Great location, clean room, polite hostess, the only thing I didn’t like was that you cannot control the temperature of the room, the heating system is for the whole apartment not individually controlled, so my room was very hot, had to open the window, which faced a busy street. I stayed here in December.

Stay was right next to the metro, which was great for getting our luggage to and from. Location was central to many shops and eateries. Only a short walk to the Vatican and surrounding sights. Nothing new that staff is not there all day, but when I arrived they were right behind me to give me keys and pay tourist tax. Friendly staff and clean room. Perfect for the night.

Read the property description. This is not a hotel, but a converted apartment into 6 separate room. So there is not really a front desk. There is no elevator. The rooms are on a 3rd floor. The rooms are dated, I booked 2 out of the 6, and the TVs in the rooms were tiny. Would not recommend.

Apt/hotel within walking distance to Vatican and metro as well as Pantheon,Trevi fountain etc.

Must walk up 3 short flights of stairs to room. Room large and clean. Floor a bit squeaky and bed on harder side but was fine for me. Not usually anyone there but you receive all instructions when you check in.

Terrible property, all pics they posted on line are photoshopped. Dirty, smelly, spider nets are in the room, furniture is 100 years old, mold is in the bathroom. AC didn’t work for 2 days out of 3….. No elevator, you have to get up tons of stairs to get up. Do not waste any money on this one!

The hotel is quite cute, but there are some things can could be improved in terms of service and communication. Hotel staff was hard to reach, unfortunately.
One day we end up having no towels, and we had to dry out after the shower.
Location in terms of transport is great, just a minute away from subway, Vatican is also just around the corner.
If you are in Rome for a day or two, you can definitely stay here, just make sure to ask all the questions and to communicate everything to the staff when checking in.

Overall was good. One evening we went to try to leave and the door to the hotel would not open. We were literally locked in. Another person staying at the hotel eventually opened the door and staff memeber did come when called (she was lovely). Convenient location for The Vatican. Stores and restaurants close by.

The facility was lovely: from the marble staircase up to the floor, to the decor in the lobby and the individual rooms. beds a little hard. wi-fi is only good in the lobby. service was slow (eg to get pillows, receipts). but the staff were friendly. great location. quiet neighborhood. would totally stay here again if the opportunity arose.

Excellent Hotel, Location great for all Rome attractions with great access to the Metro. Hotel staff were friendly and helpful and recommended a great restaurant (with discount). Breakfast delivered to our room was an addition we didn't expect and was very nice and always on time. Bed was very comfortable and the shower was excellent and powerful.

Our only advice to the Hotel would be the addition of more hangers in the wardrobe and to check lightbulbs before a booking.

The staff were very nice and accomodating. There are limited amenities, however the location was great for convenience to the Metro and the Vatican. There are several restaurants to choose from close by. There was a problem with the credit card machine so we had to pay in cash, this seemed to be a temporary glitch. The will accomodate you and store luggage however be aware that it is stored out in the reception area and not in a secure location. The building and reception area are accessed by a key however the luggage is not secure from other guests with access to the building. We had no problem with our luggage storage. Overall a nice atay and property. Very convenient location.

I was about to rate this hotel with 4 star only, because there isn't any elevator. But the staff was so great. The cook even came in early for us, as we had to leave early, to serve our breakfast earlier than usual. Very nice service. I would rate this hotel the highest. Location is very convenient, hotel is clean and room is huge.

Authentic Italian home,very stylish

Authentic Italian home with very stylish decor,very European.Room was huge with super high ceilings and decorated just as in the pictures.Overall a very nice place.Only downsize is no elevator and id you have large suitcase you have to climb the beautiful 2 level stairs.But besides that,a great place and close location to Vatican and right by metro.

Decent location, but that’s about it.

Booked a double twin room on Expedia, got there to find one king in our room. The staff member working said “not possible” tho it clearly was. He could only speak a few words in English, so that didn’t help. Bed was rock hard and so uncomfortable. Pillows were flat as a rock and there were only two on a king bed. AC barely worked and was turned off by the staff when we left, so we had to wait hours after returning for it to start cooling down again.

Breakfast was Ok I guess. A small coffee, croissant and a small toasted cheese and ham/salami sandwich. Maybe that’s what they eat for breakfast there, but it hardly qualifies as a Bed and Breakfast when your only selections are what type of meat on your toasted sandwich and which filling in your croissant.

Over all we were very unsatisfied. It was cheap...and we booked based on other reviews. Would have happily booked elsewhere and paid more for a better experience on our first visit to Rome.

Horrifying experience on arrival. there was nobody to let us in and we were on the street with our luggage for over one hour. No response to the bell or the phone. we had to ask strangers to help us. They managed to get a mobile number of the manager by asking another tenant of the building and the manager said he was very sorry and would be there in five minutes. but it was much longer, and he had some story about an accident, but we could not understand. the 3 ladies who were there at different times on different days had very little English, so it was difficult to communicate. No concierge, no buffet breakfast and no 24 hour receptionist, as stated on the website. Also no mention of having to climb upstairs with baggage since there was no elevator. We are senior citizens and this was extremely difficult. Expedia should mention this so people with health condition are aware. It was very hot and there was no airconditioning, windows had to be closed because of very loud street noise. The room and bed was comfortable, towels were changed regularly, Location was very good, near the Metro and the Vatican.. Overall, very disappointing.

Hotel, like most was in old building. decent part of town. No elevator, not handicap friendly. had to carry luggage up to 2nd floor. More of a bed and breakfast. Manager there when we arrived, no one on duty that night. Was brought coffee and croissant {delicious} in the morning.

Good Location, Lacking Comfort.

This hotel was right near the metro and in walking distance to the Vatican as advertised. However, the hotel does not have a staff member permanently present so when our train was delayed it caused us to be late for check-in and no one was at the hotel. We only had one pillow on our bed, the shower head was broken with mildew in the shower, the bed was extremely hard and difficult to sleep on and we would not return here.

Worst Hotel Ever

The dead line to check-in is at 9pm. My boyfriend and I got there at 8:20pm. Our train arrive at 8pm and we took a taxi straight there. We called the hotel until 9am and no answered. We were very tired and didn't know what to do but to buy another hotel. And Expedia refuses to reinburst us even thou now we've paid for two hotels and both for 6 nights each and only stayed at the last one. I always used Expedia for everything.....never again!

Hotel was very close to metro and within walking distance to the Vatican and the castle. The hotel room itself was small but clean and just fine for sleeping. One day there was no hot water for a shower. The staff is only there during the day so if there are some noisy guests there is no one to control the situation, which is unfortunate. The breakfast delivered to the room is a nice touch, something little but good enough to start the day! The room decor could definitely use some updates, it did look old and dingy although it was clean.

Great location, nice room, key didn't work

Exterior door key didn't work for us. Staff showed that they could make it work, and expected us to be able to, but we were still unable to get through the door without 10-15 minutes of trying. Usually we waited until someone else entered or left the building. After 3 days of a one week stay they finally gave us a better key which worked within a few seconds of trying. Make sure you get a front door key which will work for you. The location is great, close to the Vatican Museum and with many places to eat nearby and just steps from a Metro station. The room was fine. For breakfast we filled out a form the night before to say what items we wanted and what time. Not a lot of choices but it was fine. Coffee was good. They brought breakfast on a tray to the room at the time we asked for.

The front desk in the building was usually unstaffed. You need to call their cell number to get them to come to the building. We didn't have a european cell phone so we never did call them. We were able to catch them in the building from time to time. Some of the staff could speak some english, but if we had known Italian that would have been a big help.

Make sure you contact them before your arrival to let them know when you will be arriving. We neglected to do that and waited for over an hour before we could check in.

City Break in Rome May 2015

The Hotel is a short walk from the Vatican City (10 mins ), close to a Metro station and surrounded by numerous Cafes and eating places. Breakfasts were a choice from Croissants, Fruit, Yoghurt, cold meat and cheese. Coffee was excellent as were the staff.
The facilities in the Hotel are limited but the rooms and bedding were clean.
The Hotel provides a good base for exploring Rome and the Vatican.

A week in Rome.

Stayed at the Gattopardo for 6 nights. We arrived late (9:45pm) but were expected. This was a good B&B with ample breakfast, but no other facilities - however there were many shops/eateries within walking distance. Easy to reach all the tourist attractions either by walking or using the Metro. All the staff were friendly and helpful - would not hesitate to recommend!!

I booked this hotel for a three night stay for a birthday surprise. It's a small hotel on one single floor up a flight of stairs through a main wooden solid door. You buzz to get in 24hr staff ready to welcome you. The staff are friendly, the breakfast is varied mainly sweet choices, pastries, fruit, cheese and ham (excellent coffee). The bathroom was clean and the room was perfect for our needs with a television and wifi (4 euro wifi charge unlimited time) It's 2 mins from a metro station, 5 mins walk from Vatican. It's in a great location for reasonably priced meals and drinks. It has a great 24 hour basement bakery around the corner, a dairy free icecream place next door, and another great icecream place across the road. There's a fruit market a few blocks back and a Eco supermarket for travellers with allergies. We used metro for colosseum which took 15 mins and for the Spanish steps and trevi fountain and that was similar timings, we spent the day walking back from there across the bridges. Only con was mattress a little hard.

Pros: Hotel was ok, very close to Vatican museum and the Vatican. Staff were helpful. Rooms were ok.

Cons: Breakfast limited. Rooms needs to be cleaned more, plus fresh towels and sheets.

On the whole the hotel was ok in a good location.

2-day spontaneous visit

The hotel is a few steps from the Ottaviano station, and for the price range it is a very good deal. On the first floor of a house, it reminds me of an old-stile family-run guest house. The staff is very friendly, the rooms have high ceilings, simple and stylish furniture. A logistical confusion caused by lack of coordination between different types of reservations was resolved by the staff on the first day of my stay.
I had a very pleasant experience, and recommend the hotel to anyone.

Lovely hotel, conveniently situated. Room was comfortable and all the staff with the exclusion of the lady serving breakfast very friendly.

Fabulous location and staff

We stayed in this wonderful hotel for a week during our first visit to Rome. Max at the front desk was an authority on how to get around Rome, where to see the best things, and how to use the train system. He also directed us to a small town south of Rome which required transferring from a train to a local bus. The subway system is one block from the hotel, and there are numerous sidewalk restaurants in the same block that have fabulous food, wine and service. The hotel room was small, and adequate for someone visiting and wanting a place to sleep while sight seeing. The room is very quiet by using an electric sliding metal window covering. Make sure to set an alarm or you might sleep until noon!

Fabulous Location Near Vatican

My room was spacious and beautiful. It even had a small private terrace. The hotel is close to many restaurants, street vendors and markets and just a few minutes from St Peter's so location was amazing. The staff were great, friendly and knowledgeable. They also provided unlimited wifi for 4 euros the entire week I was there - which was great. Probably the second floor location and lack of elevator was a bit of a turnoff to get down with luggage and bags after a week of shopping! The breakfast room was also a bit small - but adequate. Probably the only thing I didn't like was that the room was cleaned only once and I had the same towels the entire time. Perhaps I was supposed to request housekeeping??? Anyway I would return. The location and comfort were worth it.

The hotel has an OK location, no one speaks english or tries to understand or help. And the worst part was that check out is at 10 am, we went out for breakfast and got back at around 10.45 and they had grouped ALL our stuff on the floor in the lobby, no apologies just a stupid shrug and \"sorry , dieci (10am)\"
They also do not have an elevator and we didnt feel safe always having to leave the keys since they did not really care who was in each room or check your name or anything.

Very well situated-lots of eateries nearby and great indoor market. Front a bit noisy but great blinds, curtains and air con.
Shabby chic but clean with nice white bedding. I loved the genteel aura of the hotel.

Most of the staff were lovely-with the exception of one young female. Perhaps she wasn't a morning person!.

Hotel condition is not good, no elevator. Make sure you don't have too much luggages to carry since it is located in second floor. But it is very high up to carry your luggages. Good location and walking distance to city center. My shower in my room is leaking and don't even to think to switch room. Since this hotel is only have 6 rooms in the second floor and located in downtown aera. I can't say this is a hotel. (only with one floor in this building) Think before you book this hotel. For breakfast room, it can only allow to sit 4 people and in a very very small room.

My room was not available

I had a bit of a delay in my flight and decided to see some sites on the way to my hotel. I arrived at 10:00pm, beat. The toilet in the room I reserved was not working and so they put me in a different hotel. I was too tired to argue. The guy was very apologetic and I know these things happen. I was disappointed because I chose this hotel solely based on its location. The hotel they put me in was not very nice (but I didnt get to see the room at the reserved hotel so I don't know if it was better or worse) I think their biggest mistake was not emailing me to tell me ahead of time. I could have made more convenient arrangements.

Not your traditional location, but very close to Vatican and public transportation and a nice local vibe as well. Plenty of shopping and street vendors and places to eat. Easy taxi to coliseum. Walk to Travestere. Hop on/off buses within a few blocks.

Rooms are small but spacious enough. Our air didn't particularly work which was major bummer. Breakfast is basic but works. Service is hit or miss. Max is fabulous and a hit. Others more on the miss side...

May not work for those looking for high end experience, but for those who like a good deal and like a different scene, works well.

Overpriced - Good location - Poor hotel condition

Hotel was ok location wise very close to the Vatican City and metro station. We use it only for sleeping (nothing else). Breakfast was poor, attention of the cleaning/kitchen lady was terrible. Room was super small and we have to as for more soap at the bathroom and new towels.
The manager (Max) was very helpful and explain us where and how to go. He help us also with the room cleaning issues.

Disappointing

I was very disappointed in this hotel after reading the reviews before I booked.
I was uncomfortable with the buzzing to get in as during the day you were asked who was there but at night I was just buzzed in hence I could have been anyone. There was always a feeling that you were keeping the reception staff out of bed if you arrived back last, only at 23.10.
The breakfast was ok, slightly better last two mornings when melon was on the menu but prior to that it was poor, no rolls bread for making toast.
Lighting very poor in room, not one towel changed in the six nights that I stayed, quite the reverse from a small one star in Assisi where I stayed for the previous eight nights where towels were changed daily, air conditioning excellent and very friendly. To add to everything else when I went to use the shower for the first time there was a used bar of soap and shower gel in the shower, to help matters the doors of the shower leaked if the spray went on them. The bottom of each shower door was filthy.
Internet w very poor, most of the time I paid for was spent trying to find a place in the room where there was a reliable connection.
Overall acceptable but by far the poorest hotel I have stayed in over twenty years of visiting Rome.

A place to shower and sleep

The elevator did not work the 7 nights we were there but the owner lugged my suitcase up or down for me. The room was adequate for sleeping though the air conditioning was barely cooling the room. The wooden armoire smelled like unpleasant old wood. The bidet did not work but took up space in the small bathroom. The shower head hose was replaced the same day it sprung a leak. Amenities were at a minimum. Most annoying was to find the used towels and bath mat I'd left on the floor by the tub and toilet area all hung up to dry without fresh towels left to replace them. Wifi was an extra fee but was not a strong signal. I was happy to leave.

Nice Hotel, shame about the staff

The Hotel seems nice enough. Our experience was ruined by the management staff. There was no instructions in the room, there was no details about the hotel, surrounding area, thing to do or see. No price list for the bar or even the mini bar (within the room), despite asking several time for a list and not getting one. The toilet seat was broken, this was reported to the staff, and nothing was done about it. The complimentary shampoo was not replaced. I had to ask for fresh towels, as these were not replaced. The room safe was broken. The A/C did not work right (once we figured out how to get it going).
In the morning at breakfast the Asian female staff member was rude and did not make us feel welcome. So we had to eat and run as this seemed to make her happy. Also when I asked the prices for the beer in the mini bar, she gave me the wrong prices. This came to light when it was time to check out. After a few words we got it sorted out.

All in all, we felt the hotel was great, just let down by the staff running the hotel and maintaining it.

If your bedroom overlooks the street (this is more than likely given there is only one room in the hotel that does not) you will not be able to sleep not only because of the very heavy traffic but also because of the street vendors who start setting up their stalls about 5 a.m. Moreover there is Mc Donald’s across the road that has its stuff delivered in the evenings adding to the unbearable noisiness.

The bedding was appalling: whilst the sheets were clean, the blanket was made in 1950ies and is threadbare.

The bedding was not changed once in 8 days of our stay. As for the towels – they were clean but we had to ask for them to be changed. The shower was leaking so badly that the floor was flooded after one shower.

The breakfast room is the smallest breakfast room ever and the food served simply shocking. It consisted of basic value supermarket food of really poor quality. Sally who made coffee did so with a major attitude which made us feel uneasy. Asking her for a second cup of coffee was intolerable for her. We dreaded the breakfast and in the end avoided it all together!

The owner of the hotel we understand lives in Calabria and had left the hotel to be run by a Philipino crew: the guy at the reception desk was polite and helpful and so was another lady receptionist. However, none of the staff does seem to care much about the hotel, and the owner certainly does not seem to. It is neglected, unloved place.

Great locatiion near Vatican

A bit confusing to find the hotel upon arrival as street numbering reverses at a nearby major intersection by the metro stop, but once remedied, the hotel itself was perfect and as described in reviews I had reviewed prior to booking. Very pleasant staff, quiet, large room and an excellent breakfast which included scrambled eggs, toast, coffee, etc. The hotel is situated 5 minutes from Vatican, metro, shopping and walking distance to numerous tourist attractions. Would definately return to this hotel and recommend it highly.

Great stay near the Vatican

a very quaint little place a very short walk away from the vatican. The hotel staff were a delight, I was ill whilst there and they couldn't do enough for me.
I would suggest they state that they have a hairdryer in the room so I didn't need to pack mine and they could have a small kettle in the room to improve. Saying that-they supplied us with hot water as and when.

The breakfast pastries were superb-best I've ever had and i've lived in France!

Pros and cons

Great location for visiting the Vatican and plenty of shops nearby. There is a pop-up bar on the same street as the hotel which has lovely, friendly staff.

The entrance to the hotel was slightly confusing, so make sure you buzz number 2. The shower leaked really badly so we had to use a lot of our towels to soak up water coming from underneath the cubicle. The cleaners won't turn over your room if you leave it after 11am and as we had a few very late nights, we didn't have our room cleaned at all during our stay,

The prices for the mini bar are very reasonable and the choice was surprisingly good. The reception staff's English wasn't great, but I guess we should be able to speak pigeon Italian if we're visiting Italy!

Overall, it was clean and gave us a roof over our head in a great location.

This hotel experience was just okay. The location was good, close to the Vatican, good Restaurants and shopping. Hauling our luggage up two flights of stairs was challenging, some help with this would increase 'Hotel Service'; the room was very warm and the air-conditioning only slightly helped. The double locked front doors with an intercom to let us in was a bit 'much'. The price was fair and reflected the quality and service.

Il Gattopardo Relais - Very Good Location

Fantastic location with the Octtaviano Metro station just steps away. 10 minutes walk to St Peter's Basilica and the Vatican Museums.
The place is located on the second level of an apartment block, so be prepared to carry your luggage up. Once we got past that,it was a nice stay in a nice clean spacious room. A good value for the price we paid.

It Gattopardo Relais - convenient for Vatican

I stayed in this hotel due to its proximity to the Vatican and a metro station (Ottaviano). It was certainly a convenient location, although I am glad we only booked one night as the neighbourhood is slightly rundown compared to central Rome where we stayed the night before (close to the Trevi Fountain). There are a few restaurants and places to go for a drink nearby towards the Vatican but not very much going on.
The staff were friendly, the room and bathroom were quite spacious and breakfast was quite good (cold meats, cheeses, yogurts, pastries, bread and spreads, coffeee/tea, squash) so our stay was good overall.

Il Gattopardo... convenient but old

We stayed here for 5 days. The place was old but adequate.. on the Vatican City side of ROme, but easy to walk everywhere and right across from the metro. The morning staff, Mauritzia , was wonderful. Others were bland. The TV was old and we could get nothing in enlgish, . I wouldnt NOT recommend it, but it was not a \"find\"

A lovely family hotel

2 steps from the Vatican, The perfect spot.
The Hotel is very nice and clean, Someone wrote something about the stairs, because of it, I phoned the hotel to find out details, I cannot claim steps very well, I spoke with the manager, She was so nice and helpful that I decided to stay there anyway, which turned out wonderful, because the stairs weren't a problem and the crew and the manager were amazing.
They made our vacation perfect.

Good hotel for the price

The lady at the front desk during the day was very helpful and nice. Hotel was clean with a newer bathroom. The shower was small and tended to spray water into the bathroom. The bed was hard, but we didn't find any really comfortable beds in Europe, and we stayed at 8 different hotels. A nice breakfast every morning. When we were there, we enjoyed looking out onto the street and watching the activity. It did quiet down at night.

The down side was there was no elevator and you had to lug your stuff 3 floors up. The toilet had a sewer smell and there was a problem with the flushing of the toilet on our last full day.

The hotel staff, Mauricia and John were the best! Very, very pleasant staff.

This was an extremely quint hotel the location was ideal walking distant from the Vatican & metro my wife & I really like it alot. The service was extremely helpful & the room was not as small as expected plus the breakfast was nice. The only con was it was very hard to find so make sure you get great directions to it!

Nice hotel with a bad breakfast

Hotel was nice and staff was very nice and helpful, even if their English was not the best. A very pleasant experience to stay here.

It was not particularly cheap, but it was one of the cheaper options close to any major sights of Rome (near Termini is cheaper and also rather close to the city, but those blocks are also not very nice).

Only caution; the breakfast was simple and the bread did not feel so fresh (perhaps it was from vacuum packs). Only reason to stay out is if a large filling breakfast is important to you.

II Gattopardo Relais in Rome was our first stop in Rome, small and clean place were you feel that are you visiting a family friend home, is well located , close to the Vatican and St petter basilica, just one block to the metro station, the rooms pretty good for european standard, clean bath and bed, the breakfast limited but ok to start a long day in Rome, however keep in mind that this place is not our traditional US Hotel,is an appartment converted in a hotel without elevator and plenty privacy. Is a good place with excellent conditions but you can get the same in better places around Rome do you homework before to book an Italian trip is not easy to found what you expect and you can be surprised
