The hotel staff were friendly and extremely helpful. They set up our visit to an excellent elephant sanctuary and got cabs for us at reduced rates. The location was excellent.

Don’t choose the cheapest and smallest room type.

The ‘design room ‘ without window is way too small for the price I paid compared with other similar B & B in Chiangmai. it looks like a store room converted to a room for single travellers. Good side is this B & B is clean all around, with a decently small size swimming pool at the heart of Chiangmai.

To start the Lana Tree has two properties! They are close together they are not connected! I book with friends and we end up at separate properties I changed my room but did lose my money for the room at the one property as it was a no refund deal. Moved to the other property and the deal wasn’t anything wonderful as I could have got the same deal on line. On that note the hotel is decent room was nice, staff were exceptional (that the value to this property) would I stay here again probably not!

We love Lanna Tree!

We love the Lanna Tree boutique. They were friendly and accommodating. Our room was clean and spacious for our trip in Chiang Mai. The location was good in old town 10 minute walks to most temples and restaurants.

The front desk called a taxi for us to the airport for 150 baht.

Lovely Chiang Mai retreat

I absolutely love this place! From the friendly, helpful and generous staff to the super clean, modern and updated rooms...a wonderful pool and sweet garden setting! Oh and the location is ideal too. I can't wait to go back.

Overall Nice Accommodations

Lanna Tree is a very nice hotel with all the necessities and a great staff in a convenient location.Accommodations good although each room and the hotel grounds themselves, on the small size. Proximity lends to a bit of noise exposure at times, including periodic staff maintenance work and noisy neighboring residents. Little, if any, English-speaking TV channels. Lastly, the septic/sewer stopped working our first day resulting in no toilets for about a day or so. However, the staff which was consistently great throughout our stay, immediately began attempting to resolve the issue.

Great One Week Stay!

Room type:
I booked through hotels.com and I definitely didn’t receive the room that was in the photo but I did get a good room and didn’t book directly so it wasn’t a big deal.
Pro:
I was able to get checked in early (lucky). The shower was nice and always had hot water. The bed was comfortable. There was a balcony that faced the pool. Plenty of tours to book at the hotel if you have not.
Con:
The AC unit faced the bed and the air would either be too cold or get a little stuffy when I turned it up or off.

Side note: the AC does turn off when you leave the room and there’s no microwave only a mini refrigerator

Service:
Housekeeping would come by if you wanted and they did a good job cleaning the room.
Front desk people were friendly and informative. Natee was amazing! Thanks for all your help!

Location:
It was perfect! Near the three kings monument and the Thae Pae Gate for the Loy Krathrong festival. Plenty of restaurants and massage places nearby and a market down the road as well. Super rich money exchange is where you want to go if you need more baht. ATM outside the building.

Had to change room as room by front road very noisy with tuk tuks, and bathroom cramped. Staff excellent and happy to change room. New room great. Only thing missing is a safe.

Lanna Tree Hotel was a pleasant stay. Staff were very helpful any time we needed anything whether tour and event info, cab rides, or general Chiang Mai information. The front desk was well staffed. Pool was perfect temperature. Beds were nice with comfortable pillows. Price is competitive with equivalent standards. We loved the neighborhood too!

Great hotel for lots of reasons

Great place to stay - clean large modern room, good location and brilliant pool. The beds were pretty comfortable, plenty of hot water, fairly quiet (all rooms are accessed along a long balcony and all overlook the pool so I'd expect it could get busy in high season). Breakfast is not included in the room booking but there a plenty of places to eat in the street. I would stay again.

OK hotel, with room for improvement.

I give it a 3 because the hotel overall was OK, and there's nothing wrong with OK. Some of the negative factors are 1) lobby renovation works requiring to walk around (and almost through) the kitchen and service areas to get in/out; 2) the pool looks nice in pics, but is very tiny and hardly sunny; could be great for kids; 3) the breakfast is poor quality/quantity. Otherwise the room was basic but comfy, and the location is very adequate for walking around the old town and visiting temples. Staff in general was very friendly.

hotel is in a good location, next to a nice cafe. although there is construction near one wing of the hotel currently, the other wing is quiet.
the staff are friendly and helpful, let us in even though we were early to check in. helped us a lot when we were booking tours as well.
room was very clean and comfortable.
would definitely recommend!

It was a one day stay and I was in the hotel no more than 12 hours. Very clean and modern but had a few disappointments considering the higher price for Chiang Mai. Firstly, bed was practically beside the door. Not that there was a lot of noise but it felt odd sleeping so close to the door. Secondly, while there was a door with a small window leading to the tiny balcony, there were no other windows. To make matters worse, the view out of the balcony was covered by a wired mesh with vines covering it, so literally there was no light coming into the room. I felt completely out of touch with the outside world as if I was in a capsule. Thirdly, I paid a premium to get a poolside view, but because of the vines and the fact I was at the far end of the hallway, I could barely see the pool because the pool was not that big. More of a poolside rather than a poolside view. Only advantage of this hotel is it is modern and clean but this alone can't justify the higher price.

All in all a great deal. Just one thing to mention is that they don't have safe in the room and the fridge is very noisy during the night. Otherwise, can highly recommend it. Awesome location, nice pool area and clean rooms.

Decent budget to mid option

Lanna Tree is in a great location in Chiang Mai old town with everything walking distance including the weekend night market and walking street.

Breakfast in the cafe next door was included and only ok. As an alternative, Rockpresso café nearby had amazing coffee and breakfast when we overslept one morning.

Bathroom was lovely with great showers. Small pool is a bonus to cool off at the end of the day.

Mosquitoes were an issue but I guess they'd be anywhere in Chiang Mai

I was very pleased with my stay at Lanna. The hotel staff was very friendly and helpful. Great location inside the Old city. Tons of bars and restaurants around. Best sleep my entire trip. I would definitely stay here again if I decide to visit Thailand again.

Excellent staff. Very very clean hotel. Updated. Appears recently renovated or new. Few very minor complaints: rooms are a bit dark as window is in an extremely small cubicle like balcony that is completely enclosed with metal bars/greenery. No electrical outlets in bathroom for hair dryer, etc. The pool area is lovely. Location is great! In old city close to little food markets and tons of restaurants, cafe’s, bars. Lovely little bakery down the lane. Vegan options. walking distance to many temples and Sunday Night market which is a must see.

This hotel is wonderfully located. The staff was exceptionally friendly and helpful. AC worked perfectly (room was ice cold). We sent laundry out in the morning and it came back by night cleanly pressed and smelling wonderful - and very cheap. Bed was comfortable, room cleaned excellently everyday. The shower is nice and big and water didn't leak out on to the floor like i sometimes find in foreign hotels. Breakfast was included with our room which is in the next building over. The hotel has a nice salt water pool which was clean and surrounded by lounge chairs with plenty of towels available. Two doors down their is a nice massage parlor where we got nice 1 1/2 massages for what amounts to $13 USD.

Nice new hotel with great stuff.
My room was a bit small but well designed.
The breakfast is not the best but wifi work great.
I did not like then pool area. No sun reaches the the area, water is super cold and there is not a good sitting area.
Good location near nice bars and restaurants.

A very relaxing stay

We appreciated the warm hospitality throughout our stay in Lanna. Breakfast was good to start the day. They also packed some sandwiches for us when we had an early tour. They also put in extra effort to make sure guests are well-looked after. There was an occasion where the room is without phone, so they insisted on a wake up call via door knocking (how cute!). Most importantly, the room was clean and bed was super comfy. Overall, it was a well-spent 4 nights in Lanna.

The front desk staff the night we arrived was incredibly rude. She (actually) yelled at us and accused us of having arrived at the wrong hotel (claiming that she couldn't process our check-in without an email from the hotel), even though our names appeared on the check-in sheet she had in front of her. It really colored our experience. Our first room also smelled so terrible we had to move to a second. We spoke with the daytime manager/owner who was really nice and apologetic. That all said, we wouldn't stay here again.

The service in this hotel is exceptional. The welcome was warm, and the staff went way beyond what was usual in terms of helpfulness and advice. The hotel is modern, and rooms well equipped. The road is a little noisy, so if that worries you, ask for a room away from he road.

Comfortable stay in still-new hotel

We had a great 4-nights stay at Lanna Tree Boutique Hotel. The hotel is only a few months old and everything feels nice and new. Staff was friendly and helpful. Room was very clean and modern with good A/C. We didn't use the pool but it looked like it would have been very refreshing to take a dip. Breakfast (served in the adjacent cafe) is made to order and had a wide selection. The hotel is located in relatively quiet area of the Old City but is within easy walking distance of nearly everything...or you always can hope on one of the Red Taxi trucks. Would stay again.

Nice clean, comfortable and friendly hotel

As a single female traveler I felt very safe here, the staff were very friendly and helpful. The rooms are lovely and clean and the pool was very inviting. The breakfast in the next door was cafe was lovely with a good choice, and staff there very nice and helpful. The reception staff especially Sand were very friendly, addressing me by name every time she saw me, I had a small problem with a trip that they had organised me and they went out of their way to get my money back for me the next day. My only complaint was that the internet signal was very poor, and this is something as a single traveller was important to me, to be able to contact my family and let them know I was ok.
