Horrible. Dirty- stains and hair found IN bed. Bedding and floor did not pass the black light test. Ground floor room with curtains that didn’t close the whole way. Sheer curtains in the bathroom (again- ground floor). Mold, broken tiles, rust, an broken toilet seat in bathroom. Smelled SO strong of a cleaner or disinfectant that it gave me a headache. Hotel staff was rude when I brought up issues so we left. It cost an extra $1200 to find another place to stay.

This property is in the Motel 6 class of decent enough. The Cons: moldy bathmat, hair in bedsheets, really tatty bathroom curtain, pretty weak sheets, wobbly shower head, cleanser residue on tiles in shower. Pros: Nice location. nocarpet - a germ-resistant wood floor, micro/fridge/tv all good and operational.

We stay here every time we come to ocean city. It's a block from the beach/ boardwalk. Shopping is in walking distance. There's food in walking distance. The staff is very nice . Parking is right there. No elevator which I would really like but it's only 2 floors so it's ok

I booked Kings Arms motel two days before my stay and paid in advance. The motel, however, billed my credit card on a day of my visit early in the morning and the bank reported the transaction as potential fraud. I replied to the bank that I recognize this transaction the moment I received a message. When I arrived at the motel, I was told that my reservation was cancelled!! The motel blamed Expedia, but Expedia found out that my reservation was cancelled due to overbooking. The motel sold my room to someone else!! No one could help me, so I was left alone with my family to find another place to stay in a city where it is extremely difficult to find a place the same day at a comparable price, so I ended up paying more. The hotel is extremely irresponsible and don't value their customers. I do not recommend staying at this motel!

Room was basic but clean and just what we needed for a few nights. The area around the shared pool was a bit dirty at times, but that’s mostly due to the other occupants and not the hotel. Staff was very friendly.

Wish it was longer hours for the pool. Maybe bring a broom and dustpan if you plan on going to the beach. It's hard floors so it can be slippery. You can hear people outside at
Night if they aren't too quiet. I think they use dish and the tv would go out every once in a while. You get what you pay for. It was a quick trip and maybe a block from the beach. Would I stay again, no but if you need a quick trip and want to save some money this is a good spot. Wi-Fi was outside of the room near by the beach (I had to do some remote work and the connection was best by the pool). I am a vet so it was nice that they had a VFW right across the street :). Plenty of parking too.

Location is great. Check-in was pleasant, especially with my credit card issue (on my end, not theirs). The Kings Arms is an old motel. It has been updated, and our room was recently renovated, but the place is... well... they do the best they can with what they have. I can see us staying here again. We slept fine. Place seemed quiet enough. It was a good experience overall.

The Kings Arms should not be listed as being open because it’s not. It’s still be renovated. That being said, they asked us to stay at their sister property no problem. I don’t mind. Get to our 3rd floor walk up on steps without lights, to find 1 working light and no working TV. Hoping to see my money back on my card later today. We ended up staying down the street, the lights worked and so does the TV.

The rooms need to be updated. When we came in the room smelled like heavy Pine Sol smell. Normally I am ok with that but it was a very heavy smell. The floor was wet and a puddle was from the Refig across the floor. I was not sure if that was just from cleaning or the Frig but it was fairly big. I used a towel to clean up and it did not come back. The room seemed to have a high humidity level and I felt damp even in bed at night. I am not sure what that was but just stating it. The toilet did not fill up so I opened it up and manually filled with water from sink. I played with the stopper and it worked most of the time for the night but we have to do it one more time. I normally do not rate hotel rooms hard since I am not very picky but just wanted you to know what I found. I guess I could have rated it lower but I am not comfortable doing that.

The hotel was fine! Expedia canceled my reservation. We were not aware of this until we checked in. Even had a confirmation that Our credit card was charged for the remaining balance. Which it was not charged to our card. When we checked in they told me that our reservation has been canceled because of the air with the credit card number. Thank goodness there was a room available for us. This will be the last time I use Expedia

Old and tired. AC repaired with duct tape. Light repaired with tin foil. One hanger, no closet. Just a rack above the mini fridge. Housekeeping erratic. Worst of all, my feet were black with grime minutes after leaving the shower. All this for almost $300 a night?

We picked the Motel for the pool, fridge, and microwave. What we missed is that there is no coffee maker in the room. There also was only hand soap bars, no shampoo, conditioner, or lotion. The staff we talked to were all nice and friendly/helpful. However, they didn’t really attempt to make the beds, dump the trash, or change the towels all on the same day. Our stay was mid July so we really knew it would be busy and loud. If the people in the other rooms are inconsiderate all hours of the night you will hear them and we did.

I got awake around 12:00 and 3:00 in the morning because of people walking across the floor above us. Other than that everything was great. Staff were very friendly. Reasonably priced. The staff and other guests were very friendly and polite to me throughout my entire stay, however the room was pretty unacceptable. There was mold in the bathroom and a dead roach. The shower drain seemed clogged and the tub filled with water as I was showering. Worse of all, I noticed bite marks consistent with bed bugs on my leg after the first night stay. I'm really hoping I didn't bring any home with me. I would not stay here again.

The room smelled musty as soon as we opened the door!! Very dated & bathroom floor was dirty. Towels were thin & looked like they were old. Only had 2 towels & 2 rags for 2 people. Did ask & received an additional 2. Bed very uncomfortable with very dated linens. Walls must be thin - we could hear our neighbors & outside noises day & nite!! TV cable spotty at times. Can’t think of anything nice!!

It was only a block away from the beach The surrounding area was very nice If facility wow old was not in that condition was very nice be very careful of the stairways if you're on the second floor it's barely wide enough to get a person through that alone luggage so consider if you do take a second floor you're going to have to slept the luggage up the stairs

I understand the rules and policies are printed out for you once checked in but my friends and I are under 21. The rest of the guests were older people therefore I felt like the staff was on us 24/7. We weren’t allowed to have guests in our room or hang out outside because the motels quiet hours were from 10-9. The inside of the rooms were not the nicest nor were they the cleanest. Our light was broken, the bathroom tub filled up with water every so often, and the beds felt like they weren’t washed. We had different staff members knock on our door every so often. We would have just liked to enjoy our vacation just like any other guest.

Not so “family oriented” as they claim!!!!

We checked in. Our family (my 2kids n my mom) Our whole family had traveled with us also (my brother his wife n my niece) at this point we were in separate rooms at separate hotels bc we decided to stay longer so just needed something quick but fairly cheap bc after all we were not there to be in our rooms. So we got ready n waited for them to call n meet up to head to the boardwalk and enjoy our evening together, as a family. We are very family oriented, and we were all on vacation together. They came to our hotel to meet us to walk to the boardwalk bc we were that close. They literally opened our door and said we r here n ready and out the door we went. So not even 2 mins in our room. We finish up our night and walk back to our hotel we got to our door out front and was saying our goodbyes and the office staff came over and asked to speak to my mom she had just walked into our room she came out and he started on a “we strictly do not allow guests n just went on n on”. We were dumb founded... considering at that point they had never walked into our room n had only walked in it for 2 mins when we met up. It was absolutely embarrassing, and this all happened in front of my family. I felt so bad all I could think all night was that I should b apologizing to them for “getting kicked out n just feeling awkward”. Any how my point, they say they encourage family environment, well I’d beg to differ, n for that we will never ever stay again for we r way to family oriented for that!!!

There were smoking marijuana on the balcony next to us. On the other side of us there was a couple seemingly beating the crap out of eachother well into the 2 am hours. The staff was rude and when I called to make a complaint to the desk they acted like this all wasn't a big deal. Then,we checked out and left the door keys on the dresser like we normally do. The front desk staff called us when we were on our way home and threatened to charge me $25 a key! I told them right where they were and he slammed the phone down on me. We will never go back there.

The front desk was really friendly, and our room was clean and more modern than expected for an Ocean City motel room. The bathroom could probably use a really deep cleaning, but our bedroom was clean and had a large TV. The bed was comfortable with fresh sheets. We did not have any problems with noise or anything.

The hotel is definitely dated, the rooms smell a bit musky, they only have window A/C units which worked well for the sleeping area but didn't hit the bathroom which made for a very hot and humid bathroom to try and get ready in. Beds were very soft and small, but over all the room was clean and comfortable for a 2 night stay.

We've stayed at a lot of different motels/hotels over the last couple years. Let me tell you out of all of them, The Kings Arms is one of the cleaniest that we've been to. I especially like the fact that the rooms are hardwood floors and not some stinky stained carpet. The room didn't smell musty/moldy from the air conditioning either like most motels do. Check in staff and housekeeper was super friendly. Now for the negative, the night time front desk guy seemed more occupied with his cell phone than with helping guest. Two of the four times that we went to the pool, the pool was dirty with leaves and/or a plastic wrappers. So I had to skim and clean it myself. Only other negative things is the shower. The water pressure could've been better. All in all, it was a nice place to stay and we will definitely go back. Especially because it's only a block away from the boardwalk.

Great location, one block from beach access. Did not use pool area, small not very good condition. Room condition satisfactory. Cleanliness, bath room and floor was dirty, and had trash around the bed from previous occupant, linen and towels had hair stuck in them and were soiled and stained. If I stayed here again, I would bring earplugs. The first night the weather was windy and there was some kind of crack in the door so the wind howled loudly through the door all night. Also the walls were very thin so when our neighbor decided to leave the TV on all night we could certainly hear it. As far as being a place where we could just sleep for the night being in close proximity to the beach and all kinds of fun Ocean City things it checked that box so it worked for us.
