Look elsewhere. This place is such a disappointment and at best, three star accomodation.

Please take the time to look at other recommendations. I wish we did.

It is hard to know where to begin. It was obviously once a great place that is now run on a shoestring budget. Only 1-2 people running the whole place.

The buildings are poorly maintained and dilapidated. It feels as if the place has been left to rot and is in dire need of some investment. The rooms and bathrooms are dated and barely functional. For example, TVs are from 20 years ago and only have analogue channels. Water pressure is a trickle out of the shower. Rooms are barely stocked and feel dirty and used. Hardly what you expect from five star hotel.

The grounds are poorly maintained and riddled with thistles and weeds. It almost feels dystopian walking around. It is such a shame.

I travel a lot and stay at a lot of hotels and this place would have to be the worst.

Beautiful and enchanting! Wonderful experience all around! Highly recommend- you have to find a way to stay here. If we knew it was so nice, we would have stayed 2 nights but we already had paid reservations in another town for the next day. Breakfast included also.

Elegant villa - running on a shoe string

Lovely villa in it's day.However, no management present , one person left to manage front desk and the few guests, cold breakfast cooked by a novice with 8 baked beans.No lifts for the 3 flights of stairs, no aircon, no fire safety drill or alarm as you are left alone overnight.
Falsely advertised as luxury , I've been to better B&B. Shame it's not better managed and looked after as the building is beautiful.
This is a 3 star bed and breakfast at best ,

If I was on my honeymoon I would want to stay there. How can things be improved? You could upgrade your WiFi. We found it slow and so inadequate we couldn't use it. We were in room 5 and there was a faulty electrical wire or connection on the left side of the bed(when looking at it). Also the phone was faulty.

The only thing i found disheartening was if women were to get makeup on their towels there would be a $50 fee. They had makeup remover wipes but they didnt get rid of the makup. Lucky i had my own.

I find this hotel has the atmosphere of a Villa in Tacany superb Surroundings. Rooms were
Warm how we a bit of chill coming through the French doors near balcony. Beds were very comfortable and the fireplace was just so appealing for a chilled time. Just disappointed with not knowing the pool was out of order before arrival however our experience was just lovely. We will come back each year to enjoy our down time here.

Our room and bed were great, the staff and service was also fantastic. We had spent the day driving and were able to relax and have a nice hot shower. Only issue we had was the toilet water flow kept running a couple of times and was a little difficult to stop - we notified reception. The breakfast was delicious!

We cannot recommend this place enough! We absolutely loved our recent stay at Villa Howden! The staff were all lovely, friendly and welcoming. The staff even went out of their way to accomodate us in providing an additional room and breakfast free of charge due to a booking error. The facilities and vicinity were very clean and tidy and the building was a beautiful place to rest just outside of the city centre. We absolutely loved our stay and cannot wait to return! Thank you very much to all the staff who made our stay exceptionally memorable! Could not recommend this place enough for those looking for a nice place to relax and recharge from a busy holiday in a beautiful Tuscan/French estate.

Hotel needs to improve customer check in

Check in was a disaster! The hotel had accidentally allowed the wrong guests to check into our room. Took over an hour to rectify the error, meaning check in was so slow and rushed us for our evening meql with friends. The hotel did offer a glass of prosecco whilst we waited. Still very stressful for the guests who were asked to re-pack their belongings & leave and for us waiting for my pre paid room. The hotel overall is nice. Rooms could do with some tlc ( re paint and plug sockets re-attaching etc), but the bed was comfy and the room was clean. The heated pool and breakfast was nice. Staff could add some extra customer service to remember who their guests are. We were asked a few times if we were staying at the hotel when we walked in. After that check in error you would think they could remember. We were only there 2 nights so dont think its so hard. Its those extra minimal thoughts that make a 5* and improve customer experience.

The location and views are outstanding. The property could do with a bit of TLC and some new paint on the walls and the windows could do with a clean but apart from that, it's lovely.
The swimming pool could do with some bars to help people get in and out by the steps.
Breakfasts were lovely - freshly and nicely cooked. We had booked to have dinner there one night but couldn't abide the tinkly music that played every morning during breakfast. They did change the style when we asked about it but it was still awful tinkly music and, true enough, when we came back to the property at the time we had booked our dinner, the same music was still playing!
Staff were lovely and very helpful whenever we needed anything.
It might be helpful to state that rooms on the third floor are accessed without a lift - some people might find the stairs difficult.
All in all, we had a great time and enjoyed the peace and tranquility we were after.

Villa Howden is a beautiful place that in a idyllic location on the water. The rooms and decor are lovely, albeit needing a little maintenance in paint and cracks on walls.
The biggest let down was the service and restaurant. I don’t expect to be waited on but, staff just weren’t around. The breakfast was appalling….. TipTop bread for toast, packaged condiments, in a place like Tasmania that prides itself on local produce . Had to ask , once I actually found someone to top up the coffee pot . The “locally sourced oysters” were second rate.
Such a shame as the villa is beautiful but sadly the service and food does not do it justice. A disappointing start to a 60th Birthday surprise holiday.

The most amazing accident… a last minute find and was just the most beautiful property with attentive and helpful team looking after our every need. The villa is from another world but wonderfully invested in to, clean, tidy and comfortable. My only regret is not staying longer. Highly recommend. Thank you.

Beware the beautiful photos and promised amenities posted on the Villa Howden site.
The villa in reality is understaffed, under furnished and overall, underwhelming.
Upon request our room was changed - who needs a bathroom with a plastic shower curtain, no place for the poor quality 'cosmetics' and no power point?

This property is amazing. The accommodation is fantastic, and the staff are just so friendly and helpful. Everything from the spacious, classy rooms, to the mezzanine library, wonderful lounge area, spectacular pool, fantastic dining area and WONDERFUL breakfasts is just incredible. Our stay at Villa Howden was very nice. Staff were really lovely and the food was great although very expensive. Only downfall was there were a few expired items in our mini bar and what possibly looked like mould behind the door of the toilet. Would be a nice location for an event.

We loved the big bath and the bed was really comfortable. Beautiful views of the water from the tower suite and the room was big and very clean. Nice warm cosy downstairs fire.
Staff were fantastic, very polite and offered us delicious Extras from high tea at no cost. They made our babymoon extra memorable by adding candles, essential oil and lavender bath salts. They also extended our checkout until 11am and offered breakfast in our room allowing us to sleep in.
Breakfast was delicious. Our stay exceeded our expectation.

Felt as if we got the worst villa of them all. Number 9 is a bottom villa and you can hear everything that is going on in the villa above, day and night. The worst thing was the towels, they were worn and disscoloured (grey). Breakfast was included in the rate but it was the worst meal of our 18 day trip. No value for money here.

I didn’t get the room that I was booked - the on advertised with photos was totally different from what they gave me. The room was just next to the public toilet of the hotel. The bathroom in the room was a nursing home bathroom and no very clean. I talked about this to the lady on the front desk, she talked to the manager and they said they can not help, even though when we showed to them the website were they advertised the Villa Suit room that has nothing to do with what they gave to us. Therefore, we did the check out and went to another hotel.
Another thing, the food is pricey and not good at all. Not a five stars hotel standard at all.

We stayed for 4 nights, and were the only guests there the whole time, which was just a tiny bit odd. However, the room was very good, comfortable and clean in a lovely 'Spanish villa' type hotel. Huge breakfast cooked to order and helpful staff. Easy to find and loads of parking. I understand that the owner is thinking of expanding, not sure where the guests are going to come from but good luck!

The property is secluded in a picturesque setting with nice interiors and you would expect a tranquil and quite experience. Unfortunately it is very noisy in the rooms due to lack of soundproofing the doors. We were able to hear every single sound and talk from the reception and dining area, travelling through the main atrium. In the morning we kept on waking up many times.
Not recommended for those how value peace and quiet.

The staff were terrific, very helpful and attentive. The breakfast was amazing. I had a hot breakfast the first morning and a continental the next which was beautifully presented and absolutely delicious. The location was a little to remote than we would have liked but very restful all the same. Our only complaint was the lack of aircon or ceiling fan.it was particularly hot for Tas so a little uncomfortable.

nice venue and buildings
nice staff, even though there's not many of them
easy parking
comfortable beds
The bad:
No premium channels, No info in room when we arrived, No idea about breakfast process and sat for 5-10mins before someone turned up and for two days in a row no orange juice.
Water has lots of chlorine, almost undrinkable
Rooms look a bit run down
Dinner was terrible. The pork tasted like steamed Brussels sprouts. Wasn't asked how it was.

Very mediocre hotel.

We stayed at the hotel on a Friday and Saturday night. On Friday the hotel was in a state of disarray as they prepared for the wedding and on Saturday the place was manic. They hosted a wedding reception on the floor below our room which carried on until the early hours of the morning.
Listening to drunken fools shout loudly was the highlight of the stay.
If you go make sure they are not hosting a wedding at the same time.

Great spot to relax at the end of our Tassie holiday. Comfortable throughout with helpful, courteous staff. Very different from a standard hotel with the well appointed library/games room overlooking the split level lounge room in front of the fire place. We were made to feel special by the staff and the building is superbly decorated and felt like we were staying in a Mediterranean castle.

Great looking Boutique hotel with disappointments

When rated as a five star boutique hotel with prices to match one expects certain amenities.
This hotel does not have an elevator. Hence luggage needs to be carried up two flights of stairs if staying in a top room.
Secondly one expects a meal service in the evening. Not so on Sunday and Monday evenings.
It is unfortunate that these are significant detractions which were not obvious on booking with Wotif.
Otherwise a lovely looking hotel with beautiful decorations in the seating rooms and in the bedroom.

Fine dining at boutique hotel.

Chose this hotel for our Wedding Anniversary. Enjoyed welcome glass of bubbly in the lounge before dinner in the restaurant (Bruni's). Dinner was superb. The hotel had a lot of character & a real boutique feel. Loved all the public rooms such as the lounge, library & pool area. Breakfast was included & beautifully presented. The location was quiet & peaceful, with gardens all around. The Wifi was not available in our room due to signal problems caused by the solid walls in the building but worked fine in the library which was close by anyway.

The Villa Howden - Just The Best

So out of a score of 1 through to 5, I would like to give the Villa Howden a 10+. Its just the best place for that romantic getaway with the right balance of everything. There's no other place like it in Tasmania and I would seriously suggest y'all give Hobart Hotels a miss and take the 1/2 drive south to the Villa. Well done to everyone at the hotel.

The Villa was beautifully appointed and full of little nooks where one could loose themselves tucked up with a good book and a cuppa or play a game of chess and just relax. The restaurant was top class, serving generous food from an outstanding Chef - we walked or rather rolled away perfectly satisfied from every meal. The room was lovely, generous in size and we were well taken care of by staff that we never saw - even though every night we enjoyed the turn down service and little personal care treats left on our pillows and every day the room was re-stocked and cleaned.

My only issue was that the room did not have air-conditioning. This would have made it perfect. It did not cause us too much discomfort as we were able to open up the lovely french doors and french windows to let in cool breezes, however it certainly would have made the overall stay perfect if it was on offer.

It felt totally luxurious and we felt as though we were the only guests in the complex, even though (as the car park validated) the hotel was in fact fully booked.

I highly recommend Villa Howden and its delightful staff to any one !

The room and facilities were lovely but the dinner, despite delightful service, was mediocre especially considering the prices. We were surprised considering the quality and tastiness of Tasmanian produce we had experienced in the previous 10 days even at relatively isolated cafes such as Dennes Point on Bruny Island. The nibbles with lavender butter would be welcomed and encouraged by any enterprising dentist (tooth-breaking territory) and the entree mushrooms were tasteless. Rocket and a few oven-roasted cherry tomatoes were featured throughout the meal and breakfast: the salad (predominantly rocket with a roasted cherry tomato or two and a few radish shavings) seemed, from evidence at the bottom of the bowl, to be dressed solely in the remnants of some sun-dried tomato oil, and the mains were lukewarm (precooked and warmed?). Breakfast included a small shared plate of fresh fruit doused in icing sugar and, for me, a slice of very burnt prebuttered toast served on the plate with a tasteless overcooked mushroom and cheese omelette accompanied by the ubiquitous rocket, though better dressed than at dinner (the rocket, not me). An even more visibly incinerated slice of prebuttered toast came with my companion's burnt bacon and soft fried eggs that needed to be cooked further despite a specific request the eggs be \"well-cooked\". Maybe that was taken for cooked well. The setting and staff were lovely but the food was not a good example of Tasmania's produce.

Quiet elegance

What a wonderful place to spend three nights in Tasmania! If you want a quiet, beautiful and relaxing spot this is it. Exceptionally clean, amazing delicious food and the best staff to keep you taken care of. Our thanks to Jess, Hillary and Richard who made our stay most enjoyable.

Quiet, scenic boutique hotel

Great room in the Tower Suite with excellent views! The breakfast offered daily were good options and portions. Love the teddy bear touch :)

Pleasant stay, friendly staff

Beautiful hotel with lovely views. The staff were friendly, and the rooms were clean and decorated well. Only have one negative, you can not lock the door from the inside. We will definitely visit again.

Luxury boutique hotel

Supreme hotel experience. Were greeted on arrival with tour and champagne and fresh milk in fridge for coffee. Staff were friendly and obliging in all regards. Room was beautifully appointed. Breakfast top rate. Cannot recommend enough.
