Layout is a little awkward as it doesn’t leave much space for suitcases, the balcony didn’t have guards so safety was a concern therefore we didn’t get to enjoy the view as much. It’s on a busy street, lots of traffic and cars. But very close to promenade.

Room was nice with interesting decor and a beautiful sea view. However, staffing was very poor - receptionist who knew nearly nothing about the hotel or was so busy talking to friends in lobby to not acknowledge us. Site claimed breakfast available but not the case. Instead a voucher system for a nearby restaurant but, again, the receptionist was unable to explain how the vouchers worked.

Beautiful hotel, Perfect location.

We picked this hotel initially for its location. We needed to leave early to catch a ferry to VIS.
It was perfect, 10 minutes from the ferry terminal, 5 minutes from the centre of Split and 15 minutes from the large park where we spent a lovely afternoon.
The rooms was lovely and the view over the harbour was stunning. Level 4 access via the lift allows you to overlook the harbour, I could have spent hours sat there. The staff were really friendly. My wife and I would go back next week.

I never leave bad reviews but please believe me - we received the worst room I have ever stayed at in my life at this hotel.

We walked in and immediately noticed the room had an unbearable smell of sewage or poop. The entire room felt damp and sticky. Even the bed sheets were wet to the touch!! All my clothes in the suitcase became damp just from being in the room. It honestly felt unsafe, like there was mold somewhere. Sleeping was very impossible because of the smell and the constant dampness of the sheets.

Other smaller issues:
The lights barely worked, making the room dark and gloomy. Everything was marble, which made it feel like a dungeon. The toilet paper holder was broken, and the mini fridge didn’t work.

We checked in right at 3 pm and immediately went to the front desk to ask for another room. The short haired and rude receptionist refused to move us, claiming nothing was available—even after we offered to wait. We were forced to stay in this disgusting, unsafe room.

This was hands down the worst hotel experience I have ever had. Moist sheets every day, a constant sewer smell, and conditions that absolutely cannot comply with health and safety regulations.

I cannot believe we paid for this hotel. I wouldn't stay here it if it was free!

The location of this hotel is great! Can walk everywhere within a few minutes to restaurants, shops, Diocletian palace, etc. Our suites were different, despite same cost. One had a kitchenette and the other did not. One had great views, the other had views of a trash yard/rooftop. The hotel was nice… maybe a little pricy for what you get.

I liked the location.
I requested and paid for one of the most expensive rooms to have a view of bay.
My room was excellent except for the fact that I had no privacy as my full height windows opened to just above head level from the street. I had to keep curtains closed to stop walkers by looking inside, especially in the evening with lights on.

We were a group of 12 people, including some seniors. They were assigned to the third floor. There are no elevators, no 24-hour front desk service, when we arrives The temperature was very cold and there was no hot water for the next day. There were no instructions on how to get hotel, The photos on the property are not the same as those on the website.

The hotel is beautifully located. Accessing the main entrance can be tricky as it is not on a main road but an interior walking path. But once you are able to find it, everything is smooth! Staff is amazing, kind and helpful. Nives is warm and so sweet.
We rented a vehicle and found that the option the hotel provides to park at the nearby covered garage is extremely helpful. It's not cheap (€22/ day) but it's worth it for the peace of mind. Alternatively, you can park on the street for €18/day but you have to count on finding a spot and not losing it if you move the car. We were visiting mid October but if you are going in high season, it wouldn't be a bad idea to secure your spot at the garage through the hotel. Be mindful that this needs to be done ahead of time.
The property if well located. Lots of dining options around as well as a nearby market. Rooms are clean and comfortable. We loved our short stay here!!

The location was fantastic. Located right on the Riva but very quiet and on the water. Just a short walk into the Palace. Great restaurant right next door for breakfast or short walk into the Palace for cafes, coffee places and farmer's market. The hotel was very clean and our room was beautiful and large overlooking the water.

Unique boutique property with fantastic views off a shared waterfront terrace and very short walk to the old city, restaurants, bars etc. Buffet Fife is a must for delicious food!! Reasonable prices and decent portions…..we went twice! Small issue with leaky shower drain. Avoid a room in the separate wing if stairs are an issue as there is no elevator.

The property's photos showcase a view of the sea. We booked two large rooms but were disappointed to see that we were in annex across the street with no view of the sea at all. Also, no elevator so needed to take heavy suitcases up two flights of narrow stairs. The friendly person checking us in helped, which was nice. Breakfast offered, but it was separately priced from our room and seemed very expensive at 17E per person. What I loved most was the chaise longue in our rooms!

The Hotel was in a superb location situated on the edge of the Old Town with an easy stroll to the Palace and dozens of restaurants. The Hotel was very quiet, the room was very clean and the daily housekeeping was excellent. A word of warning if you have room 303, the bathroom has a clear window that faces the public corridor. When the light is on anyone can see quite easily through the holes in the Venetian blind! The biggest disappointment is the breakfast, the hotel simply isn’t geared up for it. The room is far too small with only five tables of two and the area where the breakfast is laid out is tiny with only room for two people. The food is mainly cold buffet, including the stone cold scrambled eggs! Unfortunately it was that bad we decided to go elsewhere for breakfast. The staff in the main were friendly, nothing was too much trouble, except the lady overseeing the breakfast was a case of everything was too much trouble! In summary rude, very blunt with people and yet the lack of facilities and service is hardly the customers fault! My sense is the hotel would be better off not offering breakfast at all. Other than the pathetic breakfast I would recommend the hotel because of its location, quietness and cleanliness.

This hotel has a good location right across from the bay with great views out the windows. It is easily walkable to the old town area and very close to lots of good restaurants. The woman working the main desk was helpful and friendly. There is a coffee machine in the lobby which was very nice in the mornings. However, the hotel condition was very average. The furniture in our room was worn with holes, the towels were old and frayed, the sheets had stains. Daily housekeeping was very minimal, and one day we were skipped altogether. If you're looking for a convenient location, this might be a good choice for you.

Really liked the room and convenience of the location. Staff were courteous and helpful in suggestions. There were a few things broken or not working, the only one that was really disappointing was the refrigerator in the room. We were told that several were broken and they were in process of replacing them. Was offered to use the one in the dining area, but it was locked and could only be accessed when staff were available. Our second day, there were several new ones stacked in the dining room. We asked if any way one could go to our room and were declined.

The property canceled my first reservation and sent me to a terrible hotel. I had confirmation from Expedia. Then they only take Venmo the 2nd time ahead of time. Their information in Expedia is untrue. They don’t take credit card and require payment ahead of time. Their staff was rude and unhelpful

Cleanliness is questionable! White residue on bed

We stayed here whilst doing a tour of Croatia on our honeymoon. The hotel was well located and central to everything which was a plus however upon check in there seemed to be a problem with our reservation, apparently the booking had been cancelled which was rubbish considering the hotel had messaged me the day before confirming whether I was still coming, to which I replied and they then replied back. We had booked a presidential room given it was our honeymoon and were told this was no longer available and our only option was to stay at a hotel 10 minutes away or stay in this hotel but have to move rooms throughout the stay. Given we had just arrived after travelling we opted to stay, there was no apology. When we moved into the second room during our stay there was a white residue on the bed which the cleaner had tried to hide by placing towels on top. I hate to think what it was, my husband removed this and took it down to reception. This was disgusting! The whole time we were there we felt so itchy and I even ended up coming home with rashes on my body! Its fair to say we would not recommend this hotel.

Our room was quite quiet thanks to double paned windows it was clean but the fridge and safe did not work the whole 6 nights of our stay. The TV remote needed batteries so I could not watch TV until the batteries were replaced the next day. Our room was not cleaned until after the second day. The staff was very friendly and helpful. They serve breakfast in the hotel for 10 euro but it’s a lot cheaper just a few steps in the restaurant nearby.

First and foremost that rooftop view is amazing and I enjoyed a bottle of wine on the rooftop every evening. The property was also pretty clean. The bad: ripped and stained bedding and sheets, none of the mini fridges work well, staff was only able to help me with a few questions, the décor is gaudy and tacky, pleather white chairs were all banged up and gross looking, place needs to be repainted. Place felt like it hadn’t been up kept in a while. Is NOT a four star hotel. The rooftop and the location were amazing!

We followed the directions to the parking garage, which has a sign on it that gas powered vehicles were not allowed. Of course our rental car was gas powered. The hotel told us to park there anyway. Finding the hotel was tricky the first time, but luckily we only had to call once for directions. The front desk clerk took an extraordinarily long time to check us in. The room was great, it was the deluxe with loggia. The decor is nothing that I can describe...headboard and nightstands were a pale gray velvet, tufted with rhinestone type studs! Linens were great. The loggia was like a glass bubble that protrudes from the front of the building an allow a view of the harbor, boats and all who walk below. It was quite a parade of characters! It could also be noisy. The cold continental breakfast was adequate. Sometimes when I walked into the lobby, it was filled with the smell of cigarette smoke, which is icky for me. In all, I am glad we stayed here.

We loved watching the sunrise and enjoying our coffee on the rooftop terrace; the city was so calm and peaceful with an incredible view. Many attractions were within walking distance of the hotel. The bed was very firm, but the room was comfortable. Would definitely stay here again!
