairly quite rooms in a busy section of town. Close to Chinatown and other older historic areas of Yangon.
Staff were good and friendly and Breakfast was amazing.

Great Yangon Hotel

This is a great new hotel in a great location in Chinatown, walking distance to market, Stand Hotel and other downtown sights. For the money (Yangon hotels are expensive), you get a lot more than other Yangon hotels. Crisp white sheets and towels, a quiet room to recover from jet lag, rooftop patio with city/pagoda view for breakfast, dinner or yummy Mynamar beer and friendly staff. Only downside is that none of the staff speak English well so getting any kind of advice/directions is difficult.
